INTRODUCTION
Inthe 1990s,lodgingexecutives predictthattechnologywillplayanimportantrole in everydayfunctionsofhoteloperations and guest satisfaction.Thetechnologyinhotel
also enhances services.Nowadays,thebusinesstravelersdemandtechnologyamenities and some guestsinthisgroupwillbewillingto paymoreforsuchamenities,forexample, in-hotelcomputerized airlineticketdispensers, automaticbaggagehandling,voicemail,and
speedier check-in and check-out.Technologycanbeusedtomaketheguestexperience morerelaxingand enjoyable.Television-based in-roomentertainmentiscertainlyan industrystandard.However,somepropertiesarenowlookingforwaystoenhancethis
amenitywith extraservice,forexample avideo cassetterecorder,cableTVwithfreemovie channels.
Hoteltechnologyalso sharpensthecompetitive edge.Guestswillbothaccept and demandtechnology.Technologywillforceout satisfaction andforceinmarketing.
Technologywill enablecorporate managementto monitor, evaluate,complement andhelp
theeffortsoflocalmanagerstocapturebusiness inanever-morecompetitive environment. The 1990swillbringtothisindustrya rapid andtrulyvisibleincreasenumberinthe
BACKGROUND
Thailandis inSoutheastAsiaregion,with equaldistant fromChinaandIndia. It is
atropicalcountryborderedbyBurmato the west,Laosto the north,Cambodiato theeast
andMalaysiato thesouth.It has514,000squarekilometers,roughlythesizeofFrance.
Thepopulationisabout55million(1989estimation),withthemajorityethnicThai,butas
theareahas beenthemigratory crossroads, thereareChinese, Cambodian, Burmese,
Malaysian,Laotian,andIndian ( SeeAppendix A forthemapofThailand).
Thailand isdividedintofourregions- themountainousnorth where elephants still
workteakforests,thesemi
-northeast plain wheretheworld'sfirstcivilizationflourished
5,600yearsago, thecentral plains- one oftheworld's mostfertilerice
growing area,and
the tropicalsouth.
Thailandhastwodistinctclimates: atropicalclimatefromtheGulfofThailandand
atropicalmonsoonfromthesouth.Therearethreeseasons: summer(MarchandApril), the
rainyseason(MaythroughOctober),andwinter(NovemberthroughFebruary). Average
temperatureisabout83degreesFahrenheit.
Thailanguage istheofficiallanguage inthecountry.However,English is
consideredasthesecondlanguagewhichisusedinhotels,shops,and restaurantsinmajor
touristdestinations.Finally,Thai /Englishroad andstreet signs arefoundnationwide.

transportation,touristscan visitThailandbyplanesarrivingatBangkokInternational
Airportwhichisservedbytheworld'smajor airlines.Moreover,majordowntownareasin
Bangkokcanbereachedfromtheairportwithin anhoureitherbyairporttaxi,limousine,or
Thailandoffersaccommodationsrangingfromluxuryhotelstosimplebeachside
hotels forvacationers,businessmen,conventioners,orbudgettravelers.Majortourist
destinations, such asBangkok, Pattaya, ChiangMaiandPhuket havemodernfirst-class
hotelswithconveniencesandinternationalstandardtoservethe touristdemand.Moreover,
with grosstourismearningsin 1990of whichtheamount overUS$4.4billionina yearin
whichtheKingdomwelcomed5,298,860visitors was overdoublethefigure for 1985. Nearly90% of visitors arevacationers,and some43%ofthemhave beento thecountryat leastoncebefore(QueenSirikitConventionCenterBrochure, 199 1 ).
Bangkok, CityofAngels,a capitalcityofThailand ismorethanfortytimeslarger
than thenation's secondcity, ChiangMaiinthenorth.BangkokiswheretheKinglives,it isthecenter ofthe government, administration,business, commerce, finance,andtourism.
International conferences,exhibitions,includingMiss Universe Pageant 1992havebeen heldinthiscitythuseffecting inthenumbers oftourists toThailand. Thereare greathotels
intheKingdom - The Regent
Bangkok,The HiltonInternationalofBangkok,The Shangri-La,The Royal OrchidSheraton,The NovotelBangkok,HolidayInnCrowne Plaza,The Landmark HotelandPlaza,SiamIntercontinental,TheOriental,andGrand
Hyatt Erawan.
Asin the early1980s,thehotelwasundergoingarapidexpansion. Thetotal
numbers ofqualityroomsin Bangkokattheend of1990was almost29,000. If economy
class properties areincluded,thenumberisover4 1,000,whichisan almostfourfold
increaseover 1980.Bytheend of1992,Bangkokwillhaveadded almost5,500new
rooms atthetopend ofthescale.Majordevelopmentsin 199 1 includedTheHolidayInn
CrownePlaza, theopeningof a newwingatTheShangri-La,Grand Hyatt Erawan. The
largest developmentunderway isThe TwinImperial,a 1,230roompropertyon
SukhumvitRoad. Now,thereare400 hotelsinBangkokrangingfromluxuryhotelsto
havetobe betterthan their competitorsandhaveappliedtechnologyto theirhotels forguest
satisfactionandbetterservices.However,when comparedtotechnologyusedinthehotels intheUnitedStates, technologyinBangkokhotels hasalagoftimeintechnology
application.Nevertheless,inthefuture
everyhotelwill goformore sophisticated
technologytobeabletocompete with othersintheindustry.Thailand's better hotel
properties allbelongtotheThaiHotels Association.
PROBLEMSTATEMENT
Theadaptation of modemhoteltechnologyinthemajor,well-known, andluxury Bangkok hotels hasnot occurred asrapidlyasintheUnitedStates.Dothetechnologies
effecttheservices oftheBangkok hotelstobebetterthanothersintheindustry? Canthe
Bangkok hotelsremain competitiveif theydonotinvestmoreinhoteltechnology?
PURPOSE
ThepurposeistoresearchtechnologydevelopmentintheBangkok hotel industry. Whattechnologiesare usedinthe major, well-known,andluxuryhotelsinBangkokand howtheyimpactguest services willbeinvestigated inthestudy,alsothefuturetrendsfor
SIGNIFICANCEOF THESTUDY
Thecasestudy isofsignificancetothehoteloperatorsinBangkoktobeableto
competewith one another atthesametime tobringinnewtechnologies to theirhotelsto
increaseguestsatisfactionandtopromotebetterservices.
ASSUMPTION
TechnologyintheluxuryhotelsinBangkokisnotas advanced asintheUnited
States.
SCOPE AND LIMITATIONS
Thescope oftheresearchhas focusedonhoteltechnologiesinthe
telecommunications,audio-visual,energyconservation,securityandsafety,fire-safety
system,hotelinformationprocessing, housekeeping,laundry,anddatacommunication
areas.
The limitationsweretheinterviewofdirectorsoftheengineeringdepartmentof
major,well-known,andluxuryhotelsinBangkok,Thailandabout whattechnologiesare

Today,technologyisused notonly insomedepartmentsofthehospitalityindustry butthroughout theorganization. Indeed,technologyisacompetitvetoolthat thehotel
operaotrsneedtodealwiththeservices ofthehotels. Majortechnolgiesinthehotel industryaretelecommunications,
audio-visual,energyconservation,securityandsfaety,
firesafety,hotelinformationprocessing, housekeepingandlaundry,anddata
communication.
A. TELECOMMUNICATIONS
Hoteltelecommunicationsisoneof animportantfactorsto thehotelrevenues.One
typeofthetelecommunicationsiscallaccounting,whichhotelsand motels usetobillthe
guests.
CallAccounting
Call accounting isadevice(usuallyamicro-processor)whichislinkedto the
telephonesystem.Ithasthecapacityfor
"
automaticidentificationand outwarddialing"
(AIOD),eliminating theneedforatelephonecompanyoperatortointerveneand askforthe
room number.Callsarethenchargedbythe telephonecompanyat station-to-station rather
Hotelsand motels use callaccountingtokeeptrackofthetelephoneservicethata
guest uses.Itprovides meanstobilltheguestforservices used and alsokeepstrackofthe
cost and profitforthesale oftelephoneservices.
Callaccountingalsohelps increaseinlodgingproperty's costbyprovidinga
printed record of each guest'slocal,interstateand/orlongdistancephone charges. This
recordmaybeprinted outseparatelyand attachedto theguestfolio.Ifthe propertyhasa
computer system which prints guestfolio,thecallaccountingsystemcanusuallytransfer
chargesdirectlytoguestfolio.
Call accountingsystems provide adirectincrease inhotelrevenueintwoways: 1. bychargingtheguestatthe traditionaloperator-assisted rates andpayingthe telephonecompanyatstation-tostation rates(often lessthanhalf).
2. billingtheguestatthereducedratebutchargingaflat-feeaccess chargefor thefirstlongdistancecalleachday (Chervenak, 1987).
Anycallaccountingsystem must performthesebasicfunctions.Itmustbeableto
monitor guest roomlinesand analyzethedialed digitstodeterminewhethertorecordthe
callinginformation,includingthefullnumber called.Itmustalsobeableto time thecall and calculatethechargetotheguest.
Thesystem mustthengeneratebillingreportsbyindividualguest room sothat
charges canbe billedto theguest.Tobeeffectiveinthisfunction,thecallaccounting
system mustbe linkedwith othersystemssuch aspropertymanagement andPABX(
Private Branch Property).
Thekeyelementthatwillcontributetotherevenuesand expenses oftelephone
departmentonce a callaccountingsystemisinstalledare: numberof guestcalls,network
costsavings,additionalrevenuesfromguestincentivestousedirectdial,surcharges on
operatorhandledcalls,increasedcollection,andthecostof a callaccountingsystem.
Guest Room Phones
Theincreasinguse oftech-basedservicesis reflectedbytheincreasecapabilitiesof
thenew methods ofguest-roomphonesbythePABXmanufacturers andindependent developers.
Theadvanced phoneshavean optional range offeatureswhichmayinclude speed-dial,callwaiting,dataportsforcomputers andfaxmachines, speakerphone,laser-number
redial,and conference calling.
B. AUDIO-VISUAL TECHNOLOGY
Hotelaudio-visual systems are often referredto
asthe"showbiz"
partofthe technology.Moreover,thesesystemshaveimportantoperational andbusiness
implications.A hotel'saudio-visual systemsinvolvepotentialinterfaceswith
virtually
everyothertypeoftechnology.The basicfunctionsofaudio-visual areto
enhancethe
hotel'sinternalcommunicationsnetwork,provide audio-visualfacilities forgroup
meetings,and provideguest-room entertainment andinformation.
Internal Communications
Inadditiontoitstelephonesystem,ahotel'sinternalcommunicationsdependon
audio-visuallinks,such asMaster Television AntennaSystem (MATV)network,
Audio-visual Systems for Group Meetings
Hotel,conferencecenter,and convention centermarketing departmentsoften
providemeetingplanners withlistsof availableequipmentand systems.Themeeting
plannershavecometoexpect a wide range ofaudio-visualfacilities. (Whiteley, 1987).
Audio-visualtechnologydevelopmentsin 1992
1. "Movieson
demand"
isanimportantfactoringuest-roomTV. Witha
remotecontrol,a guest cannowchoosehischoiceup to 100movies. The
selected movie starts whentheguestchooses,ratherthanon afixed
schedule (Chervenak, 1992).
2. RCA begana newlineoftelevisioninJanuary1992specificallyforthe
hospitalityindustry.It featuresthe"SmartPlug"which allowspay-per-view
servicestobeconnecteddirectlyandeasilytothecomputerinsidethe television,eliminatingorreducingthecost ofinstallingdecoder boxes. The
set alsofeaturesabuilt-inFMstereoradio,alarmclock,and stereo sound.
3. Zenith's "NewHorizons"lineoftelevisionsin 19inch,20 inchand25inch
screensprovides
"boxless"
technology,puttingthepay-per-view
technologyintotheset.AccordingtoZenith,theadvantages of"boxless"
sets arebetterpicturequality,lesstime forrepair,andlowerpower
assumption. Zenith'snewline forthelodging industryincludesclosed
captionedprogramsfortheguests;theguestsjustpush abuttonontheset
4. TV-VCRcombinationis
boominginthelodgingindustry. Samsung producesthreetelevision-VCRcombination models : 20
inch, 19inch,and 13 inch. (Achorn, 1992).
Inthefuture,televisionexpertsinthelodgingindustryarelookingathighdefinition
television(HDTV). Itoffers a much sharperimage;thepictureisclear closeto thatofa movietheater.
C. ENERGY CONSERVATION
CentralizedSystems
Thisisan automaticdemandcontrollerstomonitor power usage. IftheKw
demand beginstogoup,itshuts off preselectedenergy-savingunits. Forexample,it
might shut offtoiletfansand other exhaustfans, portions oftheair-conditioningsystem,
andunnecessarymotorsthatwill not affecthoteloperation. Ifthedemandremainshigh,
otherenergy-usingareas willtake theirrums atbeingshut off. Whenthehigh demand
goesdown,theunits willautomaticallybeturnedon again (Wolfe, 1984).
SophisticatedEnergyManagementSystem(EMS)featuresgreaterloadcapacity
thandemandcontrollers,althoughmanyofthesamefunctionsare performed. Thissystem
cancontrolmore area andalso providestheadvantageofremoteaccess. Thesystem canbe
controlledfromotherbuildingviatheuse of aportablecomputer andexistingtelephone
lines (Wolfe, 1984,p. 59).
BuildingAutomation Systemcontrols a property'stemperature,humidityand
energy-usingequipmentinaccordancewith outsidetemperaturechanges. Thistypeofunit
issimilarto thesophisticatedEMS butusually incorporatessuch service extras asfireand
securitymonitoring.
Guest Room Control
Automaticguest room controlisincreasinglypopular as amethodtoreduceenergy
consumption.
Check-in/Check-out Controlwillturn theelectricity supplytoa room on and offas
theroomisrented and vacated. Heat,ventialation,andair-conditioning(HVAC),lights,
andTV'sare controlledfromacentralpoint; the typeof systemif propertyapplied and
installedwill saveenergyand show arelativelyquick payback.
Occupancy-Sensing Technologyuses several electronicsensingdevicestoseekout
occupancyandturn theelectricitytoa room on and off asneeded. Thecommonthree types
ofsensingdevicesnormallyused areinfra-red heatsensor,sound-activatedsensors,and
ultrasonic movement sensors. Suchsystems canbeinstalledinneworexistingbuildings
withoutchanging wiringorHVACsystems.
Theoccupancy sensingsystemis basedonthepotentialdisturbanceof afieldof
ultra-sonic wavesthatfillthemonitored area. Whentheroomisvacated, theroomis
deactivated. Theinfra-redsystemsdetectbodyheatsothateven without movementfor
longperiods,asinsleep, thesystemremainsactivated.
Guest ControlledTechnologyisguest-activatedusuallythrough theinsertionof a
key, keyringtab, ormagneticcardintoa room control panel. Theguest must usethe
activatingdevicewhenheentersthe room, thus"turningon"
theroom. Whentheguest
leaveshetakesthedevice, orhastoremovethedoorchainlock,andtheroomis
deactivated. Sincesuch systems arebasicallyaguest-operatedon/offswitch,theyusually
arelessexpensive andlesstechnical than theoccupancy-sensingtechnologysystem
(Wolfe, 1984,p. 60).
Water FlowandTemperature Control
Water flowrestrictors andtemperaturecontrollers arethe simplest ofenergysaving
technology.Waterflowrestrictorslimittheflowrateofguest-roomshowers andlavatory
faucets.Temperaturecontrolsforenergyconservation arecommonlyintheformof
hot/coldmixingvalves atthesource ofhotwatersupply, tocontrolautomaticallythe
supplywatertemperature (Chervenak, 1987).
Clocks.Cyclers,orProgrammable Controls
Thesimplesttypeofloadcontrolequipment,automatictimersrumlightingand
otherenergyusersoff and on atscheduledtimesofday.
Loadcyclershaveadvantagesthatmanytypesofloads, such as motors usedin
hotelequipmentcanbecycled(turnedoffat regularintervalsforbriefperiods)without
disturbingtheireffectiveness.
Programmablecontrollersaremicroprocessor-basedunitsthatcanbereadily
programmedforbothontheon-off schedule andaduty-cyclescheduleforanumberof
remotelylocated loads (Chervenak, 1987,p. 26).
Peakpowerdemandcontrollersare moresophisticatedloadcyclers,which canbe
importantelectrical cost saverswhen aproperty'sbillisnotbased onlyonthe totalkilowatt
hoursusedinabillingperiod.Apeak powerdemandcontrollerconstantlymonitorsthe
powerlevel.Ifthedemandstartsgoing up,itshuts offselectedenergy-usingunits. It
might shut offtoiletfans,segmentsoftheair-conditioningsystem,and/or a motorinthe
backofthehouse, fora period oftime which will not affecthoteloperations or guest
comfort.Ifthedemandremainshigh,otherpower-usingunitstake their turnatbeing
temporarilyshut off.When highdemandgoesdown,all units areautomaticallyturnedon
again.
RelampingandAutomaticLightingControls
Relampingincludes changing frominefficientlightsourcestoefficient ones:
changingfrommagnetictoelectronicballasts; installingreflectors.
Partiallightingcontrol on a programmedbasiscanbeaccomplishedbyeither
cycling onlya portion of an area'slighting,orby dimmingall ofittogether.Dimmingcan
beappliedto manytypesoflamping, including fluorescent,incandescent,quartz,mercury
vapor,high-and-lowpressure sodium andmetalhalide,itcanberegulatedbyphoto-electric
cell orbytimeoftheday (Chervanak, 1987,p. 26). Aheavilyoccupied,24-houruse area
with naturallightinglendsitselftophoto-electriccontrol,whilelight isused,interiorpublic
area mightbe dimmedovernight.
D. SECURITY
Securityisimportantto theguestsstayingatthehotels.Therefore,thehotel hasto provide an effectivesecurityto theguests,whichisa combination ofpeople, procedures, andtechnology.
Electronic LockSystems
Electronic locksystems arethemost prominentdevelopmentamongtherecent
advancesin securitytechnology.Mostoftheelectronic systemsincludethefollowing elements:
1. Acardkeythat communicatesto thelockandpermitsentry.
2. Acontrol centeratthefrontdeskwhich producesthecard orkeyandselects
therankingthatwill permitentrybya new card orkeyand rejects all prior unitsissuedfortheroom.
3. Acomputercapability thatwill provide millions of combinationforentrance
toa guest room.
4. Abatterysourceforhardwiredsystemforenergizingthelinksystem.
5. Acommunicationcapabilitywithinthecard orkeywhich addressesa
microchip inthedoor-lockingsystemmechanism;orhardwireconnection
forcommunicationfromthecomputer centerto thedoor.
6. Atouch-padsystem,whichusuallyrequires a guesttoestablish a number
sequence, knownonly totheguest,forenteringtheguest room.
Withthe use of electric andelectronicsystems,astandbysource of
emergency-power generation shouldbeconsidered.Batterypacksforimmediatetakeoverintheevent
of a powerfailuremaybesupportedbythiscapability (EduacationalInstituteofAmerican
HotelandMotelAssociation, 1984).
Closed-circuit Television (CCTV)

CCTVcameras andmonitors,devicesare availablethatcandetectmotion,eitherin image
onthescreen orintheareabeingmonitored.CCTVcameras are alsoinstalledin
high-securityoutdoorareas whereinstantsurveillanceisdesirableupon receipt of an alarm.
Some hotelusedCCTV forcashier,storagefacilities,andkitchensurveillance.Avideotape
recorder(VTR)providesa permanent record ofanymotionobserved,butifaVTR isused
withoutimmediateresponsetoanaccident, the recordingisonlyanafter-the-factrecord.In
addition, carelessuseofcameras and recordings canbeunfavoredbyguests.Fewguests
liketoknowthattheiractivities are observed.Moreover,outsideinstallationswillbe
ineffectiveatnightiflightingisnotenough,orifthecamerasare notdesignedtooperate at
low-light levels. To beeffective,monitors mustbeobservedconstantly.Finally, CCTV
cameras andmonitors require careful and continuous maintenance.Failureofany
componentsofthesystemfor lackofmaintenanceequalstohavingno system at all.
PhotoelectricSensing
Infra-redSensingisinstalledtodetecttheunwanted presence of aninfra-red
emitting object-usuallyintruder. Microwavedetectorsare active units whichtransmitand
receiveelectromagneticenergy inthedetectionof motion.Perimeterprotection with
microwavesisexcellent,providinglong-rangecapabilities andstability (Educational
InstituteofAmerican HotelandMotelAssociation, 1984,p.42).
E. FIRE SAFETY
A hotel's firesafetysystemisacombination oftechnologyandproceduresforearly
detectionandreactiontofire. Therearemanytypesfiresafetytechnologyinhotel industry.
Smoke Detectors
Thesystemstransmitinformationfromthesmokedetectorsovertheexisting
telephonesystemlines,via thebroad bandofthemastertelevisionantenna system(MATV)
or via wirelesstransmission techniques.
World Electronics isthefarthestadvancedinwirelesstechniques,which use coded
radio signalsinsteadofwiring, conduit,cable orlinecarrierto transmitthesignalsfroman
activated protectiondevicetocentral receiver.
AutomaticSprinkler
Lodgingorganizationsuseguest room sprinklersystemsand central communication
of guest room smokedetectoralarm.
GuestEvacuationbv Sound
Morepropertieshave installedsometypeof voice sound system whichpermits
voicecommunicationsfroma central controltoanypart oftheproperty.Otherapproaches
usetelephonesystems,orequipmentinterfacedwiththetelephone switch,withthe
capabilityofringingautomaticallyall guest rooms or all rooms on
anyselectedfloor. Some
propertieshavemodifiedtheirguest room musictoringguest rooms.(Semple, 1986).
F. HOTEL INFORMATION PROCESSING
Thehotel hastorelyonthecomputerstooperatethehotels. That's whyhotel
information processing is important. Themostimportantsystemforthiscategory is
propertymanagement system.
PropertyManagement Systems
PropertyManagementsystem (PMS) isa computer systemdesignedtoperform
the tasksaccuratelyandefficiently inahotelthatarebothrepetitive andtime-consuming.
Thesystemhandlesbasicfrontandbackofficefunctions. Reservationscanbetakenintwo
tofourminutes.Preregistrationroutinesallow automatic assignment ofrooms,and
registration cards are printed outforexpectedarrivals,reducing waitingtimeatthefront
desk. Uponregistration,guestfolioarecreated; telephoneswitchboards arefilledwith
informationonnewlyregisteredguest;housekeepingis informedthatassigned rooms are
nowoccupied; room statusisupdatedshowingroomsoccupied,chargesto theguest room
fortheuse oftelephonesareenabledbyinterfacestocallaccounting system, energy
managementsystems areactivated, automaticallyturningonair-conditioningorheating
systemsinguestroomsupon registration.

payroll.Moreover,thesystemcancalculatebudgetandforecast, inventorycontrol,

G. HOUSEKEEPINGAND LAUNDRY
Thehousekeepingiscontrolledbycomputertechnology.Anexecutivehousekeeper
enterstheroomstobecleanedintothesystem.Theprogramthenprocessesthisdatato
generate work ordersforemployees.Eachwork order containstheroutinetasksand
specialjobstheemployeeisexpectedtoperform.Itsetsascheduleforinspectionbasedon
dailycleaningschedule.
Managementcan also pull reportsmeasuringwhat employeesdo beyondcleaning,
providingbreakdownsoftimespent onstockingcarts,mixingsolutions,travelingbetween
buildings,takingbreaks, andmovingequipmentamongothertasks (Rosenbloom, 1990).
Thelaundryalso uses microprocessortechnologytosenseordetectcertainsignals,
processthemrapidlyand-mostimportant-toact onthem. Forexample,wheredraintimes
on washer-extractors were oncefixedandcontrolledbya presettimer,asensornow
triggers thenextstepofthecycleimmediatelyon completion ofthedrain.
Energysavingshavebeen donebytheprecisecontrol of watertemperatureswhere
oncetherewasonlya selection oftemperatureranges.Microprocessorsallowtheoperator
toexperimentinsearchfortheidealtemperaturetohandlea certaincategoryoflaundry.
Manyfacilitiesareincludingwaterre-useandheattransferequipmentinnewlaundry
installations,and microprocessorsplaya central roleinmonitoringthosesystems.
Forqualityandproductivity, foldingequipment,for large flatworkandforsmall
pieces,uses microprocessor circuittomeasurethelengthof each piece andthespeedat
whichtheequipmentismoving. Someequipment caneasilytrackandfoldseveralsizesof
laundryatthesametimewithout adjustment orpre-sorting, and stack andfoldwork
accordingtosize asitemergesfromthefolder (Hertig, 1985).
H. DATA COMMUNICATION
Manypropertymanagersandhotelchainsrelyon voicecircuits,leased fromthe localphonecompany, tocarrytheirdate. Buttraditionalvoice circuitsare notspecifically
designedtoaccommodatedate,whichmaycreate problems.Tosolvetheseproblems,
specialized carriershavedealtexpresslyinthetransportofthedata.
DatecommunicationisthetransportationofdatefromPMStoPMS,andfromthe
PMStothecentralcomputer.
Datecommunicationcarriers usemostlyphonelinesfortransportbuttheselinesare
specificallydesignedfordata,and arelinkedtogetherby highlyspecialized,sophisticated
computerswhich enablethesecarrierstooffer averyhighqualityofdate to transportand
special services.Datecommunicationis gainingwider recognition asanimportantelement
in informationsystem.Mostofthemajordatacommunication networksuse atechnology
called'packet-switching',wherebyfullenvelopes or packetsofdatearetransmittedover
thephoneline.

Thefindingsofthestudywerebasedonprimaryresearch conductedbythe
personalinterviewsofdirectorsoftheengineeringdepartmentsinluxuryhotelsinthe
centralBangkok.However,thesecondarydatewas collectedbyliteraturereview.
Sample Population
Theconvenience sample oftenhotelswas selectedfrommajor,well-known and
luxuryhotelswith400rooms or moreinthecentralBangkok.AllhotelsbelongtoThai
Hotel Association.Thehotelsselected wereTheOriental,Shangri-LaHotel, The
NovotelBangkok,TheHiltonBangkok,HolidayInnCrownePlazaHotel, The
Landmark HotelandPlaza,RoyalOrchidSheraton,Grand-HyattErawan, Siam
IntercontinentalHotel,andThe Regent Bangkok.Allofthesemanagetooffer a
standard of personal service whichis impossibletomatch anywhereinthe world,
accordingtothe TourismAuthorityofThailand in 1989. The Orientalprovidestwo
staff per guest.Moreover,ithas hostedtherichandfamoussince 1876.Joseph
Conrad, SomersetMaugham,GrahamGreene,WilliamGoldingandGore Vidalwere
justafewofthegreat authors whohavestayedhere. Thelistsofroyaltyand other
celebritiesareequally impressive. The Oriental hasgainedthereputation oftheworld's
leadinghotel fromtravelorganizations,prestigecustomers,andtradepublications.
SurveyDesign
Literaturereview was usedtodesignthequestions on whattechnologies toask
about.Also,thequestions were asked abouttechnologyinvestment,yearsof
technologyapplication,maintenancecosts,equipmentbuying,technologyversusguest
satisfaction,andfuturetrendsfor hoteltechnology.Thequestionsused were as
follows:
1. Whatdidthehoteluseintechnologies:telecommunications,
audio-visual,energyconservation, securityandsafety,firesafety,hotel
informationprocessing,housekeeping,laundry,anddate
communication?
2. Howmuchdidthehotel invest inthese technologies?
3. For howlonghasthehotel beenapplyingthese technologies?
4. Howmuchareserviceandmaintenancecosts?
5. Didthehotel leaseorbuytheequipment?Why?
6. Whattechnologyisthemost successfulintheaspect of guest
satisfaction?
7. Isitworthwhiletoinvestintechnology?
8. Whatarethefuturetrendsin hoteltechnology ?
Survey Methods
Thesurveywasdonebypersonalinterview. Aninquiryletterwasmailedtoask
forparticipation (See AppendixC). The first letterwas mailedtothegeneralmanager
ofThe Novotel Bangkok. A fewdayslater,a phone call was madetosetupan
appointment anditwasfoundoutthattheletterwasforwardedto theengineering
department director. Since then,theletterstootherhotelswere addressedtothe
engineering directorofthosehotels.Again,phonecalls were madetosetupthe
appointments.Thefirst hotel interviewedwasThe NovotelBangkok, followedbyThe
RegentBangkok,The HiltonBangkok, TheOriental,andthelastone wasShangri-La.
The interviewswere conductedfromJanuary 15toFebruary 15, 1992.
Data Analysis
Thedatefromthe interviewsconductedintheparticipatinghotelswascompared
andissummarizedinthe resultsection.Thetechnology foundinthesurveyedhotels
wascomparedwithfound intheUnited States hotelsaccordingto theliteraturereview.
Comparisonswere alsomadeamongtheparticipatinghotels.

RESULT AND DISCUSSION
Thischapterdiscussestheresults ofthepersonalinterviewsofdirectorsof
engineeringdepartmentsand compares whattechnologyisusedamongtheBangkok
hotels. Moreover,thechapter comparestechnologyintheliteraturereviewandthefive

Technologies in Telecommunications
Three hotelusedNEC PABXwhich wereThe RegentBangkok,Shangri-LaHotel,
andThe HiltonBangkok,whileThe NovotelBangkokusedtheHitachi PABXtelephone
system.
The OrientalusedtheNorthernTelecomPABX,which waslinkedto themain
computertodisplaythe
guests'
names,theroomnumbers,andthelengthoftelephonecall.
This informationwouldbeprocessedatthemain computerforcallaccounting.
Audio-visual
The Novotelsaidthat theiraudio-visualtechnologywasnot as sophisticatedasin
theUnited States because itcouldnotperformgroupmeetings.
The RegentBangkok, Shangri-LaHotel,andThe Hilton Bangkok hadsatellite
installationswhich couldreceivetheprogramsfromHongKong.
The Oriental hasinstalledaTVRO(TelevisionReceivingOnly)satellite receiver
whichplayedanimportantrolein MATV(Music AudioandTelevision).Therewere 16
channels; 5weresatelliteprogramsfrom AsiaandRussia.Now,thehotelwasplanningto
installthePalapasatellite whichwasbelievedtobeabetterprogram.
Energy Conservation
The Novotel hadguest room control.Theguestinsertedthecardintothepanelin
theroom,thelightsthen wereautomaticallytunedon andwhentheguestlefttheroomthe
lightswereautomaticallyturnedoff.Thewindowsintheguest room weredouble-layered
topreventheatcoming infromoutsidethuspreservedair-conditioningenergy.The hotel
also useddimminglightsinthebackofficesand private areas.
TheRegent Bangkok hadenergycontroltocontrolthechiller, pump operation,and
peakdemand.Theprogram wasset onthecontroller.Ifthedemandstartedgoing up, the
controller shut offenergy-usingunits.Whenthedemandwentdown, theunits were
automaticallyturnedon.However,thehotel didnothaveguest room controlbecausethe
hotelwassuper-deluxe;theroomratesincludedelectricitycharges.Dimminglightswere
also usedinthebackofficesandprivateareas.
Shangri-LaHotel hasinstalledbuildingautomation system controlwhichcould
automaticallyturn-onandoffthelightsand air-conditioning.However,thisdidnotapply
intheguestroom.
TheOriental: Sincethemostenergy losswasfromthesteamheatingsystem and
therewereleaksintheboilercausingalotofloss,theengineeringdepartmentplannedto
installa newsafetyvalve andtriedtoutilizeheatefficientlybyinstallingnewinsulate
valvestoreuseheatforotherpurposes. Therewas also a plantoinstallvalve meters at
everyoutlet such asthekitchenandreceivingareastoutilizewastewaterforwateringthe
plants.
The HiltonBangkok:thehotelreliedonthecomputertocontrol maximumdemand
load.
Security and Fire Safety
The NovotelBangkokusedthecardforroom access andhasinstalledsmoke
detectorsintheguest rooms and sprinklersinthebackoffices.
The Regent Bangkokusedthekeyforroom access andhasinstalledsmoke
detectorsintheguest rooms andheat detectorstogetherwiththesprinklersintheback
offices.
Shangri-LaHotelusedkeyforroomaccessbecauseofitsreliability.Inaddition,
thehotel hasinstalledsmokedetectors,sprinklersandheat detectorsintheguestroomsand
backoffices.
The Orientalwashiringguardsandusingkeyforroom access.The hotel didnot
usethekeycardbecausemost oftheguests wereagingpeoplepreferringsimple and
comfortable style.Moreimportantly,thehotelwantedtomaintaintheThai imageofthe
hotel. Therewas alsoFLESS(FireLossEnergy SecurityStaff)consistingofmany
departments,such assecurity,frontoffice,housekeeping,assistantmanager,and
engineering.Ameetingwasheld everytwomonthstorefreshand reinforcetheprogram,
such asfiredrill, fireprocedureandenvironment training,ifprovided. Thehotelhas
installed Cerberussmokedetectors ineveryguest roomandinthebackoffices.
The Hiltonusedthecardforroom accessbecause itwasconvenientandthedata
canbetraced.Moreover,thehotel hasinstalledheat detectorsand sprinklersintheback
officesandsmokedetectorsintheguest rooms.Therewasalso afireannuciator systemto
signal whichsprinklersoffirepumps wereworkingwhenthe fire brokeout. Thesystem
wasinstalledinthe engineeringdepartment, frontdesk,andsecuritydepartment.
Housekeeping and Laundry
EveryhotelexceptShangri-La Hotelrelied onthecomputerinhousekeepingto
checktheroomstatus,theguests'
names,check-in and check-outdates. Thehousekeeping
ofShangri-La Hotelhasapplied newtechnologyfor housekeeping.The housekeeperwas
calledbythepagersystemtogettheto-becleaned roomlist fromthechief-housekeeper.
The housekeepercould also cleantheroombynoticingthesign outsidetheroom.
Concerningthelaundry,everyhotelrelied onthecomputertocontrolwashing,
drying,andspinningperiod. TheequipmentofShangri-LaHotelwasCissell, Jensen,
Electrolux,andBruaun,whilethatofTheOrientalwasSpencerwashing machine,Cissell
dryingmachine, D'
Hoogeironingmachine,andJensen foldingmachine.However,large
flatworkwasdonemanually.
Data Communication
Noneofthehotel in Bangkok hasappliedthis technology.
Technology Investment
The NovotelandTheOrientalsaidthat thenumber was confidential.The

The Novotel Bangkokbeenusingthetechnologysinceitopenedin 1989.
Therefore,therewas no placement planforthehotel becauseall equipment was stillin
good condition.However,theplan mightbe ineffectin20yearsforair-conditioningand
laundryequipment.
The Regent Bangkok has been usingthetechnologysinceits opening inmid 1983.
The hotelhasreplacedtheguestelevator.However,thehotel hada replacement planforthe
telephonesystem which coulddisplaytheguesfsnamesothat theoperator could greetthe
guest.Inaddition, thehotelplannedtoreplacetheemployeeelevatortoelectronical control
for fasterservice.
Shangri-La Hotel:thehotelhas beenusingtechnologysinceitopenedin 1 985and
therewas noreplacement planyetbecausetheequipment couldbeusedupto20years.
TheOriental:thehotel has beenusingthe technologiessometimeago. So,there was
areplacement program formicroprocessor-controlledmodulatingtypeoilburnerwhich
wouldcontroloilinjectionmoreefficiently.
The Hilton Bangkok: these technologiesexceptforaudio-visual were used sincethe
hotelopenedin 1982. The hotelthenplannedtoreplacethesmokedetectorsto
sophisticatedandmore reliable systems andthetelephonesystemtoa more advanced

Maintenancecosts ofThe Novotel Bangkokwere 7%to 10%,whilethoseofThe
Regent Bangkokwere no morethan 10%. The Hilton Bangkokwere 10%oftotal
revenues,whilethoseofShangri-LaHotelandtheOrientalwere 3%andlessthan 1%
respectively.
Technology VS Guest Satisfaction
TheNovotelBangkoksaidthateverytechnologywasimportantto theguest
satisfaction,whileThe Regent Bangkokthoughtthat theguest could choose musicstations
fromtheTVremote controlatthesametimehechoseTVchannels orcable,which was
veryconvenient.Technologyalsoaffectedguest satisfaction equaledto theserviceofthe
hotel; ifthetechnologywasgoodbuttheservice waspoor,theguestwouldnotstayatthe
hotel. Thesethreehotels;Shangri-LaHotel,TheOriental,andThe Hilton Bangkokagreed
thattechnologywas notimportanttothe theguestsatisfaction. Shangri-La Hotelthought
that theguest was moreimpressedwiththeserviceandthelandscapingofthehotelalong
Chao Phraya Riverthanwithtechnology.The Orientalthoughtthatguest satisfaction came
fromservicesonlyandtheguestlikedtheroom stylebecauseoftheinfluence. Finally,
TheHiltonthought thattheguest wasmoresatisfied withtheservices morethan
technology.
Investment Worthwhile
EveryhotelexceptShangri-LaHotelagreedthatitwas worthwhiletoinvestin
technologieswithdifferentreasons, forexampletheguest paidfortheroomthusexpected
conveniencesfromthehotel,technologycouldhelpineliminatinglabor,andtobeableto
compete with othersintheindustry. Onthe contrary,Shangri-La Hotelthoughtthatwhat
wasimportantwastheeasyoperation oftechnology; nottheinvestment.
Future Trends
TheNovotelBangkokthought thateveryhotelwould gofortechnologyandthe
technologywouldbecomemoresophisticated,forexampleair-conditioningwould
consumelessenergy,and cableTVcouldbeviewedfromall overtheworld.
The RegentBangkoksaidthatautomatic controlsystem;thecomputer wouldbe
usedtocontrolthemachineoperationthuseliminatinglabor. Thesystem would controlthe
property'stemperature,humidity,andenergy-usingequipment.
Shangri-La Hotelthoughtthattelecommunications:thetelephonewouldbe very
sophisticatedand the computers wouldbeimprovedtobemore efficientfortheusers.
TheOrientalstatedthatnewtechnology,such as afloor butlerorhousekeeper
pagingsystem wouldincreasetheservicesofthehotel.Moreover,thehotelplannedtoset
uptheBuildingAutomation System in 1993tocentralizeall controlsinthehotelwithonly
one panel.
The HiltonBangkok:Energyconservationwouldemphasizeonenvironmental
protection. Therefore,thetechnologyinvolvedwasthesewageplanttechnology.
Moreover,communication andinformationbetweenthehotelsespeciallythehotelchains
couldberetrievedfromthecomputer.

Comparison Between Literature Reviewand Technology in
Bangkok Hotels
Telecommunications:Theliteraturereview statedtwokindsoftelephonesystems,
whilethetelecommunications inBangkokhotelswere
onlyonekindoftelephonesystem
which wasPABX. Thedifferencewasthat thehotelsusedifferentbrandsofPABX.
Audio-visual:
Accordingtotheliteraturereview,audio-visualincreased internal
communicationnetwork,providedaudio-visualfor
groupmeetings, guest-room
entertainment,andinformation. Theaudio-visualinBangkokhotelswere not sophisticated
asintheUnitedStates.However,four hotelshadsatellitestoreceivetheprogramsfrom
abroad.
Energyconservation:Therewere variouskindsofenergyconservationinthe
literaturereviewbutwhatintheBangkok hotelswerejustguest roomcontrol, chiller,
pumpoperation,and peakdemandcontrol,andbuildingautomationsystem control.
Securityandsafety:Therewere electroniclocksystems,andclosed-circuit
television,guest-roomsafes,andphotoelectricsensing,whilethoseinBangkokhotels
were card orkeyforroom access.Regardingthefiresafety, theliteraturereview andthe
Bangkokhotelswerethesameingeneral,whichwere smokedetectors,heatdetectors, and
sprinklers.
Hotelinformationprocessing: Theliteraturereview mentionedproperty
managementsystem,whilethiswasnot applicablein Bangkok.
Housekeepingandlaundry: theliteraturereview andBangkok hotelsusedthesame
technology, which relied onthecomputers.
Datecommunication:theliteraturereview stated someinformationaboutdata
communication,which was not applicablein Bangkok hotels.

CONCLUSION
Tosumup,technologyinBangkokhotelsisnotas sophisticated asintheUnited
States.Generally, onlyluxuryhotelsinvestedintechnologytomaintaintheleadershipin
theindustry.However,thereare sometechnologythatBangkokhoteloperatorsdidnot
thinkitimpactedservices or guestsatisfaction, such asaudio-visual.
Nevertheless,
Bangkok hotelsare ratedthebestservicehotelsintheworld. Luxuryhotel operators are
also convincedthattechnologydoescontributetoserviceenhancement which satisfiesthe
guestintermoftimeand cost.Therefore,thehotelscanstay incompetitive edge.
MostoftheBangkokhotelsusePABXtelephonesystems andinstallsatelliteto
receivetheprogramsfromabroad.Regardingenergy conservation,theBangkok hotels
applied guest roomcontrol, chiller, pump operation,peakdemandcontrol,andbuilding
automationsystems.The hotelsusekeyand cardforroomaccess andinstallheatdetectors,
smokedetectors,and sprinklersintheguestroomsandbackoffices.Housekeepingand
laundryrelyonthecomputersbutlargeflatworkisdonemanually.However,hotel
informationprocessinganddatecommunicationwere not applicableinBangkokhotels.
Forthefuturetrendsoftechnology,thedirectorsofengineering believethateveryhotel
will gofor technologyandtechnologywillbecomemoresophisticated,forexample
air-conditioningwillconsumelessenergy,and cableTVcanbeviewedfromall overthe
world, theautomatic controlsystem, the telephonesystem,andsewageplanttechnology.
Anotherinterestingpointisthat thehotelsboughtallequipmentbecauseleasingis
not popular and availableinAsia. Inaddition,thehotelsthought thattechnologywas not
very importantto theguestsatisfaction.Theybelievethatservice,roomstyles,andthe
landscapingofthehotelpropertywereimportant.However,all saiditwas amusttoinvest
intechnologyfor betterservices, competition,andlaboreliminationinthefuture.
TherecommendationsfortheBangkok hotelsarethathoteloperatorshavetovisit
thehotelsintheUnitedStates, Europe,orJapantoseehoteloperationsandtechnology
development. So,theBangkokhotelscandevelopanimportedsystem oftechnologywith
thelocalagentinordertocompete withthethe internationalhotelchainsallovertheworld.
