Geography of the East Cape

This overview map depicts the southern tip of the Baja peninsula.

The Cabo Corridor and the East Cape region are highlighted in red, along with the location of Rancho Leonero.

The highly publicized and densely populated Cabo Corridor between Cabo San Lucas and San Jose del Cabo cannot match the coastal access and beautiful unspoiled beaches that exist throughout the East Cape.

The ocean along the East Cape is usually very calm with no near shore currents. It is well protected from the crashing waves of the open Pacific and the southerly tropical storm swells that often plague the beaches of the Cabo Corridor and Baja’s west coast.

As a bonus, the East Cape is easily accessible to large stateside

population centers by international airports in Los Cabos and La Paz.

For several decades, the Rancho Leonero Resort has been a haven for a coterie of in-the-know devotees seeking natural and unspoiled venues for recreation and personal restoration. Over 95% of registered guests return to “The Ranch” again and again.

The Resort at Rancho Leonero

This is an aerial photo of the 34 room Resort Hotel at Rancho Leonero. Founded over thirty- five years ago by John Ireland and co-owned with his partner, Michael Dicks, the hotel now enjoys tremendous popularity among an ever growing client base.

The location of the resort is unique in many ways. The 10 acre hotel site occupies a natural bend in the coastline that is exposed to prevailing sea breezes. The hotel sits atop a five meter high bluff offering panoramic views of the ocean, beach and coastline.

Directly in front of the Rancho Leonero Resort is an exceptional rock diving reef, partly visible in the photograph above. The reef begins at the shoreline and meanders gradually into deeper water. Its shoreward arm runs for several hundred yards along the beach. This reef abounds with school after school of tropical fish and colorful sea creatures and is considered the best diving area between Cabo Pulmo and Punta Pescadero.

The exclusive Four Seasons Costa Palmas resort in La Rivera brings prospective clients to this reef by boat to dive and snorkel. Guests at Rancho Leonero simply walk down the stairs.

Meals can be taken on the outdoor patio throughout the day. Guests can dine and enjoy the splendid views while fish break the surface over the reef. In the evenings, the moon rises over the sea while the lights of Los Barrilles and La Rivera twinkle in the distance.

This particular combination of accessible ocean wonders, miles of uncrowded beaches and

resort amenities may be unequaled in North America. With a 95% incidence of repeat clientele,

it is no wonder the Resort at Rancho Leonero has been awarded Trip Advisor’s Certificate

of Excellence every year since the program began in 2012. Less than 1% of all hotels earn

this distinction. Rancho Leonero is the only hotel in the entire East Cape area to achieve this

award.

Use Areas and the Resort

The Rancho Leonero Resort and the surrounding areas are described below according to their attributes. Note that Area 4 will remain a common area for the reasons stated.

AREA 1 THE CLIFF-TOP PARCEL

This parcel lies along the cliff top between the hotel and the existing sub- division. There is slightly more than 100 meters of oceanfront exposure in total.

It is flat inland of the cliff with an existing pad elevation about five meters above sea level. There are extensive coastal and ocean views from this parcel as well as proximity to the beach and resort.

AREA 2 THE PARK SITE

This area is split by the entry road to the resort. From the ocean the area to the left of the road is suitable for Back of House uses. The area between the road and the arroyo is lower in elevation. It has an ocean view corridor down the arroyo and is suitable for a variety of uses

AREA 3 RESORT EXPANSION

Between the existing resort hotel and the arroyo to the north there is an

undeveloped oceanfront Parcel. An extension of the resort seawall would create

additional ocean frontage for resort expansion. Excellent views of the coast line

extend to Los Barrilles and distant Punta Pescadero.

AREA 4 COMMON UTILITY AND ACCESS AREA

This area is intended to be maintained as a common area and will be held for that purpose. It is the site of the future entry road to the North Property and the site of a working water well. This permitted well produces very high quality fresh water and serves the hotel and sub-division. It has enough reserve capacity to serve development on the North Property and an expansion of the hotel.

There is also a working sewage treatment plant in this area. It is owned by Rancho Leonero and is expandable enough to handle additional capacity from future developments. Plans and reports for the water well and sewage

treatment plan are held by the principals of Rancho Leonero.

THE RESORT BUSINESS

The Resort assets are described in detail elsewhere in this document. The hotel and restaurant have been in operation for over thirty years. The hotel maintains a high percentage of room occupancy and guest satisfaction is extremely strong. Revenues are generated primarily by room fees, deep sea fishing, the cocktail bar and the restaurant.

Rancho Leonero owns and operates its own fishing fleet and has the highest boat to guest ratio on the East Cape. The boats in the fleet can also be used for diving excursions and sightseeing.

The business side of Rancho Leonero boasts a strong balance sheet with high

levels of customer satisfaction. Client loyalty to the Resort is very strong and

the return rate for guests is extremely high. The existing stream of revenue

adds an impressive amount of value to this unique seaside property.

The North Property

The site of the Rancho Leonero Resort is only one part of the overall property that comprises Rancho Leonero. Next to the resort area and just across the small arroyo to the west is a parcel of land with impressive potential for development known as “The North Property”.

This property has about 550 meters (about 1800 feet) of ocean frontage and an area of approximately 49.3 hectares (122 acres). It is bordered by a white sand beach that is excellent for swimming all along its length.

Behind the beach is a sand bluff three to six meters high that runs the entire length of the property. From the top of the bluff the parcel extends inland for about 600 meters, gradually rising to a height of thirty meters above the sea. The views from the North Property are sensational. The higher inland areas have nearly 300 degrees of sweeping view.

From an investment perspective, the North Property is an ideal parcel of land for almost any

type of resort development because of its gradual slope, easy beach access and incredible

view shed.

The Future Cape

The incredible market potential of this promising coastline coupled with a dearth of high-end hospitality services along the East Cape is attracting the attention of a group of sophisticated members of the resort and hospitality business community. Several tens of millions of dollars has been invested to construct a major boat marina near the town of La Rivera. That

development now includes; an operating marina, paved streets, utilities and a Four Seasons branded resort named Costa Palmas is under construction, marketed to well-heeled clientele.

The project is called The Four Seasons, Costa Palmas. The project will feature a 145 room destination resort, private yacht club, spa and a Robert Trent Jones 18 hole golf course, the first full-sized golf course in the East Cape region. Ocean front villas, golf course villas and single family residences will also be offered for ownership.

For serious investors, this window of time presents a unique opportunity for the acquisition of other coastal resort sites along the Sea of Cortez. The growth of the Cabo corridor between San Jose del Cabo and Cabo San Lucas over the past thirty years is proof of the exceptional demand for destination resort properties in Baja Sur.

Why Rancho Leonero?

Those familiar with the history of development along the Cabo Corridor after 1990 will be aware of similarities to the East Cape in 2018. Today’s East Cape real estate price structure does not yet reflect the increased value that will almost certainly occur when Four

Seasons/Costa Palmas begins operations and achieves notoriety.

The coastal property at Rancho Leonero has natural amenities not found at Costa Palmas.

These include:

• At Rancho Leonero, the topography characterized by good relief. There is a berm or bluff three to six meters high bordering almost the entire length of the beach frontage.

This enhances views and offers protection from high tides or storm surge. The La Rivera shore in the Costa Palmas development area is very flat and offers limited view opportunities

• The North Property at the Ranch rises to over 24 meters in elevation. This creates significant panoramic views up and down the coastline and inland to distant mountains.

• There is a large tropical reef directly in front of the existing Ranch resort. Diving and snorkeling here is exceptional. The reef is home to a remarkable population of fish and aquatic life. Brightly colored fish can be seen in very shallow water close to shore.

There is nothing like this reef anywhere near La Rivera.

• There is an abundance of fresh water on Ranch property. There is a working well just inland of the hotel and another well further inland. The aquifer tapped by these wells contains high quality fresh water and has massive capacity. Having on-site water is a huge plus for development.

• There is a working sewage treatment plant on-site, expandable to service future development.

• The Resort at Rancho Leonero is well-regarded and very popular with guests. It is profitable and could serve as a base of financial support for potential investors as well as provide housing for project engineers, planners and architects. The hotel guests are favorably disposed to the area and the hotel and provide a group of possible investors or clients for future offerings.

The coastal property at Rancho Leonero has natural amenities not found along the Cabo Corridor. These include:

• There are beautiful, soft sand beaches along the entire length of the Rancho Leonero property, extending for miles in both directions.

• The Sea of Cortez is vastly calmer than the south facing coast of the Cabo Corridor.

During most of the year, swimming, diving and ocean recreation can be accessed from shore safely and easily. In the same vein, there are no currents, breakers or rip tides.

• The entire East Cape remains remarkably uncrowded and safe. There is still the “Old Baja” feel throughout the region.

• The East Cape is one of the few places where it is still possible to ride quad runners

along the beach.

• Beach fishing can be exceptional. Access to miles of beaches is very easy for the East Cape shore fisherman. Waves along the beach front are almost always small or non- existent and game fish such as roosterfish, jacks and sierra can be targeted.

• There is an emphasis on environmental stewardship along the East Cape. There are no clusters of bars or large party venues. This makes the area quieter and more family friendly than the Cabo Corridor.
