THE HISTORY
West Dearborn development efforts date back to the early 1830’s when the Detroit/Dearborn Arsenal was established as a military outpost at the intersection of Michigan Avenue and Mason Street in the center of today’s West Dearborn Downtown Development Authority (WDDDA) District. The district has evolved over nearly two centuries to be a place of commerce, a business and finance center, and a regional entertainment destination for tourism and hospitality.
RECENT DEVELOPMENTS
Most recent infrastructure improvements to the district include:
the resurfacing of Michigan Avenue, development of a festival street and streetscapes related to the Wagner Place Project, the redesign and the resurfacing of all city-owned parking areas in the district, a new Intermodal Passenger Rail Station at the east end of the District and upgrading the non-motorized pedestrian and bicycle system to provide better access to facilities and amenities in and around the district.
Ford Motor Company and Ford Land have completed the new Wagner Place mixed-use project, which brings 150,000 square feet in two buildings and adds 600 Ford employees to the downtown population. A new Hampton Inn was also
constructed within the last five years along with several new restaurants and businesses.

The City of Dearborn is one of the premier economic cities in Wayne County and all of Michigan with companies like Beaumont Health, Ford Research & Engineering Campus, and Ford Motor Company’s World Headquarters. Dearborn is also home to the Ford River Rouge Complex, University of Michigan - Dearborn Campus, Henry Ford College, Beaumont Hospital, Dearborn Country Club, TPC Michigan, The Henry Ford Museum, Greenfield Village, and the Arab American National Museum. Dearborn’s proximity and central location relative to other large business hubs in Metro Detroit make it an ideal choice for large companies and residents. The City proactively created a Dearborn 2030 Master Plan that depicts the visions, goals, objectives and implementation plans for future growth and development within the City. The plan which can be accessed at the City of Dearborn’s website (www.cityofdearborn.org) represents a vision for the future of the City - a vision to preserve and enhance the best characteristics for the City while making the most of the opportunities that come with new development. Offers should be prepared succinctly and with enough detail to evaluate the vision and plan for successful redevelopment. The Developer shall
demonstrate the capacity to complete a project within 18 months of the purchase of the Property. The site will be sold to the successful Developer based on the evaluation of the proposals and presentation interviews made by a short list of preferred proposals as evaluated by the City’s selection team.
It is important to note that when the former buildings on this site were
demolished, some of the foundations and basement floors remained in place underground which will be the responsibility of the Developer. Typically, downtown redevelopment may require leaving parts of the foundations along the road edges and adjacent to adjoining buildings to assure existing
infrastructure is not undermined. New foundations will need to take these conditions into account.
The property is being offered for sale “as is” with no other warranties or representations regarding its condition. The Developer is encouraged to undertake sufficient due diligence to complete the sale. The site will be sold via a Covenant Deed with a Right to repurchase if the proposed development is not constructed.
