Development Projects and Updates for Prince George County
Residential Subdivision Projects:
The Meadows at Prince George - Section 4 - located on Sandy Ridge Road. This section in The Meadows adds a total of 33 lots to the subdivision. There are two remaining lots available for construction and one new home is currently under construction.
The Meadows Section 3 - located off Sandy Ridge Road in The Meadows Subdivision. This new section adds an additional 66 lots to the current subdivision, along with the 33 lots in Section 4.
Brickhouse Landing - located off Middle Road, Brickhouse Land- ing is a 74 lot subdivision with 18 lots available and three new homes under construction.
Pine Ridge MHP Expansion - located at Prince George Drive and Swift Street. The expansion project at Pine Ridge includes an additional 132 lots with seven lots available, a new club house, and new roads.
Three new modular homes are being installed this month.
Hawks Perch - located near Moore Middle School at Lamore Drive and Hawks Perch Lane. This is a 32 lot subdivision with two lots available and no homes currently under construction.
Eagle Preserve - located off Jordan Point Road. Eagle Preserve is a 79 lot subdivision with three lots available and nine new single-family homes under construction. Two new homes recently received Certifi- cates of Occupancy.
Warwick Estates - located at Thweatt Drive & Pumphouse Road. This is a nine lot subdivision with two lots available.
Disputanta Station - Section 1 - located on Webb Road. This is an 18 lot subdivision with two lots avail- able and six new homes under construction. Section 2 (3 lots) and Section 3 (3 lots) have been submitted for review.
Templeton Corner - located on Templeton Road. This is a 10 lot subdivision with three lots available and two new single family homes under construction.
Sandy Hill Subdivision - located on the corner of Prince George Drive and Sandy Ridge Road. This is an 12 lot subdivision under construction with 12 lots available. Land clearing has been completed.
Newville Woods Subdivision - located on Pole Run Road just past Old Town Road. This is a 14 lot sub- division under construction with 12 lots available. Two new homes are currently under construction.
Camden Yards Subdivision - located at Pole Run Road & Centennial Road. This is an 11 lot subdivision under construction with eight lots available and three homes under construction.
Chappell Creek on the James - located off Beavercastle Road at Butternut Drive. Land clearing is underway. Chappell Creek on the James subdivision will have 98 lots available.
Commercial Construction Projects:
The Stodola Assembly Hall - located on Prince George Drive, this new event venue is planned to be open this fall, They will offer weddings and events in a rustic barn setting on the original Vtipil farm property.
Service Center Metal (SCM) - located at 5850 Quality Way in the Southpoint Business Park. SCM is constructing an 89,375 square foot addition to their current facility. Construction is nearing comple- tion with final inspections expected soon.
Hollingsworth Company - located at 6162 Quality Way, Lot 12 in the business park. The developer is currently constructing an 194,880 square foot shell building for a future tenant.
Hollingsworth Company - located at 6055 Quality Way, Lots 10 & 13 in the business park. The developer is constructing a 650,250 square foot shell building for a future tenant.
7-11 Convenience Store - located at 4525 County Drive at the intersection of Rives Road. The company is constructing a new 6,781 square foot store with gas pumps. Work is finishing up at this site and we expect an opening date to be announced soon.
Crossroads Detail Center - located at 4500 Whitehill Blvd, behind the Crossroads Ford Dealership building. Crossroads is expanding their services by constructing a 2,542 square foot vehicle detailing shop. The facility was issued a temporary Certificate of Occupancy and is opened for business!
Tree Time Adventure - located at 6075 Scott Memorial Park. New restrooms and concession area are being installed.
Fort Powhatan Solar (Phase 1) - located near Wards Creek Road. This phase of the construction project consists of a 225 acre solar facility.
Community Projects & Economic Development Projects:
New Elementary School - located on Middle Road. Construction continues with work on the site and parking areas almost completed and the building is taking shape. They have finished pouring the concrete and began setting the steel for the Administrative area and the 1st grade classrooms. The bearing walls for the PreK & K Wing have begun and the elevator shaft has been completed. Work continues on raising/
building the gym walls and work on the sewer line from the pump station to the school has begun.
Wendy’s at Circle D Mart - located at 5803 Prince George Drive.
The tenant up-fit is in progress. Opening date is currently scheduled for late September.
Restaurant site at former Circle D site - Demolition of the former Circle D site has been completed, and the new “Right In / Right Out” en- trance at Ruffin Road has been installed and paved. We anticipate final site plans for this site any day now.
Primo’s Mexican Restaurant - This new restaurant for Prince George will be located in Crossings Court off Crossings Drive. The tenant up-fit is in progress, with the framing and rough-in trade inspections all ap- proved recently.
Prince George Central Wellness Center (CWC) - located at 11023 Prince George Drive. Construction is in process for both interior and exterior renovations to the CWC building. Re-Opening date for the fa- cility is scheduled for October 1st.
Utility Expansion Projects:
Route 156 Water Main Extension
This project will extend the 12” water main along Route 156 from Mount Sinai Rd (west) to the Pine Ridge mobile home park. Instal- lation of the water line began in March and completion is anticipat- ed by July 2022.
Board of Supervisors has approved a 50% discount in the connec- tion fee for single-family homes that connect within 60 days after the water line is complete. Residents along Prince George Drive that wish to connect are encourage to contact the Department of Engineering and Utilities.
Route 460 Water Main Extension
The Route 460 water line extension to connect the Industrial (Food Lion) Water System located near the Food Lion distribution center is nearly com- plete. Installation of the 5,600 feet of water line began in November 2020.
The project has experienced some delays but completion is expected in September 2021.
The improvements to the booster station will begin immediately after the Route 460 water line extension is completed. The water line extension must be completed prior to taking the booster station out of service to en- sure customers receive uninterrupted service.
These improvements will increase the water capacity, improve water pres- sures and add a significant increase in the water volume available for fire control to the area currently served by the Food Lion water system. Fur- thermore, the connection adds 1 million gallons of storage for fire control to the central system, which significantly improves the fire protection at the business park.
Appomattox River Withdrawal Permit
The County submitted an application to DEQ to withdraw water from the Appomattox River in April 2019.
The County is currently addressing all environmental concerns of DEQ and other state agencies. A permit could allow the County to construct a water treatment plant to serve the County’s future drinking water needs.
Water Main Extension to Route 10 corridor
The County requested Community Project Funds from the Office of Congressman McEachin to aid in County efforts to ex- tend its central water system 4.5 miles from Sandy Ridge Road to serve the subdi- visions of Jordan on the James and Bee- chwood Manor. The design to extend the water system has begun. Upon funding ap- proval by the House and Senate, construc- tion activities could begin as early as this winter.
Temple Ave Tank & Booster Station
In order to meet water demands in the County and provide sustainable and reliable water service, the County plans to construct a new water tank and booster station in the Puddledock area. The County is currently seeking to acquire property for these future assets.
Utility Improvement Projects:
Pump Station #7 (Richard Bland) Replacement
The rehabilitation of the wastewater lift station that serves Richard Bland College and the residential subdivisions along Johnson Road is nearly com- plete. This station will receive new pumps, control panels, generator and a renovation of the wet well.
Improvements will also include the addition of SCADA to allow remote monitoring and control of the station. The project is undergoing final inspec- tions.
Jefferson Park/Oaklawn Blvd Pump Station Upgrades
The wastewater lift station located at this intersection is receiving new pumps and a flow meter. Work in the area will require a lane closure to allow construction equipment to work in the intersection.

Coming Up On The Horizon:
Brickhouse Landing Section II - located on Middle Road. New Section of Existing Subdivision in the planning stages.
New Automobile Dealership - located at 10055 County Drive. The applicant has submitted a site plan for a new car dealership. The site plan is currently under review.
Davis Oil Company - Fast Food Restaurant - located at 4521 County Drive at the intersection of Bull Hill Road.
The site plan for a fast food restaurant is currently under review by county staff, VDOT, and the Health Department.
This development is on the last vacant corner of the County Drive and Bull Hull Road intersection.
Roslyn Farms - Spec. building located on Chudoba Parkway. The developer has submitted an E&S Stormwater Plan for review. Land clearing is underway at the site.
Ample Storage - located at 10414 S. Crater Road at Birdsong Road. The applicant has submitted a site plan for a new mini-storage facility.
Funk Mini Storage - located at 4110 Commerce Road, off County Drive. The applicant has submitted a site plan for a new mini-storage facility.
New Townhome Development - Staff met with a property owner and developer regarding a new multi-family townhome development proposal for property on Prince George Drive. Ap- plications were submitted for rezoning, special exception, and Ordinance amendment needed for project approval.
Ecoplexus Solar Energy - located on Arwood Road. Warwick Solar’s Special Exception has been approved by the BOS for this project.
Fort Powhatan Solar (Phase 2) - located near Wards Creek Road. The site plan for Phase 2 of the project has been approved for an additional 1,154 acres of the solar energy facility.
Preliminary work has begun for this phase of the project.
Sebera Road Solar Energy- located on Sebera Road at Old Stage Road, this is a pro- posed 70 acre solar energy facility.
Meadows Section 5 - Preliminary plats have been submitted for review of 107 addition- al lots in The Meadows Subdivision on Sandy Ridge Road.
First Tee Estates - located on Golf Course Drive, known as the Prince George Golf Course property. Revised subdivision plats are currently under review.
Petersburg Dollar General - located on South Crater Road at Exit 45 near Nanny’s and the Star Express (Sunoco). This new site plan is currently under review.
