TEMPERATURE CONTROL NARRATIVES

A. GENERAL NOTES

1. THE CONTROL NARRATIVES DESCRIBE THE GENERAL OPERATIONAL INTENT OF THE CONTROL SYSTEMS. PROVIDE ALL HARDWARE, SOFTWARE, DEVICES, EQUIPMENT AND WIRING AS REQUIRED TO PERFORM THE OPERATIONAL INTENT DESCRIBED BY THE VARIOUS CONTROL NARRATIVES AND TO FULLY INTERFACE WITH THE BUILDING MANAGEMENT SYSTEM (BMS).

2. THE CONTROL DIAGRAMS INDICATE THE GENERAL ARRANGEMENT OF SYSTEM COMPONENTS TO THE EXTENT THAT THEY AFFECT PROCESS FLOW OR CONTROL. NOT ALL REQUIRED COMPONENTS ARE SHOWN ON THE CONTROL DIAGRAMS. FOR INSTANCE, EACH AIR HANDLING UNIT ONLY SHOWS ONE DISCHARGE ISOLATION DAMPER EVEN THOUGH MULTIPLE DAMPER SECTIONS AND/OR OPERATORS ARE REQUIRED BY THE CONTRACT DOCUMENTS. THE CONTRACTOR SHALL

THOROUGHLY REVIEW ALL CONTRACT DOCUMENTS TO ASCERTAIN THE FULL SCOPE OF THEIR WORK.

3. UNLESS OTHERWISE NOTED, SIZE ALL AUTOMATIC CONTROL VALVES FOR MAXIMUM TEN (10) FEET WATER PRESSURE DROP AT THE MAXIMUM DESIGN FLOW RATE. 4. REFER TO DRAWINGS FOR LOCATIONS OF ALL TERMINAL UNITS, ROOM THERMOSTATS AND HUMIDISTATS, PANELS, DAMPERS, VALVES, AND EQUIPMENT; WHERE

SUCH DEVICES ARE NOT INDICATED, HOWEVER ARE REQUIRED BY THE CONTROL NARRATIVES TO ACHIEVE THE INTENDED OPERATION, THEY SHALL BE PROVIDED AND LOCATED IN THE FIELD WHERE DIRECTED BY THE ARCHITECT/ENGINEER.

5. THE FIRE ALARM SYSTEM PROVIDER SHALL PROVIDE ALL DETECTION DEVICES (HEAT/SMOKE) AS REQUIRED BY THE CONTRACT DOCUMENTS AND CODES AND REGULATIONS. THE MECHANICAL CONTRACTOR SHALL INSTALL ALL DETECTION DEVICES INCLUDING REQUIRED CONTROL AND POWER WIRING REQUIRED FOR MECHANICAL SYSTEMS. DETECTION DEVICES SHALL PROVIDE AUTOMATIC SHUTDOWN OF THE HVAC SYSTEMS IN ACCORDANCE WITH CODES AND REGULATIONS. 6. LOCAL AIR HANDLING UNIT DUCT MOUNTED SMOKE DETECTORS PROVIDED AS PART OF THE FIRE ALARM SYSTEM SHALL, ON THE DETECTION OF THE PRODUCTS OF

COMBUSTION, SHUTDOWN THE SUPPLY FAN. THESE DEVICES SHALL HAVE VOLT-FREE CONTACTS HARD WIRED BY THE CONTROLS CONTRACTOR IN THE MOTOR STARTER CIRCUIT TO SHUT DOWN THE SUPPLY AND RETURN FANS AND SEND AN ALARM SIGNAL TO THE BMS WHEN THEY ARE ACTIVATED.

7. ALL PUMPS AND FANS, AS INDICATED, SHALL BE PROVIDED WITH A DIFFERENTIAL PRESSURE SENSOR INSTALLED AROUND THE PUMP OR FAN. SENSOR SHALL PROVIDE STATUS INDICATION FOR PUMP OR FAN OPERATION. CURRENT TRANSDUCERS WITH VA MEMORY MAY BE USED INSTEAD OF DIFFERENTIAL PRESSURE SENSORS WHERE INDICATED OR NOTED.

8. ADJUSTABLE FREEZESTATS SHALL BE PROVIDED AT ALL PREHEAT COILS AND SHALL DE-ENERGIZE THEIR RESPECTIVE AIR HANDLING SYSTEM WHEN THEIR SETTING OF 35°F IS REACHED. FREEZESTATS FOR WATER COILS SHALL BE INSTALLED IN THE COIL LEAVING AIR STREAM. FREEZESTATS SHALL BE HARD WIRED IN THE MOTOR STARTER CIRCUIT AND SEND AN ALARM SIGNAL TO THE BMS WHEN THEY ARE ACTIVATED.

9. ALL TEMPERATURE, HUMIDITY, AND PRESSURE SETPOINTS SHALL BE FULLY ADJUSTABLE THROUGH THE BMS. FINAL SYSTEM SETPOINTS SHALL BE CONFIRMED THROUGH SYSTEM COMMISSIONING AND FIXED PRIOR TO BUILDING OCCUPANCY. THEREAFTER SETPOINTS SHALL BE ADJUSTABLE THROUGH THE BMS BY TRAINED MAINTENANCE STAFF.

10. ALL TWO POSITION DAMPERS AND VALVES SHALL BE PROVEN OPEN BY THE USE OF END SWITCHES WHERE INDICATED ON THE CONTROL SCHEMATICS. 11. ALL CONTROL DEVICES LOCATED WITHIN CHEMICAL OR MEDICAL GAS STORAGE AREAS SHALL BE SUITABLY RATED FOR EACH SPECIFIC APPLICATION.

12. REFER TO INDIVIDUAL INPUT/OUTPUT SUMMARY SCHEDULES FOR ADDITIONAL CONTROL DEVICES NOT SPECIFICALLY DESCRIBED IN THE CONTROL NARRATIVES. INPUT/OUTPUT SUMMARY SCHEDULES ARE MINIMUM REQUIREMENTS; PROVIDE ALL REQUIRED POINTS FOR COMPLETE OPERATION OF THE SYSTEMS.

13. ALL VARIABLE FREQUENCY DRIVES (VFD) FOR FANS AND PUMPS SHALL BE SOFT STARTED AT MINIMUM SPEED AND INCREASED TO REQUIRED OPERATING SPEED BY THE BMS.

14. EACH SUPPLY, RETURN, BOOSTER AND ISOLATION EXHAUST FAN SHALL BE EQUIPPED WITH AN INLET AIR MONITORING DEVICE (AMD), PROVIDE TWO FOR DWDI FANS. THE BMS SHALL CONTINUOUSLY MONITOR THE AIRFLOW RATE FOR EACH FAN. AMD'S FOR ISOLATION EXHAUST FANS SHALL BE OF A MATERIAL SUITABLE FOR THE INTENDED AIRSTREAM.

15. PROVIDE MANUAL ON/OFF KEY SWITCHES WITH INDICATING PILOT LIGHTS, FAN RELAYS AND WIRING TO ALL BUILDING FANS. KEY SWITCHES SHALL BE LOCATED ON A PANEL PROVIDED BY THE FIRE ALARM VENDOR. THE CONTROL CONTRACTOR MUST LIAISE WITH THE FIRE ALARM VENDOR AND ELECTRICAL CONTRACTOR TO COORDINATE THE REQUIREMENTS. SWITCHES SHALL OVERRIDE ALL SYSTEM SAFETIES TO ALLOW EMERGENCY OPERATION.

16. UPON FAILURE OF ANY DIRECT DIGITAL CONTROL (DDC) UNIT, AN ALARM SHALL BE INDICATED ON THE BMS AND THE SYSTEM SHALL AUTOMATICALLY REVERT TO THE DEFAULT CYCLE. ALL MOTORS AND SUPPLY/RETURN FANS SHALL REMAIN IN THEIR LAST COMMANDED STATE, AT WHICH TIME THE NORMAL SEQUENCE OF OPERATIONS SHALL RESUME FOR SELECTED FANS AND PUMPS ONCE THE DDC UNIT IS RESTORED TO SERVICE.

17. IN GENERAL, HEATING CONTROL VALVES SHALL FAIL OPEN, STEAM CONTROL VALVES SHALL FAIL CLOSED, CHILLED AND CONDENSER WATER CONTROL VALVES SHALL FAIL CLOSED. ISOLATION DAMPERS AT FANS AND AIR UNITS SHALL FAIL CLOSED.

18. STAND-BY COMPONENTS SUCH AS CONVERTORS, CHILLERS, COOLING TOWERS AND PUMPS SHALL BE ALTERNATED INTO OPERATION EVERY 500 HOURS. THE BMS SHALL ALARM FOR CHANGE OVER; ACTUAL CHANGE OVER SHALL BE INITIATED BY TRAINED MAINTENANCE PERSONNEL THROUGH THE BMS.

19. IN GENERAL, ALL HEADERED FANS AND PUMPS UNDER AUTOMATIC CONTROL SHALL START BEHIND CLOSED DAMPERS OR VALVES TO AN ADJUSTABLE SPEED OF 25 TO 30 HERTZ. WHEN THE VFD'S CONFIRM THIS SPEED THROUGH THE BMS ISOLATION DAMPERS/VALVES SHALL OPEN, WHEN END SWITCHES HAVE PROVEN

DAMPERS/VALVES OPEN THE RESPECTIVE FAN OR PUMP SHALL COME UNDER CONTROL AT REQUIRED OPERATIONAL SPEED. UNDER HAND OPERATION, DAMPER/VALVES SHALL REMAIN CLOSED UNTIL SPEED IS RAMPED TO 25 HERTZ. THE VFD SHALL NOT ALLOW IN EXCESS OF 25 HERTZ UNTIL RESPECTIVE END SWITCHES HAVE BEEN PROVEN OPEN. UNDER BYPASS CONDITIONS, DAMPER/VALVES SHALL OPEN VIA HARD WIRED RELAYS.

20. HVAC SYSTEM CONTROLS SHALL NOT FAIL AND LOCK OUT UPON LOSS OF TOTAL BUILDING POWER (SUCH AS UNDER EMERGENCY CONDITIONS WITH A MAJOR POWER OUTAGE) AND LOSS OF POWER SHALL NOT BE ALARMED TO THE BMS. THE CONTROLS CONTRACTOR SHALL PROVIDE LOCAL UPS UNITS FOR EACH CONTROL PANEL. IF POWER IS LOST TO INDIVIDUAL DEVICES TO THE BMS SHALL BE ALARMED FOR THE INDIVIDUAL COMPONENTS.

A. GENERAL NOTES

1. THE CONTROL NARRATIVES DESCRIBE THE GENERAL OPERATIONAL INTENT OF THE CONTROL SYSTEMS. PROVIDE ALL HARDWARE, SOFTWARE, DEVICES, EQUIPMENT AND WIRING AS REQUIRED TO PERFORM THE OPERATIONAL INTENT DESCRIBED BY THE VARIOUS CONTROL NARRATIVES AND TO FULLY INTERFACE WITH THE BUILDING MANAGEMENT SYSTEM (BMS).

2. THE CONTROL DIAGRAMS INDICATE THE GENERAL ARRANGEMENT OF SYSTEM COMPONENTS TO THE EXTENT THAT THEY AFFECT PROCESS FLOW OR CONTROL. NOT ALL REQUIRED COMPONENTS ARE SHOWN ON THE CONTROL DIAGRAMS. FOR INSTANCE, EACH AIR HANDLING UNIT ONLY SHOWS ONE DISCHARGE ISOLATION DAMPER EVEN THOUGH MULTIPLE DAMPER SECTIONS AND/OR OPERATORS ARE REQUIRED BY THE CONTRACT DOCUMENTS. THE CONTRACTOR SHALL

THOROUGHLY REVIEW ALL CONTRACT DOCUMENTS TO ASCERTAIN THE FULL SCOPE OF THEIR WORK.

3. UNLESS OTHERWISE NOTED, SIZE ALL AUTOMATIC CONTROL VALVES FOR MAXIMUM TEN (10) FEET WATER PRESSURE DROP AT THE MAXIMUM DESIGN FLOW RATE. 4. REFER TO DRAWINGS FOR LOCATIONS OF ALL TERMINAL UNITS, ROOM THERMOSTATS AND HUMIDISTATS, PANELS, DAMPERS, VALVES, AND EQUIPMENT; WHERE

SUCH DEVICES ARE NOT INDICATED, HOWEVER ARE REQUIRED BY THE CONTROL NARRATIVES TO ACHIEVE THE INTENDED OPERATION, THEY SHALL BE PROVIDED AND LOCATED IN THE FIELD WHERE DIRECTED BY THE ARCHITECT/ENGINEER.

5. THE FIRE ALARM SYSTEM PROVIDER SHALL PROVIDE ALL DETECTION DEVICES (HEAT/SMOKE) AS REQUIRED BY THE CONTRACT DOCUMENTS AND CODES AND REGULATIONS. THE MECHANICAL CONTRACTOR SHALL INSTALL ALL DETECTION DEVICES INCLUDING REQUIRED CONTROL AND POWER WIRING REQUIRED FOR MECHANICAL SYSTEMS. DETECTION DEVICES SHALL PROVIDE AUTOMATIC SHUTDOWN OF THE HVAC SYSTEMS IN ACCORDANCE WITH CODES AND REGULATIONS. 6. LOCAL AIR HANDLING UNIT DUCT MOUNTED SMOKE DETECTORS PROVIDED AS PART OF THE FIRE ALARM SYSTEM SHALL, ON THE DETECTION OF THE PRODUCTS OF

COMBUSTION, SHUTDOWN THE SUPPLY FAN. THESE DEVICES SHALL HAVE VOLT-FREE CONTACTS HARD WIRED BY THE CONTROLS CONTRACTOR IN THE MOTOR STARTER CIRCUIT TO SHUT DOWN THE SUPPLY AND RETURN FANS AND SEND AN ALARM SIGNAL TO THE BMS WHEN THEY ARE ACTIVATED.

7. ALL PUMPS AND FANS, AS INDICATED, SHALL BE PROVIDED WITH A DIFFERENTIAL PRESSURE SENSOR INSTALLED AROUND THE PUMP OR FAN. SENSOR SHALL PROVIDE STATUS INDICATION FOR PUMP OR FAN OPERATION. CURRENT TRANSDUCERS WITH VA MEMORY MAY BE USED INSTEAD OF DIFFERENTIAL PRESSURE SENSORS WHERE INDICATED OR NOTED.

8. ADJUSTABLE FREEZESTATS SHALL BE PROVIDED AT ALL PREHEAT COILS AND SHALL DE-ENERGIZE THEIR RESPECTIVE AIR HANDLING SYSTEM WHEN THEIR SETTING OF 35°F IS REACHED. FREEZESTATS FOR WATER COILS SHALL BE INSTALLED IN THE COIL LEAVING AIR STREAM. FREEZESTATS SHALL BE HARD WIRED IN THE MOTOR STARTER CIRCUIT AND SEND AN ALARM SIGNAL TO THE BMS WHEN THEY ARE ACTIVATED.

9. ALL TEMPERATURE, HUMIDITY, AND PRESSURE SETPOINTS SHALL BE FULLY ADJUSTABLE THROUGH THE BMS. FINAL SYSTEM SETPOINTS SHALL BE CONFIRMED THROUGH SYSTEM COMMISSIONING AND FIXED PRIOR TO BUILDING OCCUPANCY. THEREAFTER SETPOINTS SHALL BE ADJUSTABLE THROUGH THE BMS BY TRAINED MAINTENANCE STAFF.

10. ALL TWO POSITION DAMPERS AND VALVES SHALL BE PROVEN OPEN BY THE USE OF END SWITCHES WHERE INDICATED ON THE CONTROL SCHEMATICS. 11. ALL CONTROL DEVICES LOCATED WITHIN CHEMICAL OR MEDICAL GAS STORAGE AREAS SHALL BE SUITABLY RATED FOR EACH SPECIFIC APPLICATION.

12. REFER TO INDIVIDUAL INPUT/OUTPUT SUMMARY SCHEDULES FOR ADDITIONAL CONTROL DEVICES NOT SPECIFICALLY DESCRIBED IN THE CONTROL NARRATIVES. INPUT/OUTPUT SUMMARY SCHEDULES ARE MINIMUM REQUIREMENTS; PROVIDE ALL REQUIRED POINTS FOR COMPLETE OPERATION OF THE SYSTEMS.

13. ALL VARIABLE FREQUENCY DRIVES (VFD) FOR FANS AND PUMPS SHALL BE SOFT STARTED AT MINIMUM SPEED AND INCREASED TO REQUIRED OPERATING SPEED BY THE BMS.

14. EACH SUPPLY, RETURN, BOOSTER AND ISOLATION EXHAUST FAN SHALL BE EQUIPPED WITH AN INLET AIR MONITORING DEVICE (AMD), PROVIDE TWO FOR DWDI FANS. THE BMS SHALL CONTINUOUSLY MONITOR THE AIRFLOW RATE FOR EACH FAN. AMD'S FOR ISOLATION EXHAUST FANS SHALL BE OF A MATERIAL SUITABLE FOR THE INTENDED AIRSTREAM.

15. PROVIDE MANUAL ON/OFF KEY SWITCHES WITH INDICATING PILOT LIGHTS, FAN RELAYS AND WIRING TO ALL BUILDING FANS. KEY SWITCHES SHALL BE LOCATED ON A PANEL PROVIDED BY THE FIRE ALARM VENDOR. THE CONTROL CONTRACTOR MUST LIAISE WITH THE FIRE ALARM VENDOR AND ELECTRICAL CONTRACTOR TO COORDINATE THE REQUIREMENTS. SWITCHES SHALL OVERRIDE ALL SYSTEM SAFETIES TO ALLOW EMERGENCY OPERATION.

16. UPON FAILURE OF ANY DIRECT DIGITAL CONTROL (DDC) UNIT, AN ALARM SHALL BE INDICATED ON THE BMS AND THE SYSTEM SHALL AUTOMATICALLY REVERT TO THE DEFAULT CYCLE. ALL MOTORS AND SUPPLY/RETURN FANS SHALL REMAIN IN THEIR LAST COMMANDED STATE, AT WHICH TIME THE NORMAL SEQUENCE OF OPERATIONS SHALL RESUME FOR SELECTED FANS AND PUMPS ONCE THE DDC UNIT IS RESTORED TO SERVICE.

17. IN GENERAL, HEATING CONTROL VALVES SHALL FAIL OPEN, STEAM CONTROL VALVES SHALL FAIL CLOSED, CHILLED AND CONDENSER WATER CONTROL VALVES SHALL FAIL CLOSED. ISOLATION DAMPERS AT FANS AND AIR UNITS SHALL FAIL CLOSED.

18. STAND-BY COMPONENTS SUCH AS CONVERTORS, CHILLERS, COOLING TOWERS AND PUMPS SHALL BE ALTERNATED INTO OPERATION EVERY 500 HOURS. THE BMS SHALL ALARM FOR CHANGE OVER; ACTUAL CHANGE OVER SHALL BE INITIATED BY TRAINED MAINTENANCE PERSONNEL THROUGH THE BMS.

19. IN GENERAL, ALL HEADERED FANS AND PUMPS UNDER AUTOMATIC CONTROL SHALL START BEHIND CLOSED DAMPERS OR VALVES TO AN ADJUSTABLE SPEED OF 25 TO 30 HERTZ. WHEN THE VFD'S CONFIRM THIS SPEED THROUGH THE BMS ISOLATION DAMPERS/VALVES SHALL OPEN, WHEN END SWITCHES HAVE PROVEN

DAMPERS/VALVES OPEN THE RESPECTIVE FAN OR PUMP SHALL COME UNDER CONTROL AT REQUIRED OPERATIONAL SPEED. UNDER HAND OPERATION, DAMPER/VALVES SHALL REMAIN CLOSED UNTIL SPEED IS RAMPED TO 25 HERTZ. THE VFD SHALL NOT ALLOW IN EXCESS OF 25 HERTZ UNTIL RESPECTIVE END SWITCHES HAVE BEEN PROVEN OPEN. UNDER BYPASS CONDITIONS, DAMPER/VALVES SHALL OPEN VIA HARD WIRED RELAYS.

20. HVAC SYSTEM CONTROLS SHALL NOT FAIL AND LOCK OUT UPON LOSS OF TOTAL BUILDING POWER (SUCH AS UNDER EMERGENCY CONDITIONS WITH A MAJOR POWER OUTAGE) AND LOSS OF POWER SHALL NOT BE ALARMED TO THE BMS. THE CONTROLS CONTRACTOR SHALL PROVIDE LOCAL UPS UNITS FOR EACH CONTROL PANEL. IF POWER IS LOST TO INDIVIDUAL DEVICES TO THE BMS SHALL BE ALARMED FOR THE INDIVIDUAL COMPONENTS.
