Situation

Waypost Farm is situated on a quiet country lane with no near neighbours, on the rural edge of Stone in Oxney. The village has two lovely pubs, the Ferry and the Crown. the nearby village of Appledore has a general store and other amenities.

the property is equidistant between the historic towns of Tenterden and Rye, both of which offer a wide range of shopping and leisure facilities.

The thriving market town of Ashford with its’ mainline station providing a fast service into London is around 11 miles distant.

Motorway access is from Junction 10 of the M20 providing a fast link to the Channel Tunnel, ports and m25.

There is a wide choice of schools in the Tenterden, Ashford and Rye area.

Waypost Farm

The present owners of Waypost Farm have undertaken an extensive programme of extension and improvement to the property and it is now a stylish and attractive country home.

The main living space is open plan, creating an attractive and welcoming environment. the sitting / dining room has a wood burner to provide a focal point and there are large windows giving lots of light and views to the gardens at the front.

Adjacent is the delightful and well equipped handmade kitchen with a rayburn stove and to the rear is a seating area with French doors to the garden. There is a separate utility room with access to the back of the property.

the bedroom accommodation is set at one end of the property. The master bedroom has a recently fitted shower room en suite.

There are two further double bedrooms and these share the beautiful family bathroom which has a free standing bath as well as a walk in shower.

Outside

The setting of Waypost Farm is superb, with open fields to both the front and back. Beyond a gated entrance, a gravel drive leads up to the property. the gardens surround the house and are laid mainly to lawn with a number of planted beds and shrubs. To the southern side of the plot, there is an area of natural meadow with some woodland. The paddocks lie to the rear and beyond are extensive rural views. There is a pole barn that provides useful storage space.

To the rear of the house is the lovely renovated outbuilding which now offers a wide range of uses. At the near end is a covered dining area making it a perfect spot for outdoor entertaining. there is then some storage space and two WCs.

Further along is a fully insulated room which is currently used to provide beauty treatments but would make a fine home office.

At the far end is a workroom used at present to teach soft furnishing and sewing techniques. It is a huge space that offers all kinds of alternative possibilities. At the centre is has a solid fuel Rayburn providing heating to the space. At the far end, doors open to an outdoor terrace overlooking fields.

It is thought that this space could be used as a games room, perhaps a home cinema and with the necessary permissions could be further converted to provide ancillary accommodation.

need an accurate valuation of your home, and maybe some advice to

help you with your plans – I would be pleased to help. Perhaps your

house is already on the market, and you’d like a second opinion, I can

help with that too.

Equestrian properties require specialist expertise and very specific

marketing. To successfully sell your house at the right price and buy the

next one, it is essential to have an Agent with proven local knowledge

and valuation experience. I grew up owning and riding horses and have

spent the best part of 25 years of my working life dealing with equestrian

properties. I am definitely best placed to help in this respect.

The first few weeks of marketing your house are vitally important.

Having an Agent that can put your house in front of the right buyers

from the outset makes all the difference.
