From solar PV and WiFi air-conditioning

in every terrace home - to the smart irrigation system that keeps our

playing fields green while saving water. The sustainable innovations at Carseldine Village are kind to the planet and thoughtfully designed with comfort and cost of living in mind.

At Carseldine Village, you’ll find inspired places to live and an innovative sports and recreation precinct all decked out with the latest in

sustainable technology. As a showcase residential village, Carseldine Village demonstrates how green technology tangibly benefits local residents, the community and our planet.

From the LED floodlights at the playing fields that can be controlled from a smart phone to the solar panels in every home, Carseldine Village is a green inspiration. But these sustainable innovations aren’t just big ideas, they have all been designed with the reality of how Queenslanders love to live in mind. Carseldine Village is shining a light on what’s possible – taking

the latest technology and turning it into a place people love to live.

CREATING SUSTAINABLE AND

CONNECTED COMMUNITIES.

Economic Development Queensland is a government agency within the Department of State Development, Infrastructure, Local Government and Planning which combines

property development, innovation and activation strategies with specialist planning functions to create places and investment opportunities for Queenslanders to prosper.

Economic Development Queensland is proud to deliver Carseldine Village as an industry leader in making sustainable living accessible and affordable.

Green in name, green in nature The Green is Carseldine Village’s

$6.5 million state-of-the-art sport and recreation precinct. Along with barbeques, play equipment and an amenities block, the precinct features numerous playing fields and courts – from soccer fields and tennis/netball courts to volleyball courts and a turf cricket pitch.

At The Green, sustainable technology truly shines. Carseldine Village is making life easier and helping save our planet’s precious resources (and $$$ as well) with: 1. LED lighting

The choice of highly efficient LED lighting for the 14 floodlight towers has meant brighter, more uniform lighting and longer lasting bulbs. The energy efficiency of LED bulbs also means substantially lower greenhouse gas emissions and power bills for sports clubs, too.

2. Smart booking via BrightSport BrightSport is an innovative app

developed by eSwitch* (in partnership with the Queensland Government) that readily connects community members with

floodlit green spaces for casual hire. With BrightSport it’s never been easier to book a sporting field.

How it works: Simply go online, register your name and phone number and make a few simple clicks to search, book and pay for the use of the floodlit sporting field of your choice.

3. Smart lighting control via eSwitch* By integrating eSwitch* technology into both the BrightSport app and the sports lighting at The Green, Carseldine Village is a living exemplar for how sports clubs can reduce their power bills and manage their floodlighting in a secure, sustainable and safe way. No more wasted electricity due to human error: the lights will be on only when the fields are being used, and no one needs to remember to turn them off as they leave either!

How it works: Once you’ve booked a space through the BrightSport app, all you need to do is turn up. The lights will automatically turn on and switch off for you at the times nominated in your booking.

4. Smart Locking by Astute#

Smartphones are all hirers need to access the tennis/netball courts they booked through BrightSport – no need to pick up a key or wait to be let in, thanks to the world’s first smart-locking partnership with Astute.

How it works: Your smartphone becomes the only key you need, communicating with the padlock via a secure Bluetooth connection, allowing you to easily lock and unlock the relevant gate using a password.

5. The grass is greener with smart irrigation

Instead of simply setting a program to water the grass and gardens on a set schedule, Carseldine Village installed a smart irrigation system that saves up to 30% of water use by adapting the amount and timing of watering in response to the actual weather. This technology means savings on The Green’s water bills and saving a precious resource at the same time.

How it works: The smart irrigation system at The Green monitors both local weather information and evaporation from the soil surface. As the wind, humidity and heat change, the system automatically adjusts the watering schedule to compensate for the actual conditions of the site, using only the water required and not a drop more.

NET ZERO ENERGY

EMISSION HOMES

Sustainable, comfortable, affordable

Carseldine Village is an exemplar sustainable development: one of Queensland’s first residential

developments to deliver 100% net zero energy emission terrace homes all thoughtfully designed with energy-saving features and residents’ comfort and cost of living in mind.

Each terrace home at Carseldine Village will produce enough renewable energy to offset the home’s stationary greenhouse gas emissions (reducing emissions by at least 5 tonnes per year when compared to an industry-standard home).

We’ve created these 7-star NatHERs (Nationwide House Energy Rating Scheme), low carbon-footprint homes via innovative inclusions – from a solar PV system to energy-efficient building design – that reduce the ongoing cost of living, increase comfort, reduce carbon emissions and embrace emerging technologies including:

2. Solar and battery power

Walking the tree-lined streets at Carseline Village, you wouldn’t know you’re living amongst the latest renewable technologies. With every home boasting a 3.6kW Risen Jager solar PV system combined with a 10.3kW AlphaESS battery, residents will enjoy the benefits solar power, from substantially reduced power bills to lower carbon emissions as well.

1. Energy efficient design

Our energy efficient 7-star NatHERs home have greater insulation and draft proofing, which means lower heating and cooling costs and lower emissions, too. In Australia, there is no requirement for whole-of-building airtightness, and overall air tightness in homes is relatively poor. At Carseldine Village, we’re pushing for higher standards, training all our builder partners in air tightness to ensure greater energy efficiency and thermal comfort in all our homes.

3. Low-impact living

We’ve designed our homes to be efficient, affordable and comfortable with a suite of sustainable technologies that benefit the resident, Australia and the planet. As net zero carbon emission homes, our terraces have heating, cooling and water-heating appliances that are incredibly energy-efficient – from a heat pump hot water system that draws heat from the surrounding air to Electrical-Vehicle ready garages and 5-star efficient WiFi air-conditioning.

Our climate-sensitive, climate-resilient homes drastically reduce power bills and ensure our residents live in comfort year-round.

Did you know?

The garages at all Carseldine Village terrace homes will be pre-wired for easy installation of an electric vehicle charger. Each home has been thoughtfully designed with your future and a cleaner world in mind.

100% net zero energy emission residential developments~, and residents can anticipate to save up to $1,600^ per year on their energy bills with their brand new terrace home.
