Exeter Pop up gives opportunities for new businesses

Exeter Shop gives opportunities for new businesses

Exeter City Council today announced a new initiative that will help local people who want to set up in business for the first time. This Council initiative will allow up to three businesses to use vacant City Council owned premises for three months. Organised by the Council’s Exeter Business Support service, it is hoped that the Exeter Pop up Shop will create additional business growth in Exeter by attracting new start ups and entrepreneurs.

Exeter Business Support is taking applications now for space on South Street, Exeter and can accommodate up to three businesses for up to three months. Applicants can apply to rent space for one, two or three months for an all-inclusive subsidised price of £55 a week, paid in advance.

Often people start new businesses without knowing the long term costs or indeed whether there is a market for their product or service. It is estimated that 60% of small businesses will fail within their first 3 years of operation. Exeter’s Pop up Shop will be a great opportunity to test the market. The new businesses in Exeter Pop up Shop will receive ongoing business support, advice and guidance through Exeter Business Support to enable their business to succeed. Knowing the costs in advance will help too as will having other new businesses under the same roof to provide support as well as a little healthy competition!

If you would like to join the vibrant independent business sector in Exeter by taking up space in the new Exeter Pop up Shop, please call into the City Council offices on Paris Street for an information guide and an application form.

We are not just looking for traditional retail businesses. Your idea may involve, for example, providing computer services but it should be a business that requires some customer contact. There can be no cooking on the premises and this is not an opportunity available to charitable causes. Other conditions and criteria apply. Cllr Rosie Denham says:

Exeter Pop Up Terms & Conditions

Rental Packages:

 The minimum rental period will be one month. Two and three month options are also available.

 The rent will be £55 a week. This is an all inclusive cost.

 Maximum tenure 3 months. No return for 3 months.

Payments:

 Rent will be collected monthly in advance. Payment methods will only be by either cash or cheque, made payable to

Exeter City Council.

Pitches:

 Trading pitches will be apportioned equally according to the total square meter space available in each location. In

practice this will mean three to four tenants per location.

 One trading business per pitch, for a minimum of one month.

Other Conditions:

 Start up businesses must submit a 12 months business plan and forecast with their application before approval can be

agreed.

 A business must be a registered client of Exeter Business Support.

 Existing businesses must have been trading for 2 years or less and be able to provide proof of HMRC business

registration with their application for a Exeter Pop Up space.

 All applicants for a Exeter Pop Up space must be a resident in or near Exeter, proof of residency will be required.

 No charities, institutions or good cause organisations are able to apply for a Exeter Pop Up space.

 Each location will require two designated key holder/ supervisors to allow trading to begin or continue. Note the

approved key holders will take on a supervisory and security role. In practical terms they will be the only occupiers issued with keys. They will be required to be in attendance for all the agreed trading hours. They will be expected to liaise with the project manager on any issues, disputes or problems.

 Individuals will be responsible for their own property and cash.

 All applicants will need to arrange their own insurance.

 No physical changes are to be made to the trading space or building. This is to include the painting of walls.

 All fixtures to be temporary and moveable.

 Exeter City Council reserves the right to issue a 14 day notice to any or all of the tenants. Substantive breach of any of

the Exeter City Council licence terms can result in a 7 day notice being served and or immediate eviction.

 If eviction is required, it will jeopardise Exeter Pop Up as this will incur legal costs for Exeter City Council and the project

will close.

 Vacant pitches within a location will remain vacant until rented, with a standing marketing board advertising the space.

Existing Exeter Pop Up tenants can bid for additional vacant space, agreeing to pay the additional space rent, according to the same tenure rules.

 Discretion on utilisation of vacant space will be with Exeter Business Support.
