NOTICE OF DEMAND FOR RENTS PURSUANT TO FLORIDA STATUTES SECTION 718, 116(11) Attention: Owner and Tenant

Pursuant to Florida Statutes, Section 718 116 (11), if the Parcel is occupied by a tenant and the Unit Owner is delinquent in paying any monetary obligation due to the Association, the Association will make a demand to the tenant to pay to the association the future monetary obligations related to the Unit, and the tenant must make such Payment.

In accordance with the foregoing, the association hereby would demand what is owed $(full amount due by the parcel owner plus late fees) of your next rent payment to the association (the

"Required Payment"). To the extent that the required payment exceeds your monthly rent payment, the tenant will be required to remit the full amount of the rent payment. After the Required Payment, has been paid in full, the amount of $[monthly assessment] is required to be paid to the Association each month thereafter. Please note that the tenant is still responsible to remit the remainder of the rent, if any directly to the Unit Owner.

This demand is continuing in nature, and upon this demand, the tenant must pay the monetary obligation described above to the Association until (1) the Association notifies in writing to pay a different amount, or (II) the Association releases the obligation, or (111) tenancy of the Unit is discontinued, whichever occurs first.

Payments to the Association must be made payable to THE COURTS AT KENDALL CONDOMINIUM ASSOCIATION, INC and mailed to the address below.

IF YOU FAIL TO MAKE ANY PAYMENTS TO THE ASSOCIATION AS SET FORTH ABOVE OR BY SUBSEQUENT NOTICE, YOUR RENTAL AGREEMENT MAY BE TERMINATED AND THE TENANT MAY BE TERMINATED FROM THE PARCEL BY THE ASSOCIATION.

• Any attempt to lease above referenced unit without prior approval from the Association shall be declared a breach of The Courts at Kendall Condominium Association.

• Once the closing of a unit has been completed, the new unit owner is responsible to send Lynx property services a copy of the new owner’s deed to update our records.

• Any modifications outside or inside the unit (tiles) must have Board approval

• No unit shall be occupied by more than one family.

• No two-bedroom unit shall be leased or occupied by more than four people.

• No subleases, no individual rooms may be leased, and no transient tenant may be accommodated.

• Back porches & balconies MUST be kept clean and neat (no hanging clothes, mats, or towels) and may not be used for storage of any kind of items.

• No commercial vehicles, trucks, trailers, boats are permitted in the community. No washing of vehicles and no repairs are allowed on the property.

• One assigned parking space per unit, if resident has a second vehicle, parking in GUEST spaces is allowed for up to 24hrs. After 24hrs, vehicle will be towed at owner’s expense.

• The community has a procedure for towing vehicles. Signs are posted throughout the community.

• Please read and abide by the Rules and Regulations posted in the pool area.

• Pets must weigh no more than 20 lbs. and are to be kept inside your unit.

• All dogs must be walked on a leash and owners are to pick up after their pets.

• Food for animals is not to be left out on the walkways, parking lot or stairs. THIS INCLUDES FEEDING THE DUCKS. DO NOT FEED THE DUCKS.

• Loud music is not permitted

• NO BBQ ALLOWED IN THE COMMUNITY

• Moving in/out hours are Monday through Friday from 10am to 5pm, Saturday 9 am to 4pm &

Sunday NO MOVING.
