Vienna’s imperial architecture is a world

cultural heritage that is ever transforming itself in a

balance between preservation and development.

tradition and modern urban lifestyle.

he magnificent period building (turn-of-the-century) in Vienna’s 8th district is the perfect combination of highest level of comfort and hist- orical elegance. The impressive facade of the townhouse has been carefully restored, and the first-class interior has been reinterpreted in a contemporary and innovative manner. 38 exclusive suites with 35–150 m² of living space and fantastically high ceilings are going on the market. Spacious glass windows, opulent panel doors, and the finest herring-bone parquet – these luxurious period apartments allow you to enjoy a tasteful interior with exquisitely chosen materials. The balconies and terraces facing the park-like courtyard stand out as impressive green oases in the centre of the city. Situated in the cultural and historic centre of Vienna, Skodagasse 15 is an exclusive address to inspire the resident beyond the confines of his four walls.

he Masterpiece at Skodagasse 15 has a special story to tell: designed in 1913 by the Budapest architect Arpad Mogyorosy in moderate Art Nouveau style, the period building symbolises the growing self- assurance of the bourgeoisie during the late Wilhelminian era. Gently protruding bay windows give rhythm to the town-house’s elaborately designed facade, which is adorned with a charming mix of Secession motifs and classicist and baroque stucco features. The street-side face is divided by wonderfully prominent pilaster strips in the walls around the entrance. Horizontal cornices decorated with ornaments separate the souterrain and the mezzanine from the main floor, attic, and newly added penthouse floor.

3SI Immogroupis is committed to investing in itself in the preservation of historic jewels and their old structures. The charming, richly ornamented facade of the fin-de- siècle building in Skodagasse, which has long been a defining feature of Vienna’s cityscape, has now been revitalised with loving attention to detail, sophisticated craftsmanship, and outstanding building materials. While taking great care to maintain its historic character, 3SI Immogroup has trans-formed the Wilhelminian-style building into a contemporary luxury property.

The building’s strong and sturdy masonry serves the building as a sound base for exclusive owner-occupied apartments with the highest degree of comfort and quali-ty of life. The impressive entrance with its rounded arches, leads into the spacious lobby that is bathed in light. The prestigious spiral staircase and the passenger lift provide easy access to the upper floors, which boast ceilings of up to 3.6 metres in hight. And the courtyard-side of the building offers an exciting interplay of terraces, gardens, and spacious bay windows.

JOSEFSTADT

THROUGH THE

YEARS

1700

Josefstadt was named in honour of then Crown Prince and later Emperor Joseph I. Many aristocratic townhouses were built such as Auersperg, Damian, Schönborn, and Strozzi.

1865

The start of the peak of the Wilhelminian era. Many of the houses built in

Josefstadt during this period were largely based on the magnificent and prestigious buildings of the Ringstraße.

1913

The Wilhelminian-style building was built at Skodagasse 15. The architect Arpad Mogyorosy was an advocate of moderate modernism, a style much admired at the time.

1914

The Wiener Stadttheater was opened at Skodagasse 20. The plans for the theatre were designed by Oskar Kaufmann, a famous theatre architect from Budapest.

1881

Skodagasse, named after Doctor Josef von Škoda, was built. The professor of internal medicine was the co-founder of Vienna’s modern Medical School. He is credited with laying the foundations of modern diagnostics.

1897

The Wiener Stadtbahn was created. The architectural designs were initially based on Otto Wagner’s art nouveau style. The station buildings and the former city railway arches along the “Gürtel” ring road still characterise the cityscape to this day.

1969

The Haus des Buches library was built on the site of the Stadttheater at Skodagasse 20 and was used by the Vienna City Libraries until the new main public library was opened on the Neubaugürtel ring road.

2020

The historically valuable Wilhelminian- style building at Skodagasse 15 is being carefully revitalised under 3SI Immogroup’s management.

The Masterpiece is intended to be a unique combination of classic elegance and a modern aesthetic.

1861

Josefstadt became the 8th

district of Vienna. The district border was extended north to Alser Straße, but to this day, it is still the smallest district in Vienna in terms of area.

2001

The historic centre of Vienna, including the eastern part of Josefstadt, was declared a UNESCO World Cultural Heritage.

1929

The Austrian politician Ernst Ritter von Streeruwitz lived at Skodagasse 15. In 1929, he even held the office of Federal Chancellor for a few months.

round 1900, Vienna was the focus of attention and an object of fascination for both the old and up-and-coming social elites. The metropolis on the Danube River was considered the capital of the high nobility and liberal intellectuals at the turn of the century. It stood for an avant-garde school of thought, which deliber-ately sought to break with tradition, away from the monarchy, and towards the New Objectivity. Within a few years, a number of internationally renowned buildings that still characterise Vienna’s cityscape to this day were created under the direction of the great art nouveau architect, Otto Wagner. The stylistic idiom of the buildings, with their floral and geometric patterns, was also carried over into the fine arts. The Wiener Werkstätte and its founders Koloman Moser and Josef Hoffmann created artistic handicrafts of the highest quality. Artists such as Gustav Klimt and Ego Schiele took painting to new heights and left a lasting impression on Vienna. Besides the Secession Building, which served as the headquarters of the young artists’ group, there are many other architecturally interesting buildings in Vienna which still preserve the time’s spirit of optimism.

ewly interpreted and courtyard-facing, the garden residences of the art nouveau building flouris in luxurious seclusion. The exclusive parterre impresses with private gardens – a unique feature of period (turn-of-the-century) apartment buildings – which are directly connected with the spacious terraces and offer a view of the park-like courtyard. Shielded from view, the outdoor areas exude a dreamy atmosphere and are unique oases of relaxation in the centre of the city. Green plants and fragrant flowers transform this area into a quiet retreat in the heart of the metropolis.

The location of this parterre guarantees an enviable sense of both intimacy and spaciousness. The apartments also boast large windows, high ceilings, and comfortable temperatures throughout the year. Surrounded by historic brickwork, the old Viennese furnishings impress with their strength of character: the walls and ceilings enhanced by elaborate, white panelling and stucco-like decorative profiles. Exquisite oak herringbone floors create an atmos-phere of comfort in all the living rooms, and form the perfect base for the underfloor heating system.

Exclusive details like stylish panel doors and spacious wood/aluminium sliding doors round out the first-class home comfort. Technological highlights such as high-end sound systems in the bathrooms and intelligent smart home controls via iPad make living in period period apartments more luxurious than ever before.

THRIVING

CULTURAL

SCENE

here are many historic and cultural venues and cabarets in the area around Skodagasse 15 that whet your appetite for the arts. Theater in der Josefstadt – with more than 350,000 visitors per season – is Vienna’s oldest theatre. The place where Johann Nestroy and Ferdinand Raimund made their debuts, the cast today thrills audiences with a successful mix of traditional pieces and premieres by contemporary authors. Vienna’s English Theatre, which was established in 1963, stands out today as Europe’s oldest foreign-language theatre. World premieres with nationally and internationally famous actors attract visitors to Josefsgasse to experience this cultural gem. The neighbouring square in front of Vienna’s City Hall is used practically year round as a popular venue for events – from the famous Christmas Market including an ice- skating rink in winter to the international film festival in summer with culinary treats from around the world.

The baroque Schönborn garden palace in Laudongasse is a real gem, which today houses the Austrian Museum of Folk Life and Folk Art. The romantic gardens of the adjacent Schönborn park with its fountains, thick hedges, and impressive trees is today one of the most beautiful and idyllic places in the 8th district.

s the former seat of the Habsburgs and the intellectual and cultural centre of the fin-de-siècle, Vienna is still today a cultural and architectural pearl. Austria’s capital is a global city of music, UNESCO World Cultural Heritage and a stand-out in many other respects. Accordingly, the international consulting agency Mercer has once again ranked the metropolis as the city with the highest quality of living worldwide for the 10th year in a row. And nowhere else provides such a tangible sense of this high standard of living as historic Josefstadt. As early as 1809, the cultural heart of the city was considered to be one of the most beautiful and healthy suburbs of Vienna, and the magnificent garden palaces were already a popular destination among the nobility for their famous summer retreats from the city.

Despite Josefstadt’s proximity to the city centre, it has largely been able to preserve its historic character, and its demographic structure places it among Vienna’s residential districts. Its central location, the closeness of the small district, first-class local amenities, and its cultural scene make the 8th district one of the classiest neighbourhoods in Vienna. To this day, the historic Wilhelminian-style buildings still exude their suburban charm, and The Masterpiece also ranks among the best of these fin-de-siècle architectural treasures, with its elaborate facade, elegant entrance, and decorative stucco ornaments.
