- SilMan Properties -

SILMAN PROPERTIES consists of an accomplished “TEAM” of experienced

and driven Real Estate professionals. Our team’s main goal is to develop long term high

Listing and Marketing your Property

Initial Preparation and Consultation

Provide an initial property evaluation and offer suggestions that will ensure you obtain

the maximum amount of income your property can generate . Listed below are some of

the items that are covered within the initial evaluation.

Conduct a comprehensive Market analysis in order to obtain the maximum rental amount with the least amount of days vacant.

Recommend any “value added” maintenance prior to tenant occupancy.

Coordinate any initial repairs or maintenance prior to marketing.

We Believe that the initial property condition sets the benchmark for what we

expect our future tenants to maintain.

Marketing and Advertising Campaign

Prepare a minimum of 8 pictures per property to highlight the features of your

home.

Multi-Media Marketing including SilMan Properties Website

Place ads within various rental websites including but not limited to:

Postlets, craigslist, Realtor.com, Zillow, Hot pads, Trulia, Facebook, LinkedIn, Rent.com, and many more.

Coverage within multiple counties

Signage (with owner approval)

MLS – Multiple Listing Service exposes your property to other local agents

Rental Flyers

Tenant Screening

Initial Tenant Screening

Once an ad is placed our team will screen all inquiries regarding the property and

begin to set appointments with prospective tenants to view the property and provide

additional documentation for further consideration.

Potential tenants are required to provide the following items:

Complete Rental Application and identity verification

Copy of credit report (Less than 60 days old)

Employment and income verification

2 month’s of personal checking account statements

2 most recent pay stubs

Rental History and personal reference verification

Our screening process includes contacting current employers, following up with

references, and interviewing past and present landlords all which are provided by

the potential tenant. We will then compile all of this information in a comprehensive

format in order to empower our clients to make the best decision on a tenant for

their property.

If the prospective tenant currently lives within our coverage areas we will conduct

our initial interview with them in their current residence. This gives us an

opportunity to do our best to provide you with tenants that will respect the home

they are renting.

Tenant Follow up and Lease Preparation

Lease Negotiation and Approval

Once a tenant has been approved, appointments are made to review the lease agreement in depth with the new tenant. This gives our team the opportunity to answer any questions and carefully explain the tenant’s responsibilities as well as our company’s standard policies and procedures. Each party will receive a completed rental agreement and all necessary disclosures.

Security Deposits and Insurance

For additional protection, appropriate security deposits are always collected upon completion of a lease agreement. The amount of deposits are based on the monthly rental rate. Applicants with pets are required to pay an additional deposit if a pet is approved for the property.

We ensure that the property owner has contacted their insurance carrier and a copy of the most recent insurance policies are requested and kept in our office file.

We also discuss and suggest that each tenant maintain a Renter’s Insurance policy in order to reduce potential claims against property owners.

Move In – Move Out

Move-In - Prior to Tenant’s Occupancy, we conduct a complete inspection of the property and document it’s current condition, including pictures as necessary. We emphasize the

expectations of the tenants and landlords which we find helps develop a good working relationship and encourages the tenant to take pride in their new home.

Move Out – Upon receipt of Tenant’s notice to vacate, the owner is notified and we provide a complete inspection and documentation, which also highlights the cleaning procedures required of the tenant. We will then procure any estimates needed for damage during the tenant’s occupancy period and discuss further actions with the owner.

Property Repair and Maintenance Services

Property Maintenance

All repair and maintenance services are performed by our team of dedicated vendors

and licensed contractors. Each vendor has been hand selected because of their ability

to provide the best possible service at a competitive price.

Our team of property managers regularly performs visual exterior inspections in

order to recommend periodic maintenance to maximize your property value and

protect your investment.

One additional item that sets our team above the competition is our ability to provide

these services with our “in house” licensed general contractor. This gives us the ability

to provide a one stop shop as well as competitive pricing and emergency service.

Perform maintenance and repair activities

All tenants are provided with both emergency and non-emergency contacts for

repair and maintenance purposes. All requests above $200 will be submitted to the

owner for approval prior to completion.

Management Services

Ongoing Property inspections

Frequent drive-by exterior inspections are performed by our property managers. In addition, we make regular preventative maintenance inspections of the interior of the property. Tenants are always notified in writing of pending inspections according to local State or Federal laws. We look for current discrepancies between the move-in condition and the current condition of the property. We will also check for preventative maintenance repairs at this time.

We also provide annual CMAs (Comparative Market Analysis) reports to keep our clients informed of the current market value of their investment properties. At this time we will also evaluate current market rental rates and make suggestions if rent modifications are needed.

Leasing and Management Fees Include
