Would the Government help?

Don’t rely on it. Income Support benefit rules may mean that you are not entitled to any help from the state towards your mortgage repayments if you are unable to work due to an accident or sickness or if you become unemployed.

For example, even if you are eligible, you won’t receive any help with your mortgage repayments for the first 13 weeks and even then, only on the interest of your loan up to £200,000.

Would my company support me?

Do you know if your employer will give full sick pay if you’re off work, and for how long? What sort of redundancy package is provided?

Most of us are likely to suffer one of life’s knocks at some time over the term of a mortgage, but now there’s an easy way to soften the blow of losing your income.

Mortgage Payment Protection offers cover for your mortgage payments in the event of accident, sickness or unemployment - meaning one less thing to worry about.

Accident, Sickness and Unemployment cover

will help to provide peace of mind - knowing that your mortgage payments will be met, if the unexpected should happen. However, the flexible nature of our cover allows you to protect your home and your lifestyle in the most effective way possible.

For example, we can offer Accident and

Sickness only cover if this better suits your

circumstances.

Now is the time to think about securing your home and the comfort

it gives you, should your personal circumstances take a turn for the

worse. No matter how secure you might currently feel in your work,

or with your health, things can change, yet, you still have your

mortgage to pay.

So, how does Mortgage Payment

Protection work?

In the event of falling ill, having an accident or losing your job, Mortgage Payment Protection will:

• start paying after you have been off work for 30 consecutive days;

• pay your benefits monthly for up to 12 months (or six months if you choose this option for a lower premium).

Benefits on Mortgage Payment Protection are paid monthly in arrears. The benefit is calculated daily as 1/30thof the monthly benefit, starting after

30 days. There is no payment for the first 30 days of any claim unless you choose Back to Day One cover.

If you have chosen Back to Day One cover then you will receive a full monthly benefit payment at the end of the first 30 days of a claim. Thereafter, benefit will be calculated as shown above.

Extra hospitalisation cover

If you take out Accident, Sickness and Unemployment cover or Accident and Sickness cover you automatically receive additional hospitalisation cover.

This means that, if you are hospitalised as an in-patient for three days or more, we will start to pay your claim from day four. This is not standard in many other policies.

How much cover should I have?

You can cover just your basic mortgage payments, or you can choose to extend your cover to include other mortgage related expenses, such as life assurance premiums linked to your mortgage, buildings insurance and mortgage protection premium. The limit for mortgage related expenses is up to 25% of your monthly mortgage payment or £200 (whichever is the greater) and there is an overall limit of £2,000.

Am I eligible for cover?

You can take our Mortgage Payment Protection if:

• you are over 18 and under 65;

• you work and live in the United Kingdom, the Channel Islands or the Isle of Man (including working for a United Kingdom registered company in the European Community Countries for not more than 180 days a year); • you are making, or are about to start making payments under a mortgage agreement for a property to be occupied as your main residence;

• you are up to date with your mortgage payments;

• you have been for the last six months, and currently are, in permanent paid employment or self-employed for 16 hours per week. Fixed term contract workers must have been continuously employed by the same employer for at least a year and, in addition, their contract needs to have been renewed at least once in the past or they need to have been employed by the same employer for at least two years.

Claims Support Programme

If you have an unemployment claim we will provide you with a Job Finder Guide and access to our Claims Support website (www.support.cardifpinnacle.com), which will help you in your job search. You may also be offered access to a CV rewriting service, a CD Rom, employment workshops and telephone support service.

If you have a disability claim we will provide you with our Claimant Health Guide. You will also have access to our Claims Support website (www.support.cardifpinnacle.com), which will assist you with health updates and general information on your condition.

This document provides a summary of the significant features, benefits and limitations of the cover provided by the Mortgage Payment Protection insurance policy. The full terms, conditions and exclusions are shown in the policy document GP02360.

Policy Type

Mortgage Payment Protection is a general insurance product to cover your mortgage repayments in the event of disability (accident or sickness), hospitalisation or involuntary unemployment.

Features and Benefits

Eligibility

To be eligible you:

• must be at least 18 and less than 65 years of age;

• must work and live in the United Kingdom, the Channel Islands or the Isle of Man; • must be in full time employment or

self-employment for the last 6 months; • must have or be applying for a mortgage for a

property you will occupy as your home. If two people are eligible under this policy then joint cover may be selected, each person will then be covered for the amount of the monthly benefit chosen, this is shown in your schedule of cover.

Benefits

• Protects your monthly mortgage payments (and associated bills if chosen) if you are unable to work following accident, sickness, hospitalisation or involuntary unemployment. • Benefit for disability and unemployment is calculated at a rate of 1/30thof your chosen monthly benefit for each day you are off work following the first 30 days, so you would receive a payment even if you return to work part way through a month.

• Provides up to 25% or £200 (whichever is greater) above your monthly mortgage payment to cover additional expenses such as monthly buildings insurance and life assurance premiums. Total maximum monthly benefit is £2,000.

• Your disability and unemployment benefit will start being calculated from the 31stday. • If you chose ‘Back to Day One’ cover then for

disability and unemployment claims you will receive a full monthly benefit payment at the end of the first 30 days of a claim, thereafter benefit will be calculated as above. • Benefit for hospitalisation is calculated at a

rate of 1/30th of your chosen monthly benefit for each day you are off work following the first 3 days, so you would receive a payment even if you return to work part way through a month.

• Your hospitalisation benefit will start being calculated from the 4th day.

• You will receive benefit if you are unemployed as the result of becoming a carer if you can provide evidence that you are required to care for a member of your immediate family, are in receipt of Carer’s Allowance and are not aware that it is a possibility that you will have to leave paid employment to become a carer prior to the start date of your policy. • The level of cover can be altered at any time

to reflect changes in your monthly mortgage payments or your circumstances.

• Benefits are paid tax free for up to 12 months. • Cover can be continued if you move home or

change lender, provided you still have a mortgage.

Significant Exclusions

Disability and Hospitalisation

No benefit is payable in respect of:

• the first 30 consecutive days of disability or the first 3 consecutive days of hospitalisation (please refer to page 6 of the policy booklet); • conditions you are aware of or should reasonably have known of, or for which you have consulted a doctor in the 12 months prior to the start date of your policy. However, this exclusion will not apply and we will pay the monthly benefit if:

• you have been continuously insured; and • you have been symptom free and have not

consulted a doctor or received treatment for the condition in the 12 months immediately prior to your claim.

Please note that the start date means the date of completion of the agreement (i.e. the mortgage completion date) or the date we advise you are accepted for cover, if you apply for cover under this policy after the mortgage completion date. Full details of all Disability and Hospitalisation Exclusions can be found in Section headed The Cover ‘What We Do Not insure’ on page 6 of the policy booklet.

Unemployment

No benefit is payable:

• that arises or you are notified of within 60 days of the start date if you applied for this insurance when taking out your mortgage or within 60 days of your mortgage completion date;

• that arises or you are notified of within 120 days of the start date if you applied for this insurance more than 60 days after your mortgage completion date.

If, immediately prior to the start date, you have an existing policy providing cover in the event of disability or unemployment with a company other then us, and that policy is cancelled in place of this one, the previous two exclusions will not apply;

• for the first 30 consecutive days of unemployment;

• if you receive notice (oral or written) of unemployment within the initial exclusion period (as stated in your schedule of cover) of the policy start date;

• if unemployment is a normal or seasonal occurrence, or follows a period of casual or temporary work;

• if at the start date of this policy, you are aware of impending unemployment;

• if unemployment occurs after the expected end of a fixed-term contract (please see Special Note under Section Settling A Claim of the policy booklet);

• if unemployment occurs whilst working outside the United Kingdom, the Channel Islands or the Isle of Man;

• for voluntary redundancy or misconduct; • if you are self-employed and have not ceased

trading.

General Exclusions

Disability, Hospitalisation and

Unemployment

No benefit is payable: • self- inflicted injury;

• being under the influence of alcohol or drugs; • stress, anxiety, depression or mental or

nervous disorders;

• backache or related conditions, unless supported by medical evidence such as an X-ray or CT scan.

Policy Duration

This is a monthly contract starting from completion of your mortgage or the date we advise you are accepted for cover as shown on your schedule. You should periodically review your policy and circumstances to ensure you have appropriate cover.

Payment

Premiums are payable monthly by Direct Debit.

Cooling off and Cancellation

Cooling off period

You may cancel this cover by returning the policy and schedule to us within 30 days of receiving it. If you have not made a claim under this policy we will cancel the policy and refund any premium(s) paid.

Thereafter you may cancel your cover under this policy either by telephoning us or by giving us written notice, in which case no refund of premium will be due.
