This is to Certify that in accordance with the authorisation granted under the Contract (the number of which is specified in the Schedule) to the undersigned by certain Underwriters at Lloyd’s, whose definitive numbers and the proportions underwritten by them, which will be supplied on application, can be ascertained by reference to the said Contract which bears the Seal of Lloyd’s Policy Signing Office and in consideration of the payment of the premium specified herein, the said Underwriters are hereby bound, severally and not jointly, their Executors and Administrators, to insure in accordance with the terms and conditions contained herein or endorsed hereon.

Any heading in this Policy is for ease of reference only and does not affect its interpretation.

Important Notices

Thank You for choosing Computerquote Insurance

Please read this Policy booklet and YourSchedule carefully to make sure that You are satisfied with Your insurance. This is Your insurance Policy. It is a contract of insurance between You, the Insured and Us and is made up of this Policy

booklet and YourSchedule.

The contract is based on the Statement of Facts given to Us or the information given on Your behalf when You applied for the insurance.

For this contract to be valid, all the information You have given Us must be true and complete. If any changes happen which may affect YourPolicy, You must immediately notify Computerquote Insurance (Your intermediary) who arranged the Policy for You or Us.

We will provide the insurance described in this Policy during the Period of Insurance as detailed in the Schedule. The

Policy, Schedule and any Endorsements are to be read as one document. Please check them carefully to make sure that they give You the cover You want.

Any word or expression used with a defined meaning in the Policy has the same meaning wherever it appears. Words which use the masculine gender include the feminine and vice versa. Words using the singular include the plural and vice versa.

Choice of Law and Jurisdiction

The law of England and Wales and the jurisdiction of the courts of England and Wales will apply to this contract unless: 1) You and the Insurer agree otherwise; or

2) At the date of the contract You are a resident of (or, in the case of a business, the registered office or principal place of business is situated in) Scotland, Northern Ireland, Channel Islands or the Isle of Man, in which case (in the absence of agreement to the contrary) the law of that country will apply.

Cancellation Rights

a) You have the right to cancel YourPolicy during a period of 14 days after the later of the day of purchase of the contract or the day on which You receive YourPolicy documentation. If You wish to do so and the insurance cover has not yet commenced, You will be entitled to a full refund of the premium paid.

b) Alternatively, if You wish to do so and the insurance cover has already commenced, whether within the first 14 days or not, You will be entitled to a refund of the premium paid subject to a deduction for the time for which You have been covered. This will be calculated on a pro-rata basis for the period in which You received cover and will include an additional charge to cover the administrative cost of providing the Policy. To exercise Your right to cancel, please contact Computerquote Insurance 0800 389 9949. In the event of a claim no refund of premium shall be given c) We (or Computerquote Insurance with Our specific authority) may cancel this Policy by sending 14 days’ notice to

Your last known address. As long as You have not made a claim during the current Period of Insurance, You will be entitled to a refund of the premium paid subject to a deduction for the time for which You have been covered. This will be calculated on a pro-rata basis for the period in which You received cover and ill include an additional charge to cover the administrative cost of providing the Policy.

Observance of Policy Terms

The due observance of the terms, provisions, conditions and Endorsements of this insurance by You in so are as they relate to anything to be done are complied with by You and the truth of the statements and answers and information supplied on or in connection with Your proposal shall be a condition of Our liability to make any payment hereunder.

Sanctions Limitation and Exclusion Clause

No insurer shall be deemed to provide cover and no insurer shall be liable to pay any claim or provide any benefit hereunder to the extent that the provision of such cover, payment of such claim or provision of such benefit would expose that insurer to any sanction, prohibition or restriction under United Kingdom or United States of America.

Geographical Limit

United Kingdom, Isle of Man, Channel Islands and Europe for up to 60 days in any Period of Insurance.

Fraud Protection (Fraud, Misrepresentation and Non-disclosure)

Throughout Your dealings with Us, We expect You to act honestly. If You or anyone acting for You:

• Provides answers to Our questions which are dishonest, inaccurate or misleadingly incomplete • Knowingly makes a false statement in support of a claim or

• Submits a knowingly false or forged document in support of a claim or

• Makes a claim or any Loss or Damage caused by Your wilful act or caused with Your agreement, collusion or knowledge

Then:

If We find that fraud has been committed We have the right to: Void the Policy and may not refund any premium

Refuse to pay the whole of a claim if any part is in any way fraudulent

Recover any costs incurred by Us including investigation, legal costs or an amount already paid out under this Policy

since the start date Also:

We may inform the Police of the circumstances Inform other organisations as well as anti-fraud databases

Policy Definitions

This Policy contains definitions which have specific meaning; they must be read in conjunction with the other terms and conditions.

Accidental Damage

Damage caused suddenly by unexpected or unintended means which is not deliberate.

Buildings

The private house described in YourSchedule and its

Garages and outbuildings You or any member of Your Family use only for domestic purposes.

Your home and fixtures and fittings, boundary and garden walls, gates, hedges, fences, paths, terraces, drives, patios, permanently-built swimming pools, tennis courts, hot tubs and Jacuzzis, septic tanks and central-heating gas or oil tanks all forming part of the property and all contained within the boundaries of the property which are used for domestic purposes only.

Contents

Household goods, Valuables, Money up to £350, documents and deeds, Personal Possessions and television aerials on or in the home which You or any member of YourFamily own or are legally responsible for.

Contents does not include:

• Animals, birds, fish or any living thing , growing trees, shrubs or plants, property which You or any member of

YourFamily own or use at any time for Business • Lottery Tickets and raffle tickets

• Any aircraft, caravan, boats, motor vehicle or trailer, and their accessories and Contents

The Contents of any outbuildings and/or Garages will be limited to £1,000 in total value.

Endorsements

An agreed change in the terms of the Policy, which will be shown on the Schedule.

Excess

The first amount of each claim which You have to pay.

Family

Provided they normally live with You, Your husband,

Your wife or Your partner, Your children, Your or Your

husband’s, wife’s or partner’s parents and any other relatives.

Garage

A structure originally built for storing motor vehicle or vehicles.

Money

Cash, current bank and currency notes, cheques, postal and Money orders, bankers’ drafts, premium bonds, savings stamps, savings certificates, unused current postage stamps, travellers’ cheques, travel tickets, season tickets, luncheon vouchers, gift tokens, phone cards and trading stamps including television licence, gas, electricity and phone stamps.

Period of Insurance

Any period of time for which We have accepted Your

premium as notified on YourSchedule or until cancelled.

Personal Possessions

Valuables, sports equipment, items of clothing, personal articles designed to be worn or carried on or about the person belonging to You whilst anywhere in the United Kingdom and up to 60 days worldwide, excluding motor vehicles and accessories (including keys and locks of any sort).

Schedule

The document which describes You, Your address, the cover that applies, including Excesses, the Period of Insurance and any other details of YourPolicy.

Statement of Fact or Proposal Form

The document headed Statement of Facts representing a record of statements You have made and information

You have given either verbally or in writing showing details of Us, You, Your home and Your insurance requirements. This will form the basis of the contract between You and

Us.

Unfurnished

A home not having enough furniture for someone to live in it.

United Kingdom

England, Scotland, Wales, Northern Ireland, the Channel Islands and the Isle of Man.

Unoccupied

A home not lived in or intended to be lived in for more than 60 consecutive days.

Valuables

Jewellery, watches, clocks, furs, articles made of precious metal, precious stones, cups and trophies, personal computers, cameras, video cameras and their equipment and accessories, binoculars and telescopes, pictures, works of art and collections of stamps, coins and medals.

Vermin

Badgers, foxes, squirrels, rodents and any other wild animal, birds or creature (whether protected or not) which by nature cause Damage, carry disease and cause harm.

Building Cover

YourSchedule shows if You are covered under this section of the Policy. We do not cover the first £100 (without Accidental Damage cover) or £200 (if Accidental Damage cover is included) of each claim. The Buildings

are insured against Damage or Loss by the following causes:

1. Storm or Flood

Loss or Damage caused by storm or flood Excluding

a) Loss or Damage to gates, hedges and fences b) Loss or Damage to driveways, decking, paths and terraces

c) Loss or Damage to television and radio aerials or satellite dishes

d) Loss or Damage caused by frost, Landslip, Ground Heave or Subsidence

e) Any gradually operating cause

2. Fire, Lightning, Explosion, Earthquake or Smoke

Excluding

a) Any gradually operating cause

3. Escape of Water

Escape of water, oil or liquid petroleum gas from any fixed water or heating installation or from any domestic appliance.

Excluding

a) Loss or Damage while the home is Unoccupied for more than 60 consecutive days

b) Any gradually operating cause

c) Loss or Damage to solid floors caused by infill materials settling, swelling or shrinking as a result of water escaping in the home

d) Subsidence, Heave or Landslip caused by water escaping from the home

e) Damage caused by sinks and baths overflowing as a result of taps being left on

4. Theft or Attempted Theft

Excluding

a) Loss or Damage while the home is Unoccupied or

Unfurnished for more than 60 consecutive days

5. Impact or Collision

(a) Any aircraft or anything dropped from an aircraft (b) Aerial Devices, road or rail vehicles or anything dropped by them, or

(c) Animal, excluding Damage caused by an animal or animals belonging to You or a member of YourFamily

(d) Falling trees or branches

6. Riot, Strike or Civil Commotion

Loss or Damage caused by riot, civil commotion, strikes, labour and political disturbances.

Excluding

a) Loss or Damage outside the United Kingdom

b) Northern Ireland

7. Vandalism or Malicious Acts

Excluding

a) Loss or Damage while the home is Unoccupied or

Unfurnished for 60 consecutive days

b) Loss or Damage caused by any guest or by You or any member of YourFamily

8. Subsidence, Ground Heave or Landslip

Subsidence, Ground Heave or Landslip of the property or any part of the site on which YourBuildings stand. Excluding

a) The first £1,500 of each agreed claim, unless otherwise specified on YourSchedule

b) Loss or Damage to walls, gates, fences, hedges, patios, drives, swimming pools, sheds, greenhouses, tennis courts unless the home is damaged by the same cause and at the same time

c) Loss or Damage caused by the foundations settling, shrinking or expanding

d) Loss or Damage caused by made-up ground settling or new structures bedding down

e) Loss or Damage caused by the coast or river bank erosion

f) Loss or Damage to or resulting from movement of solid floor slabs unless the foundations beneath the external walls of Your home are damaged by the same cause and at the same time

g) Loss or Damage caused by faulty design or inadequate foundations which do not meet Buildings regulations current at the time of construction

h) Loss or Damage caused by demolition, structural changes, structural repairs, groundwork, excavation, faulty workmanship or using faulty materials

i) Reduction in market value following repair j) Loss or Damage which originated before this Policy

came into force

9. Accidental Damage

Accidental Damage will only appear on YourSchedule, if requested under the Buildings insurance cover type.

We will pay for Accidental Damage to YourBuildings. Excluding

a) Any loss or Damage specifically excluded under the

Buildings section or elsewhere in this Policy

b) Any loss or Damage which happens while the home or any part of it is let, lent or shared with anyone who is not a member of YourFamily

c) The cost of maintenance and normal redecoration

Extensions

Alternative Accommodations

If Your Home is rendered uninhabitable because of any loss or Damage which is insured under this Policy, We will pay You the cost of alternative accommodation up to £15,000.

Additional Costs

Following a claim, which We have accepted, for loss or Damage by a cause described in the Buildings Insurance Section of this Policy, We will pay:

(a) Any necessary fees for architects, surveyors or consulting engineers fees

(b) The cost to comply with government or local authority requirements (unless You were given notice of the requirement before the Damage)

Excluding

a) The cost of preparing a claim, or

b) Any costs incurred without Our written consent

Defective Premises Act

We cover Your liability as owner of the home under this section, We will cover You up to £1,000,000

for any amount You legally have to pay under Section 3 of the Defective Premises Act 1972 or Article 5 of the Defective Premises (Northern Ireland) order 1975 in connection with an accident in any previous home which

You occupied before You sold it or gave it away. We will only do this if the accident happens during the Period of Insurance.

We do not cover liability for the cost of putting right any fault or alleged fault.

Demolitions and Debris Removal We will pay up to £100,000

Following a claim, which We have accepted, for loss or Damage by a cause described in the Buildings Insurance Section of this Policy, We will pay the cost of making the

Buildings safe, removal of debris and clearing the site provided Our prior agreement has been obtained.

Emergency Entry

Loss or Damage to Your home caused when the fire, police or ambulance service has to force an entry into

Your Property because of a medical emergency or perceived emergency involving You or any member of

YourFamily.

Glass and Sanitary Ware

Accidental Damage to glass, mirrors, ceramic hobs and sanitary ware fixed to and forming part of the home. Excluding

a) Loss or Damage caused by scratching and marring b) Loss or Damage while the home is Unoccupied or

Unfurnished for more than 60 consecutive days c) Loss or Damage caused by wear and tear or loss of value

Plumbing Installations

Damage to any part of the plumbing installation in Your

home caused by freezing. Excluding

a) Damage which occurs to an installation which is directly exposed to the outside or is in an outbuilding b) Loss or Damage due to rust, corrosion or wear and tear c) Loss or Damage while the home is Unoccupied or

Unfurnished for more than 60 consecutive days d) Loss or Damage while the home temperature is not maintained to 10 degrees Celsius

Property Owners Liability

The most We will pay for any one event is £2,000,000 including other costs and expenses which We have agreed to in writing.

We will pay any amount which You (or in the event of Your

death Your legal personal representatives) or any member of YourFamily legally have to pay:

a) As owner of YourBuildings including their land, or b) For faulty work carried out for You or by You on any home You used to own in the United Kingdom. This only applies to compensation for:

• Causing the accidental bodily injury, disease or death of any person, or

• The accidental loss of or Damage to property

We will treat all claims caused by one accident as one claim however You may be legally liable for Excluding

Your legal responsibility for:

a) Faulty work which happens more than seven years after the end of cancellation of this Policy, or

b) If You have cover under a current or more recent Policy

c) Your legal responsibility arising from:

d) You or any member of YourFamily or any domestic employee dying or suffering from an injury or disease e) Loss of or Damage to property You or any member of

YourFamily own or are looking after

f) Any profession, business or employment involving You or any member of YourFamily

g) Passing on any contagious disease or virus h) Any contract or agreement unless You would have been liable anyway if that contract or agreement did not exist

i) Any deliberate act

j) Ownership or operation of watercraft, aircraft or mechanically propelled vehicles

Selling Your Property

If You enter a contract to sell Your home the purchaser will have the benefit of this Buildings insurance up to the date of completion (provided the Buildings are not insured elsewhere).

Excludes

a) Loss or Damage insured under any other Policy Trace and Access

In the event of Damage to the Buildings caused by escape of water from water tanks, pipes, apparatus or fixed heating systems in the home, We will pay the reasonable costs, up to £2,500, for removing and replacing any other part of Buildings necessary to find and repair the source of the leak.

Underground Pipes and Cables

Accidental Damage to underground pipes, cables, inspection covers or tanks providing services to or from

Your home for which You are responsible. Excludes

a) The cost or replacing items

b) Loss or Damage to pitch fibre drains caused by defects in the design, materials, construction or installation of the pipes and drains

Contents Cover

YourSchedule shows if You are covered under this section of the Policy. We do not cover the first £100 (without Accidental Damage) or £200 (if Accidental Damage cover is included) of each claim. (This is increased to £300 for portable handheld devices, such as Tablets and mobile phones). The Contents are insured against Damage or loss by the following causes:

1. Storm or Flood

2. Fire, Lightning, Explosion, Earthquake or Smoke Excluding

a) Any gradually operating cause

3. Escape of Water

9. Accidental Damage

This cover only applies when it has been requested and appears on the Schedule under the Contents cover Excluding

a) Any loss or Damage specifically excluded under the

Contents Insurance Section of this Policy

b) Any loss or Damage caused to food or plants c) Any loss or Damage to contact lenses and furs d) Any loss or Damage to computers and computer equipment by:

• Accidental loss or mislaying or misfiling of documentation or records

• Viruses • Contamination

e) Any loss or Damage by mechanical or electrical breakdown or failure

f) Any loss or Damage arising from the cost of remaking any film, disc or tape or the value of any information contained on it

g) Any loss or Damage caused by: • Wear and tear or loss of value

• Moth, Vermin, parasite, woodworm, insect, wet or dry rot, fungus, frost, climatic and atmospheric conditions, light, rusting, corrosion, shrinkage or anything which happens gradually

• Any deliberate act

• Any process of dyeing, washing, cleaning, restoring, reproofing, adjusting, maintaining, repairing or misuse; • Animals owned by You or animals owned by a member of YourFamily

• Animals chewing, scratching, tearing or fouling • Your goods being confiscated or held legally by officials or authorities

• While the home is Unoccupied or Unfurnished EXTENSIONS

Contents in the Garden

The most We will pay in any one claim is £500 Loss or Damage by any cause listed in paragraphs 1-3

Excluding

a) Loss or Damage to plants and trees b) Loss or Damage to Money or Valuables

c) Loss or Damage pedal cycles unattended or not secured by a suitable locking device

d) Loss or Damage as a result of impact by a vehicle, train or animal

e) Loss or Damage to business equipment

Credit Cards Liability

The most We will pay in the event of any one claim is £1000.

Your or YourFamily’s liability under the terms of any credit card, cheque or cash dispenser card agreement as a direct result of its theft from Your home and following its unauthorised use by any person not related to or living with You.

This cover applies anywhere in the United Kingdom. The most We will pay for any one event is £1,000. Excluding

a) Any countries outside of the UK

b) Loss or theft of any credit card You do not report to the local police within 24 hours of discovering the loss or theft. c) Loss or theft of any credit card You do not tell the credit card company about within 24 hours of discovering the loss or theft

d) Loss or theft by You or any member of YourFamily

e) Loss or Damage caused by not using the credit card correctly

f) Loss or Damage caused by Your credit card being confiscated or held legally by officials or authorities g) Loss or shortages caused by accounting errors or omissions

Documents

We will pay up to £500 towards any one claim for loss or Damage, by causes listed in paragraph 1 – 8 of this

Contents insurance section to documents (other than

Money).

The documents must be within the main Building of the home or in a safe deposit or strong room .

Excluding

a) Documents used for business, profession, trade or employment purposes

Entertainment Equipment Accidental Damage to:

Televisions, radios, MP3 players, compact disc players, DVD and Blu-ray players, computers, laptops, notepads, games consoles and similar devices, cable, satellite, digital receivers, television aerials and satellite dishes. Excluding

a) Loss or Damage to records, discs, cassettes, tapes or software

b) Erasure or distortion of data

c) Loss or Damage caused by scratching, chewing, or fouling by domestic pets

d) Loss or Damage arising from any process of cleaning, maintenance, adjustment, repair or taking apart e) Loss or Damage caused by wear and tear or loss of value

f) Electrical or mechanical breakdown g) Loss or Damage caused by light, weather or atmospheric conditions or any other gradually operating cause

Escape of Oil or Metered Water

We cover You, up to a maximum of £500 against loss of oil or metered water for which You are responsible for any fixed domestic water or heating installation or appliance following Accidental Damage to the fixed installation or appliance.

Excluding

a) Loss of oil or water caused by gradual leakage or vaporisation

b) Loss or Damage while Your home is Unoccupied or

Unfurnished Fatal Accident

We will pay £5,000 if You or any member of YourFamily

is fatally injured in the Building by fire or assault and this results in death within 12 months of the injury to the legal personal representative.

This also extends to an accident whilst travelling as a passenger on a public service vehicle.

Frozen Food

The most We will pay in the event of any one event is £500 Loss or Damage to food in the fridge or freezer which is made inedible by;

a) A change in temperature, or

b) Contamination by refrigerant or refrigerant fumes Excluding

a) A deliberate act of You, YourFamily or any electrical supplier

b) Loss or Damage if the freezing device is more than 10 years old

c) Loss or Damage resulting from food mainly used for business, profession, trade or employment purposes d) Contents which have passed their sell or use by dates

House Removal

Accidental Damage or loss to Contents during the process of removal and transit (other than sea or air transit) by professional removal contractors following

Your permanent change of address to any new private residence within the United Kingdom, unless more specifically insured elsewhere.

Excluding

a) Loss or Damage to Valuables and Money

b) Loss or Damage to property held in storage

c) Loss or Damage to china, glass, porcelain or any other item of earthenware unless package by professional removal contractors

d) Loss or Damage caused by mechanical or electrical breakdown or failure

Keys and Locks

The cost of replacing and installing keys and locks for: a) External doors

b) Windows

c) Intruder alarms and safes in Your home The most We will pay for any one event is £500. Excluding

a) Any loss or theft You do not report to the local police within 24 hours

b) The cost of replacing keys and locks to outbuildings including, sheds and Garages

Liability to Domestic Employees

Subject to the limit below We will pay any amount that

You or YourFamily become legally liable to pay as compensation (including claimant’s costs and expenses) for death, bodily injury or illness of any domestic staff within the United Kingdom

Excluding

a) All countries outside of the UK

c) Loss or Damage caused by loss of value d) Theft or loss from business if working from home e) Shortages caused by mistakes

Property and Personal Liability

Any amount which You (or in the event of Your death Your

legal personal representatives) or any member of Your Family legally have to pay:

a) As occupier of YourBuildings including their land, or b) As a private individual

This only applies to compensation for:

a) Causing the accidental bodily injury, disease or death of any person, or

b) The accidental loss of or Damage to property The most We will pay for any one event is £2,000,000 including costs and expenses which We have agreed to in writing.

We will treat all claims caused by one accident as one claim. However, You may be legally liable for the accident.

Excluding Your legal responsibility arising from: a) You or any member of YourFamily or any domestic employee dying or suffering from an injury or disease b) Loss of or Damage to property You or any member of

YourFamily own or are looking after

c) Any profession, business or employment involving You

or any member of YourFamily

d) Passing on any contagious disease or virus e) Any contract or agreement unless You would have been liable anyway if that contract or agreement did not exist

f) Any deliberate act g) Owning any land or Buildings

h) Owning, possessing or using animals other than horses or domestic pets

i) Hunting or racing of any kind except on foot j) Owning or caring for dangerous dogs as shown in the Dangerous Dogs Act 1991 and any amending laws k) Owning, possessing or using any of the following:

• Mechanically or electrically propelled vehicles (other than domestic garden equipment or pedal cycles) • Caravans

• Aircraft (other than pedestrian-controlled models and toys)

• Watercraft (other than windsurfers and pedestrian-controlled models or toys)

• Fire-arms (other than sporting guns being used for sporting purposes)

We will not cover Your liability for accidents which happen in the United States of America or Canada.

Temporary Removal

Loss, destruction or Damage by any cause listed in paragraphs 1-8 of this Contents Insurance section of Your Policy to Contents temporarily removed from the property to:

a) Any bank or safe deposit

b) Any other occupied private dwelling providing that it is not Unoccupied or Unfurnished

c) Any Building where You or YourFamily are working or temporarily living while anywhere in the World Excluding

a) Loss or Damage to student Contents living away from the home

b) Any amount exceeding 10% of the Contents Sum Insured as shown in YourSchedule.

c) Loss or Damage by theft unless it involves forcible or violent entry to or exit from the Building

d) Loss or Damage from a caravan, a mobile home or motor home

The most We will pay for any one event will be the Unspecified Items Sum Insured as shown in YourSchedule. The most We will pay for any one item, pair or set is £1,500. Excluding

a) Loss or theft You do not report to the local police within 24 hours

• Any process of washing, cleaning, restoring, adjusting, maintaining, repairing or misuse • Your goods being confiscated or held legally by officials or authorities.

c) Loss, theft or Damage to:

• Pedal cycles while being used for racing, pace making or trials

• Wheels, saddles and accessories unless the pedal cycle is lost, stolen or damaged at the same time d) Loss, theft or Damage to an unattended pedal cycle which was not secured with a suitable locking device to a permanent fixture, or locked in a Building at the time of loss

e) Loss, theft or Damage to motorised pedal cycles or pedal cycles that have been fitted with motorised assistance of any kind

General Conditions

These conditions apply throughout YourPolicy.

You and YourFamily must comply with them to have full protection from YourPolicy

If You or YourFamily do NOT comply with them, We may take one or more of the following actions:

• Cancel YourPolicy

• Declare the Policy void (treating YourPolicy as if it never existed)

• Change the terms of YourPolicy

• Refuse to deal with all or part of any claim or reduce the amount of any claim paid

You Must Provide Accurate and Complete Information

When taking out, making changes or renewing Your Policy, You must take reasonable care to provide accurate and complete answers to all questions asked.

We or Computerquote Insurance may request additional information or documentation to ensure the questions asked are accurate and complete.

Circumstances Change

If Your circumstances change You must tell Us or Computerquote Insurance as soon as reasonably possible. In addition, if any information shown on the Statement of Fact or Schedule is incorrect, You must inform Us, as mentioned above.

Examples of changes: • Change of address

• Renovation or structural changes

• If the property is going to be Unoccupied for more than 45 days in any Period of Insurance

Other Conditions

1. You must take all reasonable steps to protect the property insured, prevent Damage or accidents and maintain the property insured in a good condition. 2. If You or anyone acting for You makes a claim which is false or fraudulent in any way, the Policy shall become void and all claims under it shall be forfeited.

3. In the event of any circumstances likely to give rise to a claim You must:

a) tell Us as soon as reasonably possible, but in any event within 14 days of the date the incident occurred b) tell the local police immediately if loss or Damage is caused by theft or attempted theft, accidental loss, malicious persons, vandals, riot, violent disorder, civil commotion, strike or labour disturbance, and keep a note of any reference number given to You

c) Immediately send to Us without acknowledging it, any writ, summons or any other communication which suggests that a claim will be made against You or a member of YourFamily

d) Take all reasonable steps to recover any property

which has been lost

e) when asked, You must at all times provide without expense to Us, all proofs, certificates, evidence, assistance or information which We may reasonably require (including written estimates and proof of ownership or value)

f) Not leave property for Us to deal with unless You

have Our permission

4. You must tell Us in writing as soon as possible about any change which may affect this Policy. If You do not tell Us, We can declare the Policy as not valid or reduce the cover We provide. The facts We need are those which

We consider important in assessing or accepting Your

insurance. If You are in any doubt as to whether to tell Us

about any change, You should tell Us anyway. 5. If You have any other insurance covering anything insured by this Policy, We will pay only Our share of any claim.

6. With regard to any claims, We can do the following: a) We can enforce Your rights against another person, for Our own benefit, before or after We have settled a claim

b) We can negotiate, defend or settle in Your name any claim made against You

c) We are entitled to the remains of any insured property for which We have paid a claim

7. You must not admit, deny, negotiate or settle any claim without written consent from Us.

8. If there is any difference as to the amount to be paid, and liability having been admitted, the dispute will be referred to an arbitrator appointed jointly by You and Us in accordance with the law at that time.

9. If this Policy covers property at more than one address then it will apply as if a separate Policy had been issued in respect of each location.

10. The Contracts (Rights of Third Parties) Act 1999 is excluded from this insurance and the rights of any person company body or other party not named in the Schedule

as the Policyholder or the Insured (a) to enforce a term of this insurance and/or (b) not to have this insurance rescinded varied modified added to or altered in any way whatsoever without their consent by virtue of the provisions of the Contracts (Rights of Third Parties) Act 1999 (the “Act”) including any subsequent enactment’s repealing or otherwise amending the Act. are excluded from the insurance by this Policy.

11. We shall not be liable in respect of any claim arising out of or in connection with the Data Protection Act 1998 or similar legislation.

General Exclusions

These exclusions apply throughout YourPolicy

This insurance Policy does not cover:

Radioactive Contamination

Any loss, Damage or legal liability directly or indirectly caused by:

a) Ionising radiation or radioactive contamination from nuclear fuel or nuclear waste arising from burning nuclear fuel, or

b) The radioactive, poisonous, explosive or other dangerous properties of any nuclear equipment or nuclear part of that equipment

Sonic Bangs

a) Any loss, Damage or legal liability directly or indirectly caused by pressure waves caused by aircraft and other flying objects travelling at or above the speed of sound.

Reduction in Market Value

a) Any reduction in market value of any property following repairs or reinstatement

Confiscation

a) Loss or Damage caused by officials or authorities legally confiscating or holding Your goods

War Risks

a) War any consequence whatsoever resulting directly or indirectly from or in connection with any of the following regardless of any other contributing cause or event. War, invasion, act of foreign enemy hostilities or a warlike operation or operations (whether war be declared or not) civil war rebellion revolution insurrection civil commotion assuming the proportions of or amounting to an uprising military or usurped power.

Terrorism

Harm or Damage to life or to property (or the threat of such harm or Damage) by nuclear and/or chemical and/ or biological and/or radiological means resulting directly or indirectly from or in connection with Terrorism regardless of any other contributing cause or event.

Terrorism is defined as any act or acts including but not limited to:

a) The use or threat of force and/or violence and/or b) Harm or Damage to life or to property (or the and/ or biological threat of such harm or Damage) including but not limited to harm or Damage by nuclear and/ or chemical and/or radiological means caused or occasioned by any person(s) or group(s) of persons or so claimed in whole or in part for political religious ideological or similar purposes.

(c) Any action taken in controlling preventing suppressing or in any way relating to

Deliberate Loss or Damage and Deception

a) Any loss or Damage caused, or allowed to be caused, deliberately, wilfully, maliciously, illegally or unlawfully by

You or YourFamily or anyone lawfully in the home

b) Any loss or Damage which happened before the first

Period of Insurance

c) Any loss or Damage caused by deception unless the only deception is gaining entry to Your home

Gradual Deterioration

a) Any loss or Damage caused by wear and tear, loss of value or anything which happens gradually

Pollution and Contamination

a) Any loss, Damage or legal liability directly or indirectly caused by pollution or contamination of Buildings, structures, water, land or the atmosphere Business and Legal Responsibility

a) Any property You own, hold in trust or use in connection with any business, profession or trade other than provided for under paragraph 24 of the Contents Insurance Section 38

b) Any legal responsibility arising directly or indirectly from any business, profession or trade.

Mechanical and Electrical Malfunction

Any loss or Damage caused by malfunction of any part of the Buildings or Contents of the home

Insurance Policy Cover

a) Any risk not specified in the Policy Matching Goods

The cost of replacing any undamaged item or parts of items which form part of a set, collection, suite, carpet, curtains and other matching items if the loss or Damage only affects one area or part and a replacement cannot be matched.

Computer

This Policy does not cover loss, destruction or Damage to property, consequential loss or legal liability directly or indirectly caused by, or contributed to, or arising from any computer hardware or software or other electrical equipment not being able to recognise or process any date as its true calendar date. Ant subsequent loss, destruction or Damage which is otherwise covered by the

Policy is nevertheless insured.

Loss, Damage or liability caused by or resulting from

Your property being confiscated, taken, damaged or destroyed by or under the order of any government or public or local authority.

Any claim where You would be entitled to be paid under any other Policy if this Policy did not exist. However, this exclusion does not apply to any amount above that which would be covered under the other Policy.

Claims Conditions

What to do first

We recommend that You check Your insurance cover. This Policy booklet contains details of what is covered and who We settle claims. YourPolicySchedule will show what sections are in force.

You and YourFamily must comply with these conditions to have the full protection of YourPolicy.

You need to:

• Urgently contact the Police to report the incident, ensuring You obtain a crime reference or lost property reference number

• Contact Us as soon as possible by telephone on the number provided on page 2 of this booklet • Take all reasonable steps to prevent further loss or Damage

• Take all reasonable steps to recover the missing property What You must not do:

• Abandon any property for Us to deal with

• Dispose of damaged items without prior authorisation from Us

• Admit or deny any claim made by a third party against

You or YourFamily or make any agreement with them As part of this insurance Policy, We are entitled to take over any rights of defence or settlement of any claim and to take proceedings in Your name for Our benefit against any third party.

We are also entitled to take possession of the property insured and deal with any salvage. We may also pursue any claim to recover any amount due from a third party in Your name.

How to Make a Claim

When You decide You need to make a claim, please call Our claims team who will immediately take action to assist You.

Please have YourPolicy number, which appears on Your Schedule to hand, as this may be requested.

In the event of any circumstances likely to give rise to a claim You must tell the local police immediately if loss or Damage is caused by theft or attempted theft, accidental loss, malicious persons, vandals, riot, strike, civil commotion, labour or political disturbance, and keep a note of any reference number given to You.

If Your claim is not an emergency, check that the property and cause are covered by this Policy. This booklet contains details of what is insured, what is excluded and how We settle claims. Please also remember that this

Policy should be read in conjunction with Your up-to-date

Schedule of insurance which details the cover provided by YourPolicy.

Claims lines are open 24 hours a day, 7 days a week. During the call, We will confirm whether the event is covered and give You advice on how Your claim will be dealt with. In most cases, You will not need to complete a claim form.

We may appoint a Loss Adjuster or other consultant depending on the type of claim and the costs involved. They will deal with the claim and if the loss is covered by the Policy have authority to agree settlement of Your

claim.

You must at all times provide, if requested, without expense to Us, all proofs, certificates, evidence, assistance or information which We may reasonably require, including competitive tradesman’s estimates for repair or replacement of the lost, destroyed or damaged property. If any third party is holding You responsible for damages to their property or for bodily injury to them, You must advise

Us immediately. If You receive and documentation, letters, writs or summons, please forward them to Us

without delay. You must not respond to these without first contacting Us.

Please Note

This Policy does not cover the cost of gradual deterioration – it is not a maintenance contract. It is a condition of this Policy that You keep the property which is insured in good order and take all reasonable steps to avoid loss or Damage.

Please remember You are responsible for paying any Excess which applies to Your claim. To make sure We

maintain a high quality service, We may monitor or record telephone calls.

How We Settle Claims

We may repair, rebuild or replace damaged property. If

We cannot replace or repair the property We may pay for the loss or Damage in cash.

We may deduct an amount for wear and tear if the

Buildings or Contents are in a poor state of repair and We

may proportionately reduce any payment We make if the Buildings or Contents Sums Insured is less than the full rebuilding cost or full replacement value of YourContents.

Matching Sets, Suites and Carpets

We will not pay the cost of replacing any undamaged item or part of any item solely because it forms part of a set, suite or is one of a number of items of a similar nature, colour or design.

We treat any individual set or suite of furniture, sanitary ware or other bathroom fittings as a single item. If a floor covering is damaged beyond repair We will only pay to have the damaged floor covering replaced. The undamaged area will not be paid, including adjoining rooms.

Buildings

If at the time of any loss or Damage, the Buildings Sum Insured is not enough to reconstruct YourBuildingsWe will proportionately reduce the amount of any claim payment made as a percentage of under payment of the Policy

premium which has arisen as a result of the shortfall in the Sum Insured. For example, if the premium You paid for YourBuildings insurance is equal to 80% of what Your

premium would have been if YourBuildings Sum Insured was enough to reconstruct YourBuildings, then We will pay up to 80% of any claim made by You.

If the rebuild sums exceed Our original acceptance criteria and terms We may refuse to pay Your claim.

Index Linking

The Buildings Sum Insured will be adjusted monthly in line with the House Rebuilding Cost Index prepared by the Royal Institution of Chartered Surveyors or an appropriate alternative index.

No additional premium will be required during the current

Period of Insurance for these adjustments but the renewal premium will be calculated on the basis of the adjusted Sum Insured which will be shown in the renewal notice or

Schedule.

The Sum Insured will continue to be index linked following loss, destruction or Damage by an Insured Peril during the period required for reinstatement or repair.

Contents

In addition to the wording above, if You suffer loss or Damage to YourContents, We may decide to either: a) Replace as new

b) Pay the cost to replace as new

If We make a cash payment, this will not be more than the cost to Us of replacing or repairing the lost or damaged

item or items as new.

If at the time of any loss or Damage, the Contents Sum Insured is not enough to replace the entire Contents of

Your home as new, We will proportionately reduce the amount of any claim payment made as a percentage of under payment of the Policy premium which has arisen as a result of the shortfall in the Sum Insured. For example, if the premium You paid for YourContents insurance is equal to 80% of what Your premium would have been if

YourContents Sum Insured was enough to replace the entire Contents of Your home as new, then We will pay up to 80% of any claim made by You.

If the correct sums insured exceed Our original acceptance criteria and terms, We may refuse to pay

Your claim.

Our liability for any one claim for loss, destruction or Damage under this Section shall not exceed the Sum Insured in respect of Contents specified in the Schedule

less any Excess indicated in this Policy, the Schedule

and Endorsements and in addition will be subject to the following special limitations in respect of:

a) Valuables which shall be limited to 1/3rd of the

Contents Sum Insured as shown in YourSchedule and not more than 5% of the Sum Insured or £2,000, whichever is the greater in respect of any one article, set or collection b) Money – limited to £500

c) Visitors’ Personal Possessions – limited to £1,000. With regard to:

a, b and c any items exceeding these limits would need to be specifically agreed and shown by Endorsement.

Index Linked

The Contents Sum Insured will be adjusted monthly in line with the Retail Price Index (consumer durables section) or an appropriate alternative index. No additional premium will be required during the current Period of Insurance

for these adjustments but the renewal premium will be calculated on the basis of the adjusted Sum Insured which will be shown in the renewal Schedule

Note

Unspecified and Specified Personal Possessions are not index linked. This also applies to pedal cycles. You should, as precaution, regularly review Your sums insured under this section.

We are required to provide You with this information

to comply with the current Data Protection legislation.

We will collect certain information about You when considering Your proposal and if cover is accepted and a

Policy issued this information will be used for the purposes of underwriting Your insurance, managing Policy changes, administering claims and fraud prevention.

We may share this information with other insurance companies, loss adjusters, insurance intermediaries and re-insurers for these purposes and as required by law.

You have the right to have access to and correct the information We hold about You. To prevent and detect fraud We may at any time share information about You

with other organisations which include the Police.

We may heck Your details with fraud prevention agencies and databases and if You provide Us with inaccurate or false details and fraud is suspected We will record this. We

can supply further details of the database We access or contribute to.

Should there ever be an occasion where You need to complain, We will endeavour to sort this out as quickly and fairly as possible.

If Your complaint relates to YourPolicy or by the way it was sold, You must contact Your intermediary to report

If Your complaint is relates to a claim on YourPolicy, please contact the department dealing with the claim. Alternatively, You can write to Us at the address shown below. Please provide YourPolicy number that can be located on Your insurance Schedule and the claims number if applicable.

Lloyd’s Complaints Process

If You appoint someone to act on Your behalf or if You ask someone else to act on Your behalf You should provide Us

with written authority to allow Us to deal with them. If You employ a professional to represent You, You will need to meet their costs yourself.

If You are dissatisfied and wish to complain please forward

Your complaint to Us.

In the first instance, We will review Your complaint and hope to resolve the matter. We will investigate the circumstances regarding Your complaint and write to You
