RENTAL INCOME
Tenants may pay rent via credit/debit card, US postal mail, their local 7 Eleven, via online account or by walking into the office (rent is due on the 1st of each month and late after 5pm on the 5th). Owners may receive funds by US postal mail or via direct deposit. Owner funds are dispersed on the 10th and the 20th of each month. Owners receive a Schedule E and 1099 form at the end of each year for tax preparation.
One of the best features of our accounting software system is it allows us to direct deposit money into owners bank accounts! No more waiting to receive checks, then waiting for checks to clear at the bank – we can auto-matically deposit funds into selected accounts!
MARKETING / ADVERTISING
The Realty Medics has several types of free advertising meth-ods. Our company website has an up to-date vacancy list at all times and receives the majority of our traffic on rental inquiries. All vacant properties are placed on additional advertising web-sites, Craigslist, Zillow, Hot Pads, Trulia, plus many, many more.
Signage is placed in front of all vacant properties to generate
interest. Also, our office traffic receives a inquiries regarding available properties in the rental market. We try and help each and every person find what he or she desires. We take full advantage of our large client base and ex-cellent reputation, as word of mouth is one of the best advertising tools available.
LEASES
The Realty Medics recommends a one-year lease on all properties. However, we do provide service which best meets the owner’s needs. If an owner would rather secure a 7-month or a month-to-month lease, we are more than happy to accommodate this request. We ask the potential tenant for a deposit of $200 more than the

INVESTMENT STRATEGY: Our es mates are based upon the investor holding the property
for a minimum of 5 years. If your investment strategy is to hold the property for less than 5
years then our required repairs es mate might be a more appropriate op on. We will tai-lor your es mate for a short term investment. If you are unsure what your investment

Highest Monthly Rents: In order to achieve the highest rental income and secure the top quality tenants, we
have found the property must be repaired to the highest standards. Our “Complete Es mate” includes the items
on your inspec on report that require repair AND any recommended repairs we find while walking the proper-ty. The “Required Repairs Es mate” will provide the minimum repairs required to rent the property for the cur-rent year. (future repairs, longer vacancies, and lower monthly rent could be possible.)
Our Maintenance Services: Our maintenance team is very thorough and in many cases
we spend more me inves ga ng the property to provide an es mate
than even the home inspector. We are looking for anything that may
reduce your chances of securing a highly qualified tenant at the highest
monthly rent. As the property is being repaired, our maintenance team
will monitor and manage the progress. We will provide before and a er
photos of the repairs as well as a video.
We use proven subcontractors that have worked for The Realty Medics and have provided quality work. All of
the subcontractors we use are licensed, insured, and most of their work comes with a warranty. We provide the
very best rehab service at the best possible prices available.
A er the repairs are complete the property can be manage by The Realty Medics Property Management Divi-sion. Since we use our subcontractors to perform repairs on our almost 300 management proper es, we can
demand the highest quality work at the lowest prices.
APPLIANCES: Our es mate includes appliances that are appropriate for style of the property. Eve-ry house is different and we try to match the appliances to the kitchen’s style, depth of space, and
other appliance’s brands. If you prefer to install less expensive appliances we will gladly provide
war-PAINTING: Our “Complete Es mate” includes pain ng the en re room and which includes the door
trim and the baseboards. We do NOT “touch up” walls because touch up paint never matches per‐
fectly. Paint is one of most important esthe cs that projects the cleanliness and warm feeling to the
home which can make a huge difference for prospec ve tenants. If you would like to only paint se‐
lected rooms or do not want us to include the doors and baseboards, please let us know. We can
customize each es mate.
We paint all of our homes the same color and we keep each of the property’s paint color codes on
file. This is very important informa on to provide tenants who are preparing to move out and they
need to paint some areas of the home. We also paint all of the living areas in a flat paint and the wet
areas in a semi‐gloss.
CARPET/TILES: Our carpet is mid‐grade quality with new padding, we replace the tack strips when needed and this es ‐
mate also includes the removal of the old carpet. If the current carpet is recommended to be removed it is because it is
worn, damaged or cannot be cleaned properly. You may be able to rent the property by just
cleaning the carpet but this may reduce the quality of tenants and rental income. Next to paint,
having clean carpets is very important to a prospec ve tenant.
We also may recommend installing le in place of carpet, if possible. Tile lasts forever and the
small increased cost will pay dividends over me. Many tenants prefer le instead of carpet
because of allergies. Proper es that are completely led rent quicker from our experience.
LANSCAPING: First impressions are important. Our basic es mate includes mowing of the
lawn and basic shrub maintenance around the home. We also include addi onal recommen‐
da ons like overgrown trees, fix broken fences, replace sod where needed, and other land‐
scaping jobs.
AIR CONDITIONING: Our licensed air condi oning subcontractor purchases the air condi oning systems directly from the
manufacture and delivers and installs the system. We provide 10 year parts and 1 year labor warranty. This arrange‐
ment allows us to provide the lowest prices around.
In our experience it is in the owner’s best interest to replace the AC system when the system reaches 10‐12 years old.
The Freon from these older systems is almost twice as expensive per pound and the unscheduled maintenance of these
older systems is cost prohibi ve.
Home Warranty: We recommend having a home warranty to cover your appliances, air condi oner and hot water
heater. These warran es are affordable and we are normal clients of all of the major companies. Please contact us if
