Policy Summary
Your Landlords Insurance Underwriter is Aviva. Your Landlords Insurance is an annual contract and may be renewed each year subject to the terms and conditions that are applicable.
You can select buildings, contents, home emergency and legal expenses insurance and you may also add further benefits to provide cover to suit your needs. Full details of what you have chosen are shown in either your personal quotation or policy schedule.
The following tables provide only a summary of the main policy benefits and the terms and conditions. For full details of these and all the terms and conditions that apply you should read the policy document, a copy of which will be provided on completion of your contract or at any time on request. On receipt of your policy documentation, you will have time to decide if you wish to cancel the policy – see “Your right to cancel the policy”
for more information.

If you select Buildings Insurance, the following will automatically be included:

Structure Damage
Covers the buildings of your property and other permanent structures on your land such as its garages and outbuildings, drives, walls, and patios against damage by fire, flood, storm, escape of water and other similar causes.
Damage caused to fences or gates by storm or flood is excluded.
For subsidence claims you must pay the first £1,000.
For escape of water claims you must pay the first £250.
Damage caused by structures bedding down or newly made- up ground settling.
Damage caused by sulphate reacting with any materials from which your home is built.
Buildings
Rent Cover
If the home is damaged and as a result it cannot be lived in, we will pay the rent payable to you until the home is ready to live in.
A limit of £80,000 applies
We will not pay rent for more than 24 months.
Buildings
Buyer Cover
If you agree to sell the buildings, the buyer will have the same cover as you under this buildings section of the policy from exchange of contracts until completion of the sale.
This does not apply if buildings insurance has been arranged for the benefit of the buyer.

Covers the accidental breakage of glass in windows, ceramic hobs, bathroom suites, drains and pipes and accidental damage to cables and underground tanks.
Damage or breakage while your home is unoccupied.
Damage by gradual
deterioration which has caused an installation to reach the end of its serviceable life.
Buildings Accidental Damage Option
Breaking into and repairing an underground pipe
Covers the cost of breaking into and repairing an underground pipe if normal methods of releasing the blockage are unsuccessful

Covers physical damage to the buildings resulting from a tenant or tenants acting with the deliberate intention of causing harm

If you select Landlords Contents Insurance, the following will automatically be included:

Landlords Contents Covers the contents of your property such as items of furniture and furnishings (including carpets, curtains, blinds, cushions, rugs, throws, lamps, linen, pots and pans, plates, cutlery, crockery, and white goods such as microwave ovens, fridges, freezers, cookers, dishwashers and washing machines) against damage by fire, flood, storm, escape of water and other similar causes.
If the sum insured selected is less than the full replacement value, your claim may be
reduced.
For subsidence claims you must pay the first £1,000.
For escape of water claims you must pay the first £250.

Landlords Emergency Assistance is an optional add on and can be included once you have selected Buildings and/
or Contents.

24 hour assistance within your home for emergencies such as:
Plumbing and drainage
The main heating system
Domestic power supply
The only or all Toilet Unit(s) serving your home

A limit of £500 (including VAT) applies to any one claim.
Claims must be reported as soon as possible and in any event within 48 hours of you becoming aware.
Costs incurred before you have notified us of an insured incident

Legal Protection is an optional add on and can be included once you have selected Buildings and/or Contents.

External costs are limited to
£50,000.
Costs incurred before DAS agree to pay them.
A dispute with your tenant within 90 days of taking out cover, if the tenancy started before you took out your policy.
Unless DAS agrees to start legal proceedings or there is a conflict of interest, DAS is free to choose a lawyer to help.

Table 5 General Conditions and Exclusions
The following apply to the policy as a whole regardless of the specific cover you have selected. For full details of these and other exclusions and limits please read the policy document.

No cover is provided for wear and tear, maintenance or anything that happens gradually.
If you leave your home unoccupied for more than 60 days in a row, use it for trade, professional or business purposes, some covers will be restricted and some will not apply.

Your policy will be subject to an excess, which is the amount you must pay in the event of a claim.
Also, certain claims limits may apply. These will both be shown in your policy documentation.

Important Information
Your right to cancel the policy
You have the right to cancel your policy within 14 days either from the day of purchase or renewal of the policy or the day on which you receive your policy or renewal documentation, whichever is the later. If you wish to cancel and the insurance cover has not yet started, you will be entitled to a full refund of the premium paid. To cancel, please write to the address or call the number shown on your policy schedule. If your cover has already started, on receipt of your notice we will refund any premiums already paid, except when you have already made a claim under your policy
Claims
If you have selected the relevant cover (see your Policy Schedule):
From 1st December 2015, your policy underwriter will be handling your claims. Your policy underwriter is Aviva. If you need to make a claim please call 0800 023 345 (24 hours a day, 365 days a year).
To report all Legal Protection claims, please send the details in writing to Claims Department, DAS Legal Expenses Insurance Company Limited, DAS House, Quay Side, Temple Back, Bristol, BS1 6NH or an email to
NewClaims@das.co.uk and a claims form will be issued. For assistance, you can call the helpline on 0344 893 9011.
If you have a home emergency and wish to claim for assistance, you must call the Home Assistance helpline on
0800 731 6549 within 48 hours of becoming aware of the problem.
To make a claim you will need to give your policy number or your postcode, plus details of the incident.
Complaints
We hope that you will be very happy with the service that we provide. However, if for any reason you are unhappy with it, we would like to hear from you. In the first instance, please notify Select & Protect. Depending on the area of service on which the complaint is based, your complaint will be handled by Select & Protect or by the Insurer.
The Insurers named in your policy schedule are covered by the Financial Ombudsman Service for complaints from private individuals, certain small businesses, charities and trusts. If you have complained to us and we have been unable to resolve your complaint, you may be entitled to refer it to this independent body. Following the
complaints procedure does not affect your right to take legal action.

Compensation
The Underwriter is a member of the Financial Services Compensation Scheme (FSCS). This provides compensation in case any member goes out of business or into liquidation and is unable to meet any valid claims against its policies. You may be entitled to compensation if the Underwriter cannot meet its obligations, depending on the circumstance of the claim. Further information about the compensation scheme can be obtained from the FSCS.
Other Important Information
Financial Sanctions
Please note that the Underwriter is unable to provide insurance in circumstances where to do so would be in breach of any financial sanctions imposed by the United Nations or any government, governmental or judicial body or regulatory agency. Full details will be provided in your policy documentation.
Premiums and payments
Premiums are inclusive of Insurance Premium Tax. You may pay for your policy either annually or by monthly instalments. Monthly payment plans are provided by Premium Credit Limited.
Renewing your policy
At least 21 days before each policy renewal date we will tell you the premium and terms and conditions that will apply for the following year. If you wish to change or cancel the cover then please tell us before the renewal date.
You will have 14 days to cancel the policy after the renewal date and receive a refund of any premiums paid, as described in “Your right to cancel the policy” above.
Termination of the contract
You may cancel the contract by giving us 14 days notice in writing. If you cancel the policy you may be entitled to a refund of premium provided that no claim has been made during the current period of insurance.
We may cancel this policy by giving you at least 14 days notice at your last known address. This will not affect your right to make a claim for any event that happened before the cancellation date. If we cancel the policy we may refund premiums already paid for the remainder of the current period of insurance.
The law and language applicable to the policy
The language used in this policy and any communications relating to it will be English.
