Gail, and her husband Marris, moved to Sun City from Phoenix in 2003.
Gail holds a Bachelor’s Degree in Social Work from ASU and worked in the Sun City area for 26 years as a Social Worker. She also has a
background as a real estate broker.
Gail previously served as President of the Sun City Historical Society (aka Del Webb Sun Cities Museum) and has served as a volunteer on several boards and committees since retiring in 2006.
Since 2019, Gail has served on the SCHOA Board of Directors, and is cur- rently the Board Secretary. Gail supports SCHOA’s mission of “fair and consistent application of the CC&R’s” to keep Sun City the best it can be.
Ritchie, and his wife Karen, are originally from North Dakota and has lived in Sun City since 2007.
He is the current Treasurer on the SCHOA Board as well as the SCHOA Foundation. He served as Commander of the Sun City
Posse and as Treasurer of the Prides.
Ritchie holds a BS Degree from North Dakota State University. He has 40 years’ experience in financial management, as an analyst, controller and Chief Financial Officer.
He has served as President of his Garden Club, Chamber of Commerce, Toastmasters, Rotary Club, and Treasurer of some clubs at different times.
Ritchie has served as Secretary, Treasurer, and Vice President of the SCHOA Board of Directors and has been an active member of the following committees at SCHOA: Environmental Affairs, Articles and By-Laws, Elections, Transportation and Membership.

GAIL WARMATH
Mike moved from New York to Arizona in 1978 and has been a Sun City resident for the last three and a half years. He graduated Cum Laude from State University of New York and holds a Bachelor’s Degree with a major in Computer Science. Mike has an extensive tech- nical background at all levels of hardware, O/S, Languages,
Database and Networking.
Mike’s work experience spans over 4o years in Computer Technology to include, Engineering, Accounting, Business Administration,
Computer Science, programming, system administration, management, and sales. Mike owned 2 companies working on
multi-million-dollar projects presenting to executive level management and boards of directors. He is an expert in technology supporting legal compliance.
Mike has served as Treasurer for Mesa Soccer Club. He served 10 years on the board of his condo association in New Jersey and was President for 4 years. The association’s annual budget was $275K. He led a $1 Million dollar siding project that was completed on time and under budget.
Mike has consistently attended SCHOA board meetings and Roads and Safety Committee meetings. He takes being a member of this community very seriously and would like to bring his talents to SCHOA. He wants to actively support SCHOA’s mission regarding CC&R enforcement and helping to maintain high property values. Mike wants the community to see the value he sees
in SCHOA and hopefully see more community support and involvement.
Jerry moved to Sun City from Chicago, Illinois in November 2010.
He is a former SCHOA Board member, RCSC Board member and the current President of the Sun City COA. Jerry served on the CC&R Review Committee while on the SCHOA Board and has served with various other Sun City clubs,
organizations and committees.
Jerry served in the U.S. Army. He holds a Bachelor of Science de- gree from St. Joseph College in Rensselaer, IN. and has
further college-level advanced management courses and also holds a computer science certificate.
If elected, Jerry will step down as President of the Sun City COA and serve as a Director. His purpose in serving on both the SCHOA and SCCOA boards concurrently is to work with both organizations working together, in preserving the values of the community. In addition Jerry would like to service on the SCHOA Board for the next three years to help complete the CC&R project that began in 2019. He feels the CC&R’s are extreme- ly important to Sun City and need to be brought up to date and presented to the community.
Jerry states three other important matters in Sun City are Government Affairs, Roads & Safety and utility rates. He hopes to provide assistance through his experience, education, training and
background.

News from Supervisor Hickman, Maricopa County Board of Supervisors
Hello Residents,
November 2nd, is Election Day for almost 1.5 million voters in Maricopa County.
The ballot held measures for local school districts, cities, and towns. This is what we call a ballot-by-mail election, meaning all eligible voters received a ballot in the mail. Voters were able to mail back the ballots or drop them off drop boxes in the County no later than 7 p.m. on Election Day, November 2nd. Visit BeBallotReady.

My colleagues and I signed a historic settlement agreement to bring more than $580 million dollars to the state of Arizona and $80 million to Maricopa County residents.
This agreement ensures the money will support those affected most by the opioid epidemic, such as people suffering with opioid use disorder and their families.
Maricopa County led a coalition of county attorneys across the state to negotiate this settlement with Johnson & Johnson, Janssen Pharmaceuticals and
OrthoMcNeil-Janssen Pharmaceuticals that took seven years.
Booster shots are now authorized for Pfizer, Moderna and Johnson & Johnson COVID-19 vaccines. They can also be mixed and matched. They are recommended for anyone over the age of 65 or if you are immunocompromised.
You should get a booster shot six months after your second dose of Pfizer or Moderna’s COVID-19 vaccine or six months after your 1-dose Johnson & Johnson vaccine. If you still need to get your vaccine or are ready to get your booster shot, you can find a vaccine location here.
It is also Flu season. With the flu and COVID-19 circulating it is imperative that you also get the flu shot. It will give you extra protection against viral illness. It is safe to get the COVID-19 vaccine and the flu vaccine on the same day.

We all appreciate our neighbors who we see working on their houses and their yards, paying attention to the rules we all agreed to when we bought our homes. Sun City is a deed restricted community and is most well-known for requiring at least one resident, living in the household, to be 55 years or older. Sun City is also a remarkably clean and well-kept community and much of that has to do with the efforts of Sun City Home Owners Association, the dedicated staff and our Board of Directors in enforcing the Sun City Deed Restrictions. When you purchased your property and became an owner within Sun City, you agreed to comply with the Deed Restrictions – whether you knew of them, read them and/or understood them. Like any easements, Deed Restrictions are recorded documents and they control what you can and cannot do with your property.
Courts consider Deed Restrictions to be enforceable and you are:
1. An owner about to buy or sell a home 2. You are a realtor
3. You are a title company
SCHOA is able to provide information regarding the property to be assured there are no current violations and/or fees owed. The Administrative Enforcement fee for this service is $200.

SCHOA Foundation Serving the Community
The SCHOA Foundation serves the community through the funding and coordination of projects that do not fall under the ordinary responsibilities of other community agencies or organizations. The Foundation, as an arm of Sun City Home Owners Association, is a 501(c)(3) designated Corporation under IRS guidelines. The SCHOA Foundation is also an Arizona Qualified Charitable Organization (QCO). This means that Arizona citizens can donate up to $400 per person ($800 per household) to the SCHOA Foundation (QCO code 22263) and subtract that amount from their State Income Taxes. The Foundation oversees the funding of the WALLS (Which administers and organizes the painting of the common walls in Sun City) and RAMP (Resident’s Assistance
Maintenance Program) Projects.

SCHOA MEMBERSHIP = OPPORTUNITY
Complying with the Sun City’s Covenants, Conditions and Restrictions (CC&Rs) is mandatory for all residents. Beginning with its inception in 1963, the Sun City Home Owners Association (SCHOA) membership, however, has always been voluntary for the citizens.
Membership in SCHOA is an opportunity for Sun City residents to make a small monetary contribution with big rewards. Members appreciate the work and the commitment by SCHOA to keep the dues for membership manageably priced for all residents, while working to keep Sun City’s property values where they are today.
The SCHOA organization strives to operate on a modest budget and has maintained the very reasonable price of $25 per year membership fee for the extensive services which are offered. This low cost, allows members to consider and include a donation with their annual membership fee.
All new members need to complete a membership application. Visit www.
suncityhoa.org and return it with your payment to the SCHOA office for processing.
All current SCHOA members may renew their yearly membership online, if you have not gone past your expiration date. If your expiration date has passed, payment needs to be made either at our office or call membership (623-974-4623) to make a credit card payment.
