Monroe Residence Club is nestled between the popular Polk Gulch and Russian Hill neighborhoods. There is an endless amount of cafes and nightlife. Getting to ILSC from the Monroe is a short commute. One block away is the bus stop, and it takes 10-15 minutes to commute to school. For the fitness minded, you can also walk to ILSC in about 30-35 minutes.

Vantaggio Garland offers 4 different room types—shared room, deluxe shared room, private room, and deluxe private room. It is located only blocks away from Union Square and centrally located in downtown San Francisco. Vantaggio Garland is close to shops, restaurants and the theater district, and is just 13 minutes away from ILSC by public transit, and complimentary breakfast is included. All rooms have been recently renovated.

All arrivals between June 1 and August 31 are subject to a 5% seasonal charge. All weekly rentals are subject to a total of 16.25% tax. A security deposit of $250 (minimum) and a $25 cleaning fee (if monthly) at check-in.

This residence is a completely remodeled and beautiful historic building in Jackson Square located right around the corner from ILSC. It sits at the foot of the popular neighborhood of North Beach and just one block away from the famous Chinatown. Dozens of shops and restaurants are close by.

CANCELLATION POLICY

If cancelled within 2 days of arrival there is a $150

cancellation fee. If the guest has already checked in and they are amending their stay a 30 day notice must be given. If it is less than a 30 day notification then a full charge of the 30 days will made.

CLEANING FEE

A $25 non-refundable cleaning fee will be charged at check-in.

NOTES

There are no taxes charged to guest who stays more than 30 days. If the guest is on a weekly rate or less than 30 days then they will be charged tax. The occupancy tax is currently 16.25%.

USA STUDENT RESIDENCES

As alternative accommodation, the USA Student Residences provide reasonable and comfortable accommodation. The USA Student Residences offer various fun activities such as a movie night, karaoke night, and wine and cheese party. Friendly staff are always there to help you. Located just three blocks off Union Square surrounded by many restaurants and café, it is a convenient location to enjoy San Francisco. The building also features a communal kitchen, on-site laundry facilities, large lounge with free billiards and foosball tables, computer lab with twelve kiosks, TV room and free wireless internet.

Please note that there is no meal plan/option; students are responsible for preparing their own meals. FREE self-serve/ make breakfast (pancakes, oatmeal) is available in the common kitchen.

SUMMER RATES

USA Student Residences reserves the right to increase rates by 5% during the months of June, July and August depending on demand.

DEPOSITS

All deposits will be paid directly to USA Hostels by the student prior to taking possession of the room. The required deposit is $350 for a each person. This price includes a refundable $25 key deposit and a $25 non-refundable cleaning fee. Preferred payment method is credit card. Deposits will be refunded back to the student’s credit card immediately after the student moves out and the room is inspected.

CANCELLATION POLICY

A $100 fee will be charged for all cancellations made less than 14 days prior to the arrival date. No-shows will be charged one full month’s rent.
