Command HVAC is lead by an Operations Manager who coordinates resources, monitors quality and performance and ensures client satisfaction. Each project has a dedicated Contracts Manager supported by a team of design, estimating and drafting specialists. The team is assembled according to the particular requirements of the installation. The comprehensive installation service often

includes construction drawings, as-built diagrams and operation and maintenance manuals, and a maintenance service after completion for a pre-defined defects period.

For the installation, through the commissioning stage, and to completion Command hvAC establishes and operates a temporary site office with a Site Manager. remote desktop connections on site provide immediate communications with the support specialists at the main office. The desktop connections also link with Command’s purpose built Data Central to access and update, on-demand, all information about the project.

WeLLINGToN CITy GALLery

City Gallery Wellington was the first significant exhibition based public gallery in New Zealand. It has a reputation for innovation and style in presenting local and international contemporary visual arts and design exhibitions.

There were two major challenges facing Command when installing the new hvAC service into City Gallery – art preservation and the uninterrupted supply of hvAC services to other users.

Command ensured constant temperature and humidity conditions that safeguarded the precious art on display as the gallery remained open throughout the installation period. Such was the possible risk the art was unable to be insured.

The new hvAC for the Gallery draws on the existing reticulation system which also supplies services to Wellington City Council’s administration building, the Michael Fowler Centre and the Central Library. Command completed the installation without interrupting supply to those buildings.

“The roCk”

The rooflines and the ceiling configuration show the multiple surfaces and layers between which hvAC services were reticulated. Before any manufacturing began, Command completed a 3D rendering of all pipe-work and ducting to complement the roof and ceiling contours. And ahead of that stage two drafting engineers devoted five full weeks to precisely detailing every elevation, transition and dimension to the nth degree.

The Rock was the first HVAC project in Wellington using a displacement diffusion system and during the project term Command ensured other parts of the terminal complex continued to be supplied with hvAC services without interruption. Throughout the 18 month

construction period the airport continued to operate at its usual international and domestic capacity.

The Capital’s international departure lounge, ‘The Rock’, became instantly famous for its unique and award winning design. Its bold and dramatic style could only be built through the technology provided by 3D drafting software. If building design was a challenge for the architects then so was HVAC planning and installation for Command.

Bowen Hospital is a long established private surgical hospital offering world-class healthcare services. A recent expansion was the addition of Bowen Centre which houses a number of specialist suites. This was followed by a new surgical block of three operating theatres.

As a part of the hvAC installation, medical gas pipe work was also added to deliver oxygen, carbon dioxide and anaesthetics to each suite and surgical theatre, and vacuum extraction. Command implemented this project to the HTM2002 standards established for medical applications. Preliminary pipe work was also included to allow for the ready addition of two further operating theatres at a future time.

Bad weather slowed the early construction setting back the scheduled hvAC installation start date by several weeks. however the completion date was not altered and Command still finished its work within deadline.

LevIN CourThouSe

This building was designed with narrow physical parameters which gave Command limited space into which hvAC systems had to be accommodated. The project came with a tight timeframe which Command worked well within.

This is a good example of where Command’s site office approach, using remote desktop connections to its main office, overcomes any issues caused by distance.

The new multi-level courthouse incorporates court rooms, cells, offices, waiting areas and other support spaces. The mechanical services include VRV air conditioning systems and PAC units with supply and return air ducting throughout the building.

< THE MERIDIAN HEAD OFFICE

This is the first 5 Star environmentally sustainable building in New Zealand. The approach is intended to dramatically reduce the building’s carbon footprint and deliver a substantial financial payback by reducing electricity, gas and water consumption.

This totally new building concept sets the direction for future commercial building construction. Command designed and constructed the building’s advanced hvAC services which include chilled beam technology and a heat recovery wheel that salvages warmth from the air for reuse as the used air is expelled from the building.

The building’s environmental management is run through a

Command supplied and installed control system that automatically integrates hvAC functions with the influence of window blinds, external louvres and opening windows. This minimises heating and cooling energy consumption of natural gas, electricity and water.

RNZAF OHAKEA

At over 11,000 square metres it has the largest footprint of any building constructed on a New Zealand Defence Force base and consists of a variety of operating areas. The hvAC management system caters to a wide range of requirements depending on the function of each area and its size: large workshop areas for the maintenance of complete aircraft; smaller specialist rooms for particular maintenance requirements (e.g. x-ray inspection, carbon fibre grinding, helicopter engines, life support equipment etc.); and office areas.

The building management system has a graphic user interface that displays the building’s energy usage performance. It monitors the electrical, water and natural gas consumption in real-time and provides touch screen reporting. With this, Command was the first mechanical contractor to be part of the construction team to build a five star rated facility in the industrial category in New Zealand.

RNZAF OHAKEA

Maintenance Support Squadron (MSS) Workshop

This purpose-built Air Force facility received New Zealand’s first 5 Green Star – Industrial Built rating from the New Zealand Green Building Council (NZGBC). It is used to maintain the new NH90 helicopters and aircraft from other RNZAF and wider NZDF fleets.

The 5 Green Star rating for this building signifies ‘New Zealand Excellence’ in sustainable design. Sustainable features of the complex include its HVAC services with a state-of-the-art management system installed by Command.

each of the three main parts of the ASB Sports Centre requires quite different hvAC services. The underground carparking area accommodates over 300 vehicles which generate high

concentrations of Co. The height of this area is limited leaving insufficient space for ducting, the typical means of ventilation. Instead, Command utilised five axial impulse fans, strategically mounted in the carpark, to direct the air to two fans for extraction. Co levels in the parking area are continuously monitored and controlled by a central Building Management System (BMS).

The mezzanine level comprises tenancies consisting of meeting rooms, a café and function room

facilities each having its own hvAC requirements. A variable refrigerant flow system provides for simultaneous heating and cooling through supply air and extract air systems for each tenancy. The vast stadium has 12 court spaces and seating for up to 3,000 people. As well as heating and

cooling challenges in this area, the levels of Co2,

from athletes and spectators, are constantly monitored and managed by the BMS. Low level and high level motorised louvres in the central spine of the building are controlled by the BMS, to naturally ventilate the stadium. A ‘weather station’ monitors wind direction and speed to most effectively source fresh air for ventilation without causing draughts.

The ASB Sports Centre is a visually distinctive structure but it also has some very special HVAC engineering designed to respond to the exertions of the athletes who use it and Wellington’s characteristic weather.

There is a huge amount of detailed information associated with any hvAC installation; the bigger the site, the greater the volume of data. This applies to both new projects and to those systems under preventative maintenance care.

every detail is carefully logged into Data Central as the project progresses. This includes technical data; planning/scheduling and commercial management during the entire life cycle of the project from inception to completion; procurement advice during tendering; measurement and quantification; plans and drawings; cost management; asset valuations; detailed plant inventory; hardware inventory; progress schedules; financials; operating manuals. At any time during development, and after completion when the plant moves into preventative maintenance care, everything concerning the project is immediately available.

PrEVEnTATiVE MAinTEnAnCE

keeping installed equipment in sound working condition through planned routine care relies on intimate knowledge of each system. Just as details of new projects are carefully logged for later reference, the details of installations for maintenance-only clients are also carefully inventoried in Data Central from inception of the contract. The information enables service calendars to be prepared based on age and state of plant and other hardware. Parts replacement is planned for minimum down-time as identification is immediate and replacement rapid when emergencies arise. The same data enables client’s hardware to be valued for asset worth, depreciation calculation and replacement financing.
