BREEAM Refurbishment Statistics
This collection of statistical data provides a ‘snap-shot’ of refurbishment and fit-out projects certificated to BREEAM from projects assessed against BREEAM 2008 and BREEAM 2011 New Construction schemes. It provides clients, architects, contractors, building owners, design teams and assessors with knowledge about how refurbishment and fit-out projects are performing against BREEAM across the market place, helping you to identify how you compare in terms of the overall score as well as individual category scores.

The following table highlights the top 10 scoring refurbishment and fit-out projects assessed under the BREEAM UK 2011, BREEAM UK 2008 New Construction schemes and the BREEAM International Commercial scheme (note: this excludes projects that are mixed new build/refurbishment.).

The following data is from an extract of data from 1000 buildings certificated against the BREEAM 2008 schemes, representing 10% of total buildings certificated against BREEAM.
Fit-Out
Offices and Retail fit-out are the most common building types certificated representing 87% of buildings. This is followed by Bespoke (4.7%), Healthcare (2.3%) and Multi-residential (2.3%) with Education, Industrial and Data Centres representing 3.6% of fit-out projects.

Refurbishment
Refurbishment projects assessed against BREEAM generally include a wide range of buildings types with Offices and Bespoke projects being the predominant building type (72%) as well as Higher Education, Industrial, Multi-Residential, Retail and Healthcare making up a significant proportion of building types. Refurbishment
More than 75% of refurbishment projects achieved at least a BREEAM ‘Very Good’ rating. The majority of (65%) refurbishment projects achieved a ‘Very Good’ rating, with 10% achieving an ‘Excellent’ and almost 1% achieving an ‘Outstanding’. 9.6% of buildings achieved a ‘Pass’ and 8.9% achieving a ‘Good’ rating.
Fit-out
More than 97% of fit out projects have achieved at least a BREEAM ‘Very Good’ rating with 67% achieving a ‘Very Good’ rating and more than 30% achieving an ‘Excellent’ Rating, outperforming the typical rating achieved by refurbishment projects with a higher number of projects achieving an Excellent Rating and few achieving a ‘Pass’ or ‘Good’.

Average BREEAM UK category score: Refurbishment
Refurbishment projects perform the best against the Land Use and Ecology, Management, Waste, Materials and Transport Categories, achieving at least 60% of the available score in each category. Some of this performance is likely to be attributed to the positive impacts that refurbishment typically has on retention of existing materials and minimising site impacts on ecology, due to the use of an existing developed site.
Refurbishment projects typically perform the worst against the Pollution, Energy and Health and Wellbeing categories. There are a range of reasons why refurbishment projects may not perform as well against these categories such as limitations with improving building fabric and existing site constraints. However, as indicated by the maximum score achieved this is not always the case with up to 91% being achieved for the energy section, 100% for the pollution category and 76% for the health and wellbeing category.

Fit-out projects have the highest performance in the Waste, Materials and Management categories with more than 75% of the available category score being achieved on average.
Fit-out projects tend to score less well against the Pollution, Water, Transport, Energy and Health and Wellbeing categories with less than 60% of category score being achieved. The energy category is the category with the lowest average performance with just over 40% of category score being achieved on average. However, as indicated by the maximum scores achieved up to 90% has been achieved in the energy category.
