When homeowners think about reno-vating their properties, many first need to secure some funding to finance such projects. Some may tap into the equity of their homes by refinancing an exist-ing mortgage, while others may apply for home equity loans. Taking the latter approach may require certain steps, including an assessment of how much the home and property is worth.

Home appraisals compare your home to neighboring properties to determine your home’s current market value. Home-owners can facilitate the process by hav-ing certain information readily available for the appraiser. When preparing for appraisers, homeowners should consider and collect the following information:

• If your home was built on the largest lot in the community.

• If you have made significant upgrades since it was last appraised, such as installing a new roof or siding. Don’t overlook smaller renovations, like extra insulation added or sealing drafty windows, which can increase a home’s value.

• Proof that you have used sustainable resources or if you participated in any energy-savings programs.

Naturally, any expansion projects, such as adding another bedroom or extend-ing the footprint of the home, should be mentioned.

A real estate appraiser is a certified, licensed professional who will do his or her best to determine the value of your home. The appraisal provides banks with information that can tell loan officers if the house is worth the loan amount. Expect to pay a fee for the appraisal, which is generally included in your clos-ing costs.

The appraiser gathers information for the appraisal report from a number of sources, but the process often begins

with a physical inspection of the prop-erty, both inside and out. He or she also will compare your home against a few others in the neighborhood, which are known as comparables, or comps. Appraisals will be based on recent prices of comparable properties as well as other factors.

Apart from the improvements done to the home, there are other ways to get a higher appraisal amount. The appraiser may consider the overall maintenance of the home and property. It is wise to consider curb appeal and ensure the home is clean and maintained when the appraiser arrives. Minor repairs or common maintenance can impress the appraiser. Removing clutter and clean-ing up the home’s interior can make the home appear larger, possibly increasing its value as a result.

It may be worth it to invest some more money into the property before having an appraisal done. A study sponsored by

the National Association of Realtors says wood floors, landscaping and an enclosed garage can lead to a more favorable appraisal.

An appraiser will spend roughly 30 minutes in a home. Try to give that per-son space to do his or her job. Following the appraiser around during an inspec-tion can raise a red flag that something is wrong with the house that you don’t want to be seen. Turn lights on throughout the house, make sure the heating or cooling system is functioning at full capacity and keep pets locked away. Move items that can impede access to basements or attics.

An accurate assessment of the value of your home will give banks the infor-mation they need to determine loan amounts for future renovation projects. After flatlining during the economic down-turn that began around 2008, housing markets in many regions of the United States and Canada have shown signs of recovery. Those in the market to buy and sell may find this year presents an ideal opportunity to do just that.

According to the real estate listing Web site Zillow, home values rose 5.1 percent across the United States between February 2012 and February 2013. The latest forecasts from Canada Mortgage and Housing Corporation indicate a strong housing demand into 2014, at which time a strengthened economy will energize both resale and new housing mar-kets.

Buyers will need to be prepared to purchase inventory right away, while sellers will need to price their homes right for the best chance of sale. The following are some guidelines.

Buyers

Having a plan is essential when buying a home, as such a purchase is not something buyers should take lightly. Establishing a budget is the first step. This means taking inventory of savings, expenses and borrow-ing power. It is advisable to sit down with a lender and do a run-through of what you can afford. By providing key financial information, including earning statements, existing debt and credit history, buyers can quickly learn

how much they’re qualified to borrow and how much they are comfortable borrowing. This helps buyers zero in on homes in their price range.

Being preapproved for a mortgage is advan-tageous when it comes time to make offers on properties. It shows sellers that buyers are serious and that they have been vetted by the bank.

Many buyers conduct a lot of research online prior to stepping into a home. This research lasts an average of six to eight weeks, according to the National Association of Realtors. Homework includes investigating neighborhoods and school systems, comparing the going rates of homes in the area, as well as figuring out which features are desired in a home.

It also is important to hire a buyer’s agent. Such professionals send buyers listings that fit their home-search parameters, which saves buyers a lot of time and effort. Some agents preview homes for their buyers, even going so far as to identify overpriced listings that can be avoided or finding sellers who are willing to negotiate. A buyer’s agent works for the buyer, meaning there will be no conflict of interest. Sellers

Sellers competing for business in a thriving housing market also have to do their share of work. It is unlikely sellers will be able to list their homes for sale one day and have dozens of offers the next. Today’s buyers are much more conservative, and homes will have to be presented in the best light and listed at reason-able prices.

Sellers can start the process of selling their homes by researching recently sold homes in their neighborhoods, paying particular atten-tion to final sales prices. This informaatten-tion may be available through tax records, and some real estate sites publish the data online. Sellers can then compare this information to what they still owe on their mortgages if their homes are not paid off, and this should give sellers an idea of their potential profits.

Sellers also can benefit from working with real estate agents, as it can be quite difficult and stressful for homeowners to sell their homes on their own. Agents have access to multiple listing databases and industry con-tacts, information that is quite valuable when selling a home. Agent will do their own assess-ments of a home to help sellers price the home accordingly based on market conditions. In addition, real estate agents can inform sellers about which, if any, repairs or changes may need to be made to make a home more attrac-tive to prospecattrac-tive buyers. Real estate agents also help sellers through the negotiating process, finding a balance between what the buyer wants to pay and how much the seller wants for the home.

Housing markets are once again looking up. As the new year arrives, many people may find now is the time find their next homes. Understanding the process and getting guid-ance from real estate professionals makes the process of buying and selling a home that much easier.

When shopping for a home, it’s easy for buyers to fall in love with a property. A well-maintained home with updated fea-tures can be hard to resist, but buyers must consider more than just a home’s appearance before submitting an offer. One variable prospective home buyers tend to value more highly than others is the neighborhood where they will ulti-mately choose to live. Many buyers even value neighborhoods more than homes, feeling they can always fix a home but cannot necessarily fix an undesirable neighborhood. When considering which neighborhood to begin a home search, buyers should research a host of factors.

Crime

Crime statistics are public domain, meaning buyers can examine crime fig-ures for any neighborhood where they are considering buying a home. Some real estate websites list neighborhood crime ratings among the information

they offer about a given property. In addition, buyers interested in learning about crime in a given neighborhood can visit a site such as CrimeReports. com to access data on crimes commit-ted near a particular address.

Home values

Home values are another factor to con-sider when choosing a neighborhood in which to buy a home. Buyers can work with a local realtor to find a neighbor-hood or area where real estate prices are trending upwards. While buyers might be able to find a great deal on a home in a neighborhood where home prices are dropping, it’s important to remember those home prices are dropping for a reason. Work with your realtor to find a neighborhood where you can afford a home and where property values are not in decline. Realtors will have access to recent sales figures so you can get an idea of whether a neighborhood is trending upward or in decline.

Amenities

The proximity of amenities such as shopping, restaurants and parks is attractive to many buyers, and that’s something all buyers should consider before buying a home. Even if you prefer a home in a remote location, that could limit your market of buyers when you want to sell the home down the road. While your own comfort and preferences should ultimately prevail over potential resale value, it’s important that you at least consider access to amenities before making a decision. You might be able to find a compromise in a home that is a short drive away from a town center, but still remote enough that you are not in the middle of the hustle and bustle.

Commute

Quality of life is heavily influenced by commute time. Many men and women feel their quality of life improves dra-matically the shorter their daily com-mute is. When considering a particular neighborhood, do a test run before making an offer on a home. Wake up early and drive to the area where you are thinking of buying, and then com-mute from there during rush hour. Also, do the reverse commute come quitting time. You might be able to get an esti-mated commute time online, but a test run can give you a more accurate idea of what your daily trips to and from the office will be like.

Buying a property at the right time can provide

investors with a sub-stantial return when they decide to sell, and that opportunity compels many men and women to consider investing in real estate. But it’s not just their own tax bill prospec-tive investors should consider before buying an investment property. Many potential buyers down the road may prefer a property in an area where property taxes are relatively low, so even if you can afford the tax on the investment property, you may find buyers are unwilling to assume that burden when you put the property up for sale in the future.

Location

Prospective real estate investors no doubt know the value of location with regard to real estate, but if you can’t afford to buy in a neighborhood that’s currently hot, that does not necessarily mean you can’t still capitalize on that area’s popu-larity. When a town becomes popular, its property values rise, and many buyers find themselves just barely priced out.

When that happens, the surrounding towns tend to become the next hot neighborhood, as these areas are nearly as close to the attractions that make the initial neighborhood so desir-able. Buying on the outskirts of a hot neighborhood can set you up to benefit nicely when that area gets too pricey.

Schools

School systems should be examined even if you do not have children. In a recent Trulia.com survey of American home buyers, 35 percent of respondents with children under age 18 indicated they want to live in great school districts. GreatSchools.org has profiles of 200,000 public, public charter and private preK-12 schools. Investors can use the GreatSchools.org search engine to find information about local schools and school systems so they can better position themselves to buy properties in areas that will appeal to buy-ers down the road.

Real estate can be a fruitful investment, and investors who want to benefit the most from their properties will explore various factors before purchasing a home or homes.
