MOSN I President’s Message

Greetings to All MOSN Residents and Guests. We hope that you have enjoyed your winter time in one of the best places to live!

Our new boat has a lot of usage this winter. Thanks to Bill House, Mike Moseler and Delroy for scheduling and keeping the boat in service. Hurricane season is here again! June 1 we will have the boat out of the water for the summer. Most of our Residents, and the Board will be out for the summer. The boat will be stored at the MOSN I o"ce.

Visitor Software for the Guardhouse is another issue that we are investigating. Excelsior Security is working on a solution with their software developer at this time and we will possibility have a solution by the Fall.

The Committee that is assigned to investigate the Location, Design and Cost of a Veteran’s Memorial has had several meetings and is working on these items. We hope to have a plan in the Fall.

Ray Hilling has resigned as co-chair of the Veteran’s Memorial Committee.

Thanks to Ray. We need a replacement for MOSN I. If you wish to help, please notify a Board member.

Screens on pool the MOSN I pool have been replaced. We had many years of service, but the panels were failing.

Pond Maintenance is always an issue for both HOA’s. We have researched several companies and we are doing the best that we can with maintenance.

MOSN I I President’s Message

Here comes summer and with that we say good-bye for now to many of our neighbors. We wish them all safe travels and good times. However, many of us will still be here throughout the summer and to that I say “let’s keep the fun going”! We will continue to have 1st Friday’s and will be starting movie nights as long as there are people interested in attending. I am sure that we will have a few road trips to either Lakeland, Winter Haven or other nearby communities for some special group night outs. And a new event, Jazzercise. Monday, Wednesday & Fridays. Come join us in Clubhouse 2.

A special thank you to Ken Gardner for leading the way on sprucing up the pool area.

It looks great!! We are going to have a MOSN II clean up rally in October or November. We are still looking for someone to lead our Landscape Committee. The landscaping and clean-up projects will be determined over the summer. Any suggestions are welcomed and can be submitted through the Mosaic portal or by calling the o"ce at 863-874-4060. We want our community to be both beautiful and enjoyable.

Be advised that the CAM o"ce, MOSN II o"ce phone number has changed to 863-874-4060 and the FAX number to 863-874-8011

There is a new rental sheet on the bulletin board in Clubhouse 2. Any rental form for MOSN 1 or 2 can be placed there. It will be the responsibility of the owner to input their information on the list and to keep it updated and current. In addition, a new sheet with lots that are for sale will be on the bulletin board. So, if you are interested in seeing lot availability, you will have an easily accessible resource.

We will be conducting a June & August Board meeting along with Q & A sessions during the summer. These meetings will be on the BBS and posted on the outside notice box found at Clubhouse 2. They will also be posted on Facebook MOSN Uncensored and MOSN Florida.

For those who are traveling, I want to hear all about your travels and look forward to seeing you all in the fall and for those who stay around let’s have a great summer!

MOSN II NEWS - Committee Meetings

The Governance Review Committee has been meeting regularly to deliberate revisions of the current MOSN II governance covenants. Members of the committee are Doug & Sandy Atwood, Frank Zeuner, Jeanne Klatka, Jerry Crawford, Don Crider, Cindy Barbeau (chair), Annetta Lamonica, Marilyn Sturtevant, and Bill Landin (BOD representative). The Agenda Building Q&A sessions are held regularly prior to each monthly BoD meeting where residents raise questions on Board actions and make suggestions for items to be placed on the meeting agenda. A di!erent Board member takes the role of leader for each meeting.

MOSN II ARC Report

This has been a very busy start to the year for the ARC. We have received a larger than normal volume of application requests, we have converted the ARC processes and procedures to allow the community to use the MOSAIC Portal to submit and track application requests and we have welcomed a new member to the committee. John Cammarata has joined the ARC and has already been hard at work helping us with our evaluations. Welcome John!

So far in 2021 the ARC has received 48 application requests. The breakout is as follows:

- 4 New Homes - 11 Screen Rooms - 2 Generators

- 19 Landscaping Projects

- 12 Paver/Fence/Deck/Door/Window/Paint or other Exterior Changes

We have also completed our transition to the Mosaic Portal, please take advantage of it. The portal allows you to submit an application request, view its status and view your approval or other documents from the committee.

At this point everyone should have a login ID and password for the portal. If you do not, please contact Jennifer Cain at the MOSN II HOA o"ce for assistance. If for any reason you cannot submit your application through the portal, you may drop it o! at the HOA o"ce and they will process it.

When using the portal, under the “Shared Documents” tab you will find a PDF file entitled

“2021 ARC Packet”. This document includes everything you need to start the application process.

When you submit an application through the portal, go to the “Compliance” tab and you will see a button that says “Submit New Review”. Click that button, provide a brief description in the

“Project Description” box and attach your completed application and all required supporting documents using the “Add Files” button in the “Supporting Documents” section. Instructions are also on the portal. When you are finished hit the “Submit” button at the bottom of the page.

If you have not received an approval or other communication after 14 days, please feel free to contact the o"ce for an update. You may always contact any one of the committee members if you have a question.

As we move into the summer season, we will continue to evaluate requests through the portal.

This is especially helpful when everyone is more likely to be travelling.

MOSN Neighborhood Owners’ Roster

The Owners’ Roster can be used to contact your MOSN friends & neighbors but it is also very useful in the case of an emergency.  Many of us leave for extended periods of time and, even if you have someone watching your home or pad, it might be a neighbor who is the first to notice that something is amiss and needs to contact you.   Please take a look at the current Roster to ensure that your contact information is current.  If you need to make a c h a n g e , p l e a s e f i l l o u t a We l c o m e Fo r m o r e m a i l t h e c h a n g e t o MOSNOwnersRoster@gmail.com

The Roster is available only to Owners on the online bulletin board (BBS). There are two lists, one is sorted by Owner’s Name and the other by Street Address.  Only Owners who are logged in to the BBS can see the section where the Roster is posted and download the files.  

The Owners’ contact information on the Roster is obtained from Welcome Forms that are filled out and submitted by new or existing owners. Many times, new owners aren’t aware of the Roster or the Welcome Forms. If anyone happens to meet a new neighbor, it is appreciated if you pass on a form to them. The forms can be obtained in several ways: On the BBS in the Welcome section (again, you must be logged in to download the file), by sending a request to   MOSNOwnersRoster@gmail.com or, printed copies are available near the bulletin boards in both clubhouses.   Completed forms should be either emailed to MOSNOwnersRoster@gmail.com or placed in the clear plastic box in the hallway at Clubhouse 1 near the Laundry Room.  

Linda Bittell maintains the Roster and will be glad to answer any questions you may have.

MOSN Website Task Force

An e!ort is underway to present to the Boards of Directors (MOSN I & MOSN II) recommendations on the development and management of a website for Mt. Olive Shores North. Task Force Members include Dwight Kitchens, and Larry Stewart from MOSN I and Don Coley, Douglass Dillard and Dave Watkins from MOSN II. The Task Force has held 2 meetings - an organizational meeting and a meeting where GoDaddy gave a virtual presentation on the services they can provide as a developer. The Task Force will continue its work with the intent of submitting a report to both Boards in a timely manner. If you have any ideas for a MOSN website, please send your thoughts to any of the Task Force

THINGS TO KNOW: from Bill Kuhn

1) Hurricane season is upon us. If you haven’t already, please secure all yard object in a safe place before you leave for the summer. This includes all objects placed in your driveway to block entry. If you’ve already left and didn’t do this, please contact someone to do it for you. Unsecured objects are a danger to your property and everyone around you.

2) If you have someone taking care of your yard, please instruct them to NOT put your yard trash on someone else’s property. This was a major problem during the aftermath of Hurricane Irma.

3) If you have a very large pile of yard trash that’s not being picked up, you need to call for a special pick up. The phone number is on your trash can.

4) Anytime you have a visitor coming, you are required to notify the security guard with your name and address and the visitor’s name. This has always been a standing rule. Our guards have been instructed that this rule will now be enforced.

5) It’s noticed that some people are not picking up after their dogs at the Paws Park.

MOSN 2 graciously provides bags in case you forgot to bring yours. PLEASE PICK UP!! This also applies to all properties in our community. Please be courteous and respect your neighbor’s property! Empty lots are also owned by someone and are

—- Adhere to the speed limit posted in MOSN - 15 mph.

—- To operate a golf cart, family members and guests must be 16 years old and be accompanied by an adult.

—- Golf cart owners are expected to adhere to the same rules of the road as automobiles/trucks.

—- When walking or jogging, face on-coming tra"c, and be as far to the side of the road as possible. Wear reflective clothing and use appropriate lighting when walking, jogging or cycling before sunrise and after sunset.

—- When bicycling: wear a helmet, ride on the right (going in the same direction as automobile tra"c), use hand signals when turning and always be alert. At sunrise, and night, use a bike head and tail light.

HURRICANE PREPAREDNESS - MOSN II

Notify the Management O"ce of your absence, and make sure that your contact information is up to date. In the event of an emergency, we may need to contact you.

Out-of-date phone numbers and emails could prevent timely notification of emergency situations. Make sure to activate your online portal in Appfolio so that you do not miss important updates that may be distributed. Contact your property manager if you are not active on the portal.

1. Tell a neighbor or friend of your intended absence. It is a good idea to leave a key with someone who can enter your unit on an emergency or notify you of any issues that may occur in your absence. It is also recommended that someone periodically check in on your unit to make sure there are no leaks or damages incurring that need to be mitigated right away.

2. Shut off your water If you do not have someone checking in on your unit. This can prevent leaks from occurring and causing damages.

3. Close hurricane shutters prior to your departure. If your unit is equipped with hurricane shutters, close them in advance of your departure.

4. Secure loose items. In advance of your departure, move all loose items including hoses, plants, furniture, etc., indoors, or secure in place to prevent damage from flying objects in the event of a windstorm.

5. Set your air conditioning to 80 degrees. Leaving your AC turned on at a higher temperature can help control humidity and mold in your unit. Many people turn the air conditioning to off; however, keeping it on at a higher setting may prevent damage to the unit when heat and humidity arise. If you intend to travel for an extended period, you may want to have a friend or service company check in on your air conditioning system to change filters and ensure that drains are not clogged.

MOSN NEWS - Highlighting A Resident:

MOSN I: Dwight Kitchens

In reflection, being brought up a Methodist, and attending a Virginia Polytechnic Institute and State University’s ROTC program, I guess I took our university’s motto of Ut Prosim, Latin for “That I May Serve”, to heart. While commissioned as an Army Transportation Officer, I was permitted to be a generalist, serving in transportation, supply, finance, operations, information technology and organizational development.

After retirement of both my wife and myself, we traveled across the U.S. while I taught Realtors to use productivity software.   During this time we saw much of Florida and purchased our first property in MOSN.   While the amenities are wonderful, the General James A. Van Fleet trail was a large part of the draw.  After a few years we had our home built in 2007.  

My mother won my first bicycle in a jingle contest when I was six. I’ve been enjoying the freedom of riding since.   This has been a six-decade long hobby moving from singles to tandems to recumbent trikes.  We’ve been fortunate enough to take a few cycling trips in both the U.S. and Europe.

Since coming to MOSN, we’ve joined the community at Lake Gibson United Methodist Church (LGUMC).  Here we were introduced to the Florida United Methodist Children’s Home (FUMCH) in Enterprise, FL. After a visit, we found eleven cottages filled with children riding bicycles in all states of repair.   Unfortunately, no one on sta! is responsible for maintenance, and children with anger issues are not permitted tools. Soon after our arrival we volunteered to both supply repaired bicycles and spend time on campus performing the actual repairs.   Thanks to neighbors, Inez and Hank Rogerson, we often have extra hands performing on-campus repairs.  

This has also permitted us to have a MOSN team performing repairs on bicycles within our own community.   Additionally, in conjunction with the Florida Department of Transportation’s Safe Schools Program, we helped fit and give bicycle helmets to elementary school students at FUMCH, LGUMC, and through the Polk City Library.

My interest in personal computing has permitted me to o!er both training and computer repairs within MOSN.  Fortunately, donated computers are often able to be upgraded and reused.   Many have been given to individuals through the Suzette Penton Polk City Community Library and FUMCH, while some are currently used within the MOSN II Library.

We are all capable of serving in some capacity.  We each have skills which might be the envy of others.  Why not seek your niche and find a way to improve the lives of others. Mine included serving on the MOSN I board, o!ering computer classes, o!ering bicycle maintenance and helping with the community pancake breakfasts.   You might find supporting community friends to be a worthwhile endeavor.  Find your own interest, take the first step, and reap the reward of knowing that you are helping others in some meaningful way.

MOSN II: James (Dan) Lacy

LIFE WILL REVEAL ITSELF

“I think I’ll walk down to the dock”. I say this to Nancy almost every day. She knows I’ll be taking my camera and watching for birds to photograph. A friend once told me that “life will reveal itself” so just be alert and open to opportunities that come your way. After 30 years as an executive with an oil and chemical company and 5 years as a Vice President of a small University I was accustomed to making things happen, forcing change and measuring performance against clearly defined objectives. When I retired from professional life in 2008 Nancy and I drove our motorhome to Florida looking for our

“next chapter.” We saw a billboard on I-4 about Mount Olive Shores North and that was life revealing itself to us. We’ve been here since that time and we absolutely love the neighborhood and the area.

Photography discovered me in 1966 when I got a job in the photo department of the college I was attending and I learned I could make some money with a camera. Side gigs with my camera helped pay for my college education and I continued doing photography professionally for a few years after college but then life revealed itself in other directions.

About four years ago I was fishing off my dock on Clearwater Lake and a Great Blue Heron flew into the tree above me carrying a small tree limb and proceeded to begin nest building with its mate...fascinating. I felt compelled to document the process so I went online and purchased a reconditioned Nikon and a used telephoto lens and spent many hours watching and photographing the process. I’ve been photographing birds and their habits and behaviors ever since.

I don’t offer my work for sale, I don’t even copyright my photography I just enjoy watching the birds and shooting photos. I also enjoy sharing some of my photos on social media so if you’re interested you can see them on the MOSN Facebook page.

Line Dancers Found a Way to Dance and Stay Safe and Healthy

 

On March 16, 2020, when we could no longer deny that the pandemic was upon us, the MOSN Line Dancers had their last class in the clubhouse.  It was a long summer with no dancing until last October Marge learned about some nice portable dance flooring that could be snapped together.  It turned out to be a very unique winter as we danced outdoors twice a week in Marge’s RV port.   Sometimes we had to bundle up and sometimes we needed to use the fans to cool o!, but it was always a fun time, and Marge taught us quite a few new dances.   She even made sure we had the usual Holiday celebrations, including Christmas, Valentines, St. Patty’s, Easter, and our traditional End of the Season party.  As we had accumulated enough flooring to accommodate 10 dancers and continue to keep some distance, after the New Year, Marge graciously began hosting the Beginners and Improvers classes so even more dancers got to enjoy this unique experience.  Leave it to Marge to keep us dancing and having fun!

Melissa Miles, Martha Kuhn, and Casey Caison held a Sing Along Gospel Concert on March 30, 2021 at 5 pm for the MOSN community in Martha and Bill Kuhn's driveway. There were a few guests from outside of the community. Approximately 45 golf carts with people and puppies attended! The concert consisted mostly of well-known hymns. It seemed like a wonderful time to have the concert right before Easter. However, anytime is a great time to sing praises to our Lord Jesus! Stay tuned for another concert hopefully in the fall when everyone is back from summer trips!

Newmar Florida Sea Turtles Rally

The Newmar Florida Sea Turtles Chapter had their last rally for this season March 18-21, 2021 at the Upriver RV Resort in Fort Myers, FL. Fourteen coaches attended. The rally started with Tea and Scones in the afternoon followed by a Paella dinner which was cooked on site. We also had several members cook a breakfast consisting of sausage, bacon, eggs and pancakes. We Sea Turtles do enjoy fun, food & fellowship. Our major activities included a tour of North Trail RV Center and a visit to Echo Global Farms. Our 2021-2022 rally season will start up in November.

Pickleball Update

Summer is coming and while many folks have begun travels to their summer retreats, pickleball play continues per schedule for as long as we have enough people to play.

  We have had a wonderful pickleball season, even through COVID concerns.  It gave many of us the opportunity to participate in a community activity, with social distancing.  And kept some of us from just going stir crazy!

  We had 53 Active/Regular Players during the 2020-2021 season, with 71 people on the Email distribution.  We improved our skills, met new neighbors, and had a great time!

  Wind Screen Removal:

Wind Screens have been removed thanks to our amazing volunteers.Thanks to all.

  Other Improvements:

Special thanks to Dick Quinby for painting the bases of the benches at the courts.  They were feeling the e!ects of the weather and were beginning to look at little rough.

  Court Conditions:

According to the MOSN 2 Board, significant cracks will be repaired soon. We recently noticed a few ant hills pushing up through a couple of the cracks indicating the potential for more structural concerns.   Ant bait has been put down to eliminate the ant problem. 

Resurfacing will occur within the next couple years.

The Courts are very sunny and some sort of shade is needed to cool o! and minimize sun exposure.   The group was using old umbrellas from clubhouse 1.   Now, all but one umbrella has fallen apart, and that one is on its way out.  Shade options are being evaluated for the Fall.

  Please remind children and visitors that the courts should only be used for Pickleball and/or Tennis activities and should not be used as a playground. Bicycles and skateboards have previously caused damage to the courts.

  Court Camera:

The group is considering the purchase of a camera for public viewing.  Residents will be able to see if people are currently playing pickleball, so they can join if they like.  It will also have the capability of being viewed by security to ensure appropriate use of the courts.

  Pickle Balls:

New ball baskets and caddies were purchased and the group will be evaluating what brand of balls to use for next season.  The Ball Caddies have been modified by Bill Moriarty (to sit securely on the dividing net between courts to allow easy access and safer location for play.  Thank you, Bill (and France for the idea)!  The baskets will be used to sort the 3 brands of balls that we currently have, so that people can choose their favorite in the fall.

Pickleball Schedule:

As people return in the Fall, we will start with the following schedule. Schedule will change as needed, especially as weather gets cooler or as courts become more crowded. Schedule is to be posted on the court gate.

1). Regular days for Open Play are: Sat, Sun, Tues, Thursday 8:30am - 12:00pm.

2). Advanced Play: One court will be allocated on Sundays for advanced play.

3). Future Drill Sessions - TBD

Lakeland Area Allegros Spring Rally

The Lakeland Area Allegros ventured to Cedar Key for a spring rally from 1-6 April 2021.

It was held at the Cedar Key RV Resort. Cedar Key is what many of us remember as ‘old Florida.’  We had seven member coaches and two guest coaches attend the rally for a total of 18 attendees. Nine of the attendees participated in a golf outing in Chiefland. In addition to our traditional rally kick-o!, the club hosted a sweet tooth social.  We also had a club grill night (bring your own meat and a side to share). Thank you to Rich Skeens for his culinary skills. A little card playing kept us entertained and safe from the no-see-ums . We wrapped up the weekend with Easter brunch as a group at Duncan’s on the Gulf. The rally was a lot of fun for all the attendees.

FMCA MOSN Chapter Spring Rally

The FMCA MOSN Chapter Spring Rally was in Brunswick Georgia at the Coastal Georgia RV Resort from April 19 -22. The hosts for the rally were Rich & Carol Cook and Mike &

Barbara Moseler. The hosts, co-host and other members were there to greet the incoming coaches and give them their “goody bag.”  

  Though some coaches had to drop out, there were still 33 coaches in attendance! On the schedule were an appetizer Happy Hour on Monday night, Doughnuts for Breakfast Tuesday morning, Breakfast in a Bag Wednesday morning and a catered BBQ Thursday evening. The club meeting was held after the Tuesday Doughnut breakfast. The group was privileged to have the resort owner, Earl Perry, and the Brunswick Mayor Cornell Harvey speak and welcome the group to the area.

  The Breakfast in a Bag was a special treat that was led by our hosts with assistance of Mark Stuckert.  There were several hot water pots ready to cook our breakfast in a very timely manner.  There were approximately 10 ingredients to put in your omelette bag (a quart freezer bag sprayed with oil on the inside and your name written with a Sharpie on the outside). Ingredients include vegetables, meats and cheeses. Most people got 2 eggs in the bag that then were mixed with the ingredients by squeezing the bag.  Once the bag was zipped up (with air being pushed out), your personalized omelette was put into the hot water.

About 10 minutes later, viola, breakfast!

  The Thursday BBQ included pulled chicken & pork, cole slaw, potato salad and baked beans.

All were delicious.  The dinner was followed by a special treat of peach cobbler and vanilla ice cream served up by a number of smiling “servers.”

  Each evening a BYOB social was held in the campground pavilion. The pavilion was very big and had clear vinyl “window” coverings to keep the bugs out, which was very much appreciated in the evenings. Many attendees played various card games, including hand &

foot and Skip-Bo.  Mike & Barb Mossler and Neil & Gail Laxdahl bought their corn hole games into the pavilion one night for a tournament. The tournament had some exciting moments!

  In between the group meals and game playing, people tried out local restaurants and visited local sites. Many took both trolley tours; one of Jekyll Island and the other of Saint Simons Island. Other sites visited were Driftwood Beach, Fort Fredrica,  lighthouses and of course shopping! Some members organized a bike ride around Jekyll Island. The bike path had a mixture of “paved” and packed dirt trails. Of course there was great scenery while we were getting our exercise.

  In addition to the Goody Bag, there were three free ra(es.  Special thanks go to Douglass Dillard, Rich & Carol Cook, Rita Creel and John Hale & Kelly-Ann Morgan for obtaining the ra(e items.  Items included a Best Properties O!ered back pack (that was the welcome bag) with many goodies, plaid shoulder bag with any compartments, home made quilt (by Rita Creel), glass cleaning cloth, and gift cards/coupons to local business. A couple of gift cards were for $100!

AIM RV Club Rally

AIM (All Inclusive Motorhomes) RV club held a rally at the new Cabana Club Resort in Auburndale Florida from May 17 leaving the morning of the 21st. There were 6 coaches from MOSN that attended. The club had a total of 68 coaches participating in this one of 8 rallies for 2021.

The Cabana Club Resort opened in February and still has some work to finish which includes setting more cottage units, completing the inside of the pavilion that is to include a mixture of pickleball and tennis courts and an arcade. The finished amenities were great! The adult and children pool were very inviting.  There is mini golf, corn hole and other games in the area of the Tiki Bar which is surrounded by nice tables and chairs and has two round gas fire pits.  

The pavilion by the pool was big and easily accommodated the meals that were served in the campground (catered). The camping sites were a mixture of cement, pavers, crushed sea shells and gravel.  Any grass in the pull-in sites is artificial. Each site had a nice picnic table and a charcoal grill.  

AIM provides a lot to their rally attendees. AIM partners with sponsors for their rallies.  This rally had Freightliner, SkyMed, Proteng and Entegra as sponsors as well as National Indoor RV. Each vendor had a presentation or question session after breakfast.  All but one meal was funded by AIM, or their sponsors, whether it was catered at the campground or at a venue. There were three happy hours where beer and wine were provided. There were three bus trips that took attendees to a Swamp Tour (Tuesday),  Sea World Behind the Scenes Rescue area tour (Wednesday) and a private rodeo (bull riding and barrel racing) at Westgate’s River Ranch (Thursday). There was dinner at Sea World’s Underwater Grill which included watching sharks and other fish big and small swimming in a huge aquarium.

Everyone seem to enjoy this rally and its events as well as experience the new campground.
