Critical Areas:

Critical Areas are environmentally sensitive areas that require special protections. Critical areas within the property boundaries will need to be depicted on the site development plan. In some instances critical areas may be located off site but the buffer or required setback may extend onto the property being developed. These areas should be clearly shown on the site plan.

Olympia's Critical Areas Ordinance (CAO), OMC 18.32, is the primary set of regulations on development that protects critical areas. Other critical areas are addressed in OMC 16.70, frequently flooded areas; OMC 18.20, marine and freshwater shorelines as defined by the Shoreline Management Act; and OMC

Impervious Surface. A non-vegetated surface area which either prevents or retards the entry of water into the soil mantle as under natural conditions prior to development. A non-vegetated surface area which causes water to run off the surface in greater quantities or at an increased rate of flow from the flow present under natural conditions prior to development. Common impervious surfaces include, but are not limited to, surface of all buildings (except two feet of eaves), walkways, patios, driveways, parking lots or storage areas, concrete or asphalt paving, gravel roads, gravel parking lots, gravel pathways, packed earthen materials, and oiled, macadam or other surfaces which similarly impede the natural infiltration of stormwater.

All new residences are required to meet a minimum tree density by preserving existing trees where feasible and/planting new tree units if needed. Olympia's Tree, Soil, and Native Vegetation Protection and Replacement Ordinance - OMC 16.60 offers more guidance.

How Do I Measure A Tree?

Measure the diameter (not circumference) of each tree at 4.5 feet above the ground.

This is called the diameter at breast height (DBH) and is measured in inches.

Erosion & sediment control measures should be clearly indicated on the site plan. Show all control measures intended to prevent sediment from being tracked off site and control on-site erosion.

Best management practices (BMPs) may include but not limited to: temporary and permanent seeding, sodding, mulching, plastic covering, erosion control fabrics, silt fencing, dust control, sediment ponds, filters, etc.

Residential projects that create between 2,000 and 5,000 square feet of new plus replaced hard surface are required to prepare an Abbreviated Drainage Plan.
