PROPERTY DISPOSITION
Our goal throughout the D3 process is to support and guide our clients through the oftentimes difficult process of property disposition, which can include:
• Timing of manufacturing shutdown
• Retaining sufficient institutional knowledge • Determining prime contract mechanisms • Project management, controls and third-party
oversight
• Material surveys (ACM, polychlorinated biphenyls [PCBs], lead-based paints, etc.) to evaluate risk and subsequent remediation and decontamination actions • Valuation and control of assets

ASSET VALUATION
The final economic yield of a manufacturing plant is the value of the remaining equipment and scrap; the value of these assets drives the D3 cost. Value is based on market conditions, and can fluctuate greatly over a short period of time. Ramboll has experience evaluating the value of equipment and scrap in various manufacturing settings. Contractual mechanisms to maximize scrap value can be evaluated based on the market, project timing and project durations.
RISK MANAGEMENT
Ramboll experts have been at the forefront of risk
management for more than 30 years. Many of our clients seek solutions for legacy issues that will allow a property to be returned to suitable productive commercial or industrial use. Legacy issues at manufacturing plants encompass a broad spectrum, and can include asbestos-containing materials, lead, mercury, PCBs on surfaces and in coatings, releases to the environment from material storage areas, and radioactive materials ranging from tritium used in emergency signs to NORM used in testing equipment and laboratories. Our team of experts will assess and develop a risk management program tailored to our clients’ risk register for property use and sale.
SOLID & HAZARDOUS WASTE
MANAGEMENT
Ramboll develops innovative solutions for the
management of solid and hazardous waste produced during the implementation of decommissioning,
decontamination and demolition projects. Typical waste streams include RCRA universal, hazardous and non-hazardous wastes, which require multiple outlets for treatment and/or disposal. We work closely with our clients to establish project goals early, including using owner-authorized waste transportation and disposal firms and conducting audits of new facilities for one-off waste streams. Our successful track record of combining strong risk-based skills and technology know-how has yielded tangible benefits to our clients in terms of reducing long-term liability.
CONSTRUCTION MANAGEMENT
Ramboll provides construction management services related to decommissioning, decontamination and demolition. Our experts assist in the preparation of specifications, manage the bidding process, negotiate and administer contracts, schedule construction,
supervise onsite implementation, and assure compliance with specifications, budget and schedule. We can provide these services in a traditional construction management role, in the role of designer/builder or through turnkey delivery of an entire project. We build a dynamic team of experts for each engagement, and incorporate an
appropriate set of project management and control mechanisms to meet the client’s requirements on time and within budget.
