8629 S. Kimbark, Chicago, IL PROJECT SPECIFIC SCOPE: General:
• Remove existing base molding and install new 4-1/4” base molding throughout and spray white
• Remove existing window and door trim and install new 3” trim throughout and spray white
• Install new interior doors throughout. Arch panel top doors and spray white
• Update plumbing where necessary according to code
• Replace all door hardware and hinges to brushed nickel throughout house. (Lever handle style for beds, baths, and garage, decorative handle for exterior entry door with lever interior and dead bolt combo, round knob style for closets and other bi-fold doors)
• Install new brushed nickel door stops where necessary
• Test all lights, switches and outlets throughout the home for proper operation, and replace any malfunctioning
• Install closet rods and wire style shelf for all closets (if not there or if in bad condition)
• Remove all textured ceilings and walls throughout • Remove all wallpaper and wall paneling throughout
• Install closet rods and wire style shelf for all closets (if not there or if in bad condition)
• Ensure all garage remotes left at property (purchase if not found) • Refinish existing hardwood floors throughout. Patch, sand, and stain hardwood floors to a dark walnut. Remove damaged flooring in several rooms and infill with new hardwood floors to be seamless
• Change all hardware to brushed nickel
• Install new floor and wall heat/return grilles/registers throughout. Brown metal on floors and white metal for walls
Electrical:
• Ensure that all wires and breakers are sized properly. Replace as needed • Add new breakers for added appliances and electrical and label panel accordingly
Furnace:
• Install new 80% efficiency furnace and all vents, ductwork and lines • File warranty info with Jake at end of project
A/C:
• Condensing unit looks to be in decent shape. Inspect thoroughly and repair as needed. Clean, service, and have certified
• File certification with Jake at the end of the project Water Heater:
• Install new water heater with all lines and vents • File warranty info with Jake at the end of the project Landscaping:
• Clean out all beds and install weed fabric and mulch • trim bushes at front of home
Windows:
• Install all new white vinyl windows with white aluminum capping on exterior including in family room and office in basement
• Install glass block windows in mechanical room
• Test all windows and hardware for proper operation and repair as necessary. All should open, stay open, close and lock properly • Ensure that all windows have screens
Exterior:
• Remove all weeds in cracks in concrete and fill in cracks with concrete • Large crack in concrete step at main entry door. Remove existing step and pour a new pad/step
• Install new asphalt driveway. Current driveway is severely spalled and damaged
• Seal around concrete walkways and foundation of home • Install new mailbox to left of door. See Material Schedule
• Ensure doorbell works properly. Repair/replace as necessary with wired doorbell
• Remove security storm door and install white security storm door. See Material Schedule
• Install new white steel decorative door. See Material Schedule
• Install soffit and fascia cap where missing/damaged to match existing • Remove weeds throughout
• Install handrail to basement back door
• Remove existing wood stairs for side door at kitchen. Install new footings and build new wood stairs with pressure treated wood and to code
• Install new house numbers at front of home. See Material Schedule • Replace exterior decorative sconce at front door. See Material Schedule
• Install new exterior sconce light at back and side doors. See Material Schedule
Roof/Siding/Soffit & Fascia/Gutters and Downspouts:
• Install new aluminum capping where missing for all exterior windows • Scrape and clean concrete sills throughout
• Clean all gutters and downspouts around house
• Seal holes in soffits/fascia in misc spots around house and garage, repair/replace missing to match existing as necessary
• Install new extensions for downspouts where broken or missing • Roof looks to be in good shape, but inspect thoroughly and patch sections as necessary
Foyer/Stairs:
• Install new decorative sconce light. See Material Schedule • Remove wall paneling and prep wall for paint
• Remove metal railing and install decorative wood railing/guardrail and spindles. Stain Post and banister dark walnut and paint all spindles white • Remove built-in planter and all rotted wood and frame new wall if needed.
• Remove carpet on stairs and landing and install new wood treads and hardwood at foyer and stain. Paint risers white
• Install new stained handrail with brushed nickel brackets going down to basement
• Paint entire wall to right of entry darker gray color Living Room/Dining Room:
• Remove carpet and refinish existing hardwood flooring
• Install new (6) 6” recessed can lights with white trim in living room area • Install chair rail 3’ AFF with molding boxes. Paint everything below chair rail white and wall above, the darker gray
• Remove all hooks, curtains, and nails, Patch/paint walls, ceiling, door and trim. See Material Schedule
• Install new chandelier centered in dining room area. See Material Schedule
• Install new white digital thermostat
• There seems to be mold on some exterior walls. Find source of water infiltration and repair and replace moldy drywall and insulation
Kitchen:
• Install new kitchen cabinet layout w/ espresso finish for cabinets, 42” uppers in L-shaped kitchen layout with added peninsula and breakfast bar between dining room and kitchen. Espresso shaker style full overlay • Keep same overall layout of appliances
• Install crown molding above all uppers
• Install new cabinet hardware (stainless steel round knobs for doors and cup style pulls for drawers)
• Install new tile backsplash. See Material Schedule • Install new garbage disposal
• Install new light granite counter top with under mount sink. Provide granite samples to PM for selection
• Install new stainless steel pull down faucet
• Install new 4pcs Whirlpool stainless steel appliance set (36” side by side counter depth fridge with water and ice dispenser, 5-burner gas range, 24” dishwasher, 30” OTR microwave range
• Install all necessary plumbing for water and drain lines • Install new 4” recessed can lights with white trim • Install two pendants above peninsula
• Install new steel white side door. See Material Schedule
• Remove vinyl floor tiles and finish hardwood floors if they exist and are in salvageable condition. If not, install new hardwood to be seamless with dining room
• Eliminate ceiling vents
• Patch/paint walls, ceiling, trim and doors. See Material Schedule First Floor Bath:
• Remove all existing tile, tub, and fixtures. Install new tile on floor. See Material Schedule
• Install new brushed nickel faucet and accessories
• Install new espresso 36” sink and vanity. See Material Schedule • Install new espresso framed mirror
• Install espresso bamboo flooring on wall behind toilet and vanity from floor to ceiling
• Install new brushed nickel vanity light. See Material Schedule
• Install new brushed nickel bath hardware(towel bar, towel ring and paper holder)
• Install new white toilet
• Install all necessary plumbing for drain and water lines. Replace those in shower for sure
• Install new bath fan/light combo and ensure fully exhausted to outside • Install new white steel tub with tile shower surround. Install subway tile on side walls and glass tile on full back wall of shower (long wall). See Material Schedule
• Patch/paint walls, ceiling, trim and doors. See Material Schedule Hallway:
• remove carpet and finish hardwood floors
• Patch/paint walls, ceiling, door and trim for room and closet. See Material Schedule.
• Remove shelving and install white wire shelves Bedrooms:
• There is mold on back walls. Repair source of water and replace insulation, framing, and drywall
• Install carpet in all bedrooms and closets. Provide samples to PM for selection
• Install brushed nickel round flush mount ceiling light with switch • Repair walls and ceiling before painting
• Patch/paint walls, ceiling, door and trim for room and closet. See Material Schedule.
• In closets, install white wire shelving
• Install glass globe pull light and wiring in closets • Repair/replace hardwood floors before carpet install Basement
Inspect foundation walls and floors for water leaks and repair as necessary.
Basement will have a full bath, family room, office, and mechanical/laundry room. Remove all mold/water damaged sections of wall, flooring, doors and ceiling. Repair appropriately and install new.
Basement Laundry/Mechanical Room:
• leave interior of mechanical room unfinished, but paint all walls • Clean all miscellaneous wiring in ceiling and spray ceiling black • Change light fixture to brushed nickel flush mount
• Rod out floor drains
• Paint floor with gray epoxy paint • Install new plastic single laundry tub
• Repair/replace laundry supply lines and drains to ensure proper operation
• Repair/replace sump/ejector pump and all connections and repair/ replace if not in proper working condition. Change sump pit cover and seal properly
• Change bx to conduit if any
• Replace all damaged/corroded pipes and repair main and valves as necessary to ensure no leaks
Family Room:
• Remove all wall paneling and install drywall
• Inspect foundation for any cracks or signs of moisture intrusion and make necessary repairs,
• Tape, mud, sand and prime drywall
• Level floors before tile installation in basement. See Material Schedule • Install new 6” recessed can lights with white trim throughout basement open area (6) and remove ceiling tiles. Clean all miscellaneous wires and repair joists as needed. Spray all black
• Patch/paint walls, ceiling, trim and doors. Paint walls darker grey • Remove bar/separation in family room and install
Office:
• Remove slatted wall and faux brick paneling and frame new wall to separate office from family room. Keep built-in cubbies under new wall and paint white
• Tape, mud, sand and prime drywall for room and closet
• Remove ceiling tiles, remove miscellaneous wiring, and spray ceiling black
• Remove recessed cans and install round flush mount centered in room with switch
• Install 15 pane glass door to room
• Level floors before tile install for room and closet
• Patch/paint walls, ceiling, trim and doors for room and closet • Install new pull chain light in closet and white wire shelving Basement Bath:
• Location and layout of bathroom will not change
• Remove all tile, tub and fixtures and Install tile on floor. See Material Schedule
• Install stand up shower with poured concrete pan and mosaic floor tile. Install shower surround tile with 4” glass strip insert. See Material Schedule
• Install new brushed nickel shower faucet • Install new 24” espresso vanity with sink • Install espresso framed mirror
• Install new brushed nickel 3-lite overhead vanity light. See Material Schedule
• Install new brushed nickel bath hardware(towel bar, towel ring and paper holder)
• Install new bath fan/light combo and fully exhaust to the outside • Install new toilet
• Install all necessary plumbing for drain and water lines • Repair drywall patch and prep for paint/tile
Garage:
• Clean out all debris and garbage and powerwash floor, doors, and exterior
• Infill cracks in concrete pad • Replace broken glass windows
• Change bx to conduit where necessary and ensure that junction box and connections will pass inspection. All exterior outlets must be GFCI with covers
• Install new white steel service door with matching lockset • Repair garage overhead door so that it closes and works properly • Install new garage door opener if not working or missing
• Keep sconce lights and clean thoroughly. Ensure proper operation • Test sensors for proper operation
• Install new white aluminum capping on windows and doors where damaged/missing
