I have read and understood the details contained in the brochure and leaflets of Asset Sliicon Heights / Cyber Heights. The terms and conditions are acceptable to me. I also confirm that I would automatically become a member of the Society of Owners that would be formed at the time of occupation. I agree to abide by all the rules and regulations of such a society.

Terms & Conditions• Once allotted and agreement signed, the prices are firm.
• All payments only by Demand Draft or by local cheques favouring Asset Homes, payable at Cochin. • Possession shall be given to the customer on settling of all the dues to the company.
• Asset Homes, reserves the right to accept or reject any application.
• Statutory deposits, building tax, share of KWA/KSEB cable, transformer cost and deposits for apartment owners’ association shall be paid extra. • All transactions are subject to Cochin jurisdiction only.
Documentation of an apartment comprises of two parts.
a) On allotment, two agreements will be executed between the builder and the purchaser; one for the sale of the undivided share in land and another one for construction contract. Though separate considerations are specified in each agreement, composite value of land and construction will be shown in the payment schedule. Necessary citations to this effect are given in the agreements.
b) The sale deed of the undivided share in the land will be registered in favour of the purchaser on receipt of the entire payments and before handing over. Documentation charges, Registration charges and incidental expenses for the registration of the sale deed will be to the buyer’s account.
Owners’ Association / Trust will be formed on handing over of the possession of the apartments. Membership in the above Association / Trust is compulsory, not optional. The Owners’ Association/Trust will carry out all necessary routine and annual maintenance and repairs to common area and exterior walls of the building, common installation and fittings, payment of electrical and water charges for common facilities and services. Maintenance charge/deposits are to be paid by each owner regularly and timely.
Asset Silicon Heights is a time-bound project. In case payments are not made as per agreement signed, the builder reserves the right to cancel the allotment, in which case, the amount will be returned only after reallotment to another party and without any interest.
All measurements and specifications given elsewhere in this brochure are subject to variations without specific or general notices. All such variations/alterations shall be purely at the discretion of the builder. The information contained herein does not form part of the contract and is subject to change. Elevation given is an artistic impression only. This brochure does not constitute a legal offer.
I) Foundation : Deep piles in direct mud-circulation method upto required strata with necessary pile caps. II) Structure : Reinforced cement concrete frame with hollow/solid cement blocks in fill walls.
III) Flooring : High quality vitrified tiles for the entire apartment, with vitrified skirting. Entrance lobby in granite. Staircase & common areas will be of granite flooring.
IV) Glazed tiles : Glazed tiles upto a height of 6’ on toilet walls. Glazed tiles upto a height of 2’ above the kitchen counter. V) Kitchen : Granite kitchen counter, single bowl stainless steel sink with drain board and tap.
Provision for exhaust fan also provided.
VI) Toilet fittings : Grade I coloured sanitaryware including European water closet and wash basin. Good quality chromium plated taps, mixers and shower. Towel rods.
VII) Hardwares : Best quality hardware.
VIII) Doors : Decorative panelled entrance door in teak/hardwood. Moulded flush/doors for bedrooms and toilets. IX) Windows : Fully glazed powder coated aluminium windows with M. S grills.
X) Painting : Putty finished emulsion paint for internal walls and enamel paint for doors and window grills. external walls will be emulsion painted.
XI) Water supply : KWA water supply through sump and overhead tank in the kitchen subject to rules and regulations of KWA. Ground water supply from open well/bore well.
XII) Electricity supply : C o n c e a l e d c o p p e r w i r i n g .
