GMK Interiors’ design-build service, or Pink Hard Hat, provides a single company responsible for delivering all aspects of your project’s planning, estimating, design, engineering and construction. This turn-key approach benefits the owner through a unified design-construction team working together on his behalf, with single-source responsibility for the entire project. From initial conceptual drawings, budgets, permits and working drawings to the actual construction, procurement and final walk-through, GMK’s Interior Design-Build team uses specialists to their highest and best use. This affords a more efficient project delivery system by reducing time, risks, redundancies in fees, administrative costs and contingencies. In addition, project objectives are developed simultaneously with the design and financial comparisons necessary to support facility decisions.

THE RESULT: a more seamless project start to finish and an enhanced owner bottom line.

To ensure long-term viability in the retirement marketplace and compete with nearby communities undergoing significant upgrades, Scotia Village needed to reposition its older spaces and provide a range of amenities for today’s choice-driven resident consumer. GMK’s Interior Design-Build team provided a total campus interior audit and developed a comprehensive approach to fully refurbish all resident common spaces and poise the community for growth over the next 10-15 years. Renovations are being delivered through five phases so costs can be born out of cash flow from entrance fees, so as not to take critical spaces off-line for long periods of time and to keep construction disruptions for residents minimal.

In today’s market place where margins are tighter and tighter and reimbursement is ever-more challenging, enhanced, competitive, leading-edge service lines are hard to deliver yet critical. Still Hopes Episcopal Retirement Community recognized this and set out to reprogram an older, no-longer viable space into a community-based rehab program as an additional revenue stream. This dynamic service line meets the needs of a growing patient population with fewer resources, especially in conjunction with 2012 changes to Medicare reimbursement and classification of diagnoses. It is competitive with other local rehab programs – including hospital-based programs – works towards a readmission rate of zero and drives census in other parts of this CCRC. The GMK Interior Design-Build team ensured that all design features support Still Hopes hospitality-driven model.

This CCRC has long-term plans to renovate its entire community, but knows the entrance makes a tremendous first impression. GMK Interiors Design-Build team started there by reprogramming the lobby to create a more inviting, warm environment. We used furniture seating layouts and different carpet patterns/insets to change traffic flow and introduce new focal points. The team incorporated new lighting, furniture and finishes that create visual borders and the appearance of unique rooms.

This renovation project on two floors of an existing assisted living facility worked to update and reconfigure existing spaces. GMK’s Interior Design-Build team worked to create areas for employees separate from resident spaces, as well as convert multiple living room areas to amenities like physical therapy and craft rooms. We introduced creative design solutions like customized privacy walls behind the concierge desk to provide a greater sense of privacy while maintaining accessibility for residents.
