Mace was appointed main contractor, on a fixed price design and build contract, on this £19m student accommodation development. The project comprises 350 student rooms, nine private apartments, a reception and ground level retail areas. Located between Aldgate East and Whitechapel underground stations, the development provides convenient transport links to London Metropolitan University and other universities around London. The surrounding area has also benefitted from a substantial regeneration as a result of the Aldgate Masterplan, providing a desirable area for students to live.

Greenwich Square

Located on a three-hectare site, Greenwich Square is a phased brownfield regeneration scheme on the site of the former Greenwich District Hospital. It will deliver 645 new homes – 50% of which will be social housing – as well as a new civic centre featuring a leisure centre, retail spaces, library and healthcare facilities, all set around a new public square.

The high specification housing comprises 331 private units, 170 social units and 144 shared ownership units. The housing will be arranged to create secure and welcoming

neighbourhood streets and communal squares which echo traditional street patterns. Greenwich Square will be

London’s first major carbon neutral development. The aim is to deliver a BREEAM ‘Excellent’ rated development and to meet the Code for Sustainable Homes Level 4 standards.

Mace has been appointed by the Greater London Authority, through our Hadley Mace joint venture company, as the preferred developer for the £215m scheme.

Barking Riverside, with outline planning permission for 10,800 units and detailed planning for 3,300 units, is one of the largest brownfield regeneration projects in Europe and is part of the 10,000-hectare stretch of land known as the Thames Gateway. Mace was working with Barking Riverside Limited, Southern Housing Group and London Thames Gateway Development Corporation to develop plots for one of the first phases of the development – 2.11.1 East.

This phase will see Mace deliver 63 three and four bedroom terraced family homes.

The detailed planning permission requires a high level of sustainability including 20% renewables and sustainable urban drainage. Modern methods of construction are therefore central to the project and providing a value for money solution was essential.

Each element of the design and the construction solution has been reviewed and challenged so that the construction cost is minimised while still meeting client expectations.

Victory Heights

Covering a total land area of 250 hectares, Victory Heights is a major luxury residential development within Dubai Sports City, Dubailand. Originally appointed as project manager, Mace’s role evolved to reflect the changing needs of the project. These changes included the implementation of a revised procurement strategy, revised sequencing of the works, changes in scope and an increase in

responsibility, including the provision of construction management services. Early input at the preconstruction stage on the 961-villa scheme meant Mace was able to promote

excellent coordination and leadership to successfully handover 800 villas ahead of programme. One of the major challenges of the project was the timely delivery of the roads and infrastructure works required with particular attention given to the provision of power to ensure there was no interruption to the handover process.

Mace has continuously promoted safety across the project and chaired weekly safety meetings to ensure that high standards were maintained. After seven years on site, over 70 million worked hours have been completed with five lost time accidents.

Mace is providing full, integrated management of Port Baku Residence – a 350,000 square metre site overlooking the Caspian Sea – incorporating project, construction and commercial management. Constructed on a brownfield site once occupied by an ice cream factory in one of Baku’s most prestigious areas, Port Baku Residence comprises three residential towers ranging from 27 to 31 floors, containing one to four bedroom apartments and penthouses, and a retail unit which acts as a podium to the residential towers.

Above the retail units will be a health club and below there will be basement parking for 1,800 cars.

The site’s close proximity to the Caspian Sea meant a 25-metre deep diaphragm wall had to be constructed around its perimeter to prevent water from entering. Approximately 1,800 piles were required, extending to a depth of 36 metres.

Wilton Plaza

Mace provided construction delivery, construction management and logistics management for Wilton Plaza – a sustainable development which comprises a mix of private and public accommodation.

The construction was broken into two phases, each with a different resident in mind. The first phase involved the demolition of existing buildings and erection of two new student accommodation buildings. Together, they comprise 157 student accommodation units and feature a private courtyard. The second phase resulted in two further buildings with

74 affordable residential units and 37 private residential units on top of ground floor retail.

The development incorporates a number of sustainability features including one of the largest solar panel installations in the UK, 13% renewable energy production from renewable sources on site as well as ample bicycle parking, proximity to public transport and significant public green space. Since completion, the project has achieved an EcoHomes ‘Excellent’ rating.

Park House is the largest development on Oxford Street for 40 years, comprising 56,000 square metres of residential, commercial office and retail space.

Mace was appointed as the fixed price design and build contractor for the project, responsible for delivering 39 apartments occupying the second to seventh floor, 15,000 square metres of office space and 8,300 square metres of retail space. Careful programme management was essential to deliver the project successfully with three programmes running at the same time for each

element of the development. Mace developed a carefully planned and executed handover with its subcontractor teams and client in order to manage the staggered delivery of each area.

Completing a complex programme within such tight timescales has been a testament to Mace’s innovative thinking, attention to detail and focus on delivery. Prefabrication was adopted including its use for the reinforced concrete elements of the high-specification bathrooms for the luxury apartments.

Park House

The Olympic and Paralympic Village housed over 17,000 Olympic and 6,000 Paralympic athletes and officials during the London 2012 Games, along with shops, restaurants, medical, media and leisure facilities and large areas of open space. With the Games complete, the Village is being transformed as part of a lasting legacy from London 2012. Comprising 2,818 new homes across 11 individually designed plots, it will become a new neighbourhood for east London – offering a range of high-quality affordable, rental and privately owned high-quality homes.

Of the total homes in the Village, 1,379 will provide high-quality affordable housing and the remaining 1,439 properties will be private housing after being acquired by a consortium of UK developer Delancey and the Qatari Diar Real Estate Investment Company. The consortium has also secured six adjacent future development plots with the potential for 2,000 more homes.

Community facilities, newly created parklands and some of the best transport connections in the capital will help deliver this sustainable and thriving neighbourhood.

100 East Road is a student accommodation led development with 220 rooms arranged into studios, twin cluster flats and twin rooms, with retail and commercial space at ground level.

Mace was appointed to provide integrated management

incorporating project management, cost consultancy and CDM coordinator services.

Mace worked closely with the client and designers to maximise quality while maintaining a required level of cost, and making sure the building fulfilled all intended functions. This widely acclaimed scheme is the first student accommodation development to secure a BREEAM ‘Excellent’ rating.

Mace was appointed main contractor on this luxury apartment complex at 3 Merchant Square in Paddington. 3 Merchant Square will consist of 159 private premium apartments and 42 affordable apartments across two buildings of 21 and 19 storeys each with a three storey basement. Constructed next to the existing Paddington Basin, the project includes a five-star hotel style main entrance, retail space on the ground floor, nursery, business centre and private screening room.

External features include quality landscaping, a unique water maze feature and new landmark footbridge. With quality as the key driver for the project, Mace put in place a quality cultural awareness training programme for every worker on the project with regular updates on progress and initiatives.

This is the final project in the first phase of a wider development which features six buildings in total.

On completion Bourbon Lane in White City was a flagship development described as a radical move for housing design in the UK. By creating sustainable and energy efficient accommodation, the project gave rise to new models of best practice in the design of affordable housing.

Mace provided consultancy and contracting services on this award winning scheme, including preconstruction and cost planning services. The design incorporated an innovative cladding system not used before in the UK; the cassettes came to site pre-glazed, insulated and with

internal finishes in place, allowing for completely watertight walls without the need for external cladding. Como, Mace’s fit out business, also managed the incorporation of sustainability features: the scheme is served by CHP plant and utilities are linked to a pre-payment

scheme for water electricity and heat consumption.

Delta Real Estate and Hypo Alpe Adria Bank formed the company Block 67 Associates to deliver an athlete’s village capable of hosting 10,000 athletes in time for the 2009 Universiade Student Games. Mace provided a full project and construction management service to complete the project’s 14 residential and two commercial buildings in time for the Games. After the Games were over, the flats were converted for private residential sale as a development called Belville.

Mace’s breadth of integrated services meant Block 67 Associates could rely on one team for integrated project management, construction management, design management, planning, cost management, health and safety management and document control across the 1,858-apartment project.

Designed as a ‘lifestyle destination’, the £900 million Jumeirah Beach Residence spans 1.7 kilometres of Gulf shoreline. It comprises 35 towers and incorporates four hotels as well as residential, retail and some commercial space.

Mace was the project manager on what was the largest ever single-phase residential scheme. It was a fast-track programme but was completed on time and only 40 months after initial works began. The team coordinated a large multinational workforce that numbered in excess of 22,000 at the peak of construction, while also maintaining a healthy and safe working environment for the thousands of people working on site. Mace was also appointed to provide all cost management services associated with the development as well as facilities management services through Macro, Mace’s facilities management business. This included the production of operational and life cycle models and leading the procurement of support services.

The new district of Dubai Marina will continue to be developed over the next 15 to 20 years and once complete will be home to a planned population of approximately 44,000 residents with a leisure resort area of 4.9 million square metres.

Mace was appointed project manager on phase one of the project, a visionary high-rise residential district comprising six towers which range in height from 19 to 40 levels and contain 1,022 one, two and three-bedroom apartments. In addition, 64 large luxury villas ring the development at podium level.

In 2009, Emaar PJSC obtained a facilities management company to manage the handover and transition of the development through to operations and maintenance. Mace’s facilities management business, Macro, was appointed to provide a total facilities management delivery role across the development. Standing on a sea front location, No. 1 Silo is an 18,000 square metre development aiming to regenerate the Victoria and Alfred Waterfront in Cape Town, South Africa with prime residential, retail and commercial space.

Appointed as project manager and principal agent, Mace has overseen the enabling works which were completed one month ahead of programme and tackled logistical challenges around the integration of the complex into an existing precinct.

No. 1 Silo is currently on track for a five-star green design and as-built rating from the Green Building Council of South Africa and on completion will be the first building in Cape Town to achieve such a credential.

Mace was appointed as design and build contractor to deliver this unique housing project for developer Pocket Living. With a background in social housing and support from a major funder, Pocket Living was set up to provide affordable housing for key workers.

Located on Weedington Road in Kentish Town, the £2.4m project comprised the demolition of a small industrial unit complex to make room for 22-key worker flats and a B1 industrial unit.

The project was in an environmentally sensitive area and, as part of the

planning approval, the London Borough of Camden had insisted on specific sustainable issues being addressed. This, in conjunction with the requirements of the Code for Sustainable Homes, resulted in a design incorporating innovative features including solar heating. Post tender the Mace team worked with Pocket Living and the design team to value engineer the project budget by almost 10% to ensure its viability.

Completion of the project was achieved on programme in November 2008.

Standing at a total height of 310 metres, and located on the south bank of the Thames, The Shard in central London is the tallest building in western Europe. Designed by Renzo Piano and constructed by Mace in an astonishing 38 months, the tower’s crystalline façade transforms London’s skyline.

The Shard is a mixed-use ‘vertical city’ offering 13 floors of apartments, 55,700 square metres of office space over 24 floors, as well as three levels of public restaurants, a spa, a 17-storey hotel and a triple height viewing gallery. In all it will

accommodate more than 8,000 people. It is crowned with a steel-framed spire supporting a pinnacle clad with shards of glass designed to blend into the sky.

The success of The Shard can be celebrated by all those involved: the vision of the developer and design team to construct such an iconic building in London; the innovation of Mace and its contractors for rising to the challenge and delivering the building on programme; and the pride of the individuals that have worked on one of the most exciting construction projects in the UK.

At 93,000 square metres, the Atlas Centre is the largest development in Montenegro, providing commercial office, residential and hotel space in the business district of Podgorica. As project managers and construction supervisors, Mace delivered 90 one and two bedroom luxury apartments and 10 penthouses in the residential block, two business centres, together with the new UAE Embassy office in the region.

Atlas Capital Centre was designed according to European Directive 2002/91/EC standards, which emphasise the importance of energy efficiency in the design of new building projects. It was also designed to meet the most stringent of regulations laid out by this directive in terms of energy and thermal efficiency.

Victoria Hall

Mace was the main contractor on this striking building designed to provide modern accommodation to students. At 19 storeys high it is one of the tallest modular buildings in the UK.

The building contains 435 student rooms with en-suite facilities and features buildings at different heights to respond to lower neighbouring residential and commercial buildings. Two of the wings are partially clad in blue panels complementing the main cladding in silver.

Other facilities include a launderette, management offices and extensive bicycle parking. Two landscaped amenity areas – one for gatherings and one for a quiet garden – provide ample space for residents to enjoy the outdoors.

5–6 Connaught Place was originally a pair of Georgian terraced houses that were converted into office space in the 1980s. Redrow Homes London is currently converting the building back to its original use with seven large apartments mixing period detail with modern luxury through the fit out. Appointed as project managers and cost consultants, Mace has worked with the client from the outset of the project to develop feasibility studies, detailed design and procurement of a main contractor under a traditional appointment.

5–6 Connaught Place

Mace carried out the role of principal contractor for this student accommodation building on Isledon Road, next to Finsbury Park station. It comprises 400 quality apartments over five floors and includes study bedrooms, premium study bedrooms and single studios.

Other facilities include an extensive provision of communal spaces with large shared kitchens and lounges, study spaces, games areas, laundry and secure parking for 200 cycles.

There is double-height commercial space on the ground floor, arranged as two separate independent units, both with potential for expansion through insertion of a mezzanine over part of each unit.

Deaconess House is the

redevelopment of the former NHS Lothian office headquarters into a 315-bed student accommodation scheme situated in the heart of the University of Edinburgh city centre campus.

It comprises the retention and refurbishment of the original Victorian Deaconess Hospital and the new build of three blocks arranged around a central courtyard to provide a mix of cluster and studio rooms. The design is highly sympathetic to the sensitive nature of the site which sits at the foot of the Crags.

The scheme is a unique partnership between Mace and the University of Edinburgh whereby Mace acquired the site unconditionally taking the risk on planning, the University subsequently provided forward funding for the scheme and Mace took the risk on development.

Mace was appointed by Hackney Homes to a cost consultancy framework agreement to support the delivery of the UK government’s Decent Homes initiative.

Geffrye Court Estate was identified for refurbishment as part of the programme. The works comprised the refurbishment of the kitchens and bathrooms, concrete structure repairs, re-roofing, and replacing windows. Our cost consultants provided full pre and post contract services including strategic cost advice, analysis of agreed maximum prices, benchmarking, cost management, change management, cash flow

forecasting, post contract cost control, progressive final accounting, leaseholder negotiations and project close out and review.

The team’s experience of Hackney Homes procurement – standardisation of practice, bulk purchasing

advantages from the supply chain, sharing knowledge, and innovation for setting up contracts – has been invaluable to other housing sector clients.

Mace’s success on the programme has resulted in the initial four-year framework being extended to a total of eight years.

Mace was appointed as construction manager for phase one of this two phase project in the Binh Thanh District of Ho Chi Minh City. The project consists of six residential towers in four separate blocks that includes a basement car park, kindergarten, club house, pool deck and associated facilities. This gated community offers residents a lifestyle unlike anything currently available in Vietnam.

The overlapping works between the two phases was a key consideration that required early resolution and Mace worked with the team to clarify requirements. Mace communicated the phasing intentions to the design team and made sure sufficient allowances were made in the structural and mechanical, electrical and public health design in the early stages of the project.

Three Quays is a ten-storey mixed-use development situated in a prime location on the north bank of the river Thames adjacent to the Tower of London. Mace has been appointed on a design and build contract to undertake the main contract works.

The development will provide luxury serviced and private apartments and will feature a William Pye water sculpture over ground floor retail space. It will also include secure underground parking and state-of-the-art security and CCTV.

The scope of works comprises all associated fit out works, mechanical and electrical services and external landscaping, as well as the demolition of an existing office block, a

basement extension to river frontage and a complex unitised cladding system incorporating stone, glazing, aluminium and zinc profiling. Mace will also facilitate the installation of furniture, fixtures and equipment.

Mace is providing project

management and technical services for Porto Montenegro, a luxury 650-berth marina development in Tivat, Montenegro. The project comprises secure yacht berths, residential and retail units, and a five-star waterside hotel. Mace’s fit out business, Como, is also delivering the residential and retail parts of the development. Mace brought its management expertise to the development – improving local construction processes such as introducing the industry standard FIDIC (International

Federation of Consulting Engineers) contracts, adapted for local systems, for the construction and engineering works. This contract management has reduced both the cost and the risk of the project.

Mace worked hard to engage the local community in the development by employing the local workforce and holding informative and social events for nearby residents.

The Ocean Estate regeneration project is transforming one of the most deprived and disadvantaged neighbourhoods in the UK. The current programme includes the construction of 800 new build homes and the refurbishment of circa 1,200 homes, public realm improvements, and new community facilities and is being funded through a combination of public funding, private finance and a section 106 contribution.

Mace was appointed in 2009 to provide a multi-disciplinary service comprising development management, procurement management and business plan modelling.

Over the past four years, our services have included: supporting the procurement of a development partner for the refurbishment and redevelopment of the estate, management of the decant planning, block demolition and site clearance process, management of the ‘quick win’ pilot refurbishment programme and assisting partners in securing funding for the scheme.

As project and cost monitors, we have adapted our service and are currently monitoring the performance of the developer partners in line with the development agreement and key performance indicators.

Skycourts is located within the Dubailand Residence Complex, where leisure, entertainment and theme parks, shopping malls and restaurants make this a sought after residential destination. The development offers 2,800 apartments across six towers. Working with the client, Mace’s facilities management business, Macro, has been appointed to provide facilities management services including mechanical and electrical maintenance, health and safety management and statutory compliance, cleaning and security.

Skycourts

Partnering with Manchester City Council, Northwards Housing, the Department of Health and Wates Living Space, Mace project managed this extra care scheme from concept stage through to completion.

The scheme comprises 91 apartments and a community hub for older people with varying care needs and involved the refurbishment of a vacant 16-storey tower block together with a new build single-storey extension. The refurbishment included the incorporation of solar panels to the roof and south facing facade, state-of-the-art assistive technology

within the redesigned apartments and a ‘sky lounge’ on the roof for exclusive use by the residents. Corridors and landings are also colour coded to assist sufferers of dementia.

The single storey community hub, which has a sedum roof, houses a restaurant, assisted bathing facilities, consultation rooms, hairdressers and an IT suite. Outside there is a safe enclosed garden complete with exercise equipment, seating and allotment areas.

Mace worked with multiple stakeholders and service users to ensure that the project was completed on time and within budget.

Mace has worked with Brunel University since 2001, partnering under a framework agreement to deliver the programme management for their capital works estates strategy, which included the project management of individual student accommodation projects that made up the strategy.

Three phases of student accommodation were distributed around the existing campus, creating a total of 3,470 bedrooms. Opportunities were taken with each development to include ancillary accommodation such as cafés, fitness suites and student centres to enhance the overall student experience on the campus.

Our programme and project management role also extended into the preparation of a ten year master plan for the University’s estate, gaining outline planning consent for the master plan, assisting with the negotiation of legal agreements, securing vacant possession of sites to be sold and managing decant strategies to amalgamate four separate campuses into one.
