Additional notes about site suitability issues:

The site is sustainably located within the urban area of Bristol and therefore the principle of residential

development is acceptable. Furthermore there is existing residential development in this location. Although the site is subject to some constraints it is considered that these could be overcome through appropriate design and other mitigation measures.

Furthermore, in accordance with guidance contained within the National Planning Policy Framework, the site is considered deliverable. It is available now, offers a suitable location for development now and is achievable with a real prospect that development can be delivered within the next 5 years.
