Chalet Lowonahill is located in the village of Stadl which lies on the borders of the provinces of Salzburg, Styria and Carinthia. The region is primarily known for its many lakes as well as the majestic Hohe Tauern mountain range. With skiing between 1700 and 2200m it boasts some of Austria’s most snow sure skiing yet also benefits from over 200 days sunshine a year, making it a truly dual season resort.

Stadl is positioned between the two skiing areas of Kreischberg and Turracher which offer over 70km of skiing; it is also only 45km from the Obertauern ski region which has 120km of pistes and at 1700m is also snow sure.

The chalet is only 1 hour 30 minutes drive from Salzburg airport which you can fly to directly from Birmingham, Bournemouth, Bristol, Coventry, Doncaster Sheffield, Dublin, East Midlands, Liverpool, London and Manchester.

Winter & Skiing

– over 200km of skiing in the region

On your doorstep is the ski region of Kreischberg which can be reached by car or the little local train in 5 minutes. Kreischberg itself has over 30km of skiing including 11 lifts, 3 chairlifts, 6 drag lifts, 2 cable cars, snow park, half pipe, ski school for children from 4 years old, cross country ski tracks, toboggan run, snow shoe hikes; snow tube, curling, and horse-drawn sleigh rides. Kreischberg is snow-sure as it also has 100% snow cannons. There are also 5 restaurants, a disco and 2 bars.

Just 20 minutes away is the Turracher Höhe ski region which offers a further 40km of skiing with a beautiful frozen lake in the centre of the resort so when you have skied all over one side you grab on to a skidoo ski-taxi that whizzes you across the lake and then ski all over the other side! There is also night skiing, sleigh riding, and tobogganing. Turracher Höhe has 8 restaurants, 2 discos and 5 bars.

A little further away (45km) is the Obertauern ski region with over 120km of pistes. It is one of the most snow sure resorts in Austria, and offers good skiing for experts, intermediates and beginners. Keen skiers can buy the Salzburger ski pass which covers 22 ski resorts in the region.

Summer

Located only 5 minutes from the local 18-hole par-72 golf course with its club house and restaurant, Chalet Lowonahill is perfectly situated for great summer hiking and biking! Take the cable car to the top of the tree line and start a breathtaking hike down, you can even take your bikes in the cable car and cycle down stopping at mountain restaurants on the way. As you hike down you will find yourself surrounded by Austria’s largest Swiss stone pine forest; the Swiss stone pine is a slow growing, compact, extremely cold-hardy tree which can reach an age of 1000 years and gives excellent pollen-free mountain air. Children can also enjoy Kreischberg’s dinosaur forest for an adventure or one of the many nature trails.

Apart from enjoying the splendour of the many mountain lakes in the summer these chalets also offer direct access to the longest bike trail in Europe (over 300km), only a 15 minute walk to a natural rock bath, 10mins walk to tennis and squash centre and fitness studios, 10mins walk for pony and horse riding. Other activities include: summer tobogganing, canoeing, visiting the Nockberge National Park and hiking the scenic Nockalmstrasse route, or visiting the park’s thermal and healing Bath Karlbad. There are beautiful castles and waterfalls to visit in the region and the children will love visiting the reptile zoo in Patergassen.

You can take the quaint little narrow-gauge train from your chalet to the skiing at Kreischberg, or why not continue your route and visit the historic town of Murau (above) it is only 10 minutes away. The train travels every hour between the villages of Tamsweg, Stadl, Sankt Lorenzen and Murau. Murau offers plenty of restaurants and shops.

–Chalet Lowonahill

This charming chalet is available for immediate delivery. It is located in the Almdorf Kreischberg development of chalets which sold out last year. The chalet offer fantastic value for money and is in a picturesque countryside setting. Chalet Lowonahill is built to a high standard in a traditional rustic style, with terrace and garden area. It is 85 m2 in size, with accommodation arranged over two floors and comprises: 4 bedrooms- 2 double, one twin and one with single bed that converts into full-size double; a balcony is accessed from the two double rooms; family bathroom with shower over bath; open plan living / dining and kitchen area; separate downstairs shower room with w.c; and a drying room.

The chalet is heated by a gas-fired feature stove, and also benefits from a private swimming pool for the Almdorf Kreischberg residents and their guests . Chalet Lowonahill is sold fully furnished and includes a fitted kitchen, sofas, wardrobes, bed linen, curtains, cutlery, crockery, LCD television etc.

Purchase Costs

Purchase costs for buying a property in Austria work out about 6% of the gross purchase price. The Purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows:

• Purchase Tax ‘Stamp Duty’ is 3.5% of purchase price • Entry to the Land Registry is 1%

• Notary’s fees – 1.5%.

• Court costs, administration fees – approx 150 euros

If you are taking a mortgage the total purchase costs could be as much as 10% of the value of the property. You may be required to pay the bank a set up fee this is around 2%, they will also charge an appraisal fee of 0.5% and you will also need to pay a 1.5% mortgage registration fee.

Bank Finance

Austrian banks will fund up to 70% of the purchase price (not including the cost of the furniture package) usually over 15-25 years and may take into account the rental income of the property in addition to your salary when determining the level of finance. Interest rates are currently around 5%. Please note that although the cost of the furniture packages are included in the above quoted prices, for mortgage purposes part of this cost must be deducted as banks will not lend on furniture. It is possible to visit these chalets for just a weekend or even as a day trip from Stansted Airport. Flights to Salzburg are particularly cheap and very frequent Ryanair provide a punctual service and there are two flights a day from Stansted Airport in the winter and summer months. (departure times, 06.45hrs and 16.30hrs) Books on-line Ryanair also fly from Bristol and Dublin, East Midlands, and Liverpool.
