Statement of Qualifications

Engaging an independent third-party building envelope consultant for critical projects such as construction, renovations and maintenance is essential to managing exterior building envelope requirements and protecting against water leakage and other hazards. GCI Consultants, LLC can be your Risk Manager for the exterior building envelope through all stages from design to construction to building operations and maintenance. GCI has the experience and knowledge required for complex projects.

Corporate Overview

Since 1988, GCI Consultants, LLC, construction and building envelope specialists, have assisted clients in finding cost-effective solutions to almost any building envelope

Service Descriptions

Design Services

Schematic Design Phase

 Attend schematic design review to verify constructability of building envelope components and provide material recommendations.

 Develop outline design criteria requirements for proper specifications and performance of systems.

 Attend project kickoff meeting to develop a work plan for the project.

Design Development Phase

 Assist with the development of design development sketches and details.  Review outline specifications and identify needed sections for the exterior skin.  Attend design team meetings to advance the design development effort.

Construction Documents Phase

 Assist with the development of construction documents as required.  Review specifications and provide written comments and suggestions.  Perform a 50-percent review of construction documents and provide written

comments as necessary.

 Perform a 90-percent review of construction documents and provide written comments as necessary.

 Perform a 100-percent review of construction documents and provide written comments as necessary.

 Attend design team meetings as needed to advance development of construction documents.

Bid and Award Phase

 Review subcontractor proposals for compliance with the contract documents. We will provide written comments as required.

 Review value engineering proposals and comment on quality, industry standards compliance and compatibility with project documents.

 Review and research subcontractor qualifications and provide written comments.  Attend project meetings with prospective subcontractors as required.

Construction Administration Phase

 Review shop drawings and other relevant submittals to verify compliance with contract documents and industry standards and provide comments as necessary.  Review and respond to RFI’s as they relate to building envelope issues and

provide written comments as needed. Construction Services

Glass and Glazing

 Review architectural plans and specifications to check for completeness, proper detailing, appropriate performance criteria and proper use of materials. A written report will follow.

 Conduct a pre-installation conference with the glass and glazing subcontractors, manufacturer(s), general contractor, architect and/or owner’s representative to perform a review of contract documents, approved submittals and jobsite conditions. A written report will follow upon completion.

 Conduct Field Water Infiltration Tests. We use ASTM E 1105 test method, which involves constructing an air chamber across the inside face of an assembly and vacuuming air from it while applying water across the outside face. The test simulates the conditions of a wind driven rainstorm. A written test report will be provided upon completion.

 Conduct site inspections to verify compliance with the contract documents and approved shop drawings, verify the standard of quality established during the field water infiltration tests and document existing conditions. A written report will be provided upon completion of each inspection.

Waterproofing

 Review architectural plans and specifications to check that all waterproofing conditions are properly detailed and that the appropriate performance criteria for waterproofing systems and materials have been included. A written report will be provided upon completion.

 Review waterproofing submittals to verify they are correct, complete and in compliance with the specifications/contract documents for design performance and industry standards for proper installation methods, compatibilities and constructability. A written report will be provided upon completion.

 Conduct a pre-installation conference with the waterproofing subcontractor, materials manufacturer(s), general contractor, architect and owner’s

representative to review the contract documents, proposed materials and

 Conduct site inspections to verify compliance with the contract documents, approved submittals, manufacturer(s)’ literature and industry standards.

Inspections can include below grade waterproofing, planters, decks, sealants and exterior walls. A written report will be provided upon completion.

Roofing

 Review architectural plans and specifications to verify all roofing conditions are properly detailed and appropriate performance criteria for roofing systems and materials are included. A written report will be provided upon completion.

 Review roofing submittals to verify they are correct, complete and in compliance with the contract documents for design, performance, industry standards, and proper installation methods. A written report will be provided upon completion.  Conduct a pre-installation conference with roofing subcontractor, general

contractor, architect and owner’s representative to review contract documents, approved submittals, and jobsite conditions. A written report will be provided.  Conduct site inspections to verify compliance with the contract documents,

approved submittals and industry standards. A written report will be provided upon completion.

Due Diligence Surveys

 Provide surveys of facades, glazing, waterproofing, and roofing of existing properties prior to sale or renovation.

 Develop a schedule of needed repairs and maintenance.  Identify future maintenance and replacement requirements.

 Develop order of magnitude cost estimates for needed repair and maintenance. Forensic Investigations

 Assess performance issues related to facades, glazing, waterproofing and roofing to identify the causes of problems.

 Conduct invasive investigations and field tests as necessary to document conditions.

 Develop and test repair solutions.

 Develop plans and specifications for repair or replacement of building envelope elements.

 Supervise installation of repairs and provide project administration as required. Litigation and Claims Analysis
