What is covered?

Buildings

Provides cover for the actual structure of your home including its outbuildings, greenhouses, garages, drives, paths, patios, terraces, tennis courts, swimming pools, walls and fixed fuel tanks.

Contents

Provides cover for your household goods and appliances, clothing and personal effects, unlimited frozen food, personal money and credit cards up to £500 (whilst in your home).

Limits of cover

Some important facts about your Buildings and Contents insurance are summarised below. This summary does not describe all the terms and conditions of your policy. Once cover has incepted, a policy document will be forwarded to you together with your schedule, please take time to read these papers to make sure you understand the cover it provides. In the interim period, a full copy of the Melton Mowbray Home Insurance wording is available upon request.

• Your Buildings sum insured will reflect the Rebuilding costs up to a maximum limit of

£500,000 (unless otherwise stated in your schedule).

• Your Contents sum insured will be based on replacement as new, up to a maximum limit

of £50,000 (unless otherwise stated in your schedule).

Valuables within Contents (gold, silver, gold and silver plated articles, jewellery and furs)

up to £7,000 in total with a single item limit of £2,500 within the home. Higher levels of cover can be purchased.

Insurers

The selling and administering of Melton Mowbray Home Insurance is undertaken by Melton Mowbray Building Society and Heath Lambert Insurance Services (HLIS), which is a trading name of Heath Lambert Limited (HLL). The home insurance policy is underwritten from a panel of insurers. Details of the insurer applicable to this insurance are stated within your policy schedule.

The Legal Expenses policy is arranged by HLIS, underwritten by Inter Partner Assistance SA and administered by Arc Legal Assistance Ltd.

The Domestic Emergency policy is arranged by HLIS, underwritten by Great Lakes Reinsurance (UK) PLC and administered by Aria Assistance, a trading name of Aria Insurance Services Limited. Melton Mowbray Building Society, all panel insurers and Great Lakes Reinsurance (UK) PLC are authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority.

Inter Partner Assistance (IPA) is a branch of Inter Partner Assistance SA (IPA SA) based in Belgium. IPA SA is authorised by l’Autorité des Services et Marchés Financiers in Belgium (its regulatory body) and regulated by the Financial Conduct Authority here in the UK.

Heath Lambert Limited, Aria Insurance Services Limited and Arc Legal Assistance are authorised and regulated by the Financial Conduct Authority.

SECTION OF COVER MAIN EXCLUSIONS ANd COVER LIMITATIONS

Buildings

(Section 1 of Policy Wording)

• We will not pay for any storm or flood damage to fences, gates and hedges.

• Cover in respect of subsidence, landslip and heave includes neither any damage caused by coastal or river erosion nor any damage which happens whilst the buildings are undergoing any structural repairs, alterations or extensions. See also the sections headed General and Policy excesses.

(Section 2 of Policy Wording)

• We will not pay for more than £1,000 in respect of the theft of Contents from any domestic outbuilding or garage. • A deduction for wear and tear will be made in respect of the

total loss or destruction of clothes, camping equipment or household linen.

• We will not pay more than £7,000 in respect of any items of gold, silver, gold and silver plated articles, jewellery or furs, and more than £2,500 for any one item.

Valuables and Personal Belongings (only available when Contents cover is purchased)(Section 3 of

Policy Wording)

• We will not pay more than £1,500 for any one item (unless it has been separately specified).

• We will also not pay more than £500 for theft of items from an unattended motor vehicle.

General

We will not pay for:

• any loss or damage which you cause deliberately, • any loss or damage resulting from wear and tear,

• any loss or damage caused to your Buildings or Contents by the escape of water, theft, impact or accidental damage if your property is unoccupied or unfurnished for more than 60 consecutive days,

• the cost of repairing or replacing any undamaged part of the Buildings or Contents which is part of a pair, set or suite and • damage caused by domestic pets.

Policy excesses and protected no claims discounts

Standard policy excess - you will be responsible for the first £100 of each and every loss for claims made under each Section of the policy unless otherwise stated in the schedule. • Escape of water excess - you will be responsible for the first £250 of each and every loss

for escape of water perils made under each Section of the policy unless otherwise stated in the schedule.

Subsidence, landslip and heave - you will be responsible for the first £1,000 unless

otherwise stated in the schedule.

Voluntary excess - in return for a discount, you may wish to increase the standard policy

excess from £100 to £200 or £350.

Excess buy back - in return for an additional premium, you may wish to reduce the

standard policy excess to £50.

Suitability of cover

Cover under Melton Mowbray Home Insurance will be tailored to the specific Buildings and/ or Contents requirements that you have declared during the quotation process and within the supporting statement of fact.

In return for payment of the premium, we agree to insure you subject to the terms and conditions contained in or endorsed on the Melton Mowbray Home Insurance policy.

Melton Mowbray Home Insurance meets the demands and needs of a householder who wishes to have financial protection against loss or damage to their property, and/or the Contents contained within. These include (but are not restricted to) Fire, Flood, Storm, Theft, Escape of Water, Subsidence, Landslip and Heave and Legal Liability. If you require cover for accidental damage to your property, or if you need cover for Valuables and Personal Belongings outside the home, you should make sure that this is included within the Melton Mowbray Home Insurance quotation and schedule.

This policy is not suitable for someone who wants a maintenance contract for repairs arising from normal wear and tear or ageing of the property or its Contents.This booklet, the statement of fact, schedule and any endorsements form a legally binding contract of insurance between you and us based upon the information you provided at the time you requested a quotation and should be read as if they are one document. The contract does not give or intend to give rights to anyone else. No-one else has the right to enforce any part of this contract. Insurers may cancel the insurance in accordance with the policy’s cancellation conditions, or offer renewal at amended terms, without obtaining further permission.

Adequacy of cover

To ensure that adequate protection is maintained you will need to periodically review the level of cover and sums insured stated in the schedule and policy wording.

Data protection Act 1998

We are registered under the Data Protection Act 1998, ensuring all personal data is held and processed in accordance with the Act. Your personal data will be used for the purpose of quoting and providing the insurance contract you require. We may need to disclose this data to insurers and third party service providers for the purpose of fulfilling our contractual obligations.

If we transfer your information to a service provider or agent in another country we will make sure that the service provider or agent agrees to apply the same level of protection as we are required to apply to information held in the United Kingdom and to use your information only for the purpose of providing the service to us.

Cooling-off period

You have the right to cancel this insurance back to the date of inception without giving any reason, providing your instruction to cancel is submitted to Customer Services within 14 days of either:

• receiving the policy documentation, or • the start of the insurance,

In this event please return the documents to Melton Mowbray Home Insurance, St Mark’s Court, North Street, Horsham, West Sussex, RH12 1RZ, or telephone 0845 001 0051, and we will refund your premium in full. The refund is subject to no incidents having occurred, which could give rise to a claim.

Cancellation period

Once the 14 day cooling-off period has expired you may cancel this insurance at any time by contacting Customer Services. On policies where the annual premium has been paid in full (providing no incidents have occurred which could give rise to a claim) a refund of premium will be calculated from receipt of this notice on a pro rata basis. Where the premium is paid by monthly payments the cancellation will take effect from the end of the period for which you have paid and therefore no refund will be due.

The Insurers or the Society, as authorised agents, may cancel this insurance by giving you 14 days’ notice in writing, which we will send to the address shown in the schedule. A refund of premium will be made for the unexpired period of insurance.

The Law that is applicable to this insurance

Under European Law, you and the Insurer are, by mutual agreement, free to choose the law applicable to this contract. Unless specifically agreed to the contrary, this insurance will be subject to English Law.
