Dear Paul Graveney,

Thank you for referring the above pre-application enquiry, which we received on 12 June 2013.

The site, as outlined in red on the Location Plan submitted (Drawing No. 2013-046/100, dated

31/05/13) is located within Flood Zone 1, based on our ‘indicative’ Flood Zone map. The site is

approximately 5.2ha in size.

Based on the scale and nature of the application, as detailed within the information provided,

the Local Planning Authority would not directly consult with us, on the basis that the application

would not fall within our ‘consultation checklist’.

We would therefore refer you to our West Area – ‘Planning – FRA Guidance Note 1’ – for all

development over 1ha in Flood Zone 1 (as attached) and recommend that you consult with the

Lead Local Flood Authority (LLFA) i.e. South Worcestershire Land Drainage Partnership, in

relation to any surface water matters.

I have also attached a copy of Development Guidance Note to further assist.

I can confirm we have no knowledge of any site specific flooding issues at this locaƟon.

Presumably a soil survey has been undertaken which has not produced saƟsfactory results for infiltraƟon means of

surface water disposal?

If this is the case, then your proposal for an aƩenuaƟon pond is acceptable.

Wychavon DC is acƟvely promoƟng the use of sustainable means of surface water drainage and would therefore

like to see as many different SuDS features included in your design as possible.

Earlier this month we made a pre development enquiry to the EA for a residential development of a greenfield site

in Bredon. I attach the application and site plan for reference.

The EA have subsequently responded with the following:

Based on this response and the request to consult with the LLFA, we should be grateful if you can provide any

further advise on the surface water drainage strategy. Our current thoughts are to construct an adopted drainage

network with on site attenuation and discharge at greenfield rates to the small watercourse to the northwest of the

site just beyond 'Main Road' as it turns 90 degrees.
