Welcome to LenStar: the data communications and work flow management tool of choice for the mortgage banking industry. LenStar is not vapor-ware; it has a proven client base that has been installed in over 450 sites since June 1996.
Change is here to stay. Nowhere is this more true than in the world of default servicing. There is a continued demand for improved control of critical processes, elimination of time consuming tasks, compression of time frames, and the necessity of meeting internal requirements. The challenge is to meet these demands while lowering the cost of servicing by increasing the number of loans handled per employee, which makes this a constantly evolving and challenging environment.
One answer to these challenges is the interactive data exchange tool called LenStar. LenStar allows lenders and attorneys, who are involved in servicing loans in foreclosure and bankruptcy, to share information quickly and easily. LenStar also provides improved information
management for the lender and the attorney through on-line work lists. In addition, LenStar enables you to run a variety of reports that can be saved to an excel format. Furthermore, LenStar provides an increased capacity to react to compliance issues before penalties are assessed.
LenStar’s communication and tracking software enables servicers and their attorneys to communicate via computer. This virtually eliminates the need for telephone calls and faxes. Paperless referrals take a fraction of the time that is customarily required. Likewise, the LenStar software eliminates mail and copier costs. The LenStar system, which is based on templates that are controlled by each servicer, dictates events to be completed on a file, automatically assigns responsibility for each step to the attorney or servicer, and prepares a time line for completion of each event and its case. Attorneys and servicers update cases on LenStar, and the information systematically flows back to the lender’s servicing system at their discretion. Now you can work faster and more efficiently than ever before by using the wealth of features that LenStar
provides.
About This User Guide
This user guide provides information about the LenStar tools and commands. Before using LenStar, you should have a working knowledge of your operating system and its conventions. You should be familiar with running programs on the Microsoft Windows platform. It will be assumed that you know how to launch programs, use a mouse, copy, paste, open, save, print, and close files. For help with any of these techniques, see the documentation that came with your computer.
NOTE Unless otherwise noted, illustrations in this user guide show LenStar running in the Windows 95 operating system. Likewise, the instructions found in this guide refer to LenStar as it runs in the Windows 95 operating system.

Once you have read this user guide you will be equipped to:
•Add and edit tasks pertaining to particular loans.
•Track a variety of tasks and their due dates.
•Obtain and exchange information with the vendor of your loans.
•Review the case history for each loan.
Ultimately, this user guide allows you to discover the features of every module that comes with LenStar.
Minimum System Requirements
To use the LenStar product, you need the following hardware and software.
•A computer with one of the following operating systems, Windows 95/98, Windows NT version 4.0, or Windows 2000.
•64 MB of RAM for Windows 95/98 or NT.
•A minimum of 10MB of disc space for a standard installation. A minimum of 20MB of disc space for FHLMC designated counsel installations. Allow at least 10kb of disc space per case being tracked for the life of the case for future growth.
•A color VGA monitor.
•A mouse.
•A 28.8K or faster modem connected to a phone line with a dial out long distance carrier (one per site, not per user) or an internet connection.
Additional Recommendations
•Client server module Advantage Database Server 5.7 or later from Extended Systems. The client server module requires Netware 3.11, 3.12 or 4.1x, Windows NT Server 4.0, or Windows 2000.
•A LAN for running in multi-user mode.
LenStar Module Explanation
You either have, or will shortly have, received the software necessary to run the LenStar system. You will also be receiving and installing Reflections and/or Extra terminal emulation software. There are a variety of modules that comprise the LenStar system.
NOTE Each sub-heading for this section displays the functional or common usage name given to the module, i.e. order entry, case tracking, etc. as well as the programmatic name, i.e. lenparms.exe, winstar.exe, etc. When naming the desktop icons, please use the functional name.

Event Tracking Module (Winstar.exe)
The Event Tracking Module portion of the system tracks events or steps that need to be accomplished for individual files and establishes communication between servicers and attorneys/trustees via the LenStar system.
NOTE This program should be available to all foreclosure, bankruptcy, and eviction processors.
Order Entry Module (OE.exe)
The Order Entry Module is used to refer cases to attorneys/trustees. This program works in conjunction with Reflections and/or Extra terminal emulation software. If you have not already, you will receive several copies of this software from LenStar soon.
NOTE This program as well as Reflections and/or Extra should be available to all referral personnel.
Management Reports Module (Lreports.exe)
The Management Reports Module contains quantitative reports used to track and evaluate attorney/trustee and mortgage company performance across several processes.
NOTE Usually, this module is made available to managers/supervisors.
Host Post Module (Hostpost.exe)
The Host Post Module posts/inputs information from the LenStar system to your main servicing system. It posts dates and comments to your main servicing system that are entered into the LenStar system by the vendor and the mortgage company servicing personnel. It works in conjunction with Reflections and/or Extra terminal software.
This program should be present on at least one machine. Likewise, it is necessary for Reflections and/or Extra terminal emulation software to be available on any machine that runs the Host Post Module.
NOTE For Alltel users, LenStar posts to the FOR1/TRAC window, which updates the FOR3, FOR2, BNKN, BNKC, and BNKS screens.
Reindex Module (Reindex.exe)
The Reindex Module reviews databases and rebuilds the structure in order to eliminate corruptions that may have occurred.

NOTE Because of the nature of this module, most companies prefer their technical staff to retain control of this program.
Cron Jr. Scheduler Module
The Cron Jr. Scheduler Module sets a schedule for you to “dial in” to the LenStar Hub. Any and all changes made on your LenStar system, new orders, comments, etc., are stored by the program until you dial in. When you establish a link to the hub through the dial up, all of the changes are sent to the hub where the data is routed to the appropriate attorney/trustee. As attorney/trustees dial in, the same process occurs in the reverse: new data, dates, comments, etc., are routed from the vendor to you.

Logging Into LenStar
Each person has a login name, which allows an individual to gain access to the LenStar System. The manager of your site designates the level of security that an individual may or may not have. The available types of access for the LenStar program are manager, user or viewer. See Chapter 11: Working with LenStar Menus for more information pertaining to adding and editing users.

Enter both your user name and your password into the corresponding fields.3.

Searching for a Loan
To search for a loan click , and LenStar’s search screen appears.
In the Search By group box that is located towards the top of the screen, you can choose from six different ways in which to access any loan.
You can search by Loan Number, Investor Loan #, Current Borrower, Street Address,
LenStar Number, or by Vendor File Number. The Search By method that you choose will be
displayed on the left-hand side of the Search Grid, next to the action indicator arrow.
NOTE If a file is closed, the loan number field will be shown in red.
Here, for our example, we will select Loan Number as our searching method, but if you select another Search By method, you can follow the same steps when searching for a loan.

Enter a loan number into the Search Text field and click .If an exact match is found, then the Search screen will close, and the Event Tracking screen will appear. If your loan number was not found, a “No Exact Match! - Found
Closest!” message appears in the Status Bar at the bottom of the screen. If your loan number
was found multiple times, a “Multiple Actions. Please Select!” message appears in the Status Bar at the bottom of the screen.
NOTE Input of the entire Search Text is not necessary; you may enter partial information, and the system will take you to the first file that meets the criteria that you entered. When you do this, a “No Exact Match! - Found Closest!” message appears in the Status Bar at the bottom of the screen.

If you see your loan listed in the display grid, use your mouse-pointer to highlight it in the grid.4.
Click , or double-click the loan in the display grid.The Search screen closes, and the Event Tracking screen for your loan appears.
After you have done your search, you will move from the Search screen to the Event Tracking screen. The bar at the top of your screen identifies which module you are working in. A Priority message may appear to advise you of important items that need to be addressed. Click
to close the Priority message. Once you are in the Event Tracking screen, you can choose any of LenStar’s available options, which allow you to view information pertaining to your loan as well as to receive help.
NOTE LenStar loan cases currently fall into one of five actions: Foreclosure (F), Bankruptcy (B), Eviction (E), Proof of Claim (P), and Deed and Lieu (D). On the list of loans, the characters F, B, E, P, and D appear at the far left to indicate the case type, which is also referred to as the action type or the action indicator. This designation coincides with the type of Event Tracking that the loan will have.

The WorkList is a real time queuing system, which allows the loan processor to work with items in need of attention in a quick and an efficient manner. For each processor assigned to a specific loan, the WorkList displays action items chronologically from the most delinquent to the least delinquent. You also have the option to view incomplete work for all of the processors.
When you use LenStar’s WorkList, loans no longer fall through the cracks. You can access items that need attention with ease. Since the system automatically takes you to the correct screen and loan to process the work, there is a minimal amount of training required for you to be able to use the WorkList. Furthermore, the WorkList provides management with a simple method for viewing work needed to be done by the processors.
It is important to review all of the WorkList items daily. By doing this, you can be certain that a loan is being processed in a timely manner.
Working the WorkList
To activate the WorkList, click from the tool bar.
When you first open the WorkList, the File History items will be displayed by default.
NOTE The File History WorkList module is probably the most important feature of the system. It alerts you to all of the incoming messages from the servicer. File History is the place where you will receive notification of any new referrals.
To work through all of the items on the WorkList, you need to work through all of the modules in the WorkList. The WorkList contains the following modules: File History, which enables you to communicate with the loan servicer; Calendar Items, which enable you to schedule follow-up items for future dates; Servicer Requests, which enable you to request items from the vendor; Vendor Requests, which enable you to obtain requests from the vendor; Hold System, which enables you to place holds on loans; and the Foreclosure, Bankruptcy, Proof of Claim,
Deed in Lieu, and Eviction Tracking Modules, which enable you to track the event items for

To work through the various modules, click the radio button for the appropriate module from the Module Radio Group on the WorkList screen.The screen shows all of the loans that need attention in the corresponding module that you have chosen.

To pick a WorkList item, double-click the item in the list that you want to view, or select the item with your pointer and click .This will open the appropriate screen and loan for the WorkList item that you selected.
NOTE Once the WorkList takes you to the appropriate screen, you need to follow the instructions for that module in order to complete the specific task. The items in the WorkList are displayed in Projected date order with the oldest item at the top of the list.
Changing the Effective Date
By default, the WorkList displays items that are due or past due as of the present day’s date. If you are interested in viewing items in the WorkList that are coming due, you can change the
Effective date in order to display them.

Double-click the date in the Effective field at the bottom of the screen to change theWorkList effective date.
LenStar’s Date Selection Box appears.

Change the Set date to field by using the navigation buttons to choose your date or by entering the date in the box a the top right hand corner.When you choose your date, the new date appears in the Effective field, and the upcoming items appear in your WorkList.
NOTE See Chapter 11: LenStar’s Date Selection Box for detailed instructions pertaining to the use of the date box.
Showing All Processors
The WorkList defaults to in order for you to review all of the work that requires completion for a particular process or module. If you would like to view a list for a particular LenStar processor in your office, uncheck . Then move to the
Processor Name field and use the drop-down arrow to see a list of processors. When you find
the one of your choice, double-click the name, and a list of loans for that individual will appear.
Color Coding
All of the WorkList Tracking modules use Color Coding to make it easier to determine when someone last accessed a loan. There is a color code legend located on the WorkList screen, which indicates how many days each color represents.
Once you have accessed a loan on the WorkList, the background for the tracking element is displayed in dark gray; this lets you know if you have accessed an item on the present day. If you did not complete the WorkList item, it remains on the WorkList until the work has been completed.

You can print a hard copy of each WorkList module.
NOTE To print the WorkList for all of the processors, check the Show All Processors field. The WorkList will print only the items that are assigned to the person who is logged onto LenStar if the field is not checked.

The Loan Information section of LenStar contains basic loan information. The content in the
Loan Information modules varies for each action. The Loan Information screens contain quite
a lot of information including the borrower, property, financial, investor, insurer, and inspection information.
To activate Loan Information, click from the tool bar.
Foreclosure Loan Information
There are three pages that comprise the Foreclosure Loan Information screen which are marked by tabs that read Loan Info (Page 1), Loan Info (Page 2), and Loan Info (Page 3). In order to view the information on a particular page, simply click the tab of the page that you would like to view.
You can edit all of the information within the three tabs found on the Foreclosure Loan

The first page of the Foreclosure Loan Information screen contains the name(s) of the borrower(s) and the mailing address, the property address, the financial information, and the vendor’s file number.

To update the information, click .Each field on the screen, excluding the Vendor File Number field, becomes highlighted.

Add or change the information in the various fields as necessary.4.
When you are finished, click .An Information message appears that reads, “Save Changes?”

To save the changes, click . Otherwise, click .NOTE If you neglect to Save or Cancel before clicking the page two or the page three tab, an Information message appears that reads, “You are currently editing data fields, cancel edit?” You need to answer yes or no. If you choose yes, you will move to the next page; if you choose no, you will remain on the current page.

Printing Loan Information
You will find the printing option only on page one of the Foreclosure Loan Information screen.

Click .LenStar consolidates the loan information from pages one, two, and three and displays the information as a Print Preview on your screen.

At the top of the Print Preview screen, click to print or to save.3.
When finished, click .You will return to page one of the Foreclosure Loan Information screen.
NOTE If this is a new referral, you should print the loan information pages in order to begin a paper file in which you will store your other documents.

Mortgage Insurance Information, Additional Information, and Loan Processor information.

To update the Investor Information, choose .2.

There are five pages that comprise the Proof of Claim Loan Information screen which are marked by tabs that read Loan Information, POC Setup, Total Debt, Arrearages, and
Trustee/Debt Atty. In order to view the information on a particular page, simply click the tab of
the page that you would like to view.
You can edit all of the information within the five tabs found on the Proof of Claim Loan
Information screen.
Loan Information
The Loan Information page of the Proof of Claim Loan Information screen contains Debtor,
Property, and Creditor Information, details pertaining to the bankruptcy case, both the Vendor and Servicer Processors, the Vendor File Number, and the Investor Loan Number.

Click the radio button next to your choice, and click .Depending upon your choice, either the Proof of Claim, the Attachment, or Both documents including a cover letter that LenStar originates will be printed.
NOTE You can preview your Proof of Claim and/or Attachment by clicking Preview. If you have chosen Print Both and then Preview, the cover letter will appear. Click Close, at the top of the screen, and then the Proof of Claim will be displayed. When you click Close again, the Attachment appears. Click Close once more, and you will return to the POC Print options box.

Total Debt
The Total Debt page of the Proof of Claim Loan Information screen contains the total debt figures that were entered at the time of Order Entry.

RACKING
The Event Tracking module contains projected and completed dates for the event items that are being tracked. It also tracks the current investor compliance status, allowable fee information, and the outcome of bankruptcy hearings.
Event Tracking is a beneficial module because the current status of all critical matters is readily
available and easy to read. For your greater ease, delinquent scheduled events show in red. The
Investor Compliance for foreclosure indicates if the vendor is meeting the investor allowable
time frames and, when applicable, shows the number of days that a loan is on hold. Furthermore, the Event Tracking module serves as an excellent training tool for incoming personnel because the module helps them to distinguish which events they or the vendor are responsible for.
Each of the Event Tracking screens display the Tracking Elements, the Projected Dates, and the Completed Dates. You will set up the Tracking Element field, which tracks the steps for the loan process. The elements that are chosen for each loan will differ from state to state, company to company, and client to client. You will also set up the target table, which determines when items in the Projected Dates column need to be completed by. The vendor populates the
Completed Dates column by entering the date that a particular item was completed by.
To activate Event Tracking, click from the tool bar.
Overview of Tracking Elements
The servicer sets up the tracking elements on the Event Tracking screen. The tracking elements vary by action (foreclosure, bankruptcy, etc.), state, process (judicial or non judicial), loan type, and servicer requirements. The servicer sets up the time frames that create the Projected dates. Therefore, you can use the Event Tracking screen to track the progress of a loan.

NOTE All of the loan action types excluding Deed in Lieu display the Original and Reprojection History columns.
On or before the Projected date, the vendor is required to complete each of the work elements on the Event Tracking screen. If an item becomes past due, the Projected date field is shown in red and appears on the WorkList.
NOTE See Chapter 2: WorkList for more information pertaining to the use of the WorkList.
Projected dates can be changed, but a reason must be entered into the field each time a date is

History automatically. When a tracking element has been completed, the vendor will enter a
date into the Completion field. Upon scheduling an actual sale date, the vendor’s office must enter that date in the Scheduled Sale Date field beneath the Tracking Elements field.
Changing the Tracking Elements’ Screen
Size
Follow this process to change the size of the Tracking Elements screen for each of the action types.

Double-click inside of the Tracking Elements area.The area will expand to display the Original and Reprojection History columns for each element. Reprojection History presents the number of times that a date has been
reprojected as well as the tally for the total number of days from the Original Projected date to the current Projected date. As applicable for each element and ac
