PROJECT TITLE : 2-STOREY RESIDENCE

LOCATION : ALONG DAANG HARI,MOLINO.BACOOR,CAVITE

OWNER : CUEVASVILLE REALTY

GENERAL SPECIFICATIONS

These specifications are intended to cover the construction of the proposed Two Storey Residence as shown on the plans and described in these specifications. The entire work is to be finished in every part with a first class job to the full extent of the meaning of plans and specifications.

1.0 STAKING OUT

Boundary monuments shall be properly established and be located and proper set shall be checked with the drawings. The building shall be staked out with all the lines and grades shown on the drawings shall be established before excavation is started. Basic batter boards and reference work shall be erected at such places where they will not be disturbed during the construction of the foundation.

2.0 EXCAVATION AND LEVELLING

Excavation shall be to the depths indicated bearings values. Excavations for footings and foundations carried below required depths shall be filled with concrete and bottom of such shall be leveled. Where excavation for footings rest on fill, excavation shall be carried deeper until the desired stratum is reached for safe bearing capacity of soil. Whenever water is encountered in the excavation process it shall be remove by paling or pumping. Care being taken that the surround particles of soil are not disturbed or removed.

3.0 FILLING AND BACKFILLING

Backfill shall be placed to in layers not exceeding six (6) inches in thickness, each Layer being thoroughly wetted and compacted by tamping or rolling. The top two (2) inches of backfill shall consist of sand under gravel and other approved materials thoroughly compacted by wetting and compacting.

Backfill may only be done after forms have been removed from footings, piers, foundation walls and hen concrete is hard enough to resist pressure resulting from filling.

4.0 FILLING MATERIALS

Filling materials shall be poured and compacted as required for the area and elevation of the building as specifically indicated on the drawings.

5.0 CONCRETE WORKS

Concrete mixtures to be used in this project are the following:

CLASS A.: 1:2:4 - for columns, beams, footings and tie beams. CLASS B.: 1:2:5:5 - for walks, driveways, hollow blocks mortar, filler and plastering.

CLASS C.: 1:3:6 - for floor and slabs on fill.

Cement for the concrete shall conform to the requirement and specifications for Portland cement. Before concrete is placed embedded items shall have been inspected and tested, cleared and graded washed gravel and sand for all concrete work.

Portland cement shall be Republic, Northern, Atlas or its equivalent.

6.0 REINFORCEMENT

20 mm dia deformed bar - to be used for beams

16 mm dia deformed bar - to be used for column reinforcement.

16 mm dia deformed bar - to be used for beams and footings reinforcement as well as for footing tie beam.

12 mm dia deformed bar - to be used for horizontal and vertical bar 10 mm dia deformed bar - to be used for beams stirrups and lateral ties # 16 G.I. Wire to be used for all steel bar intersections

Reinforcing steel bar shall conform to fire resistive requirements o f the ASTM Standard best known for building practices.

7.0 MASONRY

6 x 8 16 CHB - to be used for all lower and upper exterior walls. 4 x 8 16 CHB - to be used for all interior walls.

Concrete hollow blocks shall be non-load bearing block and should conform to fire resistive ratings.

8.0 CARPENTRY AND JOINERY WORK

Lumber shall be the approved quality of the respective kinds of various parts of the work, well seasoned, thoroughly dry and free from large, loose or unsound knots, shakes and other imperfections shall be coated with creosote or equivalent.

TANGUILE - for all exposed wood works such as door jambs, frames, joists and cabinets.

APITONG - for all unexposed lumber for framings.

¼ THK HARDIFLEX BOARD - to be used for all types of ceiling finishes including bathroom and toilets.

3/8 THK PLYWOOD - to be used fro all formworks. 2x4x10 COCO LUMBER fro scaffoldings.

9.0 REMOVAL OF FORMS

SUSPENDED SLABS 21 DAYS

BEAMS 21 DAYS

COLUMNS AND WALLS 2 DAYS

FOUNDATIONS 2 DAYS

10. ARCHITECTURAL FINISHING SCHEDULE

10.1 FLOORING

Flooring for ground floor shall be .30x.30 or .40x.40 Ceramic tiles finish and Narra Parquet for Second Floor.

Flooring of Den/Guest room shall be .30x.30 Vinyl Tiles.

Flooring of Toilet and Bath shall be .20x.20 Ceramic Tiles any color and brand which is acceptable to the Owner/Architect.

Flooring of Terrace (ground and second floor) shall be .30x.30 Ceramic Tiles.

All bottom walling shall .20x.20 Ceramic Tiles any color and brand which is acceptable to the Owner/Architect.

All interior walling shall be plain cement finish white in color with black or brown painted baseboard.

All exterior wall shall use plastered painted finish. Other finishes shall be followed strictly as indicated on the plans.

11.0 ROOFING AND TINSMITHING WORKS

Roofing materials specified herein shall be gauge 26 Long Span Pre-Painted Rib-Type. Flashing, ridge rolls and valley roll shall be gauge 26 Pre-Painted. Gutter shall be preformed Ga. 24 Pre-Painted and design are shown on the plans. It shall have a minimum slope of 1/8” per foot.

12.0 DOORS

MAIN ENTRANCE DOOR PANEL DOOR

The cylindrical lockset “Stanley” or equal for service doors and hollow core flush door lockset for others. Use Stanley door hinges or equal.

13.0 WINDOWS

Steel casement windows for all window sets on sides and rear with 3/16” thk. glass to be provided with insect screen incorporated on the window frame and fire escape. Size of bars to be used shall be ¼” sq. bar.

Verify also the design and sizes of windows reflected on working drawings. 14.0 PAINTING WORKS

All paints to be used shall be Sinclair, Boysen or its equivalent and the following shall be followed:

EXTERIOR MASONRY LATEX PAINT PRIMER COAT 2 FINAL COATS INTERIOR MASONRY LATEX PAINT PRIMER COAT 2 FINAL COATS EXTERIOR WOOD FINISHED EXTERIOR HOUSE PAINT AND 2 FINAL COATS

INTERIOR WOOD FINISHED 2 COATS FLATWALL ENAMEL AND MUST RECEIVE PUTTY

All paint materials shall meet the requirements of paint materials under classification class “A”

All colors shall be in accordance with samples to be approved by the Color choice shall be left to the Owner of the building with the advice of the architect in charge of

construction.

15.0 ELECTRICAL SPECIFICATION

All electrical installations shall be done in the provisions of the latest Philippine Code, rules and regulations of the municipality or city and the requirements of the local power company.

All materials to be used shall be approved type for purpose and location

Service entry shall be two phase, 220 AC system. There shall be only one drop to the building.

Minimum size of wires shall be 2.0 mm2 TW for switch and lighting line 3.5 mm2 for power line in 12mm diameter PVC conduit.

All equipment shall be adequately and effectively grounded junction.

Whenever required and necessary, properly dimensioned pull and junction boxes shall be installed at convenient locations. Although not specified nor indicated in the

drawings.

All electrical wirings shall be installed in moldex flexible conduits or PVC if run is embedded in concrete or CHB. All wirings that run between roof and ceiling shall be installed in flexible conduits and properly supported with knobs and reinsulated mica tubes.

16.0 PLUMBING WORKS

All works shall be done under the supervision of a licensed Master Plumber and in strict accordance with the specifications and of the methods as prescribed by the National Plumbing Code of the Philippines.

Alternative material is allowed, provided such alternate is approved by an engineer such as PVC pipes for sewer and drainage pipes.
