SITUATION

Upper Holbatch Farm occupies a private position at the end of a no-through road in a most attractive part of the North Herefordshire countryside. At the same time it is convenient for the excellent village amenities in nearby Sutton St Nicholas and Bodenham, whilst the city of Hereford (7 miles) and the market town of Leominster (8 miles) offer a full and modern range of services and facilities. The A417 at Bodenham also gives good motoring access to Ledbury, Gloucester and the M50 motorway.

DIRECTIONS

To approach the farm from Hereford, exit the roundabout on the A4103 at the bottom of Aylestone Hill to the North signposted Sutton St Nicholas and Bodenham. Go through the village of Sutton St Nicholas, past the Amberley Arms, and take the first right turn signposted Holbatch. Upper Holbatch Farm is at the very end of this no-through road.

THE LAND

The land at Upper Holbatch Farm is the jewel in the crown and comprises a fine block of mostly arable land all with good accessibility. GENERAL REMARKS AND STIPULATIONS

Reservation

The vendors reserve the right to hold a sale of live and dead farming stock on the premises prior to completion and without compensation.

Services

Electricity Single phase mains electricity is connected to the Farmhouse and principal Farm Buildings.

Water A private water supply is connected to the Farmhouse, Farm Buildings and various field troughs. The supply originates from a borehole in field no 7680 which then pumps to a reservoir in field no 2812 and is then fed to the property by gravity.

Drainage Domestic drainage is to a private system.

Sporting Rights

The shooting rights over the majority of the farm are in hand and included with the freehold.

Timber

Field no. 4728 1.09 hectares (2.69 acres) comprises a useful small hardwood coppice. This, together with any standing hedgerow trees, is included in the sale.

Ingoing Valuation

The farm is sold free of any Ingoing Valuation whatsoever and no allowance will be made to the purchaser in respect of dilapidations, if any.

Single Farm Payment
