Re-selling your property

Thank you for your enquiry about selling your property. The enclosed information pack offers a step by step guide and gives you an indication of the costs and timescales involved. Please read this information carefully. All properties marketed for sale in England & Wales will need an EPC (Energy Performance Certificate) before they can be marketed. Please go to our website (www.a2dominion.co.uk) for more information.

Buying and selling your home can be an exciting and emotional affair; we hope to aid you through to a successful sale. If you are looking to buy another home, it is advisable you do not commit to a purchase until you have found a buyer for your current home.

We are unable to market your property if you are in arrears, therefore please speak to your Income Officer if you are in any doubt. They can be contacted through Customer Services on 0800 432 0077 We have listed the Resale steps below. All the initial paper work you will need to get things started can be found in sections 1 & 2 at the back of this pack.

Quick steps to getting your property on the market

Contact surveyor to get valuation carried out

Receive valuation report directly back from the surveyor

If not received within 5 working days please chase the valuers for your report using the number in your pack

- Valuation

• Instruct a valuation to be carried out on your property by a surveyor registered with the Royal institution of charted surveyors (RICS).

• If you use A2Dominion’s recommended surveyors the fees start from £192.00 for a full valuation and start from £50.00 for updates there after.

• Valuations are valid for a period of 3 months from the date your property is inspected. Once your valuation has expired a valuation update will be required. An up-to-date valuation would be required right up until you find a buyer and exchange contracts on the sale. It would be your responsibility to ensure your valuation is up to date.

• An estate agents market appraisal is not acceptable.

The surveyors we recommend are listed below along with details on how to contact them. Details are enclosed showing the areas they cover in Section 1 of the pack.

– Prepare to go on market

Once you have received your valuation report from the surveyor, send it to the resales team along with the following fully completed documents found in Section 2 of this pack:

Itinerary of items in property check list on page 13

Intention to sell on page 14 - you will need to write your full address, full valuation figure and the percentage you own.

Energy performance certificate (EPC) – which you will have to provide. Please note EPCs are valid for 10 years.

Internal and external photographs – which you will need to provide. Please remember you are using these photo’s as a showcase for your home. Try to show as much of the rooms as you can and make them as presentable as possible. Then email them as individual jpg’s to [email protected] Copy of your valuation report.

Please note all documents above must be sent in together.

They can be posted to the A2Dominion, Resales Team, The Point, 37 North Wharf Road, London, W2 1BD. If posted please send recorded delivery to ensure we receive all documents.

When the Resales Team receive all the above documents we will request from you an open day date and time for potential purchasers to view your home. Once an open day has been arranged we will email you a draft copy of your property details for you to check for accuracy. You will need to email back to us your approval of the property details or any amendments if anything is incorrect. We aim to send your property details to you within five working days of receipt of your documents. If we have any questions regarding the information you send, we will contact you.

– Sign off documents

• When you receive your property details, check it through and if correct, email us to confirm this. • On receipt of your confirmation we aim to get your property on the market within five working days. • If we are missing any information we can not market your property until provided and your 5 working

days to market will start from then.

• Your nomination period will start from the date we receive your approval of your property details.

– Viewings

• Once your property has been marketed all enquires will go directly to our Customer Services centre, any applicants who wish to view your property will be given an appointment for your open day.

• The day prior to your open day a Customer Services Officer will email over to you a copy of your viewing schedule, with the details of anyone who has been booked in for your open day.

• As far as possible attendees will be booked in close together so you do not have to remain at your property for long periods of time waiting for another person to attend.

• If no one has been booked in for your open day a Customer Services Officer will contact you one working day before to let you know and a member of the Resales team will contact you to arrange another open day.

• Whilst your property’s marketed with us we will hold open days until a buyer is found.

• The contact number you provide on page 14 of your Resale Booklet will be given to all attendees, so they can contact you if they are running late or cannot make it on the day.

• A member of the Resales Team will then contact you after your open day to provide you with an update. • From time to time we may be required to arrange viewings on an ad-hoc basis, when this is

needed we will provide your contact number to the person interested in viewing, so they can arrange an appointment directly with you. In these cases please email the Resales Team at [email protected] to inform us of the day and time you arranged with them and complete the Viewing Log Sheet on pg 15 of this booklet and retain for your records.

– Eligible buyers

• A2Dominion have to do regulatory checks on potential buyers to confirm they are registered with appropriate bodies and comply with any nomination criteria before a sale can be agreed.

• If more than one applicant is interested in buying your home we are legally required to prioritise the applicants with the highest need.

• Once a sale is agreed we obtain solicitors details from both you and your buyer.

- Conveyance process

• A Memorandum of Sale (MOS) is prepared formalising the sale of your property. • This document is issued to all parties and their solicitors. • We aim to follow up your sale every two weeks, subject to the stage of your transaction. • Your buyer’s solicitor will raise enquiries with your solicitor about your home. • The number of enquires raised can vary from solicitor to solicitor which will affect the length of time the sale takes to complete.

• The leasehold enquires are automatically requested from our Leashold Team once your MOS is issued. It will take up to 28 days for them to be completed. They cost £110+VAT and the fee is collected upon completion of the sale of your property.

• Our leasehold team start to prepare the Leasehold Pack once the Memorandum of Sale has been issued. Please note therefore that the fee for the leasehold pack is still chargeable even if you withdraw your property from the market.

• A2Dominion will instruct their solicitors who will be responsible for providing a guidance pack to your solicitor on the sale of your home and they will also arrange for the necessary paperwork to be prepared, which would allow your sale to complete.

• There is a charge for the work our solicitors’ will do, which will be around £350 - £450 depending on the work required. You will be responsible for this fee.

If you are purchasing another property and are involved in a chain please make sure A2Dominion and your purchaser are aware of the deadlines you are working to and please contact your solicitor on a regular basis for a progress report on the sale.

Once your buyer’s mortgage offer is issued both you and the buyer would need to arrange to sign the legal documents required to complete the transaction. Once this is done exchange of contracts can take place and a completion date is set.

- Completion of sale

• Once a completion date is set, a completion statement consisting of sale price, rent/ service charge and nomination fee will be prepared by our solicitors.

• This is the time to make sure you have made arrangements with your purchaser regarding when and where they will be able to collect keys. A2Dominion would not be able to hold keys for collection by your buyer.

• Under no circumstances should you hand over keys prior to your solicitor’s confirmation that completion has taken place.

Administration Fee

• An administration fee of £500 is payable on all properties that A2Dominion secures a buyer for and progresses the sale through to completion. The £500 will be payable on completion of the sale. The £500 will be included in your nomination fee*, it would not be an additional payment.

*Nomination Fee

• Your nomination fee can be found in your lease and is payable if A2Dominion find a buyer for your property.
