Synonymous with Customer service excellence (and setting the pace by using technology like Tablet PCs), Arthur McKay Facilities Management operates a 24/7/365 Helpdesk to provide outstanding emergency and reactive maintenance for Clients.

This FM Helpdesk is staffed by trained and dedicated professionals who first listen intently then respond instantly. Only organised people with an ability to multitask are ever recruited to our Helpdesk. The co-ordinated solutions they offer will be based on extensive experience. They deal with numerous calls per day, answering within 3 rings and responding within a minimum of 30 minutes and a maximum of 2 hours. This prevents your valuable time being wasted.

Whether it’s sending the appropriate multi-skilled engineer, plumber or fabric technician, we have considerable and diverse mobile resources across the UK to ensure effective results (co-ordinated with the help of our Computer Aided Facilities Management (CAFM) system).

You’ll see these words ring true if you place your trust in our Helpdesk.

Helping. It’s our calling.

All communication is linked to our QFM, a bespoke Computer Aided Facilities Management (CAFM) system, to record all of your assets, including condition reports. And once we upload details of your property portfolio, we can even route calls to act as your personalised service. All work is chased to completion and the audit trail recorded. Reassuringly, our investment in QFM keeps us at the forefront of industry standards in communication and record-keeping. So everyone can make informed decisions.

Asset Management and

Lifecycle.

We have considerable experience working with our Clients to formulate forward-thinking asset management programmes allowing predictive, short and medium-term cost forecasting.

Planning typically involves the production of a

maintenance programme to effectively whole life manage your building inventory. This detailed programme is key to developing your Facilities Management strategy and proactively developing budgets for the future.

Deep pockets aren’t

needed for this building

fabric maintenance service.

Why undertake the burdensome task of maintaining your building when you should be concentrating on your core business? Our experienced, all-trades team will take care of that blocked drain, that burst pipe, that office partition, that smashed window and that missing roof tile. We’ll even tidy up afterwards. And we’ll do it at a time that minimises disruption to your operations. This can be part of a maintenance and repairs contract or as a sensibly-priced, stand-alone service which won’t leave you out of pocket. Using the latest technology, we can keep you fully informed about arrival times. And using common courtesy, we operate professionally.

A soft environmental

impact that’s hard to

resist.

Our FM team is creating ripples in the green solutions market and winning coveted awards. Working in true collaboration, it’s enhancing the bottom line for environments such as offices, hotels, public sector premises and sports stadia.

Increasing energy efficiency and decreasing carbon emissions is at the forefront of business thinking today - including ours. We have already exceeded the Government’s target for CO2 reduction.

Arthur McKay practices what it preaches. Day in, day out you’ll see our team busy sourcing materials from companies with several British branches to ensure shorter routes to site, or those whose products include ‘end of life recycling’. There’s further good practice within our own environment. This includes thermal imaging cameras which discover any wasted heat here…currently unoccupied computers hibernating…our wind turbine… reduction, reuse and recycling of waste…this is a living culture, not lip service.

We won’t lie. You have to splash out a little upfront on sustainable green solutions. But the medium to long term brings highly favourable returns.

Some small talk about our

FM Projects and Minor

Works.

Arthur McKay has a dedicated team of specialists who carry out a variety of sized minor works projects for an extensive range of Clients and business sectors. These works have major service breadth and embrace everything from as minor as relocating visual display screens and redecorating a wall to larger scale projects such as boiler maintenance and complete building fabric repair and renovations, to name a few.

This Projects and Minor Works Department is equipped with vehicles fitted with satellite tracking systems and an engineer communicator system that allows instant feedback on job progress. And since all of our senior operatives are contactable 24/7, urgent enquiries can be passed to a supervisor in the field without delay.

Typically, this level of sophistication proves invaluable. For example, when a weekend office move requires networks and other communication systems to be re-sited, re-routed and up-and-running by the time you open for business on Monday morning.

Most facilities management contracts feature a penalty clause.

If an emergency crops up and a tradesman doesn’t arrive within a certain time period, then the facilities management company pays through the nose for it. Good in theory, but not always in practice.

When, say, an electrical fault develops, many FM companies send the first person available to have a look. Regardless of whether it’s a joiner, a plumber, or telephone engineer. They do it to stop the clock and avoid the penalty, buying time until the right man for the job can take a look.

Our operational delivery strategy uses resources that complement the demands of your business. Arthur McKay guarantees that the only person ever looking at your electrics is a qualified electrician. That the only person fixing your plumbing is a qualified plumber and so forth. We employ only masters of trades, not jacks of all of them.

What’s a plumber doing

fixing your electrics?

When heating and ventilation systems don’t work efficiently, neither do people. Too hot and they become sluggish. Too cold and you could be forced by law to shut down completely. It’s more than just a case of comfortable working conditions. It’s a Health and Safety issue as well. And who wants to be left red-faced by not complying? According to government guidelines, the ideal temperature in an office should normally be at least 20° C. If work involves physical effort it should be at least 16° C. Added to which, workplaces have to be adequately ventilated with ample circulation of fresh clean air.

So let our Heating and Ventilation Maintenance Team perfect your workplace climate.

You won’t blow hot and

cold about our heating and

ventilation maintenance.

ELECTRICAL

MAINTENANCE:

don’t get burned.

Most accidents and fires in business premises are started by either faulty electrical equipment or a fault in the building’s fixed wiring system. The long-term effects can be devastating. Negligence could result in fire, electrocution, injuries and death. You could suffer lost income, fines and may even have your insurance invalidated.

Not only do electrical components fail when you need them most (for instance in an emergency) but they can cause daily disruption and even Health and Safety concerns.

Electrical maintenance from Arthur McKay is a fundamental activity in keeping your building and your employees safe. Furthermore, increasing the efficiency of your electrical systems reduces your energy bills and running costs.

Arthur McKay plans maintenance visits to suit your needs, avoiding any impact on your business. Not only can we keep things working safely we can also identify the potential hazards and take action.

So plug into the Arthur McKay ethos before your lights burn out.
