Home Contents Insurance scheme for our tenants. This leaflet gives you a summary of the
cover provided and shows how much it will cost. There are no hidden costs and what you
see is what you pay. Payment is easy and paid along with your rent and services charges.
How to calculate your Sum Insured
What it will cost
The table below shows how much the cover will cost. The standard cover includes full
Accidental Damage cover and up to £1000 Personal Possessions. There is the option to
add cover for Wheelchairs and Hearing aids and increase the sum insured for Personal
Possessions for an extra cost. Please refer to the summary of cover for details on what
is covered.

Summary Of Cover
Please note, this is only a brief summary of what the policy covers. Full details are detailed

Your household contents and personal belongings - furniture, TV, clothing, carpets and electrical goods - are insured against loss or damage while they are in your home. The insurance covers specified circumstances including theft, vandalism, fire, flood and escaping water (e.g. from a washing machine or bath)
Tenants liability - Up to 20% of the sum insured for damage to buildings and internal decorations Accidental damage to the contents of your home
Freezer contents - Contents Sum Insured Locks and keys - Up to £500
£5000 Accidental Death benefit as a result of an accident in the home, while travelling as a fare paying passenger by train, bus or taxi or an assault in the street.
Contents whiles in the open on the land belonging to your home are insured against loss or damage in specified circumstances including theft, fire and flood - up to £250
Student possessions which belong to or are the legal responsibility of students while temporarily removed from your home to student lodgings are insured against loss of or damage in specified circumstances including theft, fire and flood - up to £2500
Theft of money by bogus officials - up to £300
Trees, shrubs, plants hedges and lawns on the land belonging to your home are insured against specified circum-stances including theft, fire and vandalism - up to £250
Valuables are items which are particularly prone to theft, such as jewellery, watches clocks, articles of precious metal, pictures, works of art and stamp, coin and medal collections. Valuables are covered in total up to 1/3 of the contents sum insured and a single item limit of £1,250 applies
Excess
There is an Excess of £50 for every claim made under this policy Optional Extras
Personal Belongings, Hearing Aids and Wheelchairs - up to £3000 worth of cover for each one can be selected to cover these items in or away from the home.
Please note this Policy is not a maintenance contract, it does not cover all losses. The Policy does not cover:
• Loss or damage by scorching without a fire actually starting
• Loss or damage by wear and tear, maintenance, electrical, mechanical or electronic breakdown, leaks and anything which happens gradually, radioactive contamination, war risks, sonic bangs, pollution or contamina-tion, rot, date change and computer viruses and terrorism.
• Any items used for business or professional purposes

1. Have you or any member of your family who normally live with you at your current address or elsewhere:
a. Had any household contents claims in the last 5 years? You must tell us about all claims made even if declined, withdrawn or if no payment or benefit was received.
b. Ever had insurance cancelled, declined or declared void or had special terms or condi-tions applied?
c. Ever been convicted of any criminal offence (please ignore any parking/motoring offence that did not involve a custodial sentence or any offences which are spent under the Reha-bilitation of Offenders Act 1975)
2. Has your property not been affected by flood within the last 10 years and is not within 400m of a river, stream or an area exposed to flooding?
3. Will the home be left unoccupied for a total of more than 45 days in a year?
If you have answered yes to the above questions, please give details on a separate sheet of paper. It is important that the Sum Insured is sufficient to replace ALL household goods and personal belongings
If the Sum Insured is inadequate, you will have to bear a proportion of any claim.

Cancelling the Policy
If having examined your policy you decide not to proceed with the insurance, you will have 14 days to cancel it starting on the day you receive the policy documentation. On receipt of your written notice, we will refund any premiums already paid, unless we have already been notified of a claim.
You may cancel your policy by giving us 14 days notice in writing. We will confirm cancellation in writing. If you do not receive written confirmation of cancellation it may mean your cover has not been cancelled so You should contact us. You may have to continue to pay premiums until you receive our acknowledgement.
We can cancel your policy by giving you at least 14 days notice at your last known address. This will not affect your rights to make a claim for any event that happened before the cancellation date. If we cancel your policy we may refund premium paid for the remainder of the current period of Insurance.
Compensation Scheme
Ageas Insurance Limited is covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme, if they cannot meet their obligations. This depends on the type of business and the circumstances of the claim. Most insurance contracts are covered for 90% of the claim.
