Thank you for your interest in Zen Apartments!

The criteria listed below is provided to explain the process we use to select our residents. Habitat America, LLC, is

the management agent for Zen Apartments. Habitat America is an Equal Housing Opportunity provider and it is

our policy to treat all residents and visitors at our communities fairly and consistently without regard to race, color,

religion, sex, national origin, disability, familial status, sexual orientation, gender identity, marital status or source

of income. Zen Apartments and its employees shall comply with the provisions of Title VIII of the Civil Rights Act of

1968, the Fair Housing Amendments Act of 1988 (“Fair Housing Act”) and, to the extent applicable, the Americans

with Disabilities Act. Furthermore, Zen Apartments shall comply with the state and local fair housing regulations

of the jurisdictions in which it is located. All residents and other occupants must be 55 years of age or older in

order to live at Zen Apartments.

deposit in the amount of one full month of rent.

RESERVATION FEE TO HOLD APARTMENT AND CANCELLATION POLICY

In order to reserve your Zen Apartments home, the rental application and all applicable paperwork must be

filled out and signed by all adult occupants. The application fee of $25 per person 18 and older must be paid

by check, money order, debit, ACH, or cashier’s check (not cash) at the time of application submission. Upon

notice of approval of your application based upon background and income eligibility standards, a reservation

fee of $400.00 must be paid by check, money order, debit, ACH, or cashier’s check (not cash) to reserve an

apartment. Should the Applicant cancel his/her apartment reservation within 48 hours following the

notification of application approval, the reservation fee will be fully refunded. This fee will be applied in full

to the Security Deposit upon lease signing.

Cancellations should be made in writing via email to: [email protected]. However, if time

does not permit, a verbal notice of cancellation will be accepted. If verbal cancellation is provided it must be

immediately followed up in writing to confirm. Cancellations received after 48 hours from notice of

application approval are not eligible for a refund.

*Residents will also be billed monthly for water and sewer usage (apartments are sub metered), and

parking. Parking fees are as follows: $0/month per parking space unreserved, $50/month for a

reserved parking space in the surface lot and $100/month for a reserved garage space. Rent may vary

depending upon location, features, renovations, lease terms; rental rates are subject to change; square

footage is approximate.

**Up to two (2) persons per bedroom will be permitted to occupy apartment homes.

Resident Selection Criteria

• Short term and extended lease options are available ranging from 6 month to 24-month terms. Speak to our

leasing team about the monthly premium price for short term and extended term leases. Pricing is subject to change at any time according to the current market rent.

Furnished apartments are available upon request with additional rent due.

SCREENING

A credit report will be obtained which complies with all Fair Housing and Fair Credit laws, ensuring every

applicant is treated the same.

Applicants must be able to establish electricity in their name with BGE (Baltimore Gas & Electric), which will be

paid by the resident.

• Criminal backgrounds or charges pending will not be accepted, this includes but is not limited to, any felony

within the last seven (7) years, child molestation, sexual assault or any violent crime/behavior. Likewise, applicants with any drug related crime within the last seven (7) years will not be accepted.

Applicant/s will be required to disclose any infestation of bedbugs in current residence/s. Should the

Applicant/s have or has had bedbugs, said Applicant will be required to provide written proof from past landlord and an accredited pest control provider stating residence/s was inspected and free of bed bugs after final treatment. Failure to provide proof of proper treatment will be grounds for denial of application unless verifiable extenuating circumstances exist.

• Zen Apartments verifies the gross income for all adults 55 years of age and older who will be lease signers. All

income needed to meet the minimum income required to pay the monthly rent must be verified. Zen Apartments does not discriminate based on source of income. The rental application requires you to list all occupants who will be living in your apartment. Current and valid photo identification for all adults is also required. United States Code Title 8, subsection 1324 (a)(1)(A) prohibits the harboring of illegal aliens. The provision of housing illegal aliens is a fundamental component of harboring.

• Applicant/s who are rejected or cancel his/her application and wish to reapply must wait ninety (90) days to

resubmit an application. Applicant(s) who reapply must submit a new application, resident selection criteria, and reservation deposit and application fee(s).

• Co-signers are welcome. In all cases, the co-signer is required to submit an application, pay an application fee,

submit to a credit and criminal background check and sign the lease. The co-signer must live locally.

SMOKING POLICY

Smoking

is not permitted inside apartments, common areas of buildings, or anywhere on the grounds of this community. Smoking is defined as carrying or inhaling or exhaling smoke from any lighted cigar, cigarette, e-cigarette, vaporizer, pipe or consumer product modified for smoking or any other lighted tobacco or plant product.

RENTER’S INSURANCE

Renter’s insurance is required at Zen Apartments. A minimum of $100,000 in liability coverage is

required. Residents who own a dog must obtain $300,000 in liability coverage. Contents coverage is

optional.

opt to use the company of your choice. A Certificate of Insurance is required on an annual basis and

must come directly from your insurance broker to the rental office or by email to

[email protected]

. The policy must list Zen Apartments, LLC and Habitat America,

LLC as an “interested party”.

INTERNAL TRANSFER POLICY

A Transfer Fee of $500 is charged to residents who wish to transfer to a different apartment. Please

see the transfer policy for additional information.

WAITING LIST APPLICANTS

Applicants who wish to be placed on the waiting list must complete the application and pay the application

fee(s). Applicants will be contacted by Management upon approval and availability of an apartment.

• After the apartment is offered, the Applicant will have 48 hours to notify Management of his or her decision to

accept it or remain on the waiting list. If the apartment is accepted, the Applicant will need to pay their reservation deposit within 48 hours using a debit, ACH, check, money order or cashier’s check.

PET POLICY

• Pets are welcome at Zen Apartments! Dogs, cats, birds, turtles and fish in small aquariums (20 gallon max) are

welcome. A maximum of two dogs, cats or birds in any combination are permitted in each apartment with a maximum weight of 35lbs. full grown. Breed restrictions apply. Birds and hamsters are permitted but must be caged at all times. Tropical fish and aquariums are permitted at the community. Snakes and reptiles are not permitted.

Permission for each pet must be secured in writing from Management, and the rules and regulations of the

community regarding pets must be strictly adhered to. A $150.00 non-refundable fee for each pet must be paid in full before the pet (cats and dogs) may reside in the community. There is an additional rental premium of $30 per month, per pet. Pet owners are required to clean up after their pets at all times. Pet ownership at Zen

Apartments is a privilege and management reserve the right to revoke a resident’s pet privileges or terminate their lease agreement when the pet policies are violated.

enjoyment of other residents. A photograph of the pet(s) will be taken and placed in the resident’s

file.

Zen Apartments to obtain a consumer report, and any other information it deems

necessary, for the purpose of evaluating my application. I understand that such information may include, but is

not limited to, credit history, civil and criminal information, records of arrest, rental history, employment salary

details, and/or any other necessary information.”

Zen Apartments, and any procurer or furnisher of information, from any liability

whatsoever in the use, procurement, or furnishing of such information, and understand that my application

information may be provided to various local, state and/or federal government agencies, including without

limitation, various law enforcement agencies.”

“I understand that should I lease an apartment,

Zen Apartments, through its agents, assignees and employees,

shall have a continuing right to review my consumer report information, rental application, payment history and

occupancy history for account review purposes, future renewal consideration, collection purposes and for

improving application methods.”
