Subject: The Graduate Hotel, located at 133 Evergreen Avenue, is applying for a variance from Sec. 32-105 of the Sign Code regarding the size and setbacks of signs that are proposed for the hotel.

BACKGROUND INFORMATION:

The owners of the Graduate Hotel submitted a sign application for the hotel signs on February 1st, 2021 that included plans for four separate signs on the hotel. Sign A, on the south face of the building, cannot be approved as presented because the overall area of the sign is proposed to be 215.82 square feet, although the code specifies that "no one sign shall be greater than 120 square feet in surface display area". Sign B, on the southeast corner of the building cannot be approved because it is located right at the edge of the building, despite the code specifying that "no wall sign shall be placed closer than 12 inches to the side of the building line or leased space line".

The applicant is seeking a variance for (2) signs, the first sign (sign A) is 120' off the ground and they feel that the sign needs to be 225 square feet in order to be seen at a distance, the font size of the

"G" is the determining factor in the total sign. The Code states "no one sign shall be greater than 120 square feet in surface display area".

The second sign (sign B) is a vertical sign that measure's 15'4" tall and 16" wide mounted on a column that is 28" wide, the applicant would like to center the sign on the column for aesthetics'. The Code states "no wall sign shall be placed closer than 12 inches to the side of the building line or leased space line".

SUBJECT: 133 Evergreen- The Graduate Sign Variance

The applicant, the Graduate Hotel, is seeking a sign variance for two signs being proposed at their 133 Evergreen Avenue location. The two signs include a wall sign that is located on the south side of the structure, facing Grand River Avenue, and a wall sign that is located on the southeast corner of the building. The section of code and the reason for the variance requests are as follows:

1. Sign A, the wall sign on the south face of the building, cannot be approved as presented because the overall area of the sign is proposed to be 215.82 square feet. Typically, the wall sign ratio for determining what is allowed for this use is 2 square feet of sign frontage for each linear foot of building frontage. Since the frontage of the graduate takes up the entire block the applicant is allowed a large sign. However, §32-105(a)(1) of the sign code specifies that "no one sign shall be greater than 120 square feet in surface display area". The applicant is requesting the variance for the maximum sign size designation to construct a 215.82 square foot wall sign.

2. Sign B, the wall sign on the southeast corner of the building cannot be approved because it is located right at the edge of the building, despite §32- 105(a)(1) of the code specifying that "no wall sign shall be placed closer than 12 inches to the side of the building line or leased space line". Even those this small vertical sign meets the size requirements, it is placed right around the corner of the structure, and thus violates that code section. This sign is unique because the placement fits into how the building façade is designed, and the applicant would like to place the sign on the corner as shown in the plans.

Here's what I would regarding the Sign A and Sign B..

Sign A

The “Graduate” sign is meant tobe seen from far distances and at 121’from the ground the sign needs to be big enough to see. The approximate square footage ofthe sign is225 SF (KATHLEENPLEASE CONFIRM) but the additional height and width is driven by the Removing the “G”and the sign becomes about 107 SF. But downsizing the sign to the allowable SF would make the other letters so smallthey wou|dn’t be readable from 121’below.

Sign B

The requirement that signage needs to be 12” away from the buildingedge makes sense on a typical condition where the sign isbeing applied to a fullwall. The condition of Sign B is atypical in that it isbeing applied toa28” wide column. Ifthe sign were shiftedaway from the leading edge ofthe building per code, it would look like a mistake which would be unsightly atthe gateway to the campus community.
