by Eloquent Signs on behalf of the St. Joe Company, requesting approval of a Master Signage Plan

on 49.77 acres with a future land use of Bay Walton Sector Plan Town Center and a zoning category

of Bay Walton Sector Plan Town Center. The project is located on the north side of U.S. Highway 98

on +/- 49.77 acres with a future land use of Bay Walton Sector Plan Town Center and a zoning

Based on the information provided, the proposed Master Signage Plan

meets

the minimum

technical requirements of the U.S. 98/U.S. 331 Scenic Corridor Design Standards contained in

Chapter 13 of the Walton County Land Development Code.

Preliminary landscape plan indicating the caliper at breast height of the existing trees to remain and the existing trees to be removed as well as all proposed plant material labeled by common name. Proposed berming shall also be included on this plan. Site signage plan at the same scale as the site development plan

13.03.01.01 Development Width

13.03.03.05 Landscaping of Vehicular Use Areas

Applicability For off-street parking facilities that have ten (10) or more parking spaces or are 3,500 square feet or more vehicular use areas shall

be visually buffered from adjacent properties and rights-of-way through the use of a continuous shrub hedge

Shrubs shall be a minimum of two and a half (2 ½) feet in height at

installation, and shall be spaced three (3) feet on center or closer. Said hedge shall be maintained at a height of no lower than three (3) feet as such, they may constitute a portion of the shrub planting requirements within the scenic corridor setback.

Parking spaces facing into the shrub hedge shall require wheel stops unless the shrub hedge is planted four (4) feet or more back from a raised curb

At least ten percent (10%) of the gross area of the interior vehicular use area shall be landscaped

Interior planting areas are to be located within or adjacent to the parking area as tree islands, at the end of parking bays, inside seven-foot-wide or greater medians, or between rows of cars or as part of continuous street or transitional protective yards Interior planting areas shall be located to most effectively accommodate stormwater runoff and provide shade in large expanses of paving and contribute to orderly circulation of vehicular and pedestrian traffic No more than ten (10) parking spaces shall be permitted in a continuous row without being interrupted by an interior planting area

13.03.04.07 Master Signage Plans

All multi-tenant projects of four (4) or more units shall submit a Master Signage Plan for tenant signage. This plan shall specify the type, location, dimensions, and materials for all tenants in the project which shall conform with these standards as a minimum

Submittal shall include graphic depiction and specifications on the architectural elevations for the project, and a sample copy of the tenant lease agreement enumerating the Master Signage Plan requirements and stipulating compliance as a condition of the lease.

The main Identification sign (monumnet signs):

Shall not exceed 80 Sq. Ft.

Shall not exceed 12’ in height and 10’ in length.

Shall not have a copy area that exceeds 35% of the sign face which is calculated by the overall

height of the sign multiplied by the overall width of the sign.

Shall be constructed using similar architectural elements of the building.

The sign face shall be constructed of aluminum and painted to match the building.

Shall be illuminated indirectly in such a manner that the illumination will not interfere with

traffic. The light will come from a ground source and be shielded so that it only illuminates the

sign

Shall have 6” 911 address numbers. By code, this will not count as part of the square footage

allowed for signage.

Shall be placed within the scenic corridor setback requirements.

Type 1 and Type 2 sign structures identified.

Building Signage:

Shall be self-contained, individually mounted back lit channel letters with pure white LED’s with

1” deep aluminum returns and using a standard, self-contained transformer, with built in

housings. Building signage will comply with the limitations set forth by the Walton County Land

Development Code Section 6.11.08.

For the anchor store, the letters shall not exceed 36” in height for words in upper case letters.

Double lines are allowed, but must not exceed 60” in total height of the letters and spacing

between lines, or 100 Sq. Ft.

For tenants other than the anchor stores, the letters shall not exceed 24” in height for words in

upper case letters. Double lines are allowed but must not exceed 36” in total height of letters and

spacing between lines or 54 Sq. Ft.

The signs shall be standard colors such as Watersound Origins assigned colors. No fluorescent

colors will be allowed.

Illumination shall be pure white LED.

Shall not have any exposed lighting.
