ACCOMMODATION
The studios of the Hertoghof are situated right in the city centre. The studios have a beautiful view over Eindhoven and all facilities are within walking distance. Eindhoven2Stay rents 106 studios in the Hertoghof, which have a surface space ranging from 27m2 to 37m2. All studios have a balcony or French balcony (except for some studios in the low building), a separate bathroom and a separate kitchen with modern equipment.

Rent of the accommodation
The rental price is all‐in. This means the costs for gas, water, electricity, internet, tv, furnishing, city taxes, service charges and management costs are included.
The all in rental price is € 740,‐‐ per month.
The all in rental price consists of the basic rent (€ 544,‐) and the charges as mentioned above (€ 196,‐).
Rent to be paid / Rent Allowance
The amount of rent that you as an international student will have to pay yourself is only around € 465 per month. The condition is that you are 23 years of age or older and you apply for rent allowance. If you are under 23 years old the rent you have to pay is € 740,‐. If you live with your partner, the rent you have to pay is € 775,‐ When you are an employee of TU/e (PdEng‐student, PhD,‐student or Post‐Doc) or you are a short stay guest (less than 4 months), you will have to pay the rent of €740,‐‐ per month to Eindhoven2stay. You may be able to apply for rent allowance.
Rent allowance is a subsidy provided by the government to residents on a low income with a high rent. The foundation Eindhoven2stay will arrange the application with you upon your arrival. The amount of rent allowance that you will receive depends on your yearly gross income and the amount of savings that you have.
In 2014, the approx. amount that can receive as rent allowance is as follows:

When you are a student of TU/e (not an employee), you are obligated to transfer the amount of rent allowance that you receive to the landlord. Every month you pay € 465 (yourself) plus the amount that you receive as rent allowance with a maximum of total € 740,‐. and a minimum of € 700,‐. In case the amount of rent allowance that you receive is more than € 276 euro per month, you will only have to transfer € 465,‐
plus € 275,‐ to Eindhoven2stay. In case you do not receive any rent allowance, other than for the reasons your income is too high, you are living together with your partner, you are no 23 years old, you can ask the foundation for a special request about the rent amount.
Since the application for rent allowance takes time, you will probably not receive any rent allowance during the first 2 to 3 months in The Netherlands. Therefore the amount you need to pay to the landlord during the time you do not yet receive rent allowance is set at € 465. When you start receiving rent allowance the payable amount is increased. After you have start receiving the rent allowance payments from government, the foundation will inform you about the amount you still need to pay as back rent over the first months.
This paragraph only applies to students of TU/e.
Costs and procedures when you start renting:
Besides the rent a deposit of € 740 is required. The deposit will be returned when you vacate the
accommodation (and the accommodation is in the condition is was when you moved in). The deposit needs to be paid before you move in.
Eindhoven2stay will charge you a onetime administration fee of € 181,50. The administration fee needs to be paid to reserve the studio and receive the rental agreement. This fee is not refundable. This fee includes the application for rent allowance, the contract, the check in inspection and the checkout inspection.
The (partially) first month of rent needs to be paid one week before you move in. After the first month the rent payments are done by automatic withdrawal from your bank account every last regular working day of the month. On this day Eindhoven2Stay will collect the rent for the upcoming month.
Tax declaration
At the beginning of every year, you will have to make your tax declaration over the year that has passed. The foundation Eindhoven2stay can be of your assistance. The Dutch tax institute is called De Belastingdienst.
After you have made your tax declaration 3 results are possible:
1. You do not receive any money from De Belastingdienst and you do not need to pay any money to the De Belastingdienst, since the amount of rent allowance that you have received was correct.
2. You will receive a refund from De Belastingdienst, since you have received less rent allowance than you were entitled to.
3. You will have to pay an amount to De Belastingdienst, since you have received more rent allowance than you were entitled to. This result would be caused by a misstatement of fact up front of your rental period.
What do these results mean for you?
1 You do not have to do anything.
2 You will receive an amount on your bank account from De Belastingdienst. This amount is additional rent allowance. Therefore this amount needs to be transferred by you to the foundation.
3 De Belastingdienst will send you an invoice with an amount that you have to pay. You need to pay this amount to De Belastingdienst.
Rental agreement
You will receive a rental agreement that allows you to stay in your accommodation for the full period of your study. You do not need to apply for any extensions of your rental agreement. You may end the rental agreement with a notice period of one calendar month at any moment. When you end the agreement, you need to inform De Belastingdienst, since this will have consequences for the rent allowance. The foundation can assist you with this.
Upon arrival
In the week prior to the TU/e Introduction Program, a Meet and Greet Service from TU/e will be available from 6 up to and including 8 August. The procedure
When you choose a Hertoghof studio and one is allotted to you, Eindhoven2stay will sent you an email about the procedure. Eindhoven2stay will point a random studio to all the TU/e tenants. You will receive an email from them with an application to upload your requested personal information needed to make up the rental agreement. After that you will receive the contract and a link to pay the deposit and administration fee. You can pay this first payment by bank transfer or with credit card. One week before your arrival the (partial) rent for August has to be paid. You will receive a reminder concerning this payment. This payment can be made with bank transfer or credit card as well. You do not have to send a signed copy of your contract.
Together with an employee Eindhoven2stay you will sign all documents during the check in at the studio in Hertoghof.
