Social  Media  is  now  the  dominant  communication  platform  for  just  about  

everyone…  especially  home  buyers.  The  traffic  they  create  is  in  the  billions  of  hits   per  day  and  any  agent/broker  who  ignores  this  reality  does  so  at  their  own  peril.    

Happily,  to  tap  into  this  traffic,  so  that  you  have  a  steady,  dependable  and  affordable   source  of  new  business,  requires  very  little  time.  

However,  there  has  still  been  one  serious  limitation…  until  now.  

Up  until  now,  the  best  that  you  could  hope  for  from  social  media,  was  that  the   prospect  would  reach  out  to  you.  So  every  effort  had  to  be  focused  on  getting  them   from  the  social  site  to  your  web  site,  and  then  trying  to  get  them  to  register  or  call  or   connect  with  you  in  some  way.    

The  bottom  line  is,  until  now,  you  never  knew  who  was  in  the  market,  unless  they   DELIBERATELY  told  you.  Frankly  that’s  a  small  percentage  of  the  prospects  looking   at  your  properties.  

But  now,  that’s  all  changed…

CRAIGSLIST  

On  Craigslist,  there  a  few  more  steps  to  posting,  but  the  post  itself  will  be   basically  the  same,  using  our  same  example  MLS  #  of  123ABC.  

1)  Go  to  Craigslist.com  and  on  the  main  page  for  your  city  go  to  the  housing   section  and  at  the  very  bottom  will  be  a  section  for  “Real  estate  for  sale”  that   you  need  to  click  on:  

 

   

2)  Then  click  on  the  POST  button  in  the  top  right  hand  corner:

multiple  posts  showing  in  your  profile  and  every  time  you  post  in  there,  it  will   notify  all  those  in  your  circles.      

1)  Inside  of  your  Google  email  account  you  open  the  profile  by  clicking  the  box   that  says  View  PROFILE  in  the  top  right  corner.    

 

   

2)  Then  you  will  come  to  your  Google+  account  page  (you  will  need  to  set  up  a   profile  if  you  haven’t  already  done  so.)

Instagram  is  a  bit  different  but  can  also  be  useful.    You  can  actually  use  it  to   post  to  multiple  networks  at  once,  and  you  could  do  it  pretty  quickly  while  you   were  out  in  front  of  the  listing.  

 

1) Login  to  your  Instagram  account.    If  you  don’t  have  an  account  you  will   have  to  download  it  as  an  app  from  either  the  Itunes  or  Play  store.      

2) Take  a  picture  with  your  phone  of  your  listing  inside  of  the  Instagram   app.  

3) Add  photo  effects  wanted  to  your  picture.    

4) Add  a  description  (this  is  where  you  will  want  to  add  the  TEXT:  123ABC   TO:  86789  info).  

5) Choose  what  other  networks  to  share  your  post  to(including  Facebook,   Twitter,  Tumblr,  Foursquare,  and  Flickr  to  name  a  few).  

6) Post  it  and  Voila…    you  will  have  an  Instagram  classic  pic/post  like  this   one:

ANY OTHER SOCIAL NETWORKS:

In fact, it doesn’t really matter what social network you are posting to, or that you participate in and use. If you can share info with your followers, then you can share your listings with them, and with XiLi’s help you can get the leads too.

It is literally as simple as just having them text your MLS # to the short code 86789.

No matter what site you are on, if you can let buyers know that they can view all the details on your listing on their mobile phone or tablet by simply sending a text message, you will be giving them a chance to view your listing and you a chance to claim their lead.

Everypost

Everypost is a handy app that basically allows you to post all of your updates onto the major social networks from one place at one time. Simply write your message, add photos or videos, and hashtags then send off to Twitter, Google+, Pinterest, Facebook, LinkedIn, Tumblr, or via e-mail (even all at the same time, if you want).

Another cool features is the Twitter text shortener. This will automatically shorten tweets so that they are under 140 characters. While there may be some glitches to correct, this is a useful, and free, app.

2. SocialOomph

SocialOomph has the ability to schedule tweets for the entire day and auto-follow your new followers, so you can something other than schedule tweets and follow people. You can also use the dashboard to combine Facebook, Twitter, LinkedIn, Plurk, and your blog into one spot to schedule posts or monitor social media activity.

While the app has a free version, there’s a paid “professional” option that features a ton of helpful tools to boost your social media productivity.

3. HootSuite (Our personal favorite!)

If you’re looking for the best, accept no substitutes. HootSuite is the most popular social media management tool for a reason. Besides being able to execute campaigns across multiple social networks from one web-based dashboard, you can also

manage social media, track conversations, and measure campaign results. HootSuite also offers a custom built-in analytics system and the capability to schedule posts on all platforms.

Hootsuite offers a free, pro ($8.99 per month), and enterprise options to suit the needs of individuals, small businesses, and large organizations.

4. Quintly

: Social analytics for brands.

Quintly is great for in-depth social media analysis, and helping you track your business's social media performance on sites like Facebook, Twitter, YouTube, Google+, LinkedIn and Instagram. Quintly can even let you benchmark how your performance compares to competitors and industry averages. Plus the quintly dashboard is easy to customize so you can focus on the stats that matter most to your real estate business.

5. Mention

: Google Alerts for social media.

Mention is one of the top tools out there to help monitor your brand's presence across the web. It includes mentions of your brand or of the keywords you want to monitor on social networks, forums, blogs and more. Mention also includes social features that allow you to respond to mentions of your brand and to share industry news that you find.
