VÄSTRA HAMnEn in MALMÖ

Malmö is the third largest city in Sweden with 300,000 in-habitants. it is in the centre of the Öresund region and has good communications in all directions. Malmö was traditio-nally a city of heavy industry but in recent years has under-gone a transformation into a knowledge city. Malmö Univer-sity has 24,000 students and is the eighth largest institute of higher education in Sweden.

This transformation can be seen more clearly in Västra Hamnen than in any other district of Malmö. The Kockums crane was taken down and shipped to South Korea in 2002. The Turning Torso high-rise building has now become the symbol of postindustrial Malmö. The Bo01 area, which was built for the European homes fair in 2001, was the first stage in the transformation of Västra Hamnen’s mixed buildings with homes, workplaces and service industries. The living urban spaces are combined with modern architecture and strict sustainability requirements

Just 100 years ago, there was virtually nothing of what we now call Västra Hamnen.

Primarily during the 20th century, Västra Hamnen was gradually created by

reclaiming land from the sea with filling material. The last filling material was added

in 1987 and Västra Hamnen gained the appearance we know today.

Kockums works

Kockums Mekaniska Verkstad was established in Västra Ham-nen in the 1870s. But it was only in 1909 that Kockums final-ly left Davidshall in Malmö for Västra Hamnen. in the next 50 years, no land was reclaimed until permission was granted, with some hesitation, in the 1940s to reclaim land by filling the Öresund to the west. in 1958, Kockums needed a new, more modern office and the result was the so-called Gäng-tappen, the small high-rise building that is still used.

Saab factory

in 1986, it was announced that Kockums’ civil ship produc-tion would be closed down. At roughly the same time, Saab-Scania announced that they had far-reaching plans to move into Västra Hamnen. After renovating Kockums Hall 7, Saab moved into what was then one of the most modern vehicle factories in Europe.

As soon as 1990, when Saab-Scania merged with Gene-ral Motors to form Saab Automobile, there was restructuring and staff were laid off. The Saab factory was subsequently closed down and the hall became the city’s exhibition centre until 2009, when a major part of the building was demolis-hed to make way for new blocks.

National example of urban sustainable development Västra Hamnen is now a national example of sustainable ur-ban development and a district with a mixture of housing, service industries, workplaces, education and recreation. Väs-tra Hamnen has the inner city as its model with density and greenness as key words.

The district’s unique location with both urban and natu-ral qualities, such as being at a walking distance from the in-ner city, having good communications and being close to Ri-bersborg beach, make it attractive. By continuing to develop these qualities and building a mixed city, it will be possible to link Västra Hamnen to the central parts of Malmö.

Proximity with sustainable means of transport in this climate-friendly district, both the buildings and the transport system are sustainable. The backbone of the trans-port system in Västra Hamnen is walking, cycling and public transport. The city has long-term plans for a tram line bet-ween Västra Hamnen and Rosengård/Lindängen.

Citytunneln was opened in December 2010. This impro-ves the rail connection between Malmö and Copenhagen. One of the tunnel exits is at Anna Lindhs plats in Universitets-holmen in Västra Hamnen.

Reconnection with the sea

The transformation of Västra Hamnen has meant that the city’s original connection with the sea has been restored. The idea is for the streets and parks to run without interruption from the inner city of Malmö through Västra Hamnen and emerge in contact with the Öresund. The possibility of living and being by the water in Västra Hamnen is an important quality.

A district for all Malmö residents

The aim of Västra Hamnen is for the district to be a place for all Malmö residents. The parks, squares, open spaces and quays are being designed to attract visitors from throughout the city. People from various parts of the city should be able to meet in the public spaces. in Västra Hamnen there is a va-riety of different urban environments, for example the ska-teboard park at Stapelbädden, the deck beside the sea at Sundspromenaden, the themed playground in Varvsparken and the range of restaurants and services at Dockplatsen.

Västra Hamnen is Malmö’s most obvious symbol of urban sustainable

development. The development started with Bo01, the Housing Expo

held in summer 2001, when the transformation of coastal industrial land

into a denselybuilt urban area was displayed to the general public.

A third developed

At the beginning of 2011, the area had around 2,500 homes and nearly 10,000 jobs. The plans entail a total of around 10,500 homes and 17,000 jobs throughout Västra Hamnen. There will also be four schools and around fifteen preschools. Just over 20,000 people will be able to live here.

At present, it is mainly the eastern and western parts that are built on. Roughly half of the area has been planned. The planning work is now focusing on building on the cen-tral parts and connecting Västra Hamnen with the centre. The last development area is Galeonen, which is located at the very north of the area.

nOW AnD fUTURE

Halfway evaluation after 10 years

After 10 years of development, the City of Malmö will con-duct a halfway evaluation for Västra Hamnen. The aim is to evaluate the result from various aspects such as greenness, buildings and transport halfway through the planning of the district. The evaluation will be used as the basis of a future updated vision for Västra Hamnen.

Value-based is sustainable

Value planning involves developing a long-term value struc-ture rather than a physical strucstruc-ture. Previously, the physical structures that were designed to function over a long period of time tended to be too locked and not allow space for flexi-bility. The risk is that the vision is lost and important qualities fall prey to compromise.

The value plan makes it possible

Using a value plan, the city indicates a general structure with priority values such as the focus on quality and sustainability. The value plan allows for flexible content that can vary over time as needs and conditions change. The plan has a number of strategies linked to it that have a supplementary function and allow for follow-up during the detailed planning stage. This method of working paves the way for a dialogue on sha-red values, feedback on sustainability and a continuous ur-ban development process.

Model for value-based urban development

Core - the core describes the current situation of the area and

formulates the problems for the continued development. This is the basis of the vision so that it does not become an imposition. The core roots the project in the sites.

Vision - the ring around the core describes the vision for the plan area. The vision must be engaging so that it can unite many forces and interests to work in the same direction.

Values - in the ring outside the vision are the guiding va-lues for the vision work. They are the main priorities of the plan programme and will drive both the direction and the intentions of the work to achieve the vision. The values are linked to the three building blocks of the physical structure - thoroughfares, spaces and buildings. The main features of the structure are summarised in a value plan.

Strategies - the next ring in the model is the strategies es-tablished in the plan programme to create the qualities and characters described in the vision and values. The strategies are tools that help set priorities in the continued planning and development of the built environment.

Strategic projects and tools - the outer ring contains strate-gic projects and tools for planning, quality and design. The strategic projects require additional focus and are essential to achievement of the vision. The tools are the documents re-quired for the planning process, for example detailed deve-lopment plans, location studies and quality programmes.

in the work on the development of Västra Hamnen, the Urban Planning

Department applies a value-based urban development model in partnership

with the Traffic Department, the Real Estate Office, the Environmental Office

and the respective developers.

Breeam communities

– a pioneering sustainability project

Breeam Communities is a certification system for urban di-stricts developed by BrE in the UK. The system covers all as-pects of sustainability, ecological, social and economic sus-tainability. Great importance is attached to the collaboration between the various operators in the urban development process so that the ideas and methods of sustainability cha-racterise the entire process.

Breeam Communities is built up around eight catego-ries. in turn, the categories have a total of around fifty aspects that are assessed and awarded points. in relation to trans-port, Breeam assesses the transport options in the area with the emphasis on vehicle-free options and takes into account

how well the area creates opportunities for business activities and good service for the residents and workers in the district. Place Shaping is an assessment factor that involves assessing whether the area has gained a clear identity, i.e. is easy to vigate for users, and whether this identity feels right and na-tural in its context. Breeam also evaluates whether the ope-rators have created a lively area that feels integrated with the surrounding areas.

The certification system has not yet been adapted to Swedish conditions but can be used in Sweden by being tailo-red to individual projects. A third-party assessor, approved by BrE, guarantees the quality. Masthusen and Varvsstaden are being developed in accordance with Breeam Communities.

The city and the developers are working with various models for sustainable urban

development in Västra Hamnen.

’Miljöbyggprogram SYD’ (Green

Construction Programme SOUTH) – shared

environmental objectives

’Miljöbyggprogram SYD’ was developed via a partnership bet-ween the City of Malmö, the City of Lund and Lund University.

’Miljöbyggprogram SYD’ is primarily aimed at develo-pers who want to build on municipal land and is applied to the construction of new housing and business premises in the Cities of Malmö and Lund. The programme is incorporated in the decisions and agreements signed between the parties in connection with land allocation or other types of agreement (although not land development agreements).

The programme will be evaluated continuously. Continu-ous work is required to ensure that the programme follows de-velopments in sustainable building.

’ByggaBoDialogen’ (Sustainability

dialogue) – building knowledge on

sustainability

’ByggaBoDialogen’ began in April 2004. With 13 developers and engaged citizens, the City of Malmö began a dialogue on architecture, planning issues, the environment and qua-lity. The aim was for the discussion - the dialogue - to lead to a finished detailed development plan for good, sustainable housing at reasonable prices in flagghusen next to the Bo01 residential area.

The idea was for the developers to benefit from each other’s knowledge. By working together, they could develop new sustainable solutions and lower their production costs. Three years after the start, the first tenants moved into flagg-husen

Bo01

A model for sustainable urban development

Bo01 is a popular, attractive, green district in Malmö and a well-known internationally leading example of sustainable urban development. A number of awards have been confer-red on the sustainability initiatives at Bo01. The number of study visits from near and far is increasing and the area has been very important to the local work for ecologically sustai-nable development in Malmö.

The development of the Västra Hamnen district began with the the Housing Exp

o Bo01 in summer 2001. The last stage was the passive buildings in the Salongen block and was completed in sum-mer 2011. The area has 1,425 homes and also contains offices, businesses and a multistorey car park. Bo01 has become part of Malmö and was transformed into a popular area for ba-thing and walking, a meeting place for all Malmö residents.

With its quality programme, high standard of public space and diversity of developers, Bo01 has in many ways set the standard for all of Västra Hamnen. its major success with locally produced renewable energy and architectural diver-sity has led to the area becoming the model for other urban development projects in Sweden and worldwide.

Attractive urban environment

Part of the successful concept of Bo01 is the exciting urban structure and varied architecture. important aspects include the human scale, the curved pedestrian streets, sequences of spaces in varying sizes, inner wind-protected alleys and care-fully designed urban spaces.

Turning Torso

The 190-metre high building Turning Torso was designed by the architect Santiago Calatrava and is a world-class land-mark. The building was finished in 2005 and is owned by HSB. The 54 floors house offices, homes and meeting rooms in the top two floors.

European Village

At the far north of the Bo01 area, by the canal, is the Euro-pean Village. in the village, at least nine EuroEuro-pean countries demonstrate their traditions, architecture, technology and building materials. The buildings are characteristic for their countries of origin but are adapted to the climate and buil-ding conditions of Malmö.

Dockan

Since the sale of the Kockums crane, Dockan has become a beautiful, attractive area with mixed functions in Västra Ham-nen. The marina in the water-filled dock and the wonderful view make the residential buildings and offices some of the most sought-after in Malmö.

The establishment of Malmö University in Dockan has meant that a large number of students come here every day. Skånes Dansteater, which has moved into Båghallarna, pre-viously the Kockums cold store, provides some cultural fla-vour. At the inner edge of the old crane basin is the Dockplat-sen square.

Western Dockan

The area is being planned and the aim is for the Dockan area to be extended further with new buildings for homes and offices. The area contains valuable older buildings such as Kockums’ old industrial halls, which give the area a unique character. Malmö University is currently in the area but is in the process of moving to new premises on Universitetshol-men

Southern Dockan

Region Skåne’s new regional building was opened on Dock-platsen in autumn 2010. Approximately 500 people work the-re. The developer was Wihlborgs and the architect was the norwegian firm Kari nissen Brodtkorb. The building is made of slate-blue Dutch brick and won the 2011 urban building prize.

in 2007, the first tenants moved into flagghusen. flagghusen consists of 626 dwellings, of which 62% are tenancies and the rest are tenant-owned. The area also has a preschool, disab-led housing and offices and business premises on the ground floors. Along Västra Varvsgatan adjacent to the area, there are public transport, a school and a local park.

After the Bo01 Housing Expo, there was some criticism and reactions primarily to the high housing costs, the seg-regated housing, poor building quality and the high energy consumption of the housing. When the planning of the next area, flagghusen, was due to begin, the city wanted to coun-ter the criticism by formulating new objectives. The City of Malmö invited the developers to ’Det goda samtalet’ within the framework of the Swedish national Board of Housing, Building and Planning’s ByggaBo dialogue (an initiative to ac-hieve sustainable construction and housing). The planning method is based on the dialogue between the operators and on voluntary agreements. The parties met regularly between 2004 and 2008 at workshops, seminars, lectures and working groups.

’Det goda samtalet’ concentrated on four aspects of sustai-nability:

• High architectural quality

• Social sustainability: the focus was on flexible design of housing, safety and security, meeting places. Housing with very high requirements that it should be possible for resi-dents to remain throughout all stages of life.

• Economic sustainability: affordable housing by means of an efficient, careful process.

• Ecological sustainability: energy efficiency, moisture pro-tection, phaseout of toxic substances, high biological quali-ty and waste sorting close to the properquali-ty.

fULLRiGGAREn

fullriggaren is the third development project for housing on municipal land in Västra Hamnen. Development began in 2009 and is expected to be finished in 2013. fullrigga-ren comprises around 630 homes and 75% of the dwellings will be tenancies. The remainder are tenant-owned and ow-ner-occupied. fullriggaren will also have offices, a preschool, disabled housing and a multistorey car park. There is a park in the centre of the area and public transport is available ad-jacent to the area on Östra Varvsgatan.

The work of the 13 developers in fullriggaren will result in the biggest collection of passive and low-energy buildings in Sweden. The area will also be the biggest in Sweden in which organic waste is collected via waste disposal units, se-parate pipe networks and collection tanks for biogas produc-tion. Renewable energy is also produced via solar panels and solar cells, as well as urban wind turbines. All households and workplaces will initially be automatic members of a car pool.

The project has been granted approximately SEK 23 million in investment subsidy from the Delegation for Sus-tainable Cities for various measures that contribute to sustai-nable urban development. Miljöbyggprogram SYD is being applied in the project to guarantee high quality in terms of energy, moisture protection, internal environment and urban biodiversity.

Kappseglaren consists of four blocks: Koggen, Klosterbåten, Klippern and Klyvaren, which are divided into nine develop-ment rights. The groundwork has begun and the area is ex-pected to be fully developed by the year-end 2014/2015. The buildings comprise approximately 320 dwellings, of which

220 are tenancies, and approximately 14,000 m2 gross floor

area offices, health care and centre.

Kappseglaren will be a dense, mixed function city with the focus on people, with housing, services, jobs and edu-cation. The entire area will be characterised by architectural diversity with the feel of a dense, intimate city. A small local park, Koggsparken, will be created in the northwestern part of the area with space for ball games and a playground.

The aim is for the sustainability issues to be taken a step further in the Kappseglaren project. All developers are linked to Miljöbyggprogram SYD. Ambitions were high from the beginning. Vita Örn in the area’s southwestern part aims to build a fully carbon-neutral passive building, including the building process. The aim is for other developers to accept the challenge and set ambitions at least as high as those with which the project began.

Close to the central station

Universitetsholmen has a central location. Only the canal se-parates the area from the Old Town. To the east, it is only a stone’s throw to the central station, which takes you on to the rest of Skåne, Denmark or the world beyond. Universitetshol-men is a transition zone in which the large-scale industrial buildings of the port are mixed with more small-scale building before finally switching to the dense structure of the inner city. Tyfonen block - a new meeting place

A land allocation competition was won by the Meeting Point Malmö proposal designed by Schmidt Hammer Lassen archi-tects with Skanska as the developer. The building will house both offices and homes as well as public services in the low-est two floors.

Niagara block - new educational premises

Lundgaard & Tranberg Arkitekter A/S won the competition with the proposal ’Samband’ (Connections). The building will house the University’s new office premises and part of the ground floor will have premises for the general public. The project consists of three buildings of five, seven and eleven floors with glass and wood façades that are connected by an open atrium.

Nereus block – new office building

Skanska is building a new office building for Malmö Universi-ty between Kajplats and Cerealia. The building will meet the requirements for EU GreenBuilding labelling. This means that the building’s energy use will be at least 25% lower than the requirements set by the Swedish national Board of Housing, Building and Planning.

Gäddan block – mixed buildings

A dense, mixed city with homes, offices and meeting places will be created in Gäddan block. The area will be the link bet-ween the calm Citadellskaj and the busy neptunigatan. Gäd-dan block will also be a link between the city centre and Väs-tra Hamnen.

Conference/Concert/Hotel centre

After a project and land allocation competition decided by a jury, Skanska Sverige AB and the Danish firm Schmidt Ham-mer Lassen architects have the task of designing and buil-ding Malmö’s new conference, concert and hotel centre ’Kon-trapunkt’ (Counterpoint).

With its combination of functions, it has excellent cre-dentials to become an active meeting place for audiences and visitors from near and far.

The entire centre comprise a total of 43,000 m2. The

conference part will accommodate up to 1,500 people. The concert hall will have 1,600 seats and the hotel around 445 rooms. The centre is expected to be finished in autumn 2015.

The centre will have an optimum location within walking distance of the central and Citytunnel stations.

A new two-storey underground car park has been built be-low Bagers plats adjacent to the Citytunnel. The entrance is on nordenskiöldsgatan. The car park will take a total of ap-proximately 400 cars and there will be room for approxima-tely 800 bicycles at ground level. A new quay has been built along the entire car park as the existing quay was crumbling away.

The listed ’Hamnmästarbostället’ (Harbour Master’s house) has been moved back to its historical location after a brief relocation, as the car park was built on its site.

The new pedestrian bridge between Bagers plats and Börshuset will be opened in february 2012.

Gäddan block 10

A new multistorey car park is being built by P-Malmö at Gäd-dan block 10, next to the old warehouse along Gibraltarga-tan. The car park is planned to have over 300 spaces, shops on the ground floor and greenery on the façade. The car park will be finished during 2012

Tornhuset

The architecture competition for the extension to Tornhuset, the old harbour administration on Bagers plats, was won by Kim Utzon Arkitekter in Copenhagen with their proposal ’Ur-bana hängsel’ (Urban Hinges).

Together the buildings will be the new home of the World Maritime University, which will move from its current premises on Citadellsvägen.

Varvsstaden is planned to be a new link between the central parts of Malmö and Västra Hamnen. Approximately 1,500 ho-mes are planned in the area, plus new premises for approx-imately 5,000 jobs and businesses. Varvsstaden is well placed to become an attractive part of Malmö with historic buildings from the Kockums era, the large inner water space and opp-ortunities for new connections with bridges to the centre. Shipyard heritage

The history of Varvsstaden begins at the time at which the port of Malmö began to be seriously developed at the end of the 18th century. it initially consisted of a single wharf and in the 19th and 20th centuries land was reclaimed and large in-ner and outer harbours were recreated. The most recent land reclamation, giving Västra Hamnen its present form, only took place during the 1980s.

The next step in the transformation of Varvsstaden from an industrial area to a mixed city is the area south and west of SVT and Media Evolution City. MEC - Media Evolution City

Media Evolution City is a step towards the creation of an inn-ovation incubator in moving images, i.e. in and between the industries involving film, TV, computer games and mobile platforms. Media Evolution will be a regional hub and an im-portant development centre in Västra Hamnen.

The office building is being built partially into one of the preserved shipyard buildings from the Kockums era and partially as a new building towards the old dry dock. The fu-ture tenants will have a flexible floor strucfu-ture, allowing them easily to adapt their physical environment to their needs.

’Gamla Dockan’ (Old Dock)

A square is being built around Malmö’s oldest dry dock, da-ting back to 1857. The paving consists of concrete slabs with black granite flat rock elements. Along the quay in a wind-protected southern position, there is a generous wooden wharf with recessed effect lighting.

it will be possible to go down to the upper part of the dry dock, which will have seating specially designed by Mats Theselius, who also designed the railing around the dry dock. The dock gate will have an artistic design by Kristina Mat-ousch in the form of a pedestrian bridge of Corten steel with waterfalls on both sides, both into the dock and out towards Södra Varvsbassängen.

Citadellsfogen is the area between Västra Hamnen, Ribers-borg beach and Citadellet. The location of the area is very complex and will be bordered in one way or another by streets for public transport and motorised traffic serving Väs-tra Hamnen and Universitetsholmen both locally and in the overall structure. At the same time, the area contains va-luable environments such as Ribersborg beach, Slottspar-ken with Citadellet, the museum area and the old ’hoddor-na’ (fishermen’s huts) plus a canal system on several sides around the area.

The city aims to develop Citadellsfogen into a dense, attractive area with mixed urban buildings traversed by good thoroughfares and links for pedestrians and cyclists.

There are far-reaching plans to transform the existing Citadellsvägen into an attractive quay route along the ca-nal for pedestrians and cyclists from the central station in the east via Bagers Plats and Hovrätten towards Limhamns-stråket in the west. Citadellsvägen will be replaced by a new tree-lined street called neptunigatan in a more central loca-tion through Universitetsholmen.

• Västra Hamnen Sustainable Masthusen

Exhibition activities in the area ceased in the spring of 2010. The exhibition halls were demolished in 2011 to make way for 18 new blocks with space for approximately 1,500 homes, of-fices, shops and services. Diligentia and the City of Malmö are working to certify the entire area in accordance with Breeam Communities, the first project to do this outside the UK. The City of Malmö and the developer Diligentia have prepared a value programme, indicating the focus of the work to come. The multifunctional hub

• Masthusen is the hub linking the various parts of Väs-tra Hamnen closer together by creating connections and meeting places centrally in the district. You move through Masthusen, not around it.

• Masthusen is sustainable in that it is rich in urban greenery and is ecologically, economically and socially sustainable. • Masthusen is a city that is alive 24 hours a day, 365 days a year. There are businesses and housing and the structu-re has built-in flexibility to cope with changes in use over time.

• Masthusen is a meeting place for everyone in the city. A good city is accessible to all and thus sustainable.

Active routes

The routes through Masthusen promote movement through the area and are linked to routes in the surrounding area. The routes are accessible, attractive, safe, always multifunctional and with clear priority for pedestrians and their speed and scale.

A string of public spaces

Masthusen has a variety of public spaces, from small, intima-te spaces as an exintima-tension of the street space to the central square. its location some way in from the sea makes it pos-sible to create a good microclimate that contributes to ma-king the spaces attractive meeting places.

The spaces in Masthusen support the thoroughfares and their linking function by contributing further possibilities as tranquil seating areas, urban greenery and active meeting places. The spaces are in sequences. from one space you can see or imagine where the next is located.

Good architecture focusing on human

The buildings have a density that produces a flow of people that contributes to creating a socially and economically

sus-tainable city. The scale of the buildings is based on human size and senses and the design is varied to enhance human comprehension. Each block contains a mixture of functions, which produces lively public space with activity throughout most of the day.

The structure and the buildings have a flexibility that allows for different uses at differing periods of time. Active ground floors support the public spaces. The character of the buildings is urban, solid, robust and rooted in the future.

At the far southwest is Hamnporten. This is a development area in which the former aircraft factory SAAB-Aircraft was located. it has now been converted into Teknikportalen. it is owned by Midroc Property Development AB. The land west and north of the aircraft factory is jointly owned by nCC Pro-perty Development AB and Midroc ProPro-perty Development AB. There are plans for houses, offices and a hotel there. World Trade Center and a hotel are already established along Stora Varvsgatan.

The development of Hamnporten is now continuing with new housing along Västra Varvsgatan.

Hamnporten will contain a total of 450 homes, offices, a ho-tel and a preschool. The continued planning will be based on the work carried out previously on parallel assignments and the structural plan. Hamnporten will have relatively dense, green buildings with mixed functions.

Teknikportalen’s building will be modified. The western part of the building can be demolished or restructured and other parts of the building can have distinct extensions. in the west, there is the opportunity for a new block and street structure.

New District Park

The district park is under construction and the entrance to the park is beginning to take shape. The main idea for the park is to create a district park for Västra Hamnen but also to give visitors from elsewhere an attractive park in Västra Hamnen. The park will be markedly different from Daniapar-ken and ScaniaparDaniapar-ken by the sea and the more urban Stapel-bäddsparken. Varvsparken is being built in stages. The next stage is expected to be finished in summer 2012.

The various park spaces

The various spaces in the park are connected by a network of paths. All of them lead to and are in contact with the

circular,centrally located promenade around the lawn. The-med gardens will be fraThe-med by cut and free-growing hedges and will contain various spaces that can be used for play, ac-tivities and rest. One of the park spaces will be designed for exercising dogs.

The design of the park is based on the proposal ’Gränsland’ (borderland) prepared by White Arkitekter. in the borderland between the raised oak and pine slopes, two well-known na-tural features, the land opens up into a largely hard, gene-rous thoroughfare for motion and rest. The contrast between natural vegetation developing freely and urban paved park gives the park its formal tension. The borderland contains walls that separate the opposing poles and, via their form, of-fer a varied range of seating and intimate resting places.

Construction begins in 2012 for the majority of the park (west). For the remainder of the park (east), con-struction is expected to begin in the spring af-ter planned construc-tion between Jung-mansgatan and Stora Varvsgatan has been completed, prel. 2015.

The walls are characterised by a Kockums-inspired pattern in graphic concrete. With its link to the shipyard, it makes you think of the industrial worker in focus.

The borderland also contains small play areas integra-ted in grass areas. The long sides of the park are marked by two approximately 50 m longitudinal cross members which create a framework that fulfils various functions. The cross members, inspired by the Kockums industrial era, have the park’s main lighting mounted on them, plus fun play equip-ment of various types.
