The centre of Kistianstad will be upgraded as a result of the new retail complex, with the city gaining a brand new profile towards the east. The project involves an integrated shopping complex containing a total of 28,000 square metres of retail space – equivalent to approximately 70 stores – one car park with 1,110 spaces and around 100 apartments. Kristianstad city centre offers excellent, accessible shopping within a compact area. The complex is situated highly strategically in order to offer premises in prime locations.

Traffic flow – with on-site parking for all of the city’s visitors – has long since been established, while new public transport connection points are to be placed in close proximity to the centre’s entrances. The centre has been designed to retain the feeling of the local neighbourhood. Featuring light colours, glass and inviting entrances, the new buildings will dovetail seamlessly with the surrounding area. In addition to visitors

Galleria Boulevard will be offering a combination of well-known chains and local retailers offering unique concepts. With cosy cafés, restaurants and outdoor venues in the best locations to catch the sun and see the sites, Galleria Boulevard is set to become the meeting place of choice for the residents of Kristianstad. Providing capacity for large events and exciting activities, Nya Torg is being built right in the heart of the complex. For children, there will be a family room equipped with toys, microwaves, mothers’ rooms, changing tables and toilets for visitors both large and small. The first phase of development will be completed in 2013, with the grand opening of the entire complex scheduled for October 2014.

Our leaseholders are secure in the knowledge that we both own and manage our shopping centres – and because we employ internal staff to run our operations we have built up years of valuable experience in the field. In

addition, we are firmly committed to being accessible for our leaseholders when they need us. As owners, we adopt a strategic perspective underpinned by financial stability, and we focus exclusively on our shopping centres and retail sites. As a result, we do not own any other property. With on-site local centre management teams

in combination with centralised market analysis resources, we are able to ensure consistent monitoring and development of each shopping centre’s status and competitiveness.

A VIBRANT CITY CENTRE

In order to ensure a vibrant city centre and maintain Kristianstad’s status as an attractive retail site in the future – able to withstand competition from the external shopping complex – modern retail premises and parking facilities must be added to the existing city centre area. With the Galleria Boulevard’s 70 stores set to bolster the city centre’s existing outlets, the area will become a dynamic retail site, offering over 200 stores in total. parking places will provide excellent accessibility to the city. The existing city has evolved gradually over hundreds of years, with new buildings appearing progressively over time. The city’s robust grid layout and linear boulevards allow for further expansion in the centre, while Kristianstad is set to be boosted by a proud new addition from 2013–2014.

A boulevard is a long, wide street, usually lined by trees, which is often considered an appealing pedestrian feature in a city-centre area. They are common in cities such as Berlin, Paris, Los Angeles and New York, with the Champs-Élysées, in Paris, and Hollywood Boulevard, in Los Angeles, as the most well known examples. Kristianstad features four of Sweden’s seven boulevards, with Östra Boulevarden and Nya Boulevarden surrounding the shopping complex. The word boulevard has its roots in the Dutch word bolwerk, which can be compared to bulwark; that is, rampart. The Nordic region’s oldest city built according to the ideals of the renaissance, Kristianstad is based on a grid layout

featuring dykes and bastions. The Galleria is partially constructed upon the remains of the northern bastion, which formed part of the defence structure surrounding the city up to the mid 19th century; at which time the dykes were torn down and the moats filled in to create space for the expanding city. The boulevards were built in the late 19th century in the same way as in Paris, which would see Kristianstad sometimes referred to as “Little Paris” thereafter. When Steen & Ström organised a competition to give the shopping centre a name, Boulevard emerged as one of the most common suggestions.
