Biography: As Senior Director of Global Facilities and Real Estate for Diversey Inc., I have responsibilities for over 550 facilities located worldwide, run the global real estate program, and institute best and green practices in facility management across the Diversey portfolio. I led the project to LEED certify the

company's global headquarters and other facilities, and served as Chair of the LEED-EB Committee of the US Green Building Council from 2004 to 2009. Named ‘Facility Executive of the Year’ 2006 by Today’s Facility Manager magazine, and a two-time winner of the SC Johnson Environmental Stewardship Award. A graduate of Northwestern University in Chemical Engineering, with over 26 years experience in design, operations, project management, procurement and facility management; licensed Professional Engineer in Wisconsin, and a member of the International Facility Management Association.

Are you a facility or property manager with a minimum of five years of experience in building

planning, organizing, and directing a wide variety of service, maintenance, and operational activities with decision-making authority over integration of sustainability principles into facilities

management and operations?

I am Senior Director of Global Facilities and Real Estate for Diversey, Inc., based in Sturtevant WI, a role I have held for 11 years. With responsibilities for over 550 facilities located worldwide, I run the global real estate program, and institute best and green practices in facility management across the Diversey

portfolio. I led the project to LEED-certify the company's global headquarters along with 6 other strategic certifications of our facilities. My group works to drive the benefits of these LEED-based facilities

operational programs into our entire portfolio. As leader of corporate real estate, I assure the integration of sustainability practices into the property selection and acquisition process, through master planning, due diligence, green leasing, and operations implementation.

Please demonstrate through current examples your leadership role in championing sustainability integration within your organization’s real estate portfolio, knowledge about LEED for Existing Buildings: Operations & Maintenance Rating System for a minimum of three of the last five years. Since 2002, I helped champion the development of our corporate sustainability program, which included operations footprint management, external alliances, product line/business opportunity development, and even a new corporate mission statement, which brought Diversey (formerly JohnsonDiversey) a high level of recognition and industry leadership in its green program. This program eventually became formalized as the Sustainability Advocates Council (SAC), responsible for advising the BOD and running all aspects of the corporate program. As a SAC member, I drove FM elements into this program including development of facilities impact KPIs and goals, Facilities Sustainability Surveys, and best practices for reducing waste, water use, energy consumption at Diversey facilities.

These FM programs use LEED-EBOM as their framework to continuously improve and ultimately certify our facilities. As leader of the program for green facilities worldwide, I make strategic recommendations and have led 8 signature LEED certification projects around the world, including Shanghai and

Amsterdam.

Please demonstrate, through a minimum of three examples, current or recent experience in forging collaborative relationships with professional facilities management organizations and/or in the advocacy of sustainability policies for building codes and federal, state, and local regulations applicable to facilities operations.

I have worked with the IFMA Utilities Council to develop recognition of the LEED EB system and the benefits that come from certification. I have also served on the IFMA Foundation Board of Trustees, advocating the development of the IFMA sustainability education program, as well as alliances with other organizations, including USGBC.

I advise DCS Global on the development and rollout for their day cleaning system, and participate as subject matter expert in their educational program, which has reduced kilowatt-hrs by 3-8% in over 34MM sq ft of commercial buildings throughout North America.

Please demonstrate your current and active thought leadership in regional, national or international professional organizations related to this perspective seat, in addition to USGBC, as evidenced by examples of published work, speaking engagements, committee work, awards, other

accomplishments and/or recognition.

In 2007-2009, I made a series of presentations and participated in working groups to help the Japan Sustainable Building Consortium (JSBC is the standards development arm of the Japan Green Building Council) develop the Existing Buildings version of their CASBEE green building rating system. The JSBC was about 5 years behind the USGBC in extension of its green building rating system to the existing built environment, and benefited directly from our experience in developing LEED-EB and LEED-EBOM. More locally, I am a member of the City of Milwaukee Green Team, a Mayor’s voluntary task force on sustainability.

Published in Facility Management Journal, Housekeeping Solutions, Today’s Facility Manager periodicals, and have made multiple presentations at Greenbuild, IFMA World WorkPlace, AIA, NAIOP, CSCMP, and ISSA conferences.

Why do you wish to serve on the USGBC Board of Directors?

The USGBC and its BOD derive great benefits when drawing on the experience of practitioners. Not only have I been personally and directly involved in the development of green building rating systems for the USGBC and Japan Green Building Council, I have also applied these systems and achieved success in a variety of buildings and projects: 3rd building in the world certified and recertified under LEED-EB, one of the first to apply LEED-NC to industrial property, and currently holding 3 LEED certifications

simultaneously in this facility (NC, CI and EB), and have led signature LEED certification projects around the world, including Shanghai and Amsterdam. I am a believer in re-commissioning and preventive maintenance, and have seen the positive financial benefits and payback associated with an overall green facility management and GHG reduction program.

The world needs practical and financially attractive solutions to reduce energy use in buildings and address climate change. It can be done - As a participant with the World Wildlife Fund Climate Savers program, since 2008 Diversey has reduced its absolute GHG emissions by 25% through a $14M investment while generating a positive cash flow of $32M. Existing buildings hold a key to the climate change

solution, and while LEED-EBOM participation has advanced dramatically, we urgently need more. I believe USGBC can achieve much more by further raising awareness and participation, advocating for national and state legislation and codes that address existing buildings, promoting diversity in member and partner organizations, and celebrating success.

What resources could you bring to help further participation by diverse sectors in USGBC?

In 2006-07 Diversey designed and built a 550,000 SF ‘Big Box’ distribution center that became one of the first applications of LEED to a warehouse by an industrial real estate company. In 2006, there were no examples, and little experience in the industry. My team exceeded expectations and achieved LEED-NC Gold. What in 2006 was unheard of, by 2008 had become a competitive advantage within industrial REITs. ‘Big Box’ was not only a challenge for the industry, but also for our company. When I first advocated green building and LEED certification, the Supply Chain managers were unconvinced that we could add value. I built the business case for LEED based on energy savings, incentives, and productivity, and by the end of the project the Supply Chain managers became the biggest champions, and moved the project from Silver to Gold. Within two years we certified this facility LEED-EB Gold, and in 2010 I did an interior LEED-CI Gold build-out. The facility is one of few in the world simultaneously holding 3 LEED certifications (a ‘triple Gold crown’), and continues to be operated sustainably. The experience of moving a global manufacturing organization into an overall green champion, applying waste-reduction principles to its operations, demonstrates how I can help the USGBC engage other diverse sectors.

Please describe how you have championed sustainability within your organization.

In 2002 I took the lead in presenting LEED-EB to senior management by developing a white paper that analyzed LEED-EB and its potential impacts on Diversey and the marketplace. The paper was intended to demonstrate “Here’s what USGBC is, here’s the program, here’s the growth and potential impact; We need to get involved in the pilot.” By 2004 we had achieved LEED-EB certification of our headquarters, and the benefits of this signature event started to become obvious to the company.

This corporate program eventually became formalized as the Sustainability Advocates Council,

responsible for advising the BOD and running all aspects of the corporate program. As a SAC member, I drove FM elements into this program including development of facilities impact KPIs and goals, Facilities Sustainability Surveys, and best practices for reducing waste, water use, and energy consumption at Diversey facilities (global in scope, over 550 in number, industrial/office/lab/retail in type, supporting a multi-billion dollar enterprise).

These FM programs use LEED as their framework to continuously improve and ultimately certify our facilities. As leader of the program for green facilities worldwide, I make strategic recommendations and have led 8 signature LEED certification projects around the world, including Shanghai and Amsterdam. Do you work in and/or own a LEED certified building? If yes, please describe including level of LEED certification and relevant dates.

The Diversey global headquarters in Sturtevant, WI was the 3rd building in world certified in the LEED-EB program (Gold, 2004), and we recertified Gold in 2010.

We entertain hundreds of visitors every year and have hosted educational events to

However, working in a certified building is not a high benchmark. As a believer in the power and necessity of reducing the footprint of existing buildings, I have achieved certification in multiple facilities in multiple geographies, and have led development of green existing building rating systems in two countries (EBOM in the USA and CASBEE-EB in Japan). Over the past decade my group has worked to embed LEED-based green building practices into the entire Diversey real estate portfolio and facility management program. As leader of corporate real estate, I assure the integration of sustainability practices into the entire life-cycle of our properties, from selection and acquisition, through master planning, due diligence, green leasing, and operations implementation.

It is this range and depth of experience and practical application that I can bring to the USGBC as it enters its next period of great challenge – the challenge to increase application of LEED to existing buildings by the next order of magnitude.
