Senior Living Communities
Givens provides care and services to more than 1,200 seniors on its South Asheville, Black Mountain, and Waynesville campuses. The range of economic levels served is uncommon. A balance of subsidized, affordable, and market rate housing is available to residents.
Partnerships and Outreach
Givens provides space for non-profit organizations on its Asheville campus, including MAHEC, MemoryCare, and WNC-UMAR. Through outreach and partnership efforts, Givens impacts more than 6,000 people beyond our residents. The benefit of the Resident Assistance Ministry exceeded $4.2 million in 2013. The value of this assistance ministry, along with the value of its efforts to serve the people in our region, exceeded $5.3 million last year.

Givens is governed by a volunteer board that meets quarterly. Board committees provide leadership throughout the year in support of the community’s mission and vision. In 2009, the Board concluded a year long, in-depth strategic plan which recommended campus enhancements and initiatives to develop additional market-rate, affordable, and subsidized communities in the greater area.
Due to strong performance, Givens has received a positive “BBB” rating by Fitch Ratings, a global investment rating agency. This rating is based on high occupancy levels, operating performance, and sufficient liquidity.

Since 1993, Givens Estates has been nationally accredited. It received its most recent accreditation in 2013 from the Commission on Accreditation of Rehabilitation Facilities-Continuing Care Accreditation Commission (CARF-CCAC). Givens Estates was one of the first dually-accredited CCRCs in North Carolina.
The community is an active member of LeadingAge (national organization), NC LeadingAge, American Association of Homes and Services for the Aging (AAHSA), United Methodist Association (UMA), and NC Health Care Facilities Association (NCHCFA).
In 2013, Wood Assisted Living and Givens Health Center earned the highest ratings from the U.S. Centers for Medicare/Medicaid Services. In 2010, U.S. News and World Report rated Givens Health Center as one of the top 173 nursing facilities (out of 16,000) in the country.

Background
Through their estates, Dr. and Mrs. Maurice H. Givens indicated that, if feasible, their 160-acre farm situated in Asheville and the income from a $2 million trust would help to establish a retirement community on their property for people from all walks of life.
In August 1975, at a special called session of the WNC Annual Conference, Givens Estates became a United Methodist, church-related, non-profit retirement community. Over the next 39 years, Givens would expand within the region to include several senior housing communities, outreach ministries, and partnerships in support of seniors, families, and individuals with special needs.

In 2011, Highland Farms celebrated its fortieth anniversary. Highland Farms has maintained a solid reputation in the mountains for providing stellar care for residents. With their impending retirements, the owners approached Givens with the opportunity to purchase Highland Farms. After a careful, indepth study of the market, physical plant, and need for capital improvements, Givens enthusiastically agreed that acquiring Highland Farms would naturally align with its strategic plan. The transition in ownership occurred December 1, 2012.
Highland Farms residents are active and highly involved with ministries within the Swannanoa Valley. One local nonprofit especially on the hearts of these residents is Swannanoa Valley Christian Ministry (SVCM). In 2011, more than $67,000 was donated to SVCM from more than 100 residents. Highland Farms also holds an Annual Fuel Fund Drive for SVCM.
The Highland Farms Resident Corporation also supports local nonprofits with grants.
In addition, more than 20 residents volunteer at Swannanoa Valley Christian Ministry, with several others volunteering as tutors at local schools and at area Welcome Tables.

Woven into Givens Estates’ campus are 78 HUD-subsidized apartments. Approximately 80 residents are provided housing with monthly rent adjusted according to income. Givens Housing, built around a landscaped pond and small cascading waterfall, is classified as a 202 Section 8 project. Givens Housing is directly supported by three employees. Residents have easy access to all points in the community and benefit from a broad array of programming and services.

Givens Housing was the first subsidized senior housing project to be located on a CCRC campus in North Carolina.
Our residents benefit from many programs, activities, and wellness offerings, which are all a part of our community at little to no personal cost.
A full-time Resident Services Coordinator is dedicated to these residents and provides ongoing support to those struggling with many issues related to aging.
Many residents in the CCRC appreciate knowing they live in an economically balanced community.

In 2005, Givens was invited to give leadership in developing a new affordable senior housing project in Waynesville. This $15 million project was uniquely funded through federal and state tax credits, a grant from HUD, and a grant from The Duke Endowment. The project was completed in October 2007 and reached full capacity within the following year. The quality of life for many of these residents has been enhanced by the addition of fitness equipment, a library, a computer center, raised gardens, and an outdoor fireplace and picnic area. These amenities are uncommon for subsidized communities.
Givens Great Laurels provides a vibrant community for seniors in a rural area noted for its shortage of subsidized and affordable housing for low income ($23,000 or less) and handicapped adults. Great Laurels benefits from Givens’ leadership and involvement in promoting a wellness philosophy which, in turn, positively impacts the residents’ quality of life.
Our commitment to a Resident Services Coordinator has helped many residents access health care, groceries, discounts on utilities and insurance, and other community services. Out of 105 residents, at least two-thirds have benefited from the emergency food pantry which is supported by the Junaluskans and through a partnership with MANNA FoodBank.

Givens Gerber Park is a new planned community which will help meet the growing need for low-income senior housing in the Asheville area.
These apartments would meet local guidelines for affordable rent, and some of the apartments would also be HUD-subsidized. This project will be built in three phases. Construction on the first phase is to begin in March 2015 and is expected to be completed in 12 months.
In accordance with its strategic plan, Givens wanted to develop more housing opportunities for seniors with low and moderate incomes. This $30 million project (for three phases) is planned to be uniquely funded through federal tax credits.
In August 2014, Givens was notified that it was awarded more than $10 million in Federal Low-income Housing Tax Credits. The project is also supported by an investment from the City of Asheville’s Housing Trust Funds and the Asheville Regional Housing Consortium.

The approximate value of our assistance ministry for residents significantly limited in their resources is approximately $4.2 million annually.
The Resident Assistance Ministry provides confidential ongoing support and emergency funding to help with medical or dental costs, health care, prescriptions, meals, and in-home care.
Seniors living at home with limited support are more likely to prematurely find them themselves in a costly health dilemma, which may also impact their financial health and quality of life. Through our assistance ministry and support structures, Givens can reduce the number of residents who might otherwise become frail and at-risk.
One in six of the residents we serve is burdened with the challenges of basic health and living expenses.

Some services provided to our residents of limited means are not covered in reimbursements. It is estimated that the additional unreimbursed care and services that Givens expends for our health center residents on Medicaid amounts to $22,000 per resident annually.
The Resident Assistance Ministry is funded through charitable support and our relationships with HUD and Medicaid. The efforts our Board of Directors took years ago are still paying significant dividends in the lives of our residents.

Givens is committed to serving seniors of a diverse population in a caring environment. Periodically, significant capital funds must be raised in addition to assistance funds to enable us to broaden our mission and keep up with the rapidly growing needs of a senior population. Because we serve residents unable to participate in these campaigns, and because our efforts benefit future generations, we seek charitable capital to cover the costs of major facility additions and programs.

We are committed to helping meet these needs by sharing leadership, knowledge, and fundraising guidance through various outreach initiatives and partnerships. LifeMinistries was established in 1998 to address health and wellness issues within congregations and communities and with clergy. LifeMinistries continues to positively impact thousands of lives annually.

MY Meds Medication Assistance

MY Meds
BEAR Closets
MY Meds is a nonprofit ministry of LifeMinistries that works with pharmaceutical companies and physicians to secure needed prescription medications for individuals with chronic illnesses who have modest incomes and no prescription insurance. Since 2001, MY Meds has requested more than $10.5 million in prescription medications for people with chronic illnesses.
The average yearly cost of medications for clients is $9,500, while their average annual income is only $12,765. By helping these clients obtain medication for chronic illnesses, we are also reducing their financial stress and enabling them to buy groceries, pay heating bills, and afford other basic needs.
MY Meds also guides people each year to other agencies that are poised to help them with needs such as food, medical equipment, heating bills, and navigating health care choices.
LifeMinistries has partnerships with eleven meal sites spanning five counties. These Welcome Tables provide 87,000 hot, nutritious meals each year to their local communities. In many cases, volunteers from various denominations throughout the area cook and serve the meals, giving many hours on a regular basis. Many Welcome Tables have expanded their services to include free legal counsel, health screenings, medical equipment loan closets, clothing closets, and wellness education.

Working with LifeMinistries, several congregations have helped meet the needs of low-income expectant mothers and young families in their community. Baby Equipment and Resource (BEAR) Closets serve families and single parents struggling to acquire necessary equipment and clothing for their newborns and young children.
Families receive new car seats and various baby equipment, as well as clothing and shoes for children ranging from “premie” to six years old. They are also connected to community resources for health, housing, and emergency food.
MAHEC
MemoryCare
MemoryCare is an independent, nonprofit organization that provides appropriate assessment, treatment and support for memory-impaired individuals and their caregivers. MemoryCare enables the caregiver to assist loved ones in managing the disease, remaining safe, and maintaining dignity. MemoryCare serves nearly 1,000 patients with memory impairment, in addition to 3,200 caregivers each year.
Givens assisted MemoryCare in securing more than $500,000 in initial grant funding for this clinic and continues to embrace their mission by providing space for them in the Givens Manor at a reduced rate. Givens staff also serve in volunteer capacities with the MemoryCare Board of Directors and committees.
MemoryCare was awarded the 2011 Premier Cares Award, a nationally recognized award given to one non-profit throughout the country. Founder and Director Emeritus Dr. Margaret Noel was also selected as the 2011 Clinician of the Year by the American Geriatrics Society.
For the past 25 years, MAHEC has provided on-site health care services for the Givens community. In 2000, Givens Estates began serving as the clinical geriatric training site for the Family Practice Residency Program.
Today, MAHEC provides on-site physician clinic services (family medicine, geriatric medicine, and gynecology) for residents five days a week, with access to a physician 365 days a year.
The relationship between Givens Estates and the Mountain Area Health Education Center (MAHEC) improves access to current medical care practices for Givens residents and helps physicians obtain a fuller understanding of the needs of seniors in a mutally beneficial setting.
Givens also helped raise funds to establish a new Clinic on MAHEC’s Biltmore campus. The Clinic focuses on geriatric training and the dental needs of seniors.
Givens Estates partnered with the WNC-UMAR in 1994 to provide a home on its campus for developmentally disabled women. In 2006 UMAR designated this home as a home for seniors ages 50 and up.
The group home on the Givens’ campus is approximately 3,000 sq. ft. with seven bedrooms and a common living area. Trained counselors staff the area around the clock.
Locating a UMAR group home on the Givens Estates campus with no land cost ultimately reduces the operational costs, a direct savings to the UMAR residents and families. Being situated on the campus also allows these residents to experience community in a safe setting. They are invited to attend programs, participate in wellness center, enjoy outdoor exercise on the hiking trails, and have a place to worship.
Vanderbilt Apartments is an historic nine-story building with 150 affordable housing apartments for seniors in downtown Asheville. Local leaders encouraged Givens to become involved on the Vanderbilt Board of Directors, and beginning in the mid-90’s, Givens staff were active with the Vanderbilt for more than 12 years. Givens helped raise funds to implement their first-ever resident services program, giving these seniors better access to care and support services.
In addition to many other low-income housing complexes in Buncombe, LifeMinistries also provides ongoing support to the Vanderbilt residents with cholesterol screenings, wellness counseling, and quarterly health and wellness education programs.
As a result, a dilapidated downtown historic high-rise for seniors of limited means was preserved and enhanced, and the overall living environment and quality of life of the residents at the Vanderbilt Apartments is improved.

Through a year-long planning process, the Givens Board of Directors analyzed our current mission and ministry to prepare us to better serve our residents and plan for the future. This plan was adopted by the Board in October 2009.

The villa apartments are some of the oldest residences on campus. When they were constructed in the early 1980s, they were considered state-of-the-art; however, these residences have become more difficult to market, maintain, and adapt to resident health needs. The Strategic Plan prescribes a process to replace these villas, providing larger homes in multi-story units with better visibility, daylight, and under-building parking. The replacement project began in spring 2013, with new residents moving into the new Creekside Homes in fall 2014.
External Plans
Looking beyond the Givens Estates campus, the Board of Directors decided to continue seeking opportunities to create communities, offer more programs, and serve people with needs. Plans include several options which may become possibilities within the next five to seven years:
` “Affordable” community in Haywood County for persons with an income range of $25,000 to $45,000. The community would be designed to serve those whose income is more than the limit for subsidized housing, but likely below what is required for a market-rate project. It would offer full services and a full continuum of care. (After conducting a thorough feasibility study, the project was delayed until there is sufficient interest to move forward. Givens continues to explore this possibility.)
` Market-rate community within 120 miles of Givens for individuals with income of $45,000 or more. This community would be similar to Givens Estates, in a different location (within two hours’ drive), and designed to complement, not compete with Givens Estates. (In December 2012, Givens Highland Farms was purchased. This community provides affordable and market rate residences, along with Medicaid certified nursing beds.)
` Subsidized community in Buncombe County for those with a Social Security income of approximately $25,000 or less. (Givens Gerber Park construction is planned to begin in 2015.)
