This inspection involves a minor tune up to the HVAC equipment in order to get a accurate reprensation of the condition of the

equipment. No repairs, charging of refrigerant, changing filters, or cleaning of the indoor coil is included. Such items will be commented on and suggestions made in the report. We do not do HVAC repairs or make recommendations on which contractors to use. This report is confidential and will never be used to generate business for any outside party. If a replacement unit is in question we can however provide a professional estimate through our energy savings program.

32. Summary Running within manufactures specifications - I added 23 oz of R22 refrigerant. Low refrigerant is usually a sign of a leak in the system. However in this case I believe it was a little low due to its age and should not be anything to worry about. R22 Refrigerant has been discontinued due to the harmful environmental impact it has. R22 has become very expensive and hard to come by in recent years. This unit is 13 years old,typically the life span of this type of unit is 10 to 15 years. The SEER (Seasonal Energy Efficiency Rating) rating is 8 which is considered very inefficient by today's standards. New AC units are typically a 13 SEER and go up to 20 SEER. Due to the age of this unit you may see maintenance issues in the near future. It is my recommendation that you consider replacement of this unit rater than paying out for

expensive repair costs.

14. Furnace summary Running within manufactures specifications - Overall the condition of this furnace is very good for its age. I highly recommend a full cleaning and tune up before next fall including cleaning of the blower wheel and indoor coil.
