Tishman is overseeing the upgrade of the existing utility and emergency power systems of the Discovery Communications Latin America Headquarters for a lump sum price. The project includes the installation of a new 2.0 MW utility service with associated service switchgear and the procurement, installation and commissioning of a 2.0 MW Emergency Generator. Tishman is also overseeing the migration of all existing electrical services onto the new utility service as well as the decommissioning and removal of the existing infrastructure without impact to the operations of the facility. The project also includesthe installation of a larger chilled water distribution system and the reconfig-uration of existing chillers to allow for future installation of additional chillers should cooling demands increase. Mechanical upgrades and equipment reconfiguration is also being performed without disruption to Discovery’s existing infrastructure, requiring the installation of a temporary cooling system to carry the building load while the upgrade is underway.

Tishman converted an existing 220,000-square-foot warehouse into a multi-tenant data center facility aiming for LEED Gold certification. The building contains 80,000 square feet of white space supported by a robust mechanical and electrical plant that includes 40 50-ton Liebert CRAC units. In order to increase the operational efficiency of the data center, Tishman worked with our client, Sentinel Data Centers, to imple-ment a chimney system for heat rejection to the hung ceiling, which increased the data center’s overall PUE. Although it had not be in widespread use prior to its application at this data center, the installation success-fully lowered the facilities overall PUE.

work plans and close communication with the client to ensure constant safety on-site and careful sequencing of any utility tie-ins.

Tishman is currently serving as the Construction Manager for the Markley Group data center build-out at One Summer Street. The location of the new data center is an existing eight-story collocation building. The new data center will have dedicated mechanical, electri-cal, and fire protection systems. The project will also include all new eight-inch supply return piping with four-inch supply return branch lines for new APC In-Row Coolers. The space will be supported by 12 60-ton air cooled chiller, to be installed on new steel dunnage on the seventh floor roof. The electrical portion includes installing 10 new 300kVA PDUs, fed by four new distribution panels, also to be installed in the suite. The client will also have several IRC feeder panels, providing power to all the underfloor IRC receptacles. One of the major challenges of this project will be working around fully functioning data centers adjacent to Suite 441. The Tishman team will be coordinating the installation, making sure there are no interruptions to the 24/7/365 operations. This will be accomplished through detailed

Tishman is serving as Construction Manager with a Guaranteed Maximum Price for an expansion of the electrical and cooling infrastructure needed to support the university’s central data center. Currently, the project is in the preconstruction phase and Tishman is performing a schematic review of the survey performed by the design consultant.

The major project challenge on this job will be to integrate the equipment update without impacting operations to a live data center. This will include install-ing new electrical infrastructure as well as mechanical infrastructure. We will also be required to phase the install in and around the existing data center while keep-ing the fire protection systems operational. Relocatkeep-ing the physical layout of their support space will also be a challenging endeavor.

A new electric service is being brought into the building, which requires significant coordination with the local electric utility company. A 2.0 MW generator and a new enclosure is also being installed in tight quarters adjacent to the building’s loading dock. The generator is being shipped in pieces and then assembled on site. An air-cooled modular chiller will also be installed on the roof. Due to the site’s location, the steel for the chiller platform and the chiller itself will be set with a series of helicopter picks.

Tishman was selected to serve as construction manager for this fast track renovation and build-out of 15,000 square feet of mission critical white space and the infrastructure to support that environment within a 12-story operational collocation facility. Tishman was hired early in the design phase to coordinate the efforts of the design team and manage the design process. In addition to running the twice weekly design meetings, Tishman also performed periodic budget estimates as the design progressed in order to ensure the construc-tion costs of the evolving design were within zColo’s budget parameters. This cost validation enabled our cli-ent to manage the scope of the project more efficicli-ently and mitigate the potential for redesign work.

In order to meet the project’s aggressive schedule, Tishman recommended splitting the permit between a self-certification permit for the interior build-out and a standard permit review for the exterior and common area work. The existing space requires the demolition of walls, louvers, storefront, HVAC and electric services.

system with 10 minute battery backup. Cooling will be provided by 900-tons of centrifugal chillers in an N+1 configuration. The project is aiming for a LEED Silver certification.

Tishman Technologies is currently serving as Construction Manager for a new call center that will consolidate all emergency communications systems for the City of New York into a single location. The new facility will be able to operate autonomously for 72 hours in the event of a natural disaster or terrorist attack. It will be blast and ballistic resistant, along with having the ability to withstand a Category 4 hurricane and a major seismic event. The twelve-story building will contain six floors of redundant critical infrastructure to support operations.

The project will consist of a 550,000-square-foot main building containing the call center, office space, and criti-cal infrastructure. There will also be a 500-car garage and a 2,000-square-foot security station. The building will contain 110,000-gallons of potable water storage, 160,000-gallons of gray water storage for sewage/cool-ing, and 97,000-gallons of fuel oil storage. The call center will have N+2 electrical redundancy provided by six 2,500 KW emergency generators and a 2,025 KW UPS

Cooling was installed for the expanded digital static transfer switch room. The electrical work includes three source static transfer switches, containerized continuous power system, modifications to fire alarm systems. A large consideration in the project was the sioning. Tishman included as a team member a commis-sioning agent, CCG, to assist with the design, provide power and fault studies, prepare the commissioning scripts and execute the level 5 commissioning. The system configuration and redundancies required close attention to the details.

The third phase of the project entailed the procurement and installation of one CPS unit, electrical feeders, fuel oil piping, security fence, stonewall and landscaping. Tishman served as Design/Builder to the National

Institute of Health for a complex upgrade to their operational data center facility in Bethesda. In addition to procuring new switchboards, Tishman installed four Hitec Rotary CPS (continuous power source) units. An exterior 4,000 square-foot elevated steel platform (with louvered fencing and partial metal roof) was be constructed on augered piles to house the CPS units and shelter the transformers and associated network protectors.

The second phase of the project expanded the capacity of the UPS systems to provide N+2 redundancy. Three rotary UPS (uninterruptible power source) units provide the minimum redundancy required to achieve the designed system capacity (2,880 KVA NO-Break and 1,400 KVA Short-Break). Once commissioned, Tishman oversaw the transfer of electrical services to this new configuration.

Tishman Construction provided construction manage-ment services to Children’s Hospital Boston for major renovations and utility upgrades to their main Boston data center. Work included upgrades to Uninterrupted Power Systems (UPS), replacement of chilled water cool-ing pumps, relocation of existcool-ing Liebert units and interior office renovations. All of this work took place within a live data center environment that supports the hospital’s operations. Our team ensured that clear methods of procedure or MOPs were in place prior to the start of any work within the active data center and continued to manage the installation of low voltage RPP fit-outs after the data center migration had already commenced, which helped to expedite the completion date.

Tishman recently completed a series of upgrade projects at an active Thomson Reuters data center in Missouri. The first project added a temporary chiller and genera-tor to provide immediate additional cooling capacity. This chiller was integrated into the building management system to work in conjunction with the four existing air cooled chillers to maintain a 2N arrangement. The second project was a new 21,000-square-feet mechani-cal and electrimechani-cal plant addition to provide long-term power and cooling needs. The new equipment doubled the data center’s power capacity and increased its cool-ing capacity by 50%. Concurrent with the above project, Tishman implemented the power and cooling optimiza-tion project inside the white space of the operating data center. These projects were completed without a single interruption to operations of the data center.

Bank of New York Mellon

Tishman constructed a new two-story, 165,000-square-foot Tier IV data center for Bank of New York Mellon on a greenfield site in Nashville. The facility supports 56,000 square feet of white space with 2N mechanical and electrical infrastructure. Construction was slated to begin when the costs and lead times for structural steel were at all time highs. Tishman, with our client’s approval, explored alternative structural systems that could lower the total cost of the building and compress the project schedule and after a thorough evaluation we recommended poured-in-place concrete columns instead of steel. Also, during the course of this investiga-tion, Tishman discovered that the depth of the column footings was not sufficient to handle the amount of conduit that was supposed to be buried beneath the slab. So, Tishman supervised a redesign of the footings. Tishman also recommended an Epicore Roof Deck system because it enables all piping and conduit to be hung from the roof without penetrating the water tight seal of the deck itself.

Tishman managed the construction of a new

37,000-square-foot Tier III energy efficient data center and supporting infrastructure for the University of Massachusetts Medical School which provides scalable, secure and redundant storage capabilities for UMMS’s current and future critical data requirements. The proj-ect utilizes new technologies, such as flywheel-backed UPS systems and air-side economizing. The team had to take special precautions to minimize the risk of outages due to the direct connection of the data center to an operational medical facility. The data center contains approximately 7,000 square feet of raised floor, 15,000 square feet of utility support spaces and 10,000 square feet of IS office area.

The building remained occupied by other tenants during construction, which was completed on an aggressive fast-track schedule.

Tishman served as Construction Manager for the fit-outs and associated infrastructure upgrading of approximately 140,000 total square feet of space in the former Level 3 Building, now known as the “Sentinel Data Center” in Needham, MA. These projects were performed for multiple Fortune 500 corporations across various markets sectors including: financial services, healthcare, technology, and biotechnology. Tishman was responsible for both the high-voltage and low-voltage installations accommodating power densities in excess of 100 watts per square foot. In addition to the data center fit-outs, Tishman also managed a successful 14MW upgrade to the site which included the installation of six new substations, seven 2-MW generators, and 12 new UPS systems. During the construction management process, Tishman prepared budgets, reviewed the proposed design and conducted construction feasibility studies, as well as managed scheduling, bid packaging and bid evaluation for each data center.

datacenter space. Tishman was also responsible for the coordination of the fit-outs in each of the tenant spaces, which are live data center environments that required extensive coordination between vendors and facility personnel.

Tishman managed the phased retrofit, upgrade, and construction of new raised floor space within this existing 117,000-square-foot mission critical facility originally built in 1991 as a stand-alone data center. Sentinel engaged Tishman to reconfigure the three-story complex to suit the needs of a variety of new data center tenants from the financial services industry. The first floor houses MEP infrastructure, and floors two and three contain white space. Phase One entailed the build-out and commissioning of approximately 25,000 square feet of critical data center space on a 36-inch raised floor system, including the installation of approxi-mately 30 30-ton Liebert CRAC Units, a combination of 10 400-amp and 600-amp static switches, 20 225-kVa PDUs and the associated RPPs. Phase Two consisted of the installation of a new 1.2MW power upgrade to the facility, including the installation of a new 2MW generator and associated loadbank, one new 2500kVa substation, two Powerware 750-kVa UPS units, as well as an enhanced electrical distribution to two floors of

Tishman built two geoplexed data centers for JP Morgan Chase. The facilities each have 2N electrical systems and 90,000 square feet of white space able to support 100 watts per square foot of power. The mechanical/ electrical plants includes; 34.5KV primary electrical service to diverse substations and grids, 16 - 750KVA UPS systems, with a 44,000 point power monitoring system, 6 – 2000KW Emergency Generators, with paralleling gear and a 6,000-ton chilled water plant, with 200,000 gallons of water storage. More than 500,000 linear feet of conduit was buried beneath the foundations in order to reduce the structural load of the core and shell, which required extensive coordina-tion during the excavacoordina-tion/foundacoordina-tion phases. Tishman Technologies oversaw and coordinated the design process, participated in site selection and pre-purchased in excess of $100 million of mission critical equipment for the projects. The client realized a 10% savings in the equipment purchase by utilizing Tishman Technologies’ expertise and buying power.
