SERVICES:

Leadership that works…

MW Properties of NC, Inc. will perform the Leasing services needed by you as the owner or Landlord. We will perform all of the day-to-day management functions for your home, freeing you up to look at “the big picture”.

We will help you lay out strategies related to:

• Financial Statements – Monthly statements will be prepared reflecting all income and expenses;

• Billing and Collections – MW Properties of NC, Inc. Utilizes the latest “state of the art” collection and billing techniques. We will be glad to work closely with the current attorneys you have on staff.

• Litigation and Due Process – whenever one is faced with dealing with hundreds of people, conflicts and disagreements are inevitable. The Landlord must make sure its position is in compliance with all laws, reasonably close to industry standards, fair and most of all, enforceable;

On-staff maintenance personnel. MW Properties of NC, Inc. offers its’ clients the option of using its

maintenance personnel to handle minor repairs and maintenance tasks. Work done is charged at a reduced hourly rate of $65 per trip charge and $25 for each additional hour.

(a) independent firms are usually not interested in handling small projects (i.e. those requiring less than three hours of time);

(b) independent firms tend to respond to small projects very slowly and poorly, if they will do them at all.

(c) The hourly rate for management clients is 20% lower than that for non-management clients.

On-Site Personel. Our office is open Monday thru Thursday from 9am to 4pm. And on Friday from 9am to

The success of a community leasing firm is largely based on its staff and their training. MW Properties of NC, Inc. Is a team made up of experts. Brief biographical information on some of our key personnel is listed below:

Mark Walters, President of MW Properties of NC has been an Entrepreneur since the tender age of seventeen. He firmly established himself with his first major business venture at the age of twenty-six, when he opened his first Bellsouth Mobility Retailer Center. Within 3 years, Mr. Walters would go on to open a total of 26 retail stores and became the largest Bellsouth Mobility Retailer on the East Coast.

In 2003 Mr. Walters ventured into real estate investing where he quickly built a large portfolio of investment properties. After going through multiple property management companies to maintain his own properties, he decided to self manage. Within 5 years he would be managing over 700 properties for other investors.

Mr. Walters’s management style has become so popular that he has become the investor’s top choice for property management. He has been written about in publications on real estate investment training, and is often asked to speak across the county on the business of real estate.

In 2005 Mr. Walters spearheaded one of his most favored accomplishments. He created a Non-Profit in Gaston County named, New Beginnings Center. New Beginnings Center was created to help the homeless, seniors, disabled, & disadvantage citizens with their affordable housing needs. Upon completion of the project, the city was so grateful for all of the hard work that Mr. Walters and his team put into the project they renamed the street, New Beginnings Avenue, honoring the vision of Mr. Walters.

Mr. Walters’s dedication to detail has earned him a position as Platinum Member with the prestigious Louis Brown Organization. He is a proud member of the local Charlotte Real Estate Investors Associations.

William Orozco, Vice-President, Has been with the firm since 2008.. He has also been in a management role for over fifteen years. In 2000 William became an independent contractor and worked as a Regional Sales Manager. He is also fluent in Spanish.

Ronnie Brown, Chief Financial Officer (CFO), Has been with the firm since 2013.. He has also been in a management role for over Nine years. Mr. Brown earned a Bachelor of Business Administration Degree in 2008 and then when on to earn a Master of Business Administration in 2010. He is a very strong addition to our organization.

MEANS OF IMPLEMENTATION

MW Properties of NC, Inc. is unsurpassed in planning ability – both short and long-term.

1. Financial Management –MW Properties of NC, Inc. can offer Landlords a service package which includes: accounts receivable, accounts payable, general ledger, financial statements, billing, collections, record keeping and other routine services.

2. Full Service –MW Properties of NC, Inc. Will serve as the complete “arms and legs” of the Landlord. MW Properties of NC, Inc. is there to handle virtually everything, everyday. Our Full Service Package is ideal for any Landlord with a large variety of tasks and minimal volunteer involvement.

MW Properties of NC, Inc. is always willing to tailor a leasing services package to fit your needs. Enclosed is Specifications for Leasing Services that we offer for your review that details our leasing activities. We will customize these activities if needed. We should further discuss how we can most appropriately serve your unique projects.

OUR BACKGROUND AND EXPERIENCE

MW Properties of NC, Inc. came into being in November of 2003, when Mr. Mark Walters established this company to help manage his own portfolio due to the lack of Management Companies in North Carolina who had a day to day role in the management functions. He has taken an active management role with the company. In addition to MW Properties of NC, Inc, Mark is one of the Managing Members of a Non-Profit called New Beginnings Center which gives back to the community by providing affordable housing to the homeless, seniors and disabled in Gaston County.

Currently as on 2013 We have leased also 1000 Properties and 7 apartment Buildings, 8 duplexes and over 769 residential homes.

STANDARD SERVICES

Professional leasing involves many activities. Our standard services therefore include:

Financial reports. A financial report is compiled monthly and is available within ten working days after the

end of the month. MW Properties of NC, Inc. will also work closely with the designated outside accounting firm in the preparation of the annual audit and tax returns. In working with our landlords, MW Properties of NC, Inc. has been able to achieve significant savings in the fees paid to outside accountants. This has been accomplished by careful preparation of internal statements (thereby reducing the work of the independent accountants).

Bills and invoices. All invoices are recorded in MW Properties of NC, Inc. database for processing. Bills and

payroll (if any). A report that lists all bills paid is prepared monthly.

Collection procedures. To achieve efficiency and to ensure equal treatment of all tenants, we provide the

Work order processing. MW Properties of NC, Inc. new computer network provides an efficient method to

process work orders, to monitor their progress and to control expenditures relative to the established budget.

Answering service. MW Properties of NC, Inc. 24-hour a day answering service has special emphasis on

emergency needs. A person calling at any time can expect an “almost instant” response if an emergency occurs.

Contractors. MW Properties of NC, Inc. will prepare the specifications required to obtain competitive bids for

projects with an estimated cost of $500 or higher, when requested by the landlords. MW Properties of NC, Inc. will also assist in the awarding of such contracts to the “best” bidder. We have an on-going process of looking for and evaluating outside resources for various types of repair and improvement projects.

Supervision of contractors. MW Properties of NC, Inc. will supervise the outside contractors retained by the

management company, as may be necessary, including the trash removal and landscaping firms. MW Properties of NC, Inc. will also inspect and report back to the landlord on any work done by outside contractors, which may include any maintenance.

Periodic inspection. MW Properties of NC, Inc. staff will conduct a semi-annual inspection for $65 including

any minor repairs within the first hour if requested by the landlords. We believe that early detection of possible problems is highly desirable, often preventing expensive repairs which are required when minor maintenance could have alleviated the situation at an earlier time.

UNIQUE SERVICES PROVIDED

MW Properties of NC, Inc. is pleased to offer these services, which are proprietary to and unique to the company:

Proprietary computer software. The company has one of the most advanced computer systems to monitor the

activities being undertaken for a community. This “state-of-the-art” system helps to detect problems at an early stage, permits managers to respond more quickly, ensures proper follow-up of work in progress and encourages

On-staff maintenance personnel. MW Properties of NC, Inc. Offers its’ clients the option of using its

landlord you will have full access to your accounting and all your tenant information on a 24 hours basics. You will be given a username and password and the ability to log in any time to view your current properties activities. Never have to worry about being in the dark any longer. (h) Our new web base system also allows the tenants to ability to pay online and to see their own

account. They can even send us a work order for the property without having to call the office. (i) We also offer a full service office for the tenants to be able to see someone on daily face to face

basics as well as to be able to drop their rent in an overnight drop box for the convenience.

Work orders are computer produced at the time of the call for service (if authorized by the landlord). These are downloaded daily by our maintenance staff and we are usually able to complete the repairs in a 72 hours time frame. The use of the on-staff maintenance group is at the option of the landlord.
